    This is the 2nd time we have used Nova Vacation Homes 3 years apart. Same issues plus more. 1st house a/c not working and broken showers! Took forever to fix. Think 2 days before we left a/c was working. Shower floor had cracks and they painted over it. Leaving a strong smell in the house! This time around the house was not what I reserved. I received a message TWO weeks before SPRING break informing me that the house I reserved was now part of a different Vacation company. This house is smaller than the 1st. A/c not working since we arrived. The outside temperature is lower than inside. Left messages and got a response after 24 hours, 12am. Wake up this morning to the ceiling leaking from the 2nd floor and water all over kitchen. Sent message to host company at 9am. Called Airbnb support and got them involved. Host person messages saying they were sending a person looking fix problems. It is 2:55pm and no one has been to house. Patio furniture is rusty and breaking. Pool is cloudy and has rust floating around. Rust patches on pool floor. This is sooo frustrating and makes a happy vacation a bad one!! Still in waiting and waiting. Mad af!!! That star is forced!!

    Our big beautiful house shown in Air BnB photos was barely that! Stains on pillows, chips in walls, hair from prior rentals. Pots and pans worn out, coffee maker that don't work correctly, limited TP and towels. I mean come on.....we are paying good money to stay in these places, they can't afford to leave a $10 pack of TP!!! Would not stay here again or any other property maintenanced by Nova. Terrible

    I really wanted to give the house a 5 star review because the house, community pool and location were great. With the cost, however, I was expecting a better equipped home, especially the kitchen. Only a drip coffee pot (No keurig), the pots and pans were horrible- the teflon completely worn off, only 1 roll of paper towels and 3 trash bags. Not even salt and pepper or a dish towel! We were 8 people in a 6 bedroom home for 5 days and there was only 1 half roll of toilet paper in each bathroom. No pool towels at all and the bath towels looked like they were 10 years old! It wouldn't take much to add these minor items and make the rental perfect.

    If there was a way to rate the place we checked into today with no stars I wouldn't even offer that. To start, I believe this company scrubs their negative Airbnb reviews because there's absolutely no way the home we're currently experiencing has all good reviews, but the yelp reviews I found here reflect it perfectly. We've been to Orlando over 15 times and have never had a worse experience. The home we checked into today is the dirtiest vacation home I've ever walked into and as a host and avid traveler I've stayed in tons. The furniture is stained and had food on the fabric and the crevasse. The carpet is disgusting and we're afraid to even take our shoes off. It's apparent that this place has been "surface" cleaned for who knows how long. There's blood on the bathroom wall and shower curtain, dirt and hair everywhere to the point where pictures do it no justice. Customer service is horrible and they're refusing to transfer us to a different location. This has been the worst experience of my families life and I will never book or recommend a home that is managed with this company ever in life.

    My family and I had the worst experience when we rented from the company for spring break. Upon arrival after a 7 hour road trip the home was not cleaned at all. We performed a deep cleaning immediately when we arrived. The living room furniture was filthy and needed steam cleaning. Broken blinds and sliding door missing lock (safety issue). The ac did not work. And we realize there was a pest issue. A few members were getting bit. The host gave us the run around. Never again. I should have known better.

    Rented this house in Kissimmee for 4 nights Thursday-Monday for a girls get away & unfortunately it was a new listing without ratings. Was locked out when I first arrived but luckily I called & they responded quick as code wasn't working, I was able to get into house. Once inside we noticed the red light on water filter that it needed to be changed so called & maintenance came out within a few hours to change it, told him about the mold in garage. Unfortunately house 1st floor was filthy & had so many things wrong with it. We paid extra for the pool to be heated & it stopped working. 2 1/2 out of the 4 days we were there & finally after calling & texting pool service came out in afternoon. We could not use pool/spa that afternoon since it was shocked so smelt strong & needed hours to reheat. Apparently the filter was not cleaned beforehand & was clogged with suntan lotion which non of us used. Dark smelly mold in the garage where you use the dryer, they have 2 washing & 2 dryers but only 1 washer working properly. Was very disappointed with the responses from Nova customer service on the weekends. After several contacts they refunded me for heating the pool/spa but refused anything else. Finally had to contact airbnb who I rented through to get refunds on cleaning fee. This whole fiasco ruined the last 2 days as we rented the place to use the pool/spa plus had to clean the place & spent way to long calling & texting to get things resolved. Nova responses were to blame us for not contacting them sooner rather then responding how filthy the house was or that it needed maintenance.

