    Joshua Piatt and HIS FAMILY arrived at my home to provide an inspection for the buyer of my…read moreproperty. We were the sellers. He is not local to Coos Bay and does not have local experience. He drove down from the Portland area. He was to provide the inspection with the buyer's Agent, who arrived 45 minutes later. When I asked that his family please wait in the car or drive into town to wait for him to complete his paid work, it set the stage for the inspection. Joshua inspected the home . He misidentified the exhaust vents of the gas range identifying them as a downdraft vent. He then indicated a vent is required by code for the gas range - which for this build, it was not. Code applicable to a home is for the year it was built - not the date he inspects it. He used to work for an electrician, so therefore he is an expert in electrical - he is not a licensed electrician - he used to work for one. He called out various items for correction that did not require work. We had just completed a kitchen remodel with a licensed contractor and a local licensed electrician. All the work was completed properly. Joshua was paid to complete a radon test. He had difficulty setting up his testing equipment in a room he nearly didn't inspect as he overlooked the location. It was behind a barn door. He hadn't prepared his phone with the appropriate software to run the equipment. He spent a bit of time trying to set up this equipment. The radon test is not even an appropriate test for coastal Oregon. But he sold it to the buyer, so he attempted to complete it. The equipment must sit untouched for 24 hours. It was inconvenient for him to return to collect his expensive equipment (due to his long distance location to this property) so he sent office staff. She arrived to collect it and had to call into the office indicating the test hadn't worked. Joshua blamed it on us; that we had moved his equipment after he left, which we didn't. I highly DON'T recommend Joshua Piatt dba Precise Property Inspection. He is unprofessional (brought family), unqualified (called out items incorrectly) and he cost me money to defend what was correct. He includes a disclaimer in his report that he must be notified within 5 business days of anything incorrect. The poor buyer would not know as they weren't there. I knew, but wasn't his client. Check Better Business Bureau - he is not accredited.

After inspecting everything,…read morehe took his time walking me through and around the property, explaining what he found, giving his professional opinions and advice when asked, and answering all my questions. I never felt rushed - he always made sure I was satisfied with his explanation before moving on to the next area A few days later I got the report by email, along with a link to hundreds and hundreds of photos he'd taken throughout his inspection. These photos can be accessed anytime, forever. The report itself was full of annotated color photos and thorough descriptive text of every possible topic. This was no "fill in the blank" generic home inspection form - it was a long and very detailed description of my house. He even color-coded text in red, yellow, or green to highlight issues that needed to be addressed, and how important or urgent they were. Josh seemed very knowledgeable about all aspects of construction, but also about practical matters like what lenders would be focusing on. His wife who runs the office was also very friendly and helpful, and they were both very quick to return calls and emails. The inspection (in 2000) cost $400, and instantly paid for itself when the sellers knocked $5000 off their price based on Josh's photos of the roof. Highly recommend these guys!

Tod had the most flexible schedule and competitive rates - it was a no brainer that we should go with him. On the day of the inspection we arrived early for the appointment and he was already there! He was very prepared and ready to start immediately. The inspection took about 3 hours for our 1600 sqft home. He let us tag along so we could learn more about the home and ask questions. We really appreciated his candor. He delivered news in an unbiased manner - even less good news was easy to take. He was super thorough and even went back to double check on things. Reports are normally delivered on the next business day, but since it was a Friday and we were eager to get the report sooner he got us the report in less than 24 hours. The report was AMAZING. He had photographs of all the critical issues and explained the issue. Our report was 34 pages long - which was much bigger than I was expecting (in a good way). Without question I would use SightLine Inspections again. I would highly recommend him.

    As a homebuyer, I feel that the seller who used this company for an inspection and report was…read moreseverely mislead. Pertinent information regarding their home was not included in their inspection report. Had we, the buyers, based our purchase on the seller's inspection report, we would have been ready and willing to buy the house with the understanding that we would have needed to put about $5,000 - $10,000 of work into the home. Based on our separate buyer's inspection, we likely would have needed to have significant repairs to the foundation, starting at $20,000 in addition the previous range. In addition to these repairs, the foundation repair would potentially cause other issues with the floor, drywall, and windows, expenses that would be nearly impossible to predict or budget for. This was downplayed on the seller's inspection report, as if age of a home has no factor upon future ramifications. There were numerous other issues such as exposed wires, window repairs and gutter repairs that were not identified at all on the seller's inspection report. It is one thing to instill a sense that home issues may not require immediate attention and can ultimately be resolved with quality repairs and sufficient funds. It is another thing to dismiss information in regard to the health, safety, and salability of what is many people's largest lifetime investment. We were fortunate enough to have a buyer's agent and inspector that provided us with a much more comprehensive report and were willing to tell us that this home would have been a significant financial burden. I worry that the sellers have not been provided with similar clarity while working hard to sell their home.

I had several questions about photos and comments he made, and I needed ten minutes of his time to discuss the report. Three messages and an email were left unanswered - he refused to call me back. I even left specific questions on my voicemails that clearly needed answers. Apparently, Luke wants to exchange $800 for an emailed generic report, but will not speak to you afterwards. He does realize I'll buy another house in Eugene at some point, right?

I read the reviews & decided to go for it. I met with their inspector Teman (he's their Eugene person) & followed him around for 4 hours. He was incredibly thorough. He explained everything. What he was looking at & what it should look like. I learned so much. Every infraction was followed up with pictures & notes. That first place needed MAJOR work & I didn't purchase it. The second place I made an offer on - I knew who to call. Teman did an excellent job & I got a very thorough report. I made an offer - it was accepted - the seller made the repairs & I had Teman come out to re-inspect. I'm recommending him to all.
