This property does not care about tenants. Be warned they put on an act when you tour but do not keep it up, even the day you move in. Management cares more about hanging out with each other than helping guests' needs. Additionally, many rules and stipulations were not mentioned in the tour and "convenience" features like online gate remotes are always down. The parking is typically full even though "only residents" can park in the gates. Maintenance makes you feel like you broke things on purpose, and it smells like dog pee everywhere outside. I could go on and on. Save your money and your time and live elsewhere! read more

The poor reviews and pictures of this place are outdated - idk if there was a property management switch but the current property management with Lincoln Properties is divine. I've lived here since March 2022 and we don't have trash, dog poop, raw turkey (lol) or dead bird problems - ever. Property management and maintenance crew are super friendly and very responsive and make this place worth living here. The only knocks on this place that I have is that there are no elevators to the 1bed units, all on the third floor, the appliances are kinda old (2010-2015) and there's a small dog turf area in a main, middle walking path intersection, and it can get smelly sometimes). Luckily, the Cleaning crew cleans all areas on a routine basis. Also trash valet trash is prompt - like sometimes too prompt, haha! If I paid more in rent, I'd expect better features (newer cardio equipment, elevator, keyless entry, modern appliances), but I don't and I enjoy what I get for what I pay. Also, the staff is very good about having monthly community events like catered food, pool parties, yoga, coffee bar, etc. read more

I have lived at Loft+Row for a year and have enjoyed every day in my apartment home. I chose the A2 floor plan with a downtown view. Walking through my front door and seeing the Dallas skyline lit up at night brings me a lot of joy. When I entertain or have friends over I always leave the blinds up for everyone to enjoy, too. The Cons: The move in process can be slow due to the stairs but it is completely worth it once you're moved in. I highly suggest hiring great movers to assist you with carrying your items up the flights of stairs if you choose the one bedroom apartment homes. As for groceries, I normally order my groceries through Amazon so they're delivered at waiting at my door when I get home to make it less of a hassle. Ordering in, unless it's during business hours, will require you to go down and greet the delivery driver. However, the fact that no one really has access, other than other tenants, to the upstairs units makes me feel very safe in my apartment home. It's also made me second guess ordering in - so it's saved me money. Hm, maybe this is a pro? The Pros: The events are always incredible and the leasing staff is so much fun. Tanisha & Linda thank you for all that you do. The other residents who live on site make it a lot of fun, too. We recently had a holiday party where we exchanged white elephant gifts and dressed in ugly Christmas sweaters. The property provided delicious gourmet pizza, sweet treats, and adult beverages. It has been a wonderful opportunity to meet my neighbors and form a stronger sense of community with the other tenants in my own hall. I'm in my 30s and at times it reminds me of college, in the best of ways, where I actually wave and say hello to friends I see walking down the hall. The maintenance staff. Any time I have needed help with my apartment, whether it be my own goof, or something going amiss, I always get a resolution. Additionally, Matt leaves well written notes in my apartment home, so when I come home I know exactly what's been done and how things will or have been resolved. Parking. Honestly, I haven't had an issue ever since they enforced towing of vehicles that don't belong to residents. I can always find a space on property or in front of the leasing office. When I have friends or family over there's plenty of street parking available or nearby. Typically, I take an Uber if I am going out later in the evening so when I return I don't have to worry about lack of spaces. The complex is clean and comfortable again, management was quick to address the issues completely. ------------------ Been here about a year and a half and have seen this place go downhill really fast. This used to be a clean and comfortable place but in the last 6 months this place has gotten gross. There is always dog poop everywhere, I've seen dead birds on the pathways multiple times, piles of vomit, and garbage littered all over the grounds. There has even been a raw turkey sitting against the fence for over 2 weeks. Even the hallways, which are supposed to be kept clear, have boxes and trash cans sitting outside of apartments for days, filling the hall with a terrible smell. All in all, it's clear that the people who live here don't care to pick up after themselves and management hasn't stepped up to addressing the cleanliness issues. read more

