I've never had such a bad experience when trying to move into an apartment community. I truly felt scammed from the lack of genuine help, care, and answers. I'm very disappointed in the entire experience with the leasing office because of the unprofessionalism, lack of accountability, and misinformation. To top it off, when I was extremely flustered with the situation I asked the agent for management's contact information and she told me "no, you can talk to me" and refused to share the information. She continued to make me feel uncomfortable for having questions or concerns with the situation. The apartment complex is pretty nice from what I saw but it's a shame that's what you have to deal with. read more

My greatest regret was moving into Oak & Ellum on 4/5/24. From the start, I did not feel welcome. I arrived with a U-Haul and no one told me where to park or unload; I had to go back to the leasing office multiple times just to figure it out. At move-in, Bethany (who only worked there about a month) gave me only one mailbox key. I specifically asked her to document that so it wouldn't fall on me at move-out. Later, I also told Christie Tracy (corporate manager) about this, and asked her to document it too. Despite this, I was still charged $5 for a "missing" key. Stove Issue By mid-June 2024, I discovered the stove glass was cracked in the middle and unsafe to use. I submitted a work order, but maintenance delayed. On August 4, 2024, they called and said I'd be charged almost $900 to replace it -- an appliance I did not damage. A maintenance guy (who no longer works there) even pressured me to file a renter's insurance claim, which I refused. I had no choice but to keep cooking on that unsafe stove for months, worried something could happen. After I escalated to corporate, Christie Tracy finally stepped in, and the stove was replaced on November 1, 2024 -- almost five months later. This ordeal caused me severe anxiety and emotional stress. Lease & Billing Problems In June 2025, I asked the office for an estimate if I were to extend my lease from 7/7 to 7/27. I was only asking, not agreeing. It took them a week to respond. Pamela first quoted me $1,425 for July 1-7 (my full base rent), $1,659 for July 8-27, plus $124 in utilities. This was completely wrong -- July 1-7 should've been around $321-$332, not a full month's rent. When I questioned her, Pamela admitted she didn't yet know the prorated amounts and gave me another "rough estimate." She later claimed I had given written confirmation to extend until July 27, which I never did. My exact words were: "I wanted to ask if it would be possible to stay in the unit until July 27. If so, could you let me know how much the prorated rent would be?" Asking a question is not the same as agreeing. Because of their error, the portal showed a balance of $1,829.37 and wouldn't let me pay just the correct prorated amount of $332.84. I emailed Pamela again, but got nowhere. By July 3 (the last day to pay without late fees), I had to miss work just to deal with this. I was stressed, crying, and on the phone with Christie Tracy, who later admitted her staff mishandled the situation. She manually corrected the charges so I could finally pay the correct prorated rent. This entire process was mentally draining. Pamela even wrote that "as a courtesy" they agreed to extend my lease until July 17 -- another false statement, because I never requested that. I lost time, missed work, and endured weeks of stress all because of their poor communication and billing practices. On top of that, I once noticed an unexplained $10.50 charge for "no renter's insurance." I proved I had insurance, and Pamela admitted it was wrong, but I was never refunded. Move-Out When moving out, I asked for a cart and literally saw one in the office, but staff told me it was "unavailable." I was charged $62.68 for "carpet cleaning/restoration" and again $5 for the mailbox key, even though I was only ever given one key at move-in. I also never received my security deposit back. Final Thoughts This process caused me real emotional and mental distress -- lost sleep, missed work, constant anxiety, and tears. The apartments are not soundproof, and being so close to the highways makes it even noisier. I regret ever moving here. Please see screenshots and do not move here. read more

I absolutely love Oak and Ellum. It is a lovely oasis in the heart of Deep Ellum. The community premises are immaculate. The community room is like a large living room with an open kitchen and pool table (which I love to play on from time to time.) My apartment unit is spectacular and also quaint. The balcony view is cozy and secure. The staff is amazingly awesome. They create amazing events and I get to interact with likeminded people who truly inspire me to live my very best life. read more

If you have the option, avoid Greystar communities and this specific location regardless who the new management company will be. The staff demonstrates a pattern of noncompliance with procedures and poor record-keeping. I suggest all verbal communication is written down, dated, and signed for your records. read more

Where do I even begin...from the time I moved in I had problems. At first, it was A/C that froze (this happened on many occasions), then it was entire panels being removed out of the wall or under my sink. The unfortunate part is they would leave all of my personal items on the floor, and never return to fix this. Then, I had a leak in my ceiling near my kitchen that was molding. Next, above my bathtub, I also had a leak. I will attach many photos and videos to back this all up - stay with me. If you have a unit near the pool, prepare to be annoyed because people will bring 5+ guests and take over the whole pool. It will be closed randomly or not open at all, with no email notification of this - and if it is, it will go out hours later. I once had to wait on a weekend morning until "someone got there to unlock the pool". Be very careful about what kind of car you have, and what you leave in it, because there will be break-ins. The gates never work, and if they do it's for about 3 days. The property is absolutely filthy, sometimes the doors to the stairs have no handles so you can't even access them. The two elevators will be broken every other week. I even had one of my neighbors try to steal a decoration from my front door - which I caught on my ring camera. I didn't report this, because they set it down the moment they realized I was home, but this speaks to the kind of neighbors you will have. I have had severely drunk people outside of my apartment as well being loud all hours of the night. The only pro is that you have a tom thumb next door (which is also dangerous), and the covered parking. But, beware, because nobody knows how to drive in it because it's narrow. There were always wrecked cars in the garage - or cars that clearly didn't run just taking up a spot for months on end. Upon move-out, I turned in everything except one key and was told it was no big deal only $5 - it's not - it was $5 + an additional $55 for a re-key fee (not saying this isn't my fault, just an additional charge to be mindful of). Also, I was told to return my parking sticker, or it would be a $75 fee - not sure if they are reusing these or what, but keep that in mind. The fire alarms will go off randomly at all hours of the night/morning for 30 minutes or longer. I feel that I was charged for normal wear and tear upon my move-out, but with Greystar it's certainly useless to fight them because they are greedy. I do not recommend this property at all. read more