    First time using AirBnB, but my family has rented vacation homes in the area for years so we're by no means newbies in this arena. I chose this property specifically because of the number of years the "host" had been in business, coupled with Windsor Island being a newer resort. I thought this would ensure me a pleasantly seamless rental experiences. Unfortunately, this was not the case. Upon arrival and initial inspection, the rugs were noticeably dirtier than I would have expected. The walls had many dings, dents, scuffs and made some areas appear worn and shabby. One of the upstairs bathroom sinks had a hole in it and water was shut off under it, so someone was aware of the situation. Tile in the living area was broken with crushed tile bits loose. The master bedroom dresser had a portion of the finish chipped off and several whole potato chips were still under the larger dresser. Nemo bedroom had an empty potato chip bag under the dresser. Majority of LED's did not work. Did not work at all in Mickey room. Princess room had the LED wires cut and therefore did not work. Nemo room had no power to outlet that LED's would have been plugged into. Only half of the Star Wars room LED's worked, under the bar in game room worked when we arrived but died shortly after. Multiple remotes in each room (LEDS, fan, light, TV) with no distinction on what belonged to what and most didn't have batteries or weren't operating. Very frustrating. Star Wars bedroom drawer did not stay shut, would continue to roll back open and stay that way the entire trip. Game room very misleading, pool table was broken, pirates of the Caribbean "game" is not even a game? It looks like they took an old arcade game and tried to put a TV in it but whatever it was, also didn't work. Homemade bar was cute but broken and missing pieces. TV had screen damage that looked like it was hit by a pool ball. Ceiling tiles hanging off. Pool deck was dirty with other ppls trash(water balloon bits, straws, food wrappers in the bushes). Lounge chairs were dirty and flimsy, came apart easily. Outdoor table had cigarette burn marks and mold growing in the textured weave of the table. Pool was dirty with massive amounts of hair and plastic bits. Water was cloudy the entire stay. I requested pool cleaners come and was told they would reach out and discuss my complaints with their pool company. No further correspondence about the pool until pool maintenance came for their regularly scheduled cleaning at which point even the worker noted how green the water was, then proceeded to overdose the pool with chemicals that only minimally changed the water color. Debris and dirt pooled at the bottom. Plenty of bugs in water due to holes in the screen. Skimmer was ripped and unusable. Their pool filter/pump clearly needs servicing as it's not working properly. Kitchen items seriously lacking, one very scratched up frying pan (teflon almost completely scratched off) for a house that sleeps 15. Taco shell in the drawer under the oven. Water and ice dispenser on fridge leaked the entire time and we had to keep towels there to prevent water splashing onto the floor every time we opened the freezer. I immediately (at 2am after a 15 hour drive) emailed with pictures and at a minimum requested new frying pans. Nova Vacation homes is very responsive in that they respond to messages quickly, but the responses lacked any real solution. The frying pans did show up on my door the following day though, to their one and only credit. On day 2 I got a message requesting access to the property so someone could replace the sink to which I agreed. On day 3, Saturday at 8 pm two men arrived with a new sink, took the broken sink out and then left with nothing but a hole where the sink had been and it stayed that way for the remainder of our 11 night stay. Many of these complaints could easily be overlooked had there been just a few, but so many little problems create a bigger one. Overall, my takeaway was that this property needs better management with more thorough inspections between guests. The property needs to be maintained at a higher level than what is being done. The home was clean in that you could tell it was professionally cleaned but only on a surface level. No deep cleaning is being done. Several areas of mold in the primary shower grout. Dirty kitchen walls. Food under dressers. All this tells me that good, thorough cleaning is not being done. *added* One week after checkout I was sent a bill to replace the tv that had damage despite it being done prior to our arrival. I requested a partial refund through Airbnb due to the property not being as described and the host immediately countered with several more made up charges in retaliation. I would never stay at a home managed by this company again.

