The Mansion at Ocean Edge in Brewster, MA features a five-acre lawn called The Front Lawn. The Front Lawn is open to the public and offers a variety of amenities like tented areas for shade and lawn games. Lawn games include frisbee, horseshoes, giant Jenga, croquet, volleyball, badminton, cornhole, and so much more. Guests can enjoy lite bites and drinks from ordering at the kitchen shed. Pizza is prepared at an outdoor oven. I ordered the 10" hand tossed Fig and Prosciutto pizza ($18.00) and half a bottle of Whispering Angel rosé ($18.00). The pizza had sliced fig, shaved prosciutto, honey ricotta, garlic olive oil, and baby arugula. It was very tasty. It took about 15 minutes for the pizza to be ready. The rosé was poured into a plastic cup. The staff members were very friendly. I really adored my time on The Front Lawn on a weekday evening. When we arrived about 5:30pm, it wasn't too crowded yet but as it got later in the evening, groups of people started to appear. We relished our food and drink and played some lawn games. It was so nice to be outside and take in the fresh air. The Front Lawn is a great spot for families and offers a relaxed, open-air atmosphere. The interesting and nice things are that it has amazing amenities and choices of things to do. The not so nice is for the very high prices you get paper thin walls and people loudly walking on your head at night above you to keep you awake. To add to it the heat and air conditioning units are old style motel and extremely loud. So loud that you wake up dozens of times during the night and lose a lot of sleep. I would have thought it would have been central air but alas that's only a dream. read more

It had been awhile since we were back in the area and Oceans Edge seemed like a perfect spot for a quick one night stay. The rooms are dated, but seemed clean and provided everything we wanted ... except hot water. Without having used any hot water, we tried to draw a bath. It didn't work until we used every pot and pan to bring boiling water in about ten trips to the tub. The manager was apologetic and even offered us an extra night stay for free at an upgraded room. We followed up in person twice and through three calls and they never called us back, so we went onto the next stop of our trip. We would give it another try, as maybe this was a one off error, but I'm not holding my breath. (I'll edit this if they ever do contact us again) If you're looking for a room and don't care about this sort of thing, give it a try. Maybe you'll get lucky. Okay, so the only reason we stayed here was a family member was getting married there. It turns out it was a beautiful, plush hotel. The room was gorgeous. So why not five stars? Well, we arrived at check in time along with most of the family members only to find that none of our rooms were ready for us. They still hadn't been cleaned and set up. Ugh! Really?! After the long multi hour drive there?! Anyway, we went out and got something to eat and came back two hours later. And guess what... the room was still not ready. The problem was the food wasn't sitting right. So I told them I was gonna be sick and needed my room. Sure enough they got us in a room within 15 minutes. Man, nice hotel but c'mon. If you have a check in time, have the damn rooms ready for exhausted travelers to get right in. Be more professional. read more

We have been to oceans edge several times with our family. The mansion side is lovely - nice rooms, great pools for kids. During the off season (school vacation weeks, etc), they also have great programming for kids. I would recommend it highly - especially outside the busy July-Aug rush. read more