Oak and Ellum has the worst management of any apartment complex I have lived at. One of the garage doors has been broken since before we viewed the apartment in August. The second and only other garage door has been broken since November. During Christmas week, the key fob readers in the entire complex went down, and they didn't fix it. So the one week that most people are off work each year, and they didn't prioritize fixing it. They've also violated our lease terms and made us pay fees that aren't included in our lease agreement. This, I have taken up with the local housing authority. They also decided that the best time for a water repair was Saturday from 12-2. The one day most people are home AND during lunch. Absolutely ridiculous. read more

I would give it 0 stars if possible. On top of Oak and Ellum being a very unsafe place to live they are also managed by the worst management company, Greystar. The communication, is nonexistent at best, during our move-out process we were given little to no information, when it was time to return keys I had already moved out and my roommate was returning everything. I provided her with the items that the move out list told us were required, i.e., house key, mailbox key, and garage fob. The garage fob is practically useless because it's not like the gates work so you don't need this to get in. The gates not working leads to car break ins and even stolen vehicles, almost every guest I had at my apartment in the three years I lived here had their car broken into and even one of them had their truck stolen out of the garage. Don't bother asking the leasing staff for any help on that issue either because they simply could not care less. I digress there, but upon finally receiving our move out statement, after I had to call and ask I noticed that there was a charge for $75 for garage entry, I responded back questioning this charge because we had returned all keys and fobs and they told me it was for the parking STICKER. To clarify, they want $75 for the non-reusable sticker that half of the cars in the garage don't even bother putting on their cars. Upon further inquiry, I was told to contact Greystar and they would be able to help clear this up. I offered to mail them back the sticker as I no longer live in the area and the lady who works for Greystar is overly unhelpful, after I sent her multiple emails and spoke with her on the phone about how I was unaware of the need to return a non-reusable sticker, she simply sent back screenshots and refuses to have a conversation about how they did not send any notice to return this but buried at the end of the lease it mentions the charge. They have also charged us over $300 for carpet, that had nothing more than a few marks from living in the apartment for so long, normal wear and tear. It is also stated in the lease that there is no smoking within units but that stops no one as the hallways constantly would smell like weed and if you ever walk into a stairwell you feel like you just entered a hotbox. If you like not being safe, the smell of weed, and unreasonable charges this is the place for you! read more

I just moved in a few weeks ago, and the office staff has been so helpful and courteous! The maintenance guy has on top of my requests with no delay. The community amenities are great and everything is clean and quiet throughout the building. After a hectic 2024, Oak & Ellum has quickly began to feel like "home". My ring camera shows very concerning footage of a security guard attempting to enter my apartment during a "security check". The office staff was surprised to see that attempts to open residents' doors were part of routine security checks by guards they hired. This raises concern for an 'inside attack' especially given the lack of timeliness to review the footage and the lackluster approach to improve the building's security. This is complete negligence on the part of the community manager and staff at Oak and Ellum and needs to be addressed by higher executives at Grey Star. read more

While these apartments APPEAR to be upscale and prestigious, I had a better experience at a homeless shelter when I was displaced due to a natural disaster. Let's start with the staff. Not only are they ineffective at their jobs, but they consistently fail to keep residents from partying like they're cast members on Jersey Shore ALL night and morning long. Next, we have the rent. With the amount most of the responsible residents pay to stay here, You would think there would be accountability and transparency about the accident in 2019 when a crane fell on the building and killed someone. Instead of being accountable, they rebranded. They won't let you know that, but I will. Next, let's get to cleanliness. The pictures fail to show all the dog crap you'll be stepping in when stepping foot on the property. Who picks it up? Your shoes do. If you want to look out for falling cranes, be kept up all night, and be charged a ridiculous amount of money to stay in a pretty frat house, this is the place to be. I suggest grabbing a helmet and earplugs. read more

My first review was removed. These apartments were poorly put together. So many unfinished and poorly thrown together elements. When I first moved in water was leaking from my walls and floors. A pipe burst in the apartment above mine (while no one was living there) and poured into my living room. The fire alarm goes off all of the time with no notice EARLY in the morning. The water is shut off randomly for hours and management does not send out any notices. There have been a few break ins and the community was never alerted. I watched DPD jump into the balcony of the apartment below me because a fugitive was on the loose and ran over here. This property has potential but was rushed when remodeling. This first step management can take to improving is getting rid of the horrible rude leasing agent Hannah. She is miserable and obviously hates her job. After being here almost a year I was going to renew since they offered to keep the same rate but living here is not worth the headache. Save yourself the trouble and move somewhere else. Any of the good reviews were probably posted by management. read more
