Number one issue here is the cleanliness. This place has insane management turnover and issues are…read morenever addressed. You will have roaches and fleas inside your apartment within one month of moving in. Every neighbor I have talked to has gotten fleas from the common areas and the abundance of dogs. Roaches constantly roam the halls and I have had 4 inside my bathroom. Dog waste is not picked up by the majority of residents, and the waste receptacles are few and far between. The smell of marijuana permeates the hallways. Neighbors are loud, and the apartments are not well built. I have had doors break inside my apartment and they still have not been properly fixed. Mold is also an issue, as there is not proper ventilation. Much of my wardrobe was ruined by mold. Amenities are constantly closed. Spa has been closed for more than 30 of the days I have lived here. Elevators go out of service. Concierge isn't 24 hours and they go home often, preventing you from picking up mail. Office staff is rude. Concierge expects tips for giving you your package. I cannot say this strongly enough, AVOID THIS PLACE.

This has been going on for more than eight months, and I have had to live with the constant smell of feces and urine every single day. Management also claimed that lightning struck the property and caused the elevator to break down. We were told that replacement parts would take three weeks to arrive before repairs could be completed. Despite numerous complaints from residents, nothing has improved. Who is going to compensate the residents for the loss of basic living conditions and the disregard for our rights? For the amount of rent we pay, this situation is completely unacceptable.

They could not provide any invoices or proper evidence. I was extremely careful during my tenancy and documented everything with photos when I moved in, anticipating that this "luxury" apartment might try to make up reasons to keep my deposit. If they want to find something, they always will. 3、Pest issues - there were many large cockroaches and ants in the apartment. I submitted requests for cleaning and pest control, but these were ignored. Customer service is non-existent. Their attitude is basically: "Contact whoever you want, file complaints if you like--we don't care." Overall, very disappointing experience and I would not recommend this property.

I should have known from day one when our move-in process was delayed (thanks to the office staff) that this place was a major red flag. (Context: My husband and I did everything required of us, got our approval for move-in, and our move-in date was confirmed. Long story short, we never received correspondence from them even after trying to contact them multiple times. We showed up on our CONFIRMED move-in day and were told our application hadn't been approved - even though we had emails stating that it was. My husband had to sit in the office doing paperwork for 2 hours while our moving truck just sat outside, costing us an additional $300+. Oh, how I wish we hadn't gotten approved. But as you'll read below, this company clearly doesn't reject anyone). Here are just a FEW issues with this place: 1). We decided to move to this complex to be closer to our jobs. It was more expensive than our previous place in Mount Dora, but we didn't mind, considering we'd be paying less in gas and have a bigger place (with a garage AND in a gated community - both necessities considering the area). Well, the gates have NEVER worked since we moved in - and based on other reviews, haven't worked for the past TWO YEARS. We were told they were fixed and would be in use after July 4th (to allow residents enough time to get their fobs, by request of "upper management"). Guess what? The gates are still open. Don't classify yourself as a "gated community" when they haven't been in use for YEARS. This leads to the next issue... 2). The number of people loitering around here is astounding, but not surprising considering the fact that the gates are never closed - allowing any and all foolery to just waltz their way into the neighborhood. Incredibly unsafe and disturbing environment. Thank goodness we installed a video security system so we have proof of just how often people stand outside our apartment/cars slow down (and even stop) in front of it in the middle of the night. Security patrols of the complex have barely increased, and of course never seem to be around during suspicious activity. Additionally, "quiet hours" (described in the lease) are nonexistent here. Our surrounding neighbors yell outside WEEKLY in the middle of the night. We have another neighbor who stands outside talking (yelling) on the phone multiple times a week, sometimes as late as 3 a.m. Cars and trucks with loud engines roll through at all hours. Does management do anything about the noise? No. 3). THE BUGS. The pictures I attached say it all. We have found bugs (dead and alive) inside on a daily basis. My husband and I take pride in keeping our space clean - we don't leave food out, always clean/sanitize areas, etc. -- there is NO WAY this number of bugs (or any, for that matter) should be getting in. We have had pest control come multiple times to no avail. We have had FIVE lizards make their way inside in a span of three months. These are truly disgusting, unlivable conditions. My husband has complained about all of these issues multiple times, and nothing has changed. We know nothing will be done and are counting the days until our lease is up (as they will probably try to charge us an exorbitant amount of money if we attempt to get out of our lease). Expecting the typical "we apologize," "reach out to our regional manager," "our top priority" non-responsive response. News flash: Apologies don't solve problems. Actions speak louder than words. Property and company staff: Do better. Bottom line: Do yourself a favor and STAY FAR AWAY from this place. Your wallet and well-being will thank you.