3 stars due to disorganization and lack of communication at the resort...however, as noted at the end, would come back. No Yelp page for Roscommon so writing on here. My boyfriend's fish entree (Halibut) could have used a side of veggies and some more sauce. My native haddock was good. I wasn't expecting basically home fries as lobster potato salad however very tasty and different in a good way. Two very tiny pieces of lobster in there. Restaurant is Small. Only maybe ten tables and the bar. I came to the resort as a kid and have fond memories. 30 years later, this past Friday-Tuesday we stayed in Blueberry pond villages room on the top level. Nice room. Front desk doesn't tell you much unless asked when you check in and it's a Large place. Not much parking In Our unit. We had to park in the no park area in front of our place on the weekend. We asked for late checkout and at 11am the cleaning ladies were not aware we asked for that and were knocking on the door so they had to wait an hour for us. I felt bad but we were told late checkout was fine. Beach shuttle. Oh my god. We had no idea where to meet the shuttle. Assumed the front desk. Nope. Shuttle pick up spots in designated areas. The front desk said it runs every 20 min. The driver said every hour. Ok. He dropped us off at 2 o'clock at the beach and we said we would be back waiting for him at 3 o'clock so at 2:58 he apparently dropped someone off at the beach and took off without us when we got there right at three and he told us he would wait for us a few extra minutes. Sooo we waited an hour for him in the parking lot. Enraged. When he came back at 4 o'clock... he apologized and said there was a miscommunication with the dispatcher, but yeah, I kept calling the front desk and asking where he was and they said he was on his way. On that note, half the time the front desk does not pick up because I called numerous times and no one picked up the phone. Mansion pool is small with screaming kids but it's nice they put towels out for you. Other pools ok. Two hot tubs were out of commission for days. Bins of dirty towels full for what seemed like days outside. Visible for the public to see. Need to clean the bugs in the back stairwells leading down to the pond. Quite gross. Tried to paddle board and it says open until 6 but we went down to blueberry Pond rental at 5 and the shack was closed. Rentals and using facilities and where to go was not communicated well. Ocean terrace beautiful and was a nice place to go at night. Love the fires on the deck. Beach Bar is stunning. Loved the view there. Cute place overall. Just needs better communication. Even with all the mishaps I would come back. Now that I know the drill. Spent a lot of time trying to figure the place out. read more

Spent two nights for a weekend "destination wedding". $500 per night! For that, expect exceptional accomodations and good treatment. General staff and worker-bees were great. Mid-level staff (registration desk, room phone responders) short and 'snippy'. Room was pleasant and clean- but: 1) tub very slippery at first (prob hair conditioner from previous occupant) 2) balcony screen removed, on side; when replaced,fell out onto drinks on wobbly table. Sorta fixed upon complaint. 3) unit number effaced from phone directory card 3) unit coffee maker provided: but small capacity (6 oz?) and only decaf coffee packets. Regular (good!) coffee availale upon request (and much scurrying on her part) next day by pleasant room lady. Enough. Too much. Find another Resort! read more

Staying at the resort, spent a lot of money. Unable to get into our hotel room multiple times. Each time an engineer has to come out and reprogram the door lock because they were hacked. Their words not mine. Completely unacceptable! An expensive resort like this should know what they're doing and should have safeguard in place. The hacking incident happened over a week ago, and we were never informed that this was a problem on check-in. I was told later on that various systems throughout the resort are having issues. We are now unable to go in and out of our hotel room because the door locks just don't work. They were able to get us in finally but we have no keys at work and cannot leave and re-enter. We had this experience on the first day and the third day of a three day stay. The last thing to know is that housekeeping kept on throwing out all our food each day we were here after we just bought it. read more

On Jan 20th 2026 I made a personal visit to Ocean Edge Mansion in Brewster, MA for my wife and I 34th Anniversary thinking everything was good to go, but found out 4 days before there had been no discussion to solidify dining option at the mansion nor had discussed to me what I wanted to do such as a spa treatment that I wanted for my wife. They said a Concierge representative was going to call and discussed and make arrangement, haha right, they never retired calls that I had made. Finally, I got a hold of the representative and she said that there was no availability for an Anniversary dinner for my 34 years of marriage and that she was going to call a local restaurant and see if I could get a reservation from another restaurant at 1100 the next morning she never got back to me as she promised she would. I called back and canceled my reservation. They don't care about your personal accomplishments to which I wanted to celebrate a milestone and totally had no interest for me to celebrate my 34 years of marriage. So, I thought what if this was management or ownerships wedding Anniversary of 34 years and they got treated like I did? Shame on them, and please do yourselves a favor find a better place to celebrate your Anniversary. read more

