    The Aria on L property manager and the person she reports to have been completely unresponsive about a safety issue and the subsequent illegal action on the part of their company. One of the 4th floor balconies fell onto the sidewalk(!!!) and, in response, the building management has bolted all of our balcony doors shut. Some of these units are without windows, and those balcony doors are the only secondary means of egress available in an emergency. If tenants are unable to safely access their front doors, they are left with no alternate means of escape. Again, illegal. ILLEGAL. This unfortunately is just the most recent failure on the part of Novo. Tenants deal with thefts, assaults, broken emergency exit doors, infestations, and apartment flooding, all of which are either ignored or tended to by management far later than what's remotely reasonable. Despite many incidences of break-ins, we only have a security guard Monday-Friday from 6pm-12am, with no security present after midnight or on weekends. I could go on and on about the terrible service this company provides. and its employees should be ashamed of themselves, as should the property owner for employing such an awful management company.

    Large hole in bathroom ceiling that took 9 months for Novo Properties to respond to and repair.

    Novo Properties is worst property management company I have ever rented from. For the past 9 months I have been lied to by the old property manager at Ames Street Apartments in regards to repairing the rotting hole in my bathroom ceiling that has been there since January (photo attached). In April I had DCRA come and inspect the unit, to which they then filed a complaint and fined the company -- it is now September, and only after the change of property managers, has the ceiling been fixed. I want to make this very clear -- it has been nine months with a rotting hole in the bathroom ceiling. I have been attempting to speak to someone at the corporate office, but they refuse to answer my emails or return my calls. Trying to hold someone accountable for their negligence seems to be impossible. I implore you not to rent from this company. They lack honesty, integrity, and do not care for the health, safety or concern of their residents. Timely repairs are a joke. They have violated my lease for the past 9 months and have ignored my attempts at contacting them to resolve the issue.

    Terrible place to work and live !!!!! Micromanaged ! Talked to like a dog! Intense manual labor! Ceilings falling on residents! Beware!

Yarmouth treats each building with care and attention, not as a commodity but as a long-term asset that deserves thoughtful maintenance and stewardship. That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

This company has Managed a Condominium, I reside in since 1990. And it has went down hill completely. If the Employees who supposedly should be Managing the Condominium from the company aren't being biases or doing the wrong things at times themselves. There are Unemployed persons affiliated with the Company to be a Liaison between the Tenent and the company whom lie on said Tenent and to the same Tenent. Here is an Example and why I am reviewing the company like this. Hopefully this will prevent others from going through the same type of Nonsense I have experienced.

By July, we notified him that we were terminating the contract. During the six months that he managed the property, we learned that his company had been delinquent in paying bills, issued unsigned checks, failed to respond in a timely fashion to owner issues, failed to provide timely and accurate management reports, etc. Although he attributed these incessant mishaps to the closure related to COVID, that excuse does not wash. His office was not set up to allow his staff to work remotely. Although he committed to providing management reports on a designated date, I had to request the reports each month. Sometimes, I had to do so multiple times. The management reports were routinely riddled with errors. He punted any business issue to his office manger as he was ill equipped to address them. Correspondence from Joel was always typewritten and scanned, because he did not use email. The service delivery was abysmal. A few days prior to the transition to a new management company occurred, JTM sent a letter to homeowners that not only disparaged the board but contained several untruths or half-truths. The board was dismayed. His refusal to embrace basic technology (i.e., email) and take accountability for his company's poor performance are contributing factors to his company's mediocrity.

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I thought I…read morescored a deal when I recently moved into a unit on Bunker Hill Rd (early June) managed by this team, however, I have had a mixed experience. While some communication has been responsive, the overall condition of the apartment and follow-through on certain issues have been disappointing. Upon move-in, the unit was not thoroughly cleaned. There were hardened food splatters in the microwave, a dirty stovetop, stained cabinets, filthy outlet covers and light switches, and windows that looked like they had never been cleaned. One of the bedroom windows didn't open at all. The living room and bedroom floors were also worn and splintered--rough enough to tear pieces off my mop while I was cleaning. I submitted an inspection report with photos and received a response from the property manager acknowledging the concerns. A bathroom wall hole was patched (though the repair was done without any coordination or notice), and I was told the chipped toilet tank issue was being reviewed with the landlord. As of now, I haven't received a follow-up. I was also told the technician would be reminded to be more mindful of cleanliness, as the workspace left behind wasn't ideal. The most concerning issue, however, was finding a roach inside the microwave--before I had even used it. That was the final factor that led me to submit an early lease termination notice 22 days after receiving the keys. I'm giving 3 stars because rent payment through the portal was convenient, and Victor did respond to some of my concerns (however, it felt like he never responds to an email in its entirety). But the move-in experience, unresolved maintenance issues, and poor communication has bothered me entirely. I hope more attention is given to preparing units for future tenants and being more efficient in communication.

