They are condescending, they re-request documents without any explanation as to why they're re-requesting the documents & they do not believe in giving buyers follow-up conmunication. As young, first-time homebuyers, my husband and I knew this process would be overwhelming -- but we still hoped it would be exciting and memorable. Instead, we found ourselves just wanting it to be over so we wouldn't have to deal with NVR Mortgage any longer. Our closing was delayed by 11 days, and we weren't even informed until the day of our original closing. When we finally closed last week, the disorganization continued. Even on the day of closing, we didn't receive confirmation until just three hours beforehand -- a clear reflection of their ongoing lack of timeliness, communication, and professionalism. We rearranged our schedules, missed work, and adjusted appointments multiple times -- all to accommodate their delays and mismanagement. We worked with Abby Richards, Rana Dudley, Nickolas DeCarlo, Kelley Tanner, and Stephanie Spanier, and not once did we feel prioritized or respected. To make matters worse, they intentionally left our real estate agent out of key communications, which felt completely inappropriate and unprofessional. This was the worst closing experience imaginable. Highly recommend if you are buying a Ryan Home to seek a loan and title company elsewhere. Only one of the many, many problems was that after waiting nearly 2 hours after closing for them to finally send their "final" settlement statement , they called us mid move in to state they had an issue with how a $300 HOA credit was shown on the cd and they wanted a new one signed. Mind you, the $300 credit was to our own association account. Instead of signing their own "final" settlement statement they physically interrupted our move in, caused several hours of headaches and drama and then finally changed the locks with all of our stuff inside the home. I ended up outside in the cold with two parrots in the dark an hour AFTER funding trying to get the "new" keys. Giving this title company/lender one star is extremely generous. read more

Yelp Review for NVR Mortgage - Spartanburg/Greenville, SC Our experience with NVR Mortgage was incredibly frustrating and stressful. The Closing Disclosure changed five separate times, along with the cash-to-close amount--often without clear explanations. Communication was consistently poor; our calls and emails frequently went unanswered, and we were asked to resubmit the same documents multiple times. On several occasions, we were told documents were urgently needed that same day or the loan process would be halted. I was even questioned about who pulled my credit twice. After investigating myself by calling the number listed on the report, I discovered that NVR was the one who had requested it--yet they still insisted I confirm this. They also enforced arbitrary rules, such as requiring proof of funds for closing 20 days before the scheduled date--something I've never experienced with any other lender. I requested to lock in our interest rate multiple times and was told it had been locked, only to later learn from a different loan processor that it had not. At one point, our loan officer went out for surgery without notifying us, and we were abruptly handed off to someone else. During the final week of construction, we couldn't get answers from anyone--neither NVR nor their preferred law firm, Gilreath & Costner, responded to our questions, emails, or calls. We were heavily pressured to use Gilreath & Costner, and were told that if we didn't, we would be responsible for paying the law fee to G-C even if I got my own lawyer . Similarly, we were told that if we didn't use NVR Mortgage, we would forfeit the $12,000 in closing cost incentives that had been offered through Ryan Homes. They also asked us to sign a form acknowledging that we received a list of title and insurance options--but we were never actually provided that list. Based on this experience, I would not recommend NVR Mortgage. That said, I want to emphasize that Ryan Homes itself delivered an excellent experience. The construction process was seamless, and our construction manager, Garrett, was incredibly organized and professional. I'll give you 10 reasons why NVR Mortgage in Beltsville, MD is the worst mortgage company I have ever had to deal with. 1. You have to ask clarifying questions about property taxes and points purchased multiple times. 2. They ask for paperwork they don't need. 3. The credit report isn't good enough for them to show you don't owe anyone. They just keep digging and digging to try to find any loans you may be hiding. 4. They don't acknowledge when they receive your email. 5. They ask for proof of closing funds months before closing. 6. They regularly sent requests for re-issued documents because of mistakes but they didn't explain why...I had to ask each time. 7. They asked names and ages of moving into my home with me which is none of their business. 8.They only gave a 5-day turn-around for a laundry list of documents that they could have requested a whole month prior. 9. They asked for my W-2 in early December when they knew it wouldn't come till the end of January. 10. The keys to the mailbox were provided by NVR but they did not tell me which box was mine. After settlement, your point of contact person is in another state. Oh, and don't wait for the email they send to review their work. You won't get one if they think the review will be negative. read more

Contacted us 12 hours before closing time to tell us they have to push it back another week since they hadn't heard from the appraiser, who I assume is hired by them. Highly unresponsive to our emails and gave us no warning about any challenges. We had movers and everything scheduled for that day. Told us their manager would call us back but never did. Working with NVR mortgage was a nightmare for us. My husband and I both have excellent credit and we have bought and sold multiple homes over the years. NVR was the worst experience we have ever had. It took two months of providing the same documentation multiple times to get our paperwork through. While we were providing the same documentation multiple times we were also asked to provide a letter of explanation on a home that we had never heard of, never owned, never lived in, or had any affiliation with at all. While dealing with these frustrations our personal information was compromised. Someone pretending to be my husband contacted the HR department at his place of employment requesting to change his direct deposit into a different account. Due to the fact that we were only working with NVR Mortgage they would be the only ones who would have that contact information for the specific person working in the HR department where he is employed. Luckily the HR department contacted him asking if this was him when he told them no he did not make that request they turned it over to their legal department. Now we are completing this nightmare experience with NVR Mortgage by having a voluntary freeze put on our credit. I would never recommend this mortgage company to anyone. read more

