    I am one of the original owners and my opinion of Terra Bella has fluctuated over the years,…read moredepending on how crazy the crazy lady behaves (we have a few), how extreme the Board rules on issues (and I too was on the Board), how rude some people are, or how little space there is because people are hoarding unnecessary junk in their garages. But the bottom line is that as of my writing this review, all things are great in Terra Bella. We have an excellent Board of volunteers who are dedicated to keeping our association dues minimized and there has not been a massive increase since one of the more radical members left the Board, while maintaining the properties in the best shape possible. We have the most mature landscaping and our own pool within the master association of Northpark, which means that we have full access to all of Northpark amenities and our own if we want to stay close to the house. We have our own access to a locked bike path and secured mailboxes. Though more and more owners are renting out their spaces, there's a good mix of renters (and some great people too) and owners. Just one word of advice to our owners planning on renting out their units -- tell renters where the sprinkler shut off valve is at to save your property and the fines you will be assessed for damages (it's at the corner where tandem and double garages meet...under the red bell).

This system rewards loud, unfounded accusations over truth and fairness. For context, my family and I are the kind of neighbors who give freely of our time--helping others move, giving rides, and responding in emergencies. We strive to be respectful, friendly, and conscientious in every interaction. We love this community--well, we used to. Recently, the HOA has treated us not as valued members of the community, but as offenders. Costly, punitive action was taken against us based on an embellished complaint, and our attempts to share our side have been dismissed. The "neighbors" behind the complaint never reached out to address the adults in our home, but they did harass my teenage daughter. And, rather than facilitating a collaborative solution, the HOA has targeted us and stonewalled our effort to communicate. Homeowners pay dues expecting consistency, respect, and excellent service. Instead, we have experienced the opposite: a community where members are valued inconsistently and fairness is optional.

The quality of their work is fantastic, and the finished yard looks absolutely beautiful--exactly like the design photos we had hoped for. As with any large landscaping project, there were a couple of minor issues that popped up along the way, but Jake was incredibly responsive and made sure everything was taken care of very quickly without any hassle. Overall, I am extremely happy with how the yard turned out. If you're looking for a reliable team in the Irvine area that does high-quality work and stands behind it, I highly recommend Jake and Echo Family Landscaping.

    Jake and his crew completed a rather large project on our new construction home that took…read moreapproximately 10 months (pool , spa, firepit, outdoor kitchen, custom pergola, front, back and side yards, water features, landscaping, etc...etc.., but it was well worth the time and cost. We purchased a home in a new development, so we vetted many different companies to build all the features we wanted on an empty canvas (ie: dirt lot). Our budget was around $290-$360k. We got around 6 bids, which we narrowed down to 3. Out of the 3, Jake gave us the most confidence in his knowledge and eye for details. We visited some of his previous projects and were thoroughly impressed. A lot of our neighbors used competitors that were cheaper, but when we saw their completed projects, you could see a lot of corners that were cut and the shoddy quality. Some look down right terrible. The majority were unhappy with the work provided by those companies. The crews were constantly changing on the same projects (subbed out to 3rd party) and there was no post-completion support. I know that there have been lawsuits filed on some of the projects. Our home, on the otherhand, has been the highlight of our neighborhood and we have people constantly taking pictures and asking for details on Jake. Not just because of the design itself, but also because of his hardworking crew. We've been beyond happy with Jake and his team and love showing off our new outdoor space. Echo was at the top end of our budget, but the quality is A+++ and 100% worth it. He didn't cut any corners and his crew pulled 10-12 hour days, 6 days a week, for 10 months. Best thing is that Jake personally checked the quality of the work on a regular basis. If anything was off by a tiny bit, Jake redid it to make it perfect. I consider myself to be detail oriented, almost to the point of being unbearable, but I never had to worry about the work being done because of the QC by Jake. This in itself was worth it. The crew was consistently the same people and HIGHLY skilled. Some of the best work I'd seen. Ricardo was our project lead and so talented and friendly. All the team was very respectful and thoughtful. They cleaned up after every day and never blasted music or talked loudly or cursed. (Which was very important to me because my neighbor and I work from home). They were kind to my wife, kids, and neighbors as well. My parents also hired Echo to fix various issues around their yard and pool and had the same experiences we did with very proficient and highly skilled crew members that worked hard. Also, the small issues we had after completion were addressed immediately. Most contractors rarely come back after you've finished paying them, but Jake really values his clients and takes pride in making sure they're taken care of before, during, and most importantly, after the project is done. There are tons of companies out there, but nobody really does it like Echo and I HIGHLY recommend them. It's worth the investment, not just financially, but also the time and memories you will have enjoying the beautiful space and features.

Their response times to maintenance requests and overall customer service have always been excellent. After several stable years, we recently experienced a number of condo issues following the rainy season. Every issue was handled compassionately and as promptly as possible. After submitting multiple maintenance requests (right before the end of business hours), we were contacted the same day and again the following day to schedule repairs. Since then, they've arranged for construction workers to repair a leak in the staircase ceiling, ant control services, a termite inspection for worn wood in our garage, and are currently scheduling the replacement of an outdated dishwasher with a brand-new one. Not only that, but every contractor they've sent for repairs in our condo have been very considerate and professional. When working on our roof, the crew explained the whole process beforehand, sealed off our entire staircase, and answered questions even on their breaks (not to mention they were understanding and warm towards my very confused ESA dog). The ant/pest control worker shared he's personally sprayed the landlord's home in the past, which gave me great peace of mind knowing that AllView only hires people they trust to work on the properties they themselves habituate. The termