The location is excellent, we could easily visit the falls but the rooms feel very outdated. The "river view" is misleading; we were told trees block the falls entirely, and you'd need to upgrade for any real view. Front desk told us that they upgraded us to the top floor but only put us on the 12th floor but there were rooms higher since the elevator went to the 21st floor. The bathroom layout was weird with hair still in the shower, lights flickered constantly by the sink, and shampoo wasn't provided until we asked (and even then, it took a while). They had mini bottles enough for one person. It was 20-30°F outside, yet the AC was blasting at 60°F. Beds were comfortable, but we treated the hotel purely as a crash pad. Hallways were freezing, matching the outdoor chill. We barely spent time inside unless it was to sleep. If you're focused on exploring the area and just need a basic spot with (potential) views, this works. For amenities or comfort, look elsewhere. Parking is uncovered and pricey for one night, especially inconvenient when it snowed during our stay; a covered lot would've helped. read more

I know this places gets a lot of mixed reviews and while I do think it's a bit dated, I had no major complaints. I stayed in a tower room on the 21st floor and it was SO nice and quiet. Check-in was a bit slow, but still pre-season so not as bad as other's experiences. The view from my window was awesome for a first-timer to Niagara (see pics!). Front desk staff were really helpful and they had some pretty decent free coffee in the lobby. We also got coupons upon check-in must most felt more useful if you were a family and not a solo traveler like me. I did use the coupon over at Applebee's and they honored 1/2 of it on a solo entree. Oakes hotel location is great. You are close by the falls and many restaurants and bars. The only issue with this hotel is checking in.... It can take couple hours. Summer is the busy season for this area and it seems like this hotel is popular because the price and location; However, They need to improve the guest check in experience. I would give it 5 stars for the view from my room. I stayed here for the 4th of july and conveniently watched the fireworks from the hotel. If you want one of the best views of Niagara then this is for you. If you don't pay for a top floor suite with a falls view then you will very much regret this hotel. The view is amazing and my wife and I loved our vacation because of the central location. However, it's very much run down. When our bed didn't come with a fitted sheet and I requested one they said, "we don't do those anymore..." So yes, it's that run down and odd. Servicable hotel in a great part of the Falls, Oakes Hotel has a fantastic view. If you stay here expecting Ritz Carlton 5 stars, don't. This is a relatively run diwn, dated building with sitains on sheets and cracked celings. The elevators creek and grown. But it is safe. Paying extra for parking is worth it - you end up paying about $100 for tourist % and other costs, but it's the Falls, and these guys have to eat. My husband convenience us to book this place because their was 5 us & this hotel has a bi-level room that could accommodate all of us in one place. The way the hotel is located this has to be the best view. This hotel has a variety of packages deal. Voucher to the Falls casino, breakfast to Applebees, beer, spirits sampling & dinner at restaurants. Those alone were good deals. Which we used most them parking is the cheapest out the other 2 hotels that claimed they have a views. This hotel is the only onsite parking The lobby is small, their is no coffee machine in the room, or a safe. Maid services does not come to the room everyday. We were fine by that. The room did have a decent size refrigerator. The upstairs room faces the street & across is a restaurant called My Cousin Vinny. You can hear the live music at night. When you go downstairs you can't hear it & you have a spectacular view of the falls. We were on the 14 th floor. I over herd someone say they were on the 9th floor their view was amazing. The bathroom is huge. At one point we clog the bathroom. 4 female & 1 male. The maintenance guys came right away, fix it, & brought us towel. I was super nervous about this hotel not going to lie. I see that Mr. Rachit read these review. I even tired reaching out to him in advance because I was really nervous. No luck. When I was in the lobby getting more towels I was having a conversation with this British lady. She said her towel we thin & she wasn't impressed with the hotel. I would NOT recommend this hotel. While the location was good and the view from our Falls View room was spectacular, the rest of the experience at this hotel was not great. The hotel is in serious need of updating and a makeover. The furnishings in the room are very dated and in rough shape. The room was lacking basic, expected amenities for this price point such as breakfast, in-room coffee maker, microwave and USB ports for charging your devices. The floor lamp in the room was not plugged in and when we tried plugging it in it was shorting out so we know why it wasn't plugged in in the first place! Housekeeping services are "on demand" only even if you stay for 4 nights as we did. No one comes to change your towels, take out your trash or make your bed unless you ask for it. We had issues with our toilet and had to get maintenance to come and plunge it. He told us that their plumbing is "notoriously bad and know for issues". In a hotel that is charging nearly $300 per night PLUS an additional $50 per night for parking, you would expect MUCH more. Oh yeah.....you read that right, an extra $50 PER NIGHT to park your car in the hotel owned, outdoor, self parking lot in the rear of the hotel. We found out after the fact that we could've stayed in the 4-star Embassy Suites RIGHT NEXT DOOR for less money and it was a far nicer hotel! Do your research and avoid this hotel if at all possible, I wish I had. We spoke with them on the phone and booked the room with the highest rate to secure a high floor in the tower. We booked a month in advance and they put a note with our booking that it is for a room on the 21st floor or close. We travelled from another city to arrive 2 hours early to make sure we got our reservation. They still put us on the 13th floor claiming renovations on the high floors! I went to Niagara Falls as a solo female traveler for my 31st birthday. I wanted the best view from my room so I did quite a bit of research before booking. I came across Oakes Hotel and after reading reviews I decided to go for it, and boy am I glad I did. The location is pretty convenient, and the staff was very nice (the key card did stop working at one point but I just went back and got it re-magnetized). As you can see THE VIEW WAS ABSOLUTELY STUNNING (my receipt said the unit assignment was 1417 so hopefully that's the room number you can ask for when booking it was the 'Fallsview 1 King Heart Jacuzzi'). It had a lovely jet tub, a table, a mini fridge, a separate area with a couch and TV, a king-size bed with another TV, and a very good air conditioner. I was in awe of this hotel and watching the falls light up nightly was just as spectacular as waking up to the beautiful view of the falls. I would absolutely stay here again. read more

I want to warn you and stay away from this hotel, go to any other hotel and save yourself heartache. Our story is this: We booked a hotel room for 2 nights, when we arrived at the hotel we received a musty, dirty room, broken floors, outdated jacuzzi. We went down to the reception and were upgraded to a better room at no extra charge. When we left the hotel and checked out, it turned out that we were charged for an upgrade. At the reception they promised us that they would reward us and there was a mistake, we didn't stay because we had a return flight and it was also promised that it would be taken care of and we would get a refund. In the meantime we returned home and they did not return to us as promised. And currently they don't answer us on the phone anymore (they see my number), my recommendation is to save yourself the heartache and go to other hotels and enjoy your vacation read more

Terrific location! We went to bed watching the falls and got up to looking at them first thing in the morning. We had a hot tub room which was nice. The staff was very nice and efficient. Room was clean and the bed was comfortable and lots of pillows! Does the hotel need updating? Yes, it's time. Older carpets, wallpapers etc. This is a you get what you pay for kind of place. I wanted a great view and I got it! 12th floor. From what I've read of other reviews, not getting one of the tower rooms or upper floors is pretty disappointing and I'd keep that in mind when selecting rooms. It was clean and that's important to me- new isn't. Charlie, the bellman/concierge is very knowledgeable and had excellent tips for our stay. The only restaurant on site is an Applebees- it serves breakfast, but there are better places for breakfast around. This is also the closest hotel to the incline lift from TableRock center. Walking is a real problem for my husband, so this proximity to the lift and we go buses was paramount. read more