I've been living here long enough to address every part of apartment living and will break down each experience individually. Leasing: There was an issue with my income verification, but after connecting with the Property Manager, Charlotte Brown, she quickly got to the bottom of the situation and I had my rental approval in hand shortly thereafter. I'm glad that I had this initial challenge because I was able to see how the management team handled the situation and I couldn't be happier with how effectively it was handled and resolved. Apartment: My 5th-floor one-bedroom apartment is nearly 800 square feet with a gorgeous view of Eastern Market, the Capitol Building's dome, the Library of Congress, the Supreme Court, and Senate office buildings. My floorplan includes a spacious living room and bedroom, a built-in oven, microwave, and gas range in the kitchen, and an in-unit laundry room with a linen closet and extra storage space. I utilize the dining room space as my home office and it provides plenty of space for a large L-shaped desk. The developer, EastBanc, originally planned to build condos and included many features that are not found in any apartments I've looked at in DC, like extra insulated floors and walls (I have not once heard any noise from my neighbors), gourmet kitchen with built-in appliances and externally vented exhaust hood, individual apartment venting with 100% fresh air replacement, customizable closet storage system, real hardwood floors, and more. Amenities: The building has an incredible 6th-floor rooftop with a community room and open-air grilling stations with panoramic views of Capitol Hill, Navy Yard, and Virginia in the distance. There are many additional residence spaces like a main floor community room, coffee and tea station, outdoor courtyard, library, rooftop heated pool, a well-appointed gym, and a Trader Joe's right below. We can even access Trader Joe's without stepping outside! The 24-hour concierge is one of the best I have experienced. Every concierge quickly knew my name and easily handled any request I had as well as the large quantity of packages I had delivered. They will even deliver the packages to your apartment if you'd like. It was amazing to come home from work and have all my packages neatly stacked in my apartment. They've all quickly made me feel like part of the family. As part of our rent package, we can receive complimentary light housekeeping services every other week. I've taken advantage of this and have been amazed at the quality and care from the housekeepers. They will also take care of any dry cleaning, grocery shopping, plant watering, taking packages to the post office, and all I pay for is the cost of groceries or the dry cleaning. Maintenance and Management: My apartment was freshly painted and looked great at move-in. Shortly after, I discovered a couple of issues like a refrigerator water filter needing replacement and a toilet tank that wouldn't always refill completely. Maintenance was at my door first thing the next morning with replacement parts and were in and out in less than 10 minutes. The property is kept immaculately clean by the housekeeping staff and the residents here also seem to take great pride in maintaining a clean and inviting atmosphere. The management at this building is second to none. The Property Manager, Charlotte Brown, is amazing at her job and as a person. She has hosted three or four resident events in the short two months since I moved in and each one had fantastic food, drinks, and entertainment. She knows every resident, child, and pet in the building and goes above and beyond in everything she does. I signed my lease while living in another state and when I finally met Charlotte in-person for the first time after moving in, she gave me a big hug and I immediately felt at home. Price: This building is priced quite a bit higher than any other apartment I've lived in. However, when looking at the price per square foot, it isn't as large of a price difference as you'd think since these apartments are so much larger than others in the area. Additionally, the amenities that I mentioned earlier make this building very attractive and add significantly to the value. The fact that I can live in a large, quiet, luxury apartment, with numerous on-site amenities, in the middle of Capitol Hill, bi-weekly housekeeping, instantly responsive maintenance, regular community events, and a five-star property manager like Charlotte, this is probably the best value for an apartment I've ever had.

From the friendly concierge to the management team, all have taken steps to make sure our move-in was a smooth process. The parking garage is easy to get to via the same elevator that takes us to our apt floor. You are also steps away from the grocery store (Trader Joe's). In fact, you don't even have to go outside to get to Trader Joe's. I would highly recommend getting a tour of this place like we did. We fell in love with this place and we were able to pick the exact apt we wanted.

As soon as I planned to sell my investment property and was no longer a revenue source for them, the support and willingness to engage with me disappeared. This has created numerous headaches as I plan to sell my rental property. 1) The company accepted a tenant-cleaned property, but still told me they would be charging the tenant for a move-out cleaning. When the tenant complained about the withheld deposit - the company refuses to acknowledge that they told me *in writing* that the $690 cleaning would be charged to the deposit. Now I owe the tenant another $690. 2) The company mailed the keys and garage door openers to my realtor. The package is lost and was not insured by the company. Now they simply suggest filing a "missing package" request and are not willing to accept responsibility for replacing the items that I entrusted to them. 3) Besides from one phone call, all communication is over email, which is creating delays in resolving these issues, leading the former tenant to threaten legal action against me. The company is not taking ownership of any of the issues that were caused by their miscommunication or negligence. Be careful!