Worst family vacation ever! They overcharged me for one and could never get this resolved no matter how many times I called and try. Doesn't seem that they have anyone in charge. There were bees all over the patio, making it impossible to eat outside even after we brought it to their attention they really couldn't care less. The rooms were horrible. They smelled so terribly. Not sure if it was dampness, but it was horrible and difficult to sleep again I brought it to their attention and they did nothing. I can honestly say that this place is a total rip off. I do not recommend. I'm sure there's better places to stay on the Cape, but this is not one. read more

Wizarding Week 2025: All the best people and features: The main characters: "Dumbledore", Professor Steve, Professor Cory "McGonagall", Professor Carolyn. The Ros Common waitstaff: especially Brittany W (most attentive and made the best Butter Beer) and Ricky B (very attentive and friendly). The front desk at check-in and check-out, the concierge during the scavenger hunt, and all the staff in the main and ancillary halls, and the cleaning staff - all friendly smiles while being efficient in their work. Check-in: the customized letter, the chocolate toads! And all the smiles and welcomes! The room: perfect setup for grandparents and a young wizard. "I love this room!" our wizard exclaimed. Grandma loved the bath tub! And more chocolates with a welcome note - much appreciated. AND later in the day, a Happy 8th Birthday balloon and cookies for our young wizard. She was so very grateful to be welcomed and remembered. "Best Birthday Ever!" The Sorting Hat Ceremony was joyful and felt so real. Our wizard was expecting she'd be a Gryffindor, but was actually sorted a Ravenclaw. After we downloaded the Ravenclaw traits and read them to her - she was delighted that the sorting hat was correct! She IS a Ravenclaw!!! And she proceeded to run over to other Ravenclaws to introduce herself. I wonder if you realize how valuable a lesson you gave the young wizards, by sorting them into many houses (not just Harry's Gryffindor) - it taught them so many lessons about being flexible and making new friends in unexpected ways. The crafts were fun, even with a glue gun glitch during wand making - great pivot to paint! The scavenger hunt brought surprises and collaboration among the staff and fellow parents and young wizards. "Look up!" was a popular hint. The movies were relaxed and joyful - thanks for that most excellent flavored rock candy and popcorn. Never had such flavorful rock candy before - where did you get it?! The pool was clean and another place for wizards to make friends while parents and grandparents caught their breath. And at check-out - more cookies and a nice note asking us to come back soon! I stayed for a long weekend with my wife and two kids. We were in the Arbor villages part of the resort which is across from the mansion and about a 7 minute drive. Our room was nice with a large queen bed and the living room was good size. We enjoyed the kitchen and made good use of it. The rooms are a little dated, but we are not fancy people. We enjoyed being close to the Arbor pool, which was very nice. The beach was a short drive and you had an option to take the shuttle. The mansion has valet which makes it easy to visit if you have restaurant reservations. The beach was nice and the servers were great. I can see why a lot of people go there for the sunsets. It is really beautiful and by far our favorite thing about the resort. We had great family time walking on the beach, enjoying the sunset and hanging on the beach in the late afternoon. Mansion rooms are nice enough but was very disappointed when I was fully woken up (before 9am) by housekeeping just entering the room (no knock or warning at all, confirmed by my partner who was in the middle of getting dressed). Privacy sign was hung from the door but ignored, no sort of apology either, just backed out after standing in the entry for a few moments. Felt like a crazy breach of privacy and respect, as well as a situation that could have easily been dangerous for both guests and staff involved. Sense of comfort in the room will be diminished for the rest of my trip. read more

disgusting and filthy resort!!! a motel disguised as a resort. the rooms have black mold, are never cleaned, smell or must and urine, everything is broken including doors, locks, lights, there is no cell service anywhere on property. i got food poisoning from the pool bar. everything about our experience was horrendous. we were told to email leadership - who is been less than helpful and painful to interact with. do not stay here. we wasted thousands of dollars on one of the worst hotel experiences in my entire adult life. read more

We visited Ocean Edge Resort for a NTMA awards on May 21st. Although the weather was awful, we had a lovely time. The grounds and properties are clean and well cared for. Grounds people were friendly. Check in was simple and the young people behind the desk were professional and friendly. Our room was beautiful. We were in the east wing in a deluxe king guestroom. The immaculate room was beautiful, tastefully decorated and spacious. Yummy chocolates we're waiting for us. Bathroom was beautiful and also immaculate with plenty of bathroom amenities. Banquet servers were lovely. Chicken dinner was so delicious! Chocolate cups filled with mousse were perfect.We will definitely come back when the weather is nicer. read more

The good things I have to say, I like the little apartments in the villas, the location is great for getting out and about around the Cape and the Cleaning crew are kind and attentive. Now let's get into all the things I dislike. As wonderful as the cleaning service is, the amount of carpet clean that they have to use is concerning .The scent is overwhelming, to the point of physical discomfort. There is no communication with the guests out here in the villages. There wasn't a guest guidebook, a pen, notepad. The buttons on the phone for guest services and dining services are merely ornamental. You can hit them, but all they do is ring. This estate is enormous and though they give you a map with your keys at check-in, there are no maps posted around the property that I saw, nor anything you could pull up on their website, which makes it easy to find your way around here as a guest. As far as the food goes, thus far I've eaten three meals at two different locations. One meal was fine at best. For the other two, ewNo one should ever take a sip out of their coffee and have coffee grounds go into their mouth. The bloody Mary hair is made with their own proprietary mix of carrot. tomato and God help me juice. It's unfit for drinking. Dear Lord buy Zing Zang!! Technically, I came here in the off-season, September, but they seemed ill prepared for seating me when I went to eat both times on the patio. A wide open patio with few patrons. Whatever is happening behind the scenes, the customers are not the consideration. I called prior to coming to inquire about the activity schedule and I certainly didn't feel like I had got my questions answered on that call. When I checked in at the front desk at the mansion, I asked the same questions again. I walked away for a second time without an answer as to how to deal with signing up for the exercise classes and activities, which I found really frustrating. Additionally, they had some activities on their list on the website that I would like to invite some of my local friends (full admission, I grew up here on the Cape). Again, I couldn't get much assistance, only vague answers from the people at the front desk in person and on the phone trying to book activities. They neither offered to forward me to the right place nor give me specifics.(emails, phone numbers, names) to get there. I definitely missed out on my own experiences, never mind my local friends missing out as well. How amazing would it be to have more local support and participation?? There are 12 months in a year. Local support can't hurt in the off season. Overall, I found that the staff was quite kind and helpful. Per my prior commentary there were certainly a couple of people I think could have done a better job. If this resort wants to be on par with other local resorts, they have a lot of work to do., For the price and the kindness of the staff, I would give this place three stars. The lack of stars is a reflection of management. The treatment of and communication to guests who to stay in the villas could be far better. It's one thing to consider guests to be lesser. If they stay in certain areas, it's another to treat them that way. read more

My family and I have been visiting Ocean Edge for over 20 years. We have always loved the beach vibes, the location, and the facilities. In 2025, however, Ocean Edge introduced new policies that dramatically affected the quality of our stay, and I do not see us giving them business again. The Ocean Edge beach is private, accessible only to guests and members. In the past, you casually showed your pass and walked through. Now there are two checkpoints. The first was fine. The staffer was friendly and waved us on. The second, at the beach itself, had a 30-minute line because they were not only checking passes but also setting people up with chairs and towels. We only wanted to walk the beach. We already had our pass checked, so we flashed it and continued forward. That should not have been a problem. Instead, Kevin of Osterville belittled us, shamed us for "cutting the line," and treated us like criminals. There was no attempt at hospitality. Ocean Edge charges nearly $1,000 a night in the summer. At that rate, I expect service that introduces ease and flow into every aspect of our experience, not unnecessary friction. Kevin and these new policies did the opposite. They made us feel tense, unwelcome, and on edge every time we tried to use the beach. It was literally easier and less stressful to get through TSA PreCheck and airport security than it was to deal with Kevin and the Ocean Edge beach process. If that is not proof that Ocean Edge has lost the plot when it comes to guest experience, I do not know what is. We were not satisfied, we did not appreciate how we were treated, and we will not be returning. read more

THINGS TO DO: We obviously had a rental car (from Hyannis Airport), and it was massively helpful/useful as we used it constantly. For us, the Villages was a unique, affordable (most of the top properties are at least $1K/night) "home base" for us in the Brewster/Hyannis/Barnstable/Provincetown area. We had a 3-night stay and deliberately didn't do a ton at Villages or Mansion (though there is certainly a plethora of options). We had dinner one night at Linx (which was okay - not bad, but not super memorable) and then another night at the Ocean Bar to watch the sunset (this is a MUST do as it is the best spot at either Villages or Mansion to see the sunset) -- food was decent here. At Britterige Village (part of the Villages), we were within easy walking distance of several excellent cafes, such as Snowy Owl Cafe, Kitchen Cafe, and JT's Seafood. We ate at all of these (especially for either breakfast or coffee at the Snowy Owl Cafe and Kitchen Cafe), and it was a nice change to simply walk back/forth. We also did a day trip to Provincetown (highly, highly recommended) where we had both breakfast and lunch. Another day we visited local friends in Barnstable for an evening BBQ. Pro dessert tip: Check out "Eat Cake 4 Breakfast," which is a famous bakery nearby for delicious treats! We deliberately didn't use the pools or beach, etc., but appreciated that we were able to access the Mansion private beach, despite staying at the Villages during the Memorial Day-Labor Day timeframe where generally you can't do this if you're at the Villages. STAFF: This is the "secret sauce" of any solid property, and Ocean Edge is no different. The GM Robert Newman was very gracious, and special thanks to Marc Bauman (resort manager) who kept an eye on us and was super helpful with our small requests. Also thank you to Michael Medeiros for helping us arrange a private pickleball lesson. Everyone else we encountered during our stay would have a smile, and deliberately did what was possible to go the extra mile. For example, I recall when we were trying to get food/drinks ordered at the busy Ocean Bar, and a kind male server/bartender spotted us and ran over to take our order. The housekeeping also seemed efficient and timely. VILLAGES V. MANSION: We haven't ever stayed at the Mansion so can't comment on the difference, but think of both of them as massive college campuses that are about 4-5 blocks (~0.4-0.5 miles) apart from each other. There is a constant shuttle loop from Villages. The Mansion is definitely where there is "more action" -- a gigantic lawn where tons of folks are playing games, eating food, chilling on chairs, etc., and far more eateries/restaurants, a private beach, etc. But, like the Villages -- it is also super spread out and you need to plan to do a ton of walking. CHECK-IN/PRE-ARRIVAL: We are the type of vacationing couple who reads pre-arrival information (if a property chooses to send anything) and we appreciated the level of detail that Ocean Edge provided in advance. Some of the reviews here "complain" about the check-in, but if anyone read what was provided before, it was very clear to us that the check-in occurs at the White House at 1 Village Road. We had a super smooth check-in and the manager woman (Carolyn?) took the extra step/extra mile of showing us exactly where our unit in Britterige Village was located by getting into her car, and personally escorting us (and even offering to help us carry our luggage up/down steps). ROOM/APT: My wife and I really loved the "apartment" style hotel-room with a spacious living room and kitchen. We knew the setup in advance, so we deliberately went to a Trader Joe's near the Hyannis airport and got some small groceries like yogurt, fruit, water, etc. We correctly predicted that water wouldn't be provided in the room (other than by tap) so we were glad to get water bottles. TV/WIFI: A nice touch that Netflix is loaded onto the TV as we signed into our account and enjoyed a nightly Netflix watching to help us wind down. A tiny point, but I would have liked the bedroom TV to be as large as the living room TV, but not a big deal. AC: Many, many reviews here comment about the "loud" AC units. This is true. However, we are from New York City and sleep with an AC unit on and the occasional sirens blaring (though we are on a very high floor). You do need to adjust the AC units to your preferences -- if you don't like them turning on/off, then you have to turn off the "energy saver" button and not have it in "auto." Overall this was a minor inconvenience into an otherwise unblemished stay, but would suggest that these units are replaced sooner than later. BIKES: Loved the cheap bike rental nearby at the entrance to Blueberry Pond, and the bike trail is phenomenal (one of the best we've ever seen). My family came for a relaxing vacation and I was surely not expecting this. Food is average but priced like fine dining. Service is hit or miss with all the European exchange students. Old Mansion with an impressive frontage, manicured grounds, has all the historical makings of being a 5 star resort but that's where it stops. Our room in the west wing was tired. Room door would not close, bathroom fixtures were loose, toilet did not flush properly. We had carpenter ants. Yeah, Carpenter ants!!!! The food at the mansion was awful. The bartender, also our waiter was very nice, but was clearly understaffed. So it took forever to get what was one of the worst meals I've ever been served. Ceasar salad, a few wilted leaves and one piece raw chicken the other rubber. Clam chowder, glue. bouillabaisse raw and cooked celery with what tasted like a crushed bouillon cube. The kicker, NO liquor ordered, family of four $350. While the ocean edge terrace restaurant was a kin to poolside food with 5 star pricing. Mostly young European summer staff, which were exceptionally friendly and welcoming. All and all we felt the Ocean Edge resort was way overpriced, rooms needed attention and food was awful. Came here for a lovely 2 night stay during the middle of the week in June. I had set a Tee Time. I had called reservations for dinner twice and it was a recording and would return my phone call... they didn't.. I had to cancel my Tee time and was told by Shaun I didn't have one. so annoyed by these incidents. Ann is a concerige told me someone with more authority would get back to me to make things right. after 2 days nothing was resolved and nor was there anything as a gift card or sorry for the inconvenience. I cannot say enough great things about this resort. There is an abundance of activities that take place on premise, there is no reason to leave! We stayed on the links side which has 2 pools and a restaurant great for lunch. A golfers haven! The mansion had so many fun activities from bocce ball to potato sage races, pizza ovens going through the day, a beach with chairs for every guest, ocean front bar, terrace restaurant, and indoor pool if the weather isn't just right. 10/10 would stay here again and recommend to friends. @curlyq266 read more

My wife and i stayed 4 nights during the week last week (mid Nov). The number of rooms occupied was in the single digits but the level of service was stellar so it felt like we basically rented out the mansion to ourselves. Lot of things to like, other than that - the pool area was very nice, good water temp in both the pool and hot tub and most of the time we had it to ourselves. The gym was really nice, it's basically like a private gym vs the usual hotel offering. The three wood burning fireplaces were always going and created an awesome ambiance that we were looking for. We did a couple day trips to Provincetown, Orleans, and Chatham - easily accessible from the mansion location. We found the pizza place down the street, Laurino's to be a hidden gem and Scargos was our favorite lunch spot. Back to the mansion itself, as i said, the staff were awesome across the board, but two really stood out. First, Andrea, who took care of us during breakfast, was really great. Secondly, Daniel was the absolute man. He always made sure the fire in the library was roaring. He even took some leftovers we had and heated them up for us in the breakroom. We stayed here for a week as part of a TravelZoo deal. It was a little confusing, as we had never been here and didn't realize there are different areas to the resort. There is the beach side, where the mansions are, and then the golf side and villages. We stayed on Blueberry Pond, which was convenient to be close to the playground, pond/dock, and closer to the pool. Our unit wasn't as updated, but still nice. It was a little weird that we were charged a resort fee for daily activities, but if you wanted to do any of the activities you had to pay extra for them. You had to pay to borrow the bicycles, pay to try the archery, etc. Overall a positive experience and we would stay here again. read more