I've been wanting to write this for a while now, as I have lived at loft and row for over 3 years. Initially, my boyfriend and I enjoyed our unit with the townhome layout, garaged parking and central location in Dallas. However, those are the only pro's to this complex. Lincoln has absolutely no idea how to run a successful property, and there is 1-3 month average on turnover with management. I have far too many to complaints, so figured it'd be best to leave a list. - Due to the quick turnover with management, none of the managers ever know how to operate the system. This leads to issues like not receiving a renewal agreement to your lease until the week before it expires because Lincoln will not educate the new manager... Or key fobs unable to be replaced because the individual in charge does not know how to re-charge them, etc. I've had to work with directly with Jason Hart, who is a regional manager at Lincoln, numerous times because the managers never know what they are doing and are only there for 1 - 3 months usually. - There are 3 gates to enter the property, which break every single week. Not only is this inconvenient, but is a lack of security. Which then leads me to the cameras that Brooke installed (the only manager that ever knew what she was doing/brought positive changes to the property - she is now gone). However, the management team never uses these videos when any crime/theft/problems occur. - During 2020, the property stopped running background checks on residents meaning anyone who applied was accepted. This lead to large increase in crime within the community. There have been multiple shootings WITHIN the gates (with serious injuries and large amounts of blood left at the scene of the crime). They had to come power wash the next day due to the amount of blood for several of these shootings. Not to mention all the shootings that happen on the streets surrounding the property. Another resident raised 2-3 pit bulls for dog fights, management was notified by numerous tenants and nothing was ever taken care of. Many tenants involved with selling narcotics from the property, which increased crime/overdoses within the community as well. This would lead to drug deals in broad day light and all hours of the night. Another tenant had a domestic abuse call which lead to an armed police officer standoff within the property. I have NEVER felt safe. - Due to the gates always being broken, homeless people would walk around the property and sleep in the dumpster across from the dog park. - You pay for a garbage pick up service but they would frequently forget to pick up our trash so we would still have to bring it to the dumpster ourselves. - One of the worst issues is the third party delivery service called fetch. You have to PAY to have your packages delivered to another location and then schedule a time for pick up. However, fetch has lost over $1,500 worth of packages of mine and never delivers at the allotted time slot (which is the whole point to using this service). - There are so many break ins which management never does anything about. - Grills/ Tv's in the living spaces are always broken. - One of my friends who lived in another town home on the property had a spider infestation causing them to move out. - Major issues with plumbing... Upon our move out, we noticed a rise in cost for our water bill so we notified management. Apparently there was an internal leak amongst multiple units in which we were charged $1000 over the course of the three month billing cycle. They were only able to reimburse us for 20% of these charges. I have never experienced such terrible management at any property I've lived at. We are finally moving out and I have never been so excited to leave. I have pictures of all of the blood from shootings, but figured that would be against community guidelines for a review. Have lived here for over a year and am consistently frustrated with the lack of service from the front office (to the point that I now feel obligated to post this negative review). And it's not only me, everyone I speak to that lives on the property. It is impossible to reach them and have things addressed in a timely manner. They NEVER answer the phone, and when you leave a voicemail they very rarely call back unless you've left multiple voicemails. The gate to our garage has been broken several months (I've been told a "part" was ordered to fix the issue over two months ago) which is not safe at all. There are many other issues we have had with the front office, but overall, there is just an evident lack of professionalism/customer service and it's disappointing that Lincoln Property has let this go on as long as they have. read more

I applied for the apt in Sept/October and was told by the leasing agent 2 weeks later that I would receive a letter in the mail regarding my approval...this sounded strange to me. I asked her if we had been approved and she again referenced "a letter". 4 weeks later I get a welcome aboard email from the community-- I called and spoke to the Asst. Manager who I told what had transpired a few weeks earlier and that I was confused...She told me we were approved and my original leasing agent had quit that same week we'd talked about "the letter". I told her I'd never received a letter and that we'd already leased another apt with a different community. She apologized profusely and offered to reimburse our app and admin... She stated thst we would receive it in the mail...well 3 weeks later when no check arrived, I called and emailed the Manager (her name is Chanel) and she said we would not be getting reimbursed due to us being approved...I informed her that's not what we had been told and we deserved our money back. She said No and good-bye. This is horrible business practices and i see why there satisfaction scores/ratings is at 3.3!!! read more

This place is atrocious. Lived here for 18 months. It was great at first, then Lincoln Property company took over and it became a "shit" show. Dogs are constantly pooping everywhere and it wreaks of baked dog poop in the summer. Constant employee turnover in the office. Confrontational employees in the office who take zero action about safety, parking, sanitation or any number of other items. I broke my lease and cut a huge check to move out. It is unsafe and poorly managed. The former manager told me that occupancy rates were more important that satisfaction. Clearly it shows as rates continue to deflate while substandard living reigns supreme. read more

DO NOT RENT HERE! My husband and I enjoyed living here at the time but received an outrageous $1500 bill for full carpet replacement even though it did not warrant it (others confirmed such). We requested copies of the lease for 11 MONTHS WITHOUT A RESPONSE and then we get a bill from a collections agency. I emailed them four times requesting this, four times! When I called Loft & Row, they told me I would have to call their carpet vendor to discuss which areas had to be cleaned or just speak with the collections agency. The manager and assistant manager were rude and not helpful at all. Do yourself a favor and don't rent here, the headaches aren't worth it! read more

I moved here about a month ago from California. The staff helped me through all my questions and concerns and got me through the process super easily. They're always so helpful and just genuinely enjoyable people. I love my apartment, I love that it's quiet and I feel safe. They could definitely use more resident parking but I pay the $40 to have a reserved space which coming from LA is plenty fine by me. Love the common areas and gym, its got everything I need. Additionally the staff really work to create enjoyable events for residents and not just stupid run of the mill ideas. Love all the perks too. Love that the neighborhood is up and coming as well. Fun to watch it grow! 4/19/17 UPDATE: Back in March I had the back windshield of my car shatter (completely random, not due to any break in or anything it shattered when I closed it). I was literally on my way to the airport to the East Coast. I was able to schedule a repair but they wanted me to be present for the repair and wouldn't allow me to pay them in advance. Tiffany went far above and beyond and actually went in my apartment (with my permission of course) where I left a check for the repair guy and supervised the repair. I was super stressed about the situation because I was stuck in a blizzard in NYC but Tiffany even offered to move my car to underground parking to ease my concerns. In no way is that something I would expect from a community manager but I'm so thankful she was able to assist and didn't even make a big deal of it. read more

We moved to Loft +Row last May. We had a management take over several months after we moved in, which I was not happy about at the time. I have to say I was pleasantly surprised at our manager Tiffany along with the rest of the team have been incredible, listening to our needs as well as sincerely caring and making things happen on our behalf as residence. M'else & the maintenance team are great too! Years ago I lived at Jefferson properties have the best customer service and maintenance I was really pampered. Although they no longer exist, I would definitely compare them to the excellence that I experienced while living at JPI properties for 10 or more years. I am giving them a 5 Star rating. Lived here for a year and this place has been great! The front office has been amazing, easy to work with and very accommodating even with Covid-19 circumstances. The apartments are spacious. The town homes are BIG (Even though I didn't live in one, but toured one)! New appliances and very modern set up inside. Its the perfect location to Deep Ellum, Downtown, Uptown and Lower Greenville bars. Pool and hangout out spots are small but nice and kept clean! They're very strict on parking which I take as a good thing. I'd rather have a strict parking set up then a lenient one. I feel safe about my stuff in the car and always having a parking spot. Feel safe around the buildings. Mainly younger crowd lives here but a few families also. Dog Friendly. Trash pick up has worked great. Price is good especially for location. The walls here have to be thick too because I've only heard my neighbors once the entire year since I've lived here and I have neighbors on both sides. The maintenance team are cool guys! Had some minor issues during Covid-19, but cant knock them for that because its been crazy for everyone. They'll help get your stuff fixed quickly and very friendly! Only knock on the place is there is no elevators, so be prepared when you move in and out. Overall I highly recommend staying here. I had to move out at the end of the lease due to outside reasons, but if I could have re-signed my lease for another year I most definitely would have. Thank you Loft + Row! read more

Don't live here. Unwilling and incapable of helping you with any problem you may have. Advertised to me by the leasing agent and website as a smoke free environment. It's in my lease that smoking is not allowed on the property except for in designated areas. This is the main reason why I chose the complex due to my family history of lung cancer and my desire to protect myself and my newborn daughter. Turns out, my neighbor chain smokes ALL DAY and there is not much ventilation as these units are in close quarters. Management doesn't care to enforce this rule. When I asked them to address it, they just updated their website and now allow smoking. WTF, right?!? However, I had already signed my lease and moved in so that doesn't help me. Currently there smoking all around me even though it's in my legal contract that this is a smoke free environment. Didn't offer me any compensation or reimbursement. Some of my neighbors were nice but none of them stayed either because they also hated the complex so they're all moving out. Complex provides no incentive whatsoever to renew. There is a high turnover here for a reason. Also, you are forced to pay a valet trash fee, however they don't come by on the weekends which is usually when people are able to do their cleaning. Therefore, we have to walk our own trash bags down to the dumpster that's far away and 103° weather with a newborn (or they hand out fines) even though I'm forced to pay for valet trash. read more

This community is horrible! The high amount paid in rent is far above what it's worth. It's the most unsafe community I've lived in. I've had several packages come up missing from the "secured" mail room including over $900 worth of items stolen from the mail room at once and they wouldn't do anything with the footage they had of the girl who stole it. In August 2018, there was a drug shooting inside the complex, leaving puddles of blood down the sidewalk of my unit. My neighbor was attacked by another resident and the staff still allowed the attacker to live there even after they were arrested and charged for the assault. Staff turnover is an issue; residents don't pick up after their pets; the walls are SUPER thin; doors are slamming left and right; and parking has always been an issue. DON'T LIVE HERE!!! read more

