    "Hammer blossoms" in brand new floor.

    Use caution and do not accept work from Dave. Problems started immediately: A chunk of plaster missing and marks on the freshly painted wall. After saying something, we paid the price. Dave sanded without doing any thing to try and contain the sawdust. It was caked in the walls and the screen the screen door which could have been left open. Our kitchen had layers of sawdust on everything including the new window blinds which could have raised. Instead of being excited to see our new floors and trim, I cried. With sawdust everywhere, nail marks in the trim that were visible from across the room, to having big gaps where the trim pieces met , we knew it was a disaster. We finally contacted Goodman's after a few days of calming down. Goodman's never reached out to us to see if we were satisfied. Not once. They scheduled a time to come to the house and asked Jesse to come. If you go with this company, wait for Jesse. He is a skilled, competent contractor. Jesse fixed a few problems immediately and planned to replace 5 boards of trim, and fix a few other things when he returned. Turns out he ended up replacing all the trim. About a half hour before we paid our bill of $7,500 for LVP, carpet, and trim we discovered "hammer blossoms" in our brand new floor. Again, we were shocked but still paid the bill (our mistake). I mentioned it to them but once again they did not reach out to investigate further. I am not at all confident about the flooring that Dave installed. I see things and shake my head. If you go with this company, use caution, don't expect any sort of customer service, and do not let Dave in your house.

    Goodman's did our flooring in 2018 & it still looks brand new! I definitely don't miss the carpet!

    I love how the flooring still looks brand new since it was installed back in 2018‼ It's easy to keep clean!

    The ceiling, a two-story wall, and most of the furniture are wood, so I wanted a hard floor that wasn't wood grain.

Told the representative at this time what we wanted and scheduled a consultation at that time. Sales representative showed up as scheduled and I explained what we wanted. I was We wanted a shade that goes from the bottom up that was motorized. Was shown pictures of various types of fabrics to select from. Confirming what we discussed when booking the consultation would be quoted. We did NOT want a bar showing on top of the arch was made clear on two confirmations. Quote was submitted to which I accepted. The installer came this past Friday and sure enough, the product had a support bar from the top down (exposed at the break of the arch). When I questioned the installer, he said there was no way to hang this on the bottom to go up. I do understand that part. I assumed the sales representative (Linsey) would have reviewed that and confirmed that you will see a support bar in the window where the arch breaks. The installer also tracked mud in from his ladder and left that for us to clean up. When I reached our salesperson Monday morning, she offered to have him come back and clean up the mud. I informed her we did it that day and not going to leave mud on our new floors. I would suggest shopping around for customer service/knowledge and commitment to making customers happy. Demand clarity from them so it's not a "I'm sorry if I miscommunicated" or had a misunderstanding. Just speaking from my experience. Won't be using this franchise of Budget Blinds in Eugene/Springfield, OR. in the future.

I was a public kindergarten teacher for 37 years. I was a union rep for my school. I worked with our university's teaching program and trained more than 30 student teachers. I have done 2 home remodels working with contractors from cement workers to finish carpenters, countertops, roofing, hardwood flooring etc. I don't have problems with contractors. I respect them. And, I am not a nut. Budget Blinds Eugene Springfield is actually bad. Save yourself time, money and aggravation. Don't even read the rest of this review! Go elsewhere. But if your mind bends towards wanting the gruesome details, here they are: I needed 4 window blinds and glass door/satellite blinds. I bought premium blinds, which means they were not the slatted plastic venetian blinds typical of Budget Blinds. The cost was just under $5000. That is 50% off. Bear in mind as you read below, these blinds should have cost $10,000! --I ordered the blinds in February and the final blind was installed in July (5 months) --Billing issues took another month. So, 6 months for 4 window and 2 door blinds. --One blind arrived not working from the beginning. I reported it. I was meant to understand that these things sometimes happen, --When the replacement blind arrived it was the wrong size. I was meant to understand that these things happen. --The workmen, however, noticed that the blind they were supposed to replace was not installed incorrectly. I pointed out another one. It was also installed incorrectly. So was a 3rd blind. Every blind except the door blinds had to be removed and reinstalled. I was meant to understand that they have trouble getting good workers --A blind arrived for another window and broke within two weeks. I was meant to just understand that, too. --My original order was not what I wanted. The original blinds were incorrect. They took those wrong blinds back. However, if you sign the paperwork you ABSOLUTELY PAY FOR WHAT YOU SIGNED FOR EVEN IF IT WASN'T WHAT YOU WANTED. --I paid $884.00 for blinds THAT I DID NOT HAVE IN MY POSSESSION and were wrong, and were not installed in my home. PLUS, they charged me for the correct blind which replaced it another $668. --I called the BBB and had them help facilitate a way we could deduct the unwanted blind cost and apply the correct blind cost. --Budget blinds completely refused to do that. After all the grief of broken blinds, bad installation, wrong replacement blinds and a 5 month delay in completion, any reputable business would have realized they did a horrible job and would have at least "comped" me the cost for the unwanted blinds --I could not keep fighting. Budget Blinds wouldn't relent. So I said, if I must pay almost $900 for blinds I don't possess, then I at least want to HAVE THE ACTUAL BLINDS!. Budget Blinds agreed to deliver the unwanted, incorrect blinds to my house. --I did get $100. taken off my final total to compensate for the bad installation of the blinds. --The math was wrong on my final invoice but I caught that too, and they corrected their error. Here is the kicker. When the Head Sales Rep, Christine, brought the blinds to my house she was rudely abrupt. "Here is your service contract. Here are your blinds." was all she said. She took my final check, turned, and went back to her car as fast as she could, No word of apology for how hard things had gone. Nothing but, give me your money. My husband and I just stood there, now finally, angry at this last insult. Now, I am sure Budget Blinds will want to respond to this review with a bunch of hooey. Please, you can learn from my mistakes. Don't trust them. Go elsewhere.