I visited this resort on a busy Wednesday night in July. As you pull up to the grounds it looks beautiful. There are signs that direct you where to go, but the parking area is extremely small for the amount of guests that were at the restaurant. My friend arrived first and was seated at a high top table. Your waiter was quite slow and not observant to our needs. We had to request to order drinks and then again to order food. The server that brought our food was equally non observant. I picked up our small plates to make room for the entree plates. I commented to her what I was doing and she started to leave without taking our small plates away. Overall, the food was good quality, but the service was subpar at best. I can say that I would not return. read more

The resort has so much potential but fails on execution. In particular the Roscommon room restaurant is expensive, slow, and poor quality. The mains came out 1h 40 m after we sat down. The Irish Stew (highlighted as their specialty and priced at $36 no less) tasted of burnt tree bark and was inedible. I sent it back and the manager agreed to take it off. PHENOMENAL CUSTOMER SERVICE !!!!!!! BEAUTIFUL SCENERY, EXCEPTIONAL FOOD! What a wonderful vacation my family and I had here! We started our trip on the Arbor Villages side -- which was beautiful. However was not our cup of tea as it mostly caters to guests who enjoy golf and sports. Our main objective was to be beach side, cocktail in hand and enjoy the beauty of Brewster. After one night at the Villa we had some issues with the Netflix on the TV. This was an issue for us as we have an 8 year old and need him to be entertained when in the villa. The manager John was very professional and truly cared about our concerns. He upgraded our stay to the mansion side which gives you access to the beach! He also treated us to breakfast. John was probably the most amazing manager I have ever met at a resort. He was very poised, classy and great communicator. You can tell he cares about his customers and their experience on the resort. If we had not met him our stay would not have been as amazing. The waitresses on the beach are absolutely amazing. It was an absolute dream to chill on the beach and have someone cater to us with cocktails and lunch. The shrimp cocktail was very fresh and the hotdog was honestly one of the best hotdogs I've ever had. The beach service overall was very organized and wonderful. If you are thinking of staying here, make sure to consider which side of the resort fancies you best. Mansion side you have beach access, pool, beautiful outdoor dining and everything in walking distance. The Villa side is also nice but it caters more to sports and golf, and you need to drive everywhere as this side is huge. You have access to the pond for kayaking, but no access to the beach. After experiencing both sides of the resort I can say both were great for what they had to offer. But I am absolutely pleased with the customer service we received when the villa side did not meet our needs. Thank you again John from the management team. Do Not Stay Here / Do Not Stay Here with Kids We booked because Ocean Edge makes all the top lists for family friendly spots on Cape Cod. I traveled here with two other families and we each had our own unit in the Britterege Villas. I travel often with my son and this was hands down the worst experience I've ever had at a hotel or resort. Almost immediately upon check in and entry to our villa rooms we receive a noise complaint from the front desk. The person downstairs says we're being too loud. We were going up and down the stairs with our luggage and unpacking at 4PM. We receive another complaint shortly after for "stomping" around which in reality was us walking around the unit as we prepared to go to the pool. On day 2 we receive another noise complaint at 3PM after we come back from the beach. This time the kids were sitting on the floor quietly playing legos. I totally understand that noise carries when insulation is poor. You're going to hear walking around, movement and conversations. We did our best to limit time in our room and keep the kids occupied. But if it's going to bother someone this much - don't stay at a hotel, rent an Airbnb. Our kids were simply existing and it was still too loud for this guest and the front desk continued to support him and call us with the complaints. Also on day 2 we had dinner reservations at Ocean Terrace and a pre-paid bonfire package. Ocean Edge Terrace was a miserable experience. We sat down at 630PM and still didn't have food by 8PM. They brought the kids food out first and it was another 30-40 minutes before the adult entrees came out. They kept offering us bread but then would only bring out gluten free bread. Timing was horrible, the wait was horrible, food was mediocre and the entire thing took entirely too long for a single course meal. After dinner, I went back to my room to put my son down for bed and the rest of the group went to see if they could reschedule the bonfire since dinner took so long. The rest of our party arrived back at the Villas around 10PM. That's when the downstairs neighbor began to belligerently and aggressively start to bang the door and scream about the kids. Again, the adults and kids walked up the stairs and were getting ready for bed. I was already in my separate unit and heard the whole thing happen and the only person being loud was the angry neighbor. The neighbor continued to escalate his yelling, banging and slamming his door. He threatened "to continue to bang the door if he even heard a breath." He was drunk and I felt unsafe so I called security. It took a while for anyone to come and the whole experience was frustrating with little communication. The guest was threatening our families AND the security guard, yet it appeared that nothing was done. This entire experience was horrible and terrifying for both kids and adults. And just to be fair, here are a handful positives because I'll give credit where credit is due: - The shuttle drivers are very kind and do a great job of driving folks around the property. It's nice not to have to get in your car. Tip: call for a pick up otherwise you'll be waiting a while - Ground staff are wonderful! I was offered help two different times for things that were above and beyond their job. I really appreciated their kindness. - The Britterege rooms are recently updated and are quite nice. The living room is spacious along with the kitchen and bedroom. It's comfortable and should be a great space to stay with family. Tip: walls and floors are thin and you'll hear everything including when your drunk neighbor is trying to figure out how to say, "massapooshits." I am writing this review with one more night left on my reservation and I'm half tempted to pack up and head home. This place is a hot mess and I do not recommend. I will never come back and do not feel welcome here. read more