    Honestly it pains me to leave a bad review here but this is strictly because of the customer service for our stay in Windsor Island. We paid the extra fee for the pool to be heated and found the condenser a solid block of ice the day after we checked in. We alerted them of the issue and followed up daily on when it would be fixed and no one ever showed up. With 4 small kids the pool was useless and the hot tub would only get Luke warm. I requested a refund of the service and tried to give them the benefit of the doubt to rectify the situation before leaving the review on AirBnB and they conveniently waiting until after the review window expired before they let me know they would not refund me. It's unreal that a company this large can't pay back for a service that was paid for and not given. It pained me to find multiple reviews after the fact on different websites stating the same issue and none of the AirBnB reviews eluded to this. The house itself was beautiful. The kids were elated to have themed rooms and a game room. There was tons of space for the 12 people we had staying. There were not nearly enough towels for all of us and zero pool towels (we had to buy from Walmart) and the garbage instructions had us scratching our heads the entire time. What was listed in the directions was not how the garbage was getting picked up and by the end of the week we just threw our hands up about it. The club house was awesome, warm pool, great food and the service there was amazing. The drinks can get pricey when you spend the day but worth it if you get the souvenir cup. All in all we had an amazing time and would love to stay in that resort again but Nova has ruined our experience with renting from large companies- we will stick to the mom and pops who care about their guests.

My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

Since I moved in,…read morethere were some issues with a few things which I took pictures of and emailed right away so that I wouldn't be charged. The refrigerator since I moved in has leaked constantly. We were told that it was just "defrosting itself" but I've lived in different places with different types of refrigerators that never leaked enough to accumulate under the bottom bins and eventually leak unto the floor! We eventually gave up and just kept a plastic container to collect the water and empty it out when it filled. Another time we left for vacation and I asked a friend to stop by to wait on a package that was going to arrive. He did end up bringing his dog with him to wait on it although no pets were allowed. I didn't think anything of it since he was just there until the package arrived. He wasn't staying the night or anything. Well while he was there, the neighbor above us had an issue with his washing machine and water leaked through the vents and into the master bedroom bathroom! Thankfully he was there when it happened and grabbed towels and buckets to collect the water and run upstairs to notify them. He called me immediately and I notified Park Ave Management. He stayed the night to make sure no more water leaked since it would have damaged the floors and carpet. I told Park Ave Management that they may want to send someone to check on it, and since I told them my friend was there and had a dog incase the maintenance guy came he could be aware of the dog, they charged me for 2 days penalty for having a dog there!!! Are you serious? I know they don't allow dogs but I was honest about him being there and he wasn't going to stay the night originally. Only stayed to protect the floors and make sure no more water leaked! They didn't even thank us for that! They never even sent anyone at all to make sure no damage was done or mold accumulated! Only cared about a dog being there and they just had to charge me! Another time the AC started leaking and water was leaking onto the hallway wooden floors. I notified them and they said they would have someone check on it. Weeks went by, the leaking kept getting worse. I never complained, only kept emailing Ashley informing her that it was leaking more and more. We had to keep plastic containers to accumulate the water and eventually we were emptying them daily. Water started leaking into my son's bedroom closet on his carpet. He has a history of asthma and I was afraid of mold. The wall below the AC was bubbling up and the wooden floors in the hallway also had water soaked underneath. After about 2 months or more they finally sent someone to check the AC. They ended up having to replace the AC unit, and replace the floors! I sometimes wonder if the owner even knows anything that goes on since we can't have any contact with them. I'm sure all that damage could have been prevented if they would have taken care of it as soon as I reported it. I saved all the emails and screenshots of all the Maintanence requests I sent. So when I moved out, I cleaned that apartment and even took pictures. My mom cleans houses for a living so I know we did an excellent job. They kept almost all of my deposit! Charged me for a cleaning fee! Don't understand what all was left to clean! I cleaned bathrooms, refrigerator, oven.....EVERYTHING! They charged me for 3 blinds that cost about $25-30 each but charged me almost $200. They charged me for 2 closet doors even though I had sent a maintenance request to have them fixed when 1 almost fell on me and the other one fell on my daughter's tv and broke it! We never charged them for that damage either. But they never fixed the closets and then want to charge me for it? They also charged me to replace some ceiling light covers even though we left them there in perfect shape, we just didn't know how to put them back on when we replaced light bulbs! Ridiculous, unprofessional and crooks. They just want to charge you for everything but not be held responsible for anything. I was going to get a lawyer to fight my deposit but couldn't afford it since I had to move and pay moving fees, new deposit and other things! I was a great tenant, took excellent care of the apartment and NEVER paid my rent late! But that doesn't matter to them. I was going to renew after 2 years but glad I didn't. I hope the owners using this company think twice about using them. They should get feedback on the actual tenants.