Her bid was $200 less than others so I went with her. On the day of cleaning, the owner asked me what my priorities were and I told her I wanted cabinets and cupboards cleaned so I could put things away, floors and then windows. After about 2 hours of cleaning, the owner came to me and said I've almost used up the amount quoted on the bid and they had not cleaned everything. I was a little taken aback as I thought the bid was a final amount. Nevertheless I agreed to almost $200 more so that all cabinets and cupboards would be cleaned. At the end of the day, I realized there were a total of 4 people cleaning so I thought with all that people power my new home would be ready to move in. The following day I looked around the kitchen and realized one kitchen drawer had not been cleaned as it had dried on dark liquid in the bottom. Another cabinet had dried herbs and toothpicks. I was shocked so I looked around the rest is the house. Some of the windows blinds were cleaned, others were not, even in the same room. (I had not asked for blinds to be cleaned but the inconsistency made it confusing. ) Only one room had the window sills cleaned. Because the house had been empty for a while, dead flies were present in almost every window. There didn't appear to be consistency in the cleaning so I ultimately went through the house wiping out cabinets and windows. I sent the owner this information just for feedback, hoping she would appreciate receiving this feedback to improve services. Instead, I received an email telling me her move in bids are usually much higher and there were more cabinets that needed cleaning than she originally thought. (This is a 2200 sq. foot house) So no apology or acceptance of mistakes made. Very disappointing. I wanted to support a local business and had hoped it would be more responsive to feedback. I was wrong.

    I will never rent from Emerald PM again after living in an apartment they managed for 4+ years…read more Though there are certainly some kind and helpful folks there, the company overall is bad to rent through. We had many issues with them. TLDR: Emerald allowed the building to be unsafe, dirty, and largely unmaintained, and communicated poorly with tenants. BREAK-INS: During the last year I lived there, homeless people were breaking in every day to loiter and sleep in the common areas as well as store belongings. They also did so outside the building, where they would burn campfires very close to the structure itself. This went on for months and was never addressed by management until shortly before we moved, where they promised to hire on-site security -- a promise that clearly has still not been fulfilled as I pass the building regularly, and still see encampments every time. RECURRENT FLOODING NOT FIXED: Our upstairs neighbor's pipes flooded dirty water into our apartment at least 4 (!!) times while we lived there. We were told the first time it happened that it had been happening off and on for years. This issue was never looked into or resolved beyond plumbers fixing the immediate leak. The amount of structural damage and mold that has to have been caused by this is unpleasant to think about. SKETCHY TENANTS: They did nothing about tenants engaged in dangerous illegal activity. The first year we lived there, we had drug-using neighbors who purposely left security doors open, brought in dangerous people seeking money from them, and went on to steal multiple packages and even a decoration off my front door. Later we had a man who was clearly dealing drugs, letting in sketchy people, and there were multiple times we had to call CAHOOTS due to unwell drug users in or in front of the building. BROKEN DOORS: The keyed front door and passcode-locked doors, which presumably were often allowed to sit broken for long periods. MAINTENANCE REQUESTS IGNORED: Our move-in list of requested maintenance was ignored. Almost all maintenance requests were ignored for the last half of our tenancy -- they would often be set to "technician assigned" and we would never hear back from anyone. Particularly egregious when it came to the building's roach problem. MISC COMPLAINTS: - After I informed the property manager a neighbor had been stealing from us, he told me I should just feel lucky I don't live in Portland. Absolutely insane customer service. - Common areas and parking lot were not cleaned or maintained once after our first year. Always dirty. I was embrassed to have anyone over. - No on-site manager or any kind of check-ins with management on-site, ever, except to show off when selling the building. - Rent was priced outrageously for where it was and how unsecured and poorly maintained it was.

I would also not recommend a property management company that does not know the most basic information about the properties that it is renting. I emailed Emerald Property Management three times with no response. I emailed a fourth time and informed them that I was a disabled Afghanistan veteran. At which point I received a reply with the excuse that the point person for email inquiries had been on vacation. So again, if you are a property owner, you can be rest assured that your property will sit on the market while Emerald Property Management takes vacations and ignores questions from potential renters. If you are a renter or potential renter, you can be rest assured that Emerald Property Management cannot do the most basic functions of its job, which is to answer questions of potential renters so as to rent out the property they are managing. Sounds like there isn't much property management going on at Emerald Property Management: they don't know the most basic info about the properties they are renting, they do not update the properties when they raise prices, and they cannot respond to basic questions from potential renters because they are too busy taking vacations.
