Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

    One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

It took them years before they changed the stove that " the oven " was not working when i moved in. And when i left they charged the stove, the refrigerator and the microwave. I asked them where are the stove, Refrigerator and microwave which are all in good running condition when we left all they said is they throw it away. They did not show up on the final inspection inspite of our request. They again of course charged us for painting 2x my apartment. So beware if you would like to rent their place. Document everything and with pictures. I will be going to DEPT OF HOUSING and hopefully some tenants as well will do the same.

This is NOT the kind of place where you will be part of a friendly neighborhood. It has gone really downhill past couple of years. The police station around the corner will straight up tell you City Lights Apartments is now known as the worst crime area of Aliso Viejo. You will never be connected to anyone in power position at Shea. The receptionist will make sure that she will not allow it. Shea is only interested in profit. They have no interest in people who live in their properties or for their employees. The one employee I know, who worked for them for 26 years did not even receive a happy birthday note, much less anything else to acknowledge his presence. It is a sad truth that this company calls itself a family owned and operated company, when they are so corporate and unreachable. The company is based on outdated model system of operations and has no transparency. They will raise the maximum rent on all their properties, find legal ways to circumnavigate the system, and make you feel insignificant in the process. Read the one star reviews. They are all accurate. The filthy hallways, the dog crap, garbage everywhere, the most unpleasant leasing staff, the constant alarms, the gates are nonfunctional and make you feel more like a prisoner in here, rather than keep you safe, the drug scene is rampant here, there are entire apartments set up to grow marijuana under indoor lights, you get constant flat tires, then car smashed windows, the parking structure itself is a nightmare, the units are old and dated, or cheaply updated, so maintenance is constantly working; the maintenance team is the ONE and ONLY plus at this property. Packages get stolen from your front door and the parcel pending room. The parcel pending room is just an apartment converted to be used for packages, but imagine, soon they will switch it and then rent this unit out! just wow! and then there is the noise!, this place is so noisy! you cannot get any peace and quiet here. There is nowhere to go- the sidewalks are nonexistant or blocked or have dog feces. The rooftop parking is where drugs, sex, smoking and loud music happens. The police presence here is heavy and the leaf blowers are out of control everyday including weekends. There are ZERO amenities. Yet the rent is sky high, and the parrots in the office will tell you that it's just the market rate. The construction ugliness and noise is not worth the 3plus grand you shell out each month.
