    Very slow to process paperwork and updates. Some listings are out of date on service.

After the initial purchase of our house 8 years ago, there was no question as to who we would turn to to manage the sale of the property. Eight years ago, the market was CRAZY with houses lasting only hours and going for outrageous amounts over asking. My husband and I came from So California (thus understanding the market) with the goal of finding a house that weekend. We actually DID find a house that checked all of the boxes. I said- Trish, make this happen. With a carefully crafted offer (not outrageous over asking) she landed the deal. Trish remained in contact over the 8 years with referrals for painters, flooring, and contractors. Now selling in a flat market, again, Trish to the rescue with strategies that landed us EIGHT offers within the first few days. She prepared spreadsheets and walked us through everything. I will not only miss Trish as an agent but feel I moved out of state from a friend. She is attentive, responsive and most importantly very transparent with all aspects of the options with the purchasing as well as sale of a property. We felt supported at all times. I cannot recommend Trish and her dedicated team enough.

    SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

    Lynly Callaway is an unenergetic realtor. I met her twice in person and spoke once on the phone…read moreover 2 months. Her idea of keeping you informed is an email tallying likes from Zillow. Took 1-2 days to respond to your email or text. Sat on emails. Her resumé was so "padded", she sold her self as a Purple Hybrid Premier bed when in actuality she is just an eggcrate foam mattress topper. Never available. Out of town every weekend. Everytime I wanted to do an open house. My house was on the market for 8 -1/2 weeks. 8 weekends, she did 2 open houses after begging. That left 6 weekends & 40 weekdays without an open house. She seems to be OCD,  strictly adheres to HER routine, no deviation. I wanted to put my house on the market on May 1, Sunday but it had to be Friday for her. She gave me her list of how she does things Monday - Friday and then lists the house on Friday. I said changed the day to May 6 then. She said no, it was Mother's Day weekend. May 13 then. So, I waited the 2 weeks unknowingly the market was changing. And she's the expert? She said not to hold an open house because of nosy neighbors. "You don't want that traffic through your house." She said it'd be ideal I left for the weekend because it  would be busy with buyers. $500 hotel bill later, 2 people came. And she's the expert? Some of her endless list of excuses and unreliable, unavailable from her texts/emails: "I am actually currently out of town until Friday." "My SINCEREST apologies for taking so long to get my market analysis to you." "I apologies for the delay in getting this to you." "The photographer forgot she had an appt at 2:30, so she asked if she could do our shoot at 9am." "I can find another broker from my office, are you ok with having an open house today/Sunday (say from 2-4p)? I will be heading back in to town, so I won't be available myself." "Just wanted to let you know that I wasn't able to find anyone with availability today for an open house." "I tried and tried to find someone to hold an open house - even offered to pay double - but had no luck! ??" "I will actually be out of town again this weekend for the Fourth of July. I will REALLY try to find someone to hold an open house." "Can I try to find another broker to do the open house for me tomorrow at your place?" "I'm willing to pay whatever it will cost to get someone to cover it for me, as I feel awful about this!!" "I have a broker from our Windermere Bellevue West office  lined up for the open house tomorrow, if you are ok with that?" "I would prefer to have someone else cover, but if you really want me to do it, I will." "Never mind. I will do the open house." "I didn't have a chance to print new ones before the open house." "I actually meant to bring some new ones." "There's a big "3rd of July" celebration where we are tonight, but I will try to be in contact." "Now I have to show a house in Sammamish at noon on Thursday. So is it ok to swing by on Friday"...instead. "I'm heading out of town today, back late Thursday evening."(For one week) When I asked her why no traffic, because my house should have sold within the first week her reply, "I think the market is speaking to us - and we might need to listen, if you want to sell. We have done what we can to get it sold. That's what "chasing down the market" means...not reducing the price enough - quickly enough - to meet what the market is telling us."  And she's the expert? She said she listed the house too high in the beginning. And she's the expert? She blatantly violated my contract, gave the buyer the keys, they entered my house prior to our contract take possession time and prior to me receiving proceeds from the sale. When I asked her about violating my contract her last text to me, "Had you have communicated to me at some point earlier today about your intentions, we would not be having this issue." I texted her, "My contract was clear on my intentions. My contract read, possession at 9pm." Not another peep from her. She took her commission and ran. And she's the expert? Hahahaha.