As a first time homebuyer, working with NVR has been an absolute nightmare. I was pre approved by NVR for my home in February. I've wasted so much time waiting around for them to take care of all necessary steps for me to get to closing. It was incredibly disappointing that after nearly a year, waiting for my home to be built, they still managed to not complete things in a timely manner. When I asked to speak to management, they were rude and simply pointed fingers at other staff instead of taking accountability for dropping the ball. I gave them an additional 2 weeks to finish up paperwork and they were taking a very long time with things, so I've since moved to a new lender per the builder recommendation and the new lender is getting things done incredibly fast and I'm on track to close next week. I was told that "this is how it's supposed to be". I would recommend go elsewhere, pick a different lender, any but NVR! NVR tried to deny me but I since learned it's because they have a certain timeframe to complete applications to comply with government regulations and because they take forever and do the bare minimum, they kept having to redo my application. They're incredibly unprofessional. read more

The worst mortgage company and I do not recommend for two reasons 1. Poor Customer Service, and 2. Lack of Professionalism. I will only share two out of many unfortunate experiences that I had to endure from a NVR mortgage agent: 1. (This is after the settlement) After closing, I received a call about when I should receive the survey link (I asked for an email but the agent said I requested a phone call - which is not true). The agent told me to provide verbal feedback regarding my overall experience. I told her I would provide my feedback when I receive the survey link in my email. She then said I should give feedback over the phone because I seemed "negative" on email chains and positive over the phone. Then she tells me that I should take this survey as seriously as NVHomes. I want to make it clear that there is no way I was negative, (NVHome builder, sales representative and my realtor said I was pleasant to work with) and I do take any survey seriously. I have never seen a mortgage company call their customer to judge the personality and command what they must do with a survey. All around poor customer service. 2. (This is before the settlement) The first time I asked for my legal middle name to be on the closing documents that I received was 5 days prior to the settlement date. They resent the documents the next day, but failed to correct all the pages. Some were still missing my legal middle name. The second time I specifically point out which pages were missing, and they resent it "corrected" very quickly. The third time I STILL note some pages were missing my legal middle name the agent calls me and asks me to screenshot the pages. I did. In an hour ish, she calls me again with a frustrated tone and tells me that I'M using too much of their resources to put my legal middle name on the closing documents. She goes on to say she cannot fix the rest of missing pages due to the timing. If they addressed the problem when I first asked, this wouldn't have happened. This company's lack of professionalism left me feeling uneccessary stress. They made me feel bad for wanting uniformity in a document. I hope no one experiences even a fraction of what I did. Go happily buy a house with a different mortgage company. read more

We contracted with Ryan in March. We were pre approved atthat time. Construction started in early June. We received our final approval in July after months of sending over documents after documents after documents. Now it's late August and they are still asking for more and more documents. These are documents that we sent over and over. NVR mortgage sucks. Our home will be ready in 3 weeks and they won't quit with repeatedly harassing us for more of the same. Working with our project manager John has been great and the home is turning out great, but I don't know how much more of this stress I can take. I'm beginning to wonder if NVR is trying to get out oof the mortgage commitment because our rate is locked in so low compared to today's rate. read more

NVR mortgage is absolutely the worst. My wife and I recently purchased a home through NVR and 75 minutes before closing they contacted our lawyer's office and informed them that we needed a check for $1,900. They decided at 70 minutes prior to closing that they don't pay for something that WV law requires them too. They reviewed the closing documents with our attorney the day prior and this was not noticed. In addition, they wanted us to pay for our appraisal in November and our house was not even 65% built. This would have cost my wife and I another $150. Thankfully I am a veteran and my wife and I used Veterans United and they agreed to pay the fee that NVR refused to at the 11th hour. Lastly, since we used our own attorney NVR's attorney would not release the keys to is until all of the money deposited in their account even though that had an ACH routing number. Do yourself a favor and NEVER use NVR for financing. read more

We had Wayne as our Loan Processor at NVR Mortgage who was very thorough in following up on what they needed from us to process our loan. We made it a little difficult, as we were moving from a different state and both changing jobs in the process, but Wayne worked with us to make sure we knew what our restrictions were, and what documentation we would need in order to not affect the loan. He made sure to stay on top of us with making sure we knew what documents we would need to provide, and reminding me of due dates, as I had a lot going on. NVR Mortgage has dropped the ball once again. Our approval was issued in Aug 2016 for a home delivery of Dec/Jan 2016. We requested to a follow up call on rates and wanted to lock prior to the November 8th election. We finally got a call back the third week of November after the rates increased. Not only did the loan officer drop the ball on the rates, reading our paperwork, he is not clear on FHA guidelines and ask us to help him through the process. Make sure that if you want the incentives get a contract rider that states you can keep all incentives in the event the loan officer is not competent. He took more than 24 hours to return emails, dodged calls and even played the "emergency out of office". He could careless about going the extra mile and doing some work. read more

I of course decided to go with NVR mortgage for convenience I was a little skeptical because I had read and heard so many bad things about them. But let me tell you I am so glad I did i am guessing it depends on who you have in your corner because Courtney mills who was my loan officer was the best ever. Her personality her work ethic despite having a lot on her plate me and my boyfriend always came first. Whenever i reached out to her with questions she was there. She made sure i understood whatever was thrown at me. She got me exactly what i wanted despite thinking i would not qualify she gave me a list of things to do i did them no questions asked and she made our dreams of owing our own place a reality. I got USDA and the amount of monthly payments i wanted. I have been living at stonecrest since i closed on may 10th and could not be happier love the neighborhood and love the house no issues at all. Now that I look back I don't think Patti Szuchman and Amber Thomas (and the rest of the wonderful team there) could have made our lives any easier. They really went above and beyond throughout the entire process (I can remember getting email responses during the wee hours of the morning--some vendors take days vs. hours to respond!).