    Rented a home through Park Ave Property Management from March 2020-March 2021. Repairs like siding…read morefalling off in wind storms, furnace and water heater would take longer than it should have. Communication is lacking. The owner of the home decided to sell the home we were in, buyer would have to uphold out lease until the end. Which in turn made us need to find a new place. We needed documentation from them that we paid on time each month in order to get a loan to buy our own home. Called many times to reach Ashley (the one who we were in contact with when doing the application and touring and other random updates she would send us) and secretary stated Ashley was only available by email. Emailed her many times, our loan officer emailed many times as well, with either no response back or one response a week at best. Charged us for silly things and took out of our security deposit such as "buying and installing blind in front bedroom", when all the front bedrooms had blinds when we moved in and we had bought and installed a blind in the bedroom in the basement that we left. The back bedroom had no blind when we moved in, we just put up a tension rod for a curtain because we did not want to make holes in the wall if we didn't need to (it was the back of the house, no one was going to see in with a curtain). 4 different charges and deductions from our security deposit for not providing a forwarding address to the company. However, we filed our forwarding addresses to the post office and were not told we needed to let them know as well. There is no place on the rental portal to place a forwarding address. Why would someone send the security deposit to the place where we just moved out of a month before? We had emailed and made sure they knew we were out when we had been completely moved out, prior to them mailing the first security deposit. With no response. They only email/find a way to communicate when it was for their benefit. We had bought a home with a month overlap of our rental lease. Someone visited the home and noticed we had "vacated", even though we still had many belongings there and all utilities were still on, and we got backlash through text (first time anyone communicated to us over text, seemed like a maintenance man being the middle man) for not notifying them of our vacating (even though we were not moved out). . All of January and February, we had no say on when people would come look at the home. At times we were unable to leave due to working from home, having online classes during the scheduled times. One of us works swing shifts and they would schedule showings every other hour many days, and did not care to group them together or try to accommodate not showing on certain days to allow the person to sleep to prepare for/recover from night shifts. We were great, clean, and quiet tenants who never caused any damage or harm to the property. Our neighbors loved us, said we were "the best neighbors in the 27 years of living in the neighborhood" and were sad to see us go. So to be treated as poorly and unfairly as we were treated at the end of our lease and being charged for ridiculous things, or not being notified when they felt something needed done (they'd just charge and we'd end up seeing it a month later on a statement) we found pretty ridiculous. Communication was only done when it was in their favor (like the maintenence man texting us, and being unprofessional in his language). Definitely will find any single thing they can to get as much money as possible, even when it's not the fault of tenant (like the window blind example).

    STAY AWAY FROM THIS "COMPANY"! 1 Star Review it's too generous…read more They are heartless human beings who do not care about anything else other than closing a deal, their true colors come out very quickly, they are despiteful, cruel, superficial, unprofessional, I could just go on and on. We signed a lease with them on 2020, we renewed it on 2021 and was supposed to end it on October 2022, turns out the owner sold the apartment and terminated the lease early, they gave little notice about it, just a phone call and they turned our life upside down in less than 24 hours, they started a 60 day mark right away, given the current situation in the country where every property is really expensive we didn't have any place to go, we were not prepared for this, all that we asked for was to have our security deposit back and Megan told us they were going to proceed as a regular move out, if they saw defects or damage they were still going to take money out, not only they left us homeless, they couldn't even have a little human decency to at least let us keep at least part of the amount. I just wish I could post the conversations we have exchanged so people could see them for what they are, they treat you like you are a piece of garbage and are incapable of sympathizing with any situation, they even told us we could leave early if we wanted to like we didn't repeat countless of times that "WE DIDN'T HAVE ANYWHERE ELSE TO GO!", they offered us another apartment with a higher rent where we had to pay all entry fees and deposits, all over again, as if they didn't force us out in the first place. They just wanted to get us out of the apartment as soon as possible so they could start charging more to whoever is next. I get it, business is business, but you would expect that at least they treat you with some respect. That doesn't end up there, for the weeks to come, Megan or Debi Meyer would send us emails asking if we found something, if we wanted to go out earlier, repeatedly. Toward the last few weeks we spent there, Debi Meyer said they had to go in and make an "inspection", that same afternoon she sent us pictures she took all over the apartment, our bed, our bathroom, the kitchen, pictures with all our stuff in it saying where is the bed that was here when you moved in? Where's the TV? The couch? Where's this? Where's that??? First, everything she asked for was there, second, she wasn't even in the picture when we moved in so what the hell does she know? I'm never met a landlord that made an inspection prior the renters moving out, and I'm talking this was over a month before the move out date. She didn't even give us a chance to fix whatever was wrong. The amount of disrespect coming for them is unmatched, we ended up moving month earlier because we simply couldn't deal with this harassment and disrespect anymore, we still didn't have nowhere to go so we had to temporarily move in with a relative. Of course, they took until the last cent of the security deposit, we left the house as it was, I can tell you that everything they had to "fix" wasn't worth the full amount, but once again they took advantage of that, we just really wanted to be done with them. I really hope no one else go through a similar experience because of them, save yourself the trouble. Funny note, I ended the electricity service the same date we moved out, Debi Meyer said that she thought that we would keep it on "out of courtesy"...the audacity...after everything her and her company made us go through THEY are asking for courtesy? Give me a break..