I feel bad giving Loft & Row such a bad review because we really liked all of the staff that worked in the leasing office. They would easily get 5 stars. So helpful and friendly. However, this property was just not built well and the management company's only concern is getting paid. Do not move into the town homes at this unit if you are planning to get a good nights rest. My husband and I lived in the two bedroom town home. The layout and space was great, but the one bedroom apartments were built above the second floor of the town homes making the one bedrooms' living room directly above the town homes' bedroom. We could hear everything the person above us was doing! We felt really bad complaining because the person living above us was not particularly loud or doing anything weird. She was just literally walking around. We could hear every step she took. Our ceiling even made a loud creaking noise from her steps. We noticed the noise immediately and brought it to Loft & Row's attention multiple times; however, they did nothing to help. One of their recommendations was to call the police. Really what they need to do is install carpet on the one bedroom floors so the insulation creates a barrier between the units. For an entire year we constantly got woken up at all hours of the night. It was miserable. When we would come home from out of town I would cry because I didn't want to come back to a home where I didn't know if I was going to be able to sleep through the night. Another problem we had was once we moved out. Since we did not live in the unit the whole month of our last month, Loft & Row was going to owe us money back on the full months rent we had paid. A month later instead of sending us a check for the money they owed us, we were sent a bill requesting additional money. The management company decided to replace the carpet in the entire town home costing nearly $2,000. My husband and I were the only people living in the town home, we owned no pets, and there was only one small stain on one stair from walking in with something on one of our shoes. We complained about this charge but never heard anything back from them. Eight months later we were sent a letter from the management company that they would be submitting out debt (only $300 even after all their charges) to a debt collector unless we paid. No one from the management company ever called us or attempted to hear our concerns. read more

I have lived here since the property was built and it was Originally managed by ZRS. I thought the transition to Lincoln Property management was smooth and on the rare occasion I have needed to interact with maintenance or anyone in the front office (outside of the monthly resident events) has been great and trouble free. I have referred some of my friends who are also medical professionals at Baylor to move here due to the new building, proximity to work and Uptown, and the accessibility to 75 and I-35. I'm sad to see that anything happened to any of the residents from a crime perspective but I think we too easily forget the fact that we live in a big city. I personally have not had issues unlike my previous apartment in Uptown/West Village where someone who was high on PCP try to forcibly enter my apartment during the day on a Sunday. read more

Have lived here since May 2016. Really bad design. 3rd floor lofts have kitchen and living room areas, with hardwood floors, directly above the bedrooms of the townhouse below. Impossible to get sleep with any activity above you. Especially if you have a very inconsiderate 3rd floor resident above you, as we do. Parking situation is not good, and many residents do not pick up after their dogs (if you know what I mean). This is not a cheap place to live either - I was expecting so much more. I have lived her for a year. With my lease up and having experienced enough time here I wanted to write a review to let potential tenants know what it is like living here. For what we pay to live here, you would think there would be enough parking spots for all tenants. This is simply not the case. When I spoke to the mgmt office about this, they told me they had not accounted for multiple people(cars) living in each unit. Their only solution was to charge people for reserved parking. Keep in mind, there are only 25 reserved spots and they're all rented. So, if you get home too late tough luck. Many people have to park on the side streets and if you've seen the surrounding neighborhood is not always the safest to do at night. Secondly, we have a LOT of vehicle break-ins. One tenant even witnessed a group of teenage boys hopping our fence and trying to open car doors. We have a break in about once every two weeks. The new mgmt company who just took over claims they have a 24/hr security guard now to deter from break-ins but I'm out every morning and night walking my dog around the property and have not seen this security guard even once. When I've asked other tenants they have never seen a guard either. The units themselves are nice and new but the walls are paper thin. There is not trash shoot in any of the buildings. This bothers a lot of the tenants as well as not having an elevator. On top of this, we have to pay a cleaning fee, trash valet fee, parking fee and H2O fee. The water fee is typical so I don't have an issue with that. It just all adds up when you can go down the block and get more for your dollar. Lastly, the 5 start rating was created by a staff member in the leasing office. read more

Been living here for about 2.5 months. Nice place. Neighbors are friendly. Office staff are lovely. With that being said you would think that a brand new apartment complex with so many amenities, including gated secure parking, would have enough parking. If you are considering living here, please note, you often have to park outside the complex if you get home past 9pm. I have too search for parking in the surrounding neighborhoods later in the evenings. I have been informed by the office staff that there is no solution to this issue, it simply is what it is. Extremely inconvenient. I wish they had mentioned the apartment to parking spot ratio issue to me before I signed my lease, but they gloss over that part. FYI read more