first and foremost: BEWARE THE $40 A DAY PARKING FEE!! this was not mentioned on booking.com! i highly suggest you research cheaper parking and do that instead. there's a parking deck literally metres away that was $15 a day. def look around first! that hidden fee was extremely annoying and caught us off guard. another downside is the rooms aren't extremely clean. smudges on the clock, fridge, etc. a simple wipe down would fix that yet nobody else noticed? however, it's not all bad. amazing view of the falls if you choose a falls view room. stunning view, day or night. location is also ideal. walking distance to many places along the strip, including the little elevator thing that takes you down to the falls. you can walk to the falls, but walking back uphill after kinda sucks. gym is just a few treadmills, but pool is nice. avoid the applebees next door for breakfast, it's pricy and food was meh. there's a $10.99 all you can eat breakfast place across the street that's probably better... applebees was dead yet that parking lot was packed. too bad we noticed it after we ordered at applebee's. so this is basically the poor man's way to get a falls view room. next time i might spend the extra $$ and get a hotel with free parking and a bit cleaner. read more

Firstly, I had to wait a long time to check in, and no one apologized for the delay. Upon entering my room, I found that the washroom sink was clogged. I called the front desk, and maintenance came to address the issue. However, when I returned later that night, the sink was still clogged. In the morning, I discovered that the shower gel was empty. Loses all value in sauna with mosquitoes during early spring, crappy wifi, no complimentary water in the lounge with the instant coffee Folgers machine and hot water, and no tv or any form of entertainment except one newspaper in the waiting area. When choosing a hotel, it's important to know what's important to you in general for lodging and what's important for a particular trip. There's always going to be give and take and the more you want, the more it will cost. Simple economics. So, if you want to stay in a hotel that is centrally located in probably one of the most touristy areas in the entire world, it'll cost you. But comparatively, The Oakes is less expensive but that comes at a cost too. There's no in-room coffee maker but there's a free coffee bar on the first level, so you just go down and get coffee there and come back up. There's no microwave or minibar but there is a rather large mini fridge so you just buy drinks and snacks that don't need to be heated up. There's not an ice machine on every floor. You just go get ice on the floors that have them. There's no room service so grab food at a grocery store or eat before you go or go down to the Applebee's and get something to bring up. I don't know, if you a grown person and don't know how to take care of yourself on the road, maybe this isn't the place for you. Now, I would probably never stay here again but that's nothing to do with this hotel but just because I'll probably never comes to Niagara Falls again and if I did, I would stay someplace not on the strip. This was a special trip for my mother's birthday weekend and when we got in the room and I opened the curtains, she almost cried when she saw the view, which, giving her a magical experience in Niagara Falls was the most important thing about this trip and The Oakes nailed it in this regard. And, in a way, this probably saved as much money as it cost because we spent a whole afternoon and both evenings just hanging out watching the falls and illuminations and fireworks, eating our own snacks and drinking our own drinks. There are surely more inclusive hotels here like the Embassy Suites or Hilton, but those are way least another hundred or two a night. For the view and price, Oakes can't be beat. I was bummed that the hot tub wasn't really hot (101 degrees according to the maintainence guy and we said, "we're from Texas, that's not hot") and the jets sucked so that's mainly where they lost the star for me, otherwise, our room was clean, yes the pillows were trash but I'm neither suprised nor disappointed by this, I expect hotel pillows to be trash, sheets and towels were clean, view was excellent, staff was nice. read more

This hotel is centrally located. It is right off the we go bus line. It's accommodations are adequate. No room service. No TV guide. Their complimentary breakfast preset menu was served by Applebee's. The complimentary breakfast was okay. Eggs, bacon, sausage potatoes, toast, coffee and orange juice. The mattress was comfortable but the pillows were not. They have been washed and dried out of shape. The staff was professional and offered common courtesy. They were not as familiar with vacation packages as they should be if they allow their hotel to be included in a package. The elevators worked. The gym and pool was not 24 hours but opened at 9am. There is no other way to start this review besides this. Eff this place. Seriously. I'll upload pictures later but lets do this. The good: location. You can't beat it. 2 minute walk from the elevator thing to go down to the falls. Observation area in the hotel overlooking the falls, great place to watch the fireworks (if you unscrew the lightbulbs in the hallway since there's no way to turn them off). 