This place is absolutely incredible. I came with two friends and we were able to book the igloo experience. The igloos were warm and cozy and the food and cocktails were absolutely delicious. All the employees we came in contact with were so welcoming (particularly Leon and Brandon) and I was highly impressed by the level of customer service. The resort itself has easily accessible parking. We were able to enjoy some desserts in the karaoke lounge downstairs after dinner as well and that was definitely one of the highlights of the night! The gentleman who was running the event made sure everyone participated and he was very convincing because even I went up to belt one out a duet!!! I am hoping to come back and book a room as the location is beautiful and there were so many more dishes I wanted to try. read more

if I could leave fewer stars I would. I am staying in The Villages and the only thing to say is, don't stay here. It is the worst hotel I've ever stayed in. No better than a Travel Lodge and a heck of lot more expensive. I arrived at night. No instructions were provided regarding where to check in. It changes after 10pm which I learned on my own but this was never mentioned. The hotel spans 4 acres. So you need to know which building to go to. Terrible signage. Not enough parking. Ridiculous toiletries sufficient for a Barbie doll. The best thing about this hotel was checking out. read more

We stayed in August of 2024, and the experience was great. My family and I had fun UNFORTUNATELY! We stayed there in July 2025 at the Arbor Villages #27. Our room was ok, it was dated, and the A/C unit was loud. The advantage was that it was right by the pool. Speaking of the Pool, the staff was attentive and polite. Property was well manicured. The tennis courts!! Not well-maintained at all, the trash buckets were half full, and we saw plastic cups and trash around the courts. We also saw weeds growing through the court, which was obvious evidence that the staff does not groom and clean the courts often. For a high-end resort, I would have expected better. The food was pretty good at Bayzos, though the server was subpar and needed to be trained better. It was clear that the Europeans they hire for the summer staff are hit or miss. The beach staff were attentive and polite, though at high tide you lose a lot of real estate and it can get very cramped on a busy day. Ocean Terrace was overpriced, and if you don't eat seafood, the options are limited. My wife was not a fan of a steak the same price as the Capital Grill and not as high quality. Unfortunately, our stay this year was fair to good at best. read more