Not overly friendly, not rude either. I would recommend them. Be warned, if your credit is less than perfect they ask for a 2 month deposit. Be prepared before you pay the application fee. The people there are very friendly and compassionate. If you have a chance to meet Debi Meyer, she is a fantastic person.

As you pull into this large gated community you are met with lovely dolphin water fountains and 24/7 on site security. Once you pass through a security you see the fountain which is the center point for a roundabout. The forsr exit leads you into houses the second exit into soem condos and more homes which are further down the road. The 3rd exit will take you into the welcome center. The welcome center is where I assume condo renters check in but it also where you get your badge for the severity gate. In that welcome center is a fitness area, free on site putt putt course, an outdoor swimming pool and access to the first of 3 neighborhood playgrounds. Across the street was a small, simple and nice email as use land resort walking trail. We stayed in a house called stitch magic in the back of the neighborhood a few miles from the welcome center so we didn't spend hardly any time there. Although on one visit we noticed the pool Area had a live dj and a pretty busy tiki bar. The free putt putt course and walking trails were a nice and fun touch. Our house we rented was very large and very clean and well maintained. You walk in and imemditly to the left is one of the queen sized bedrooms. To the right was a bathroom, wall in laundry and entrance to the garage. The garage was turned into a game room and features a ping on my table, dart board and other gaming options. Walking back inside and continuing on to the left Last the first bedroom was a dining area off the kitchen with a large table. Off that room was a full Kitchen and another small dining area and table. If you. I've on past the kitchen you walk into a large open living room With nice couches and a large tv. Off that room was access to the main level master bedroom with a king sized bed and personal bathroom. Also off the living room was a set of stairs that takes you up to 3 more bedrooms and 2 more bathrooms. The bedroll Immediately to the right features two kids beds decked with Pixar deformations. The room next to that was a Disney princess themed room with a queen sized bed. Back out in the hall way the room next to the princess room was another full bathroom. Next to that bathroom was another bedroom with a queen sized bedroom that also boasted its own personal full bathrom. Downstairs off the kitchen dining room And master bedroom you had sliding doors that take you into your own personal covered pool that was a nice size and featured some on site water inflatables. Overall we had an amazing stay here with the house we rented called "Stitch magic". Very large and clean. Very close to the ESPN WideWorld of Sports where my daughter was cheering and very close to Disney parks and all kinds of good dining options. The resort had really cool And nice on site amenities. My older daughters enjoyed walking to the nearby on-site playground as the one here was more secluded and not very busy. So something enjoyable for everyone while boasting good comfort as well.

Surprisingly enough I was very disappointed , the house smell like mildew, the carport clearly NOT clean. And one of the sinks in the upstairs bathroom backs up with black particles. The security lock to the pool area is hanging off from the wall. I've added the pictures to this email. I've contact property manager to fix the sink of course I got a voicemail. I had to cover the furniture to sit down because it's NASTY!!!! I was waiting to send response and photos at the end of my stay. However my family and I are disappointed. I'm sure as we continue our week. I will be updating the home website with my pictures and reviews. I would hate for ANYONE else to be in the position. To my surprise I couldn't add my review to their website. And when I checked a few weeks later the owner updated the website site with a great review during the dates that I stayed at the property. False advertising!!!!