10 minute walk from Clifton Hill. Bed is comfortable. Comforter lovely. Very good water pressure (though it was challenging to have that water be anything other than 'burn the shit out of you hot' or 'freeze your nuts off cold'). On arrival, walked into room and had to climb around on the floor to plug in the AC/Heater that was unplugged for whatever reason Room unclean. Like, REALLY unclean. Found stuff in our drawers (tampons, qtips and, disturbingly, pills in the desk drawer - we googled, thankfully they were just decongestants). Stains on all the wallpaper. Gross streaks across the pictures hung over the bed. 'River view' room was actually a view of a parking lot. Lamps all broken. ALL broken. Like, way broken. They turned on but looked like they were held together with chewing gum and all sat at an angle. Night we arrived smoke alarm started beeping because battery was dead. Called front desk and was told nothing could be done because nobody was there - they couldn't even give me a battery: let them know I'd take it down and they could fix it the next day. They didn't bother. No housekeeping during stays apparently. This would be fine had they told us. No coffee/microwave in room. Just in the lobby. Oh and it's awful folgiers. Room service? LOL not even a little. There is an applebees next door thankfully. Toilet paper in bathroom? Literally hung BEHIND the toilet. Like...really? Towels barely large enough to dry my leg. Wifi...oh the wifi. Don't bother. I needed to get online for 5 minutes to get some work done and gave up. Idiot at the front desk told me it must be my laptop even though it's well documented that their wifi blows, and my entire family had been unable to stay connected for our entire stay (to be clear, we stayed connected to the wifi, there was just no internet). Bathroom - no storage. It had a pedestal sink. There's a reason hotels don't use pedestals - where the hell were we supposed to put literally ANYTHING? Upselling started the second we walked in - for only another 50 bucks we could move to a higher floor, but not until the next day - that's right, they were upselling crap they actually couldn't provide. Parking? 40 bucks a night Elevator - this is nitpicky, but both buttons outside the elevator were pointing down because, obviously, not a single person gives a shit here. Stairs in weird places in the hallway - you can't get a luggage cart to many rooms No shop - nowhere to buy ANYTHING actually. All soda machines out of order on ALL FREAKIN FLOORS. Furniture looks like it's from my house. In the 1970s 'Mandatory' resort fee - for what? If this is a resort, I'm Brad freakin Pitt. Weird beeping coming through vent in bathroom - no idea what it was, but it was going the whole time. Look, I get it, they're selling themselves based on location - but I would rate this hotel as slightly below the cheap crap motel most of us lost our virginity in. Absolutely horrible. Staff that doesn't care. The best thing that could happen to this place would be a good clean fire, or at least an owner that cares enough to try to make it a decent place. read more

Due to an unfortunate set of unexpected and unforeseeablecircumstances, including being a victim of grand theft the very same morningnearby, we could not check into the hotel booked for 7 nights. I do not recommend this hotel to anyone, I stayed here June 22, never again. My party had booked 6 rooms, checking in took forever, getting to our room we had to walk through run down halls and carpets that should have been removed years ago. The room was ok. Once settled in we went for a walk, upon returning approximately 2hours later we discovered someone had entered one of our rooms and stolen items from the room, when we advised the front desk they did nothing. Instead they said we had left the room unlocked. The worst customer service I have ever experienced,we call the police and it was during our conversation with the officer that we discovered other guests had been victims of theft during the same time. I had a refreshing stay here. The first thing I noticed and like about this hotel was the view from my room. It was breathtaking. Niagara Falls was my view. It was peaceful; the mist looked like it was moving in slow motion. Considering I could only see the falls and not hear it, that was what made it so peaceful. I have been to Niagara Falls multiple times; however, I have not spent the night there before. I have always left before sundown. Staying here and being able to witness the light show was magnificent. It was so relaxing to be able to look out the window at night and see all of Niagara Falls light up. The view from my room is what made it so amazing because I could see all of the falls. The service was awesome here. The hotel offered a shuttle bus service to restaurants like Remingtons. The staff at the hotel were all extremely helpful as well with recommendations and what would bring the best value. Overall I had great value staying at this hotel. It is right next to Niagara Falls. The cost was worth it because of all the vouchers that I received with my package. There were dinner vouchers, winery tour vouchers, chocolate factory tour vouchers, and much more. Received an email March 11 stating that, sorry, if you want to cancel you have to do it by this Friday, March 15, or you have to pay for the entire reservation. The windows in our room were very smudged and dirty and Our room had towels left hanging on the back of the bathroom door that we suspect are from the previous guests. When we went to check in, they stated we could park at the back of the hotel. When we tried to get in with our room key, it didn't work. That was the most inconvenient thing about staying at this hotel and we had to move a boulder and then drive to the parking lot. The view from our room was amazing! I loved watching the falls during the day and evening. We walked down to the falls to check them out. We only stayed the one night so we walked around the hotel and it was close to a casino and restaurants which was convenient. It's also not far from the outlet shopping so that is nice too! I booked a room for my anniversary and it was booked one day earlier than we needed and they refused to switch the dates. You have to pay extra for a falls-view room, which are on the higher floors (we were on 12), but it's completely worth it. Also, we lucked out and were able to watch a fireworks show over the falls at night from our room - this in addition to the light show! It's also within walking distance to the falls, the casino, and most other restaurants and shops. Not bad at all. Everyone was super friendly, employees and fellow patrons alike. We spent the night in the falls view king sweet. The room was clean, if a bit dated. The view was spectacular! Well worth the upgrade for the view and highly recommended. There was a downside that there was a giant coffee stain on our sheet skirt side. It didn't affect our sleeping and appeared to be missed when they did the wash last time since our sheets smelled clean. Speaking of the bed it was firm which I usually like but it was firm to the point where it felt like sleeping on a floor. Other than that there is free coffee in the lobby. The pool and hot tub was very nice. Clean and relaxing. Sauna wasn't too bad but only seats two. The gym was in desperate need of servicing. Machines were in need of maintenance...some didn't work at all and they were dated. Despite a few bumps we mostly enjoyed our stay and may come here again but will probably explore other options. It's also important to know we had to walk to the casino (about five minutes away) to get a taxi cab. The day of my arrival, after 4.5 hours of flight and 4 hours of transit, they told me my booking was cancelled. The river with trees covering whole fall! And they told me there is not even one room available in any other floor except the room on got. No room in any floors!!!! My aunt got the room in the second floor as her booking was for no view room. We went to the fall and when we back my aunt saw the room she got seems was given to someone else before them and hotel gave the same room to two different people!!!! The same guy immediately changed my aunt room to the nice room in the 14th floor WITH FALLS VIEW while told me some min before that they are sold out on all the rooms with falls view!!!! What a liars!!!!!! The hotel receptionist didn't know I catcher his lies because he didn't know my aunt and I who talked to him separately were related!!!! He didn't even try to apologize and make a correct action after he saw us in the lobby together in the lobby at night!!! To you the receptionist, never tell lies to a customer who already paid for her request! You would never know the next customer will be their relatives and they will catch your lies. We reserved 2 rooms, 1 traditional and 1 premier room with a falls view. All I can say is that the traditional is a better room to pick than the crappy premier room but ADITI insisted that their premier rooms are way better than their traditional rooms. She needs her EYES checked ASAP, She was even surprised to see that her hotel has a fire place on one of their rooms...SHAME ON YOU! Calls her room attendant and shows the picture and asks her if they have this room with a fireplace. Parking is always full!!! Stay somewhere else other than Oakes Hotel with ADITI. read more

This hotel has an amazing view it truly does. But the staff you get is 50/50, for the amount of money you will pay for the room you will not get a microwave or a coffee maker like in most places because they think it is safer for everyone to use the same microwave and coffee maker in the lobby. And even though you have a room here you still need to pay 35 a night for parking. It does not make sense to your wallet the view makes up for it but only a very little bit I would not recommend for a family. Due to shortage of in room amenities. read more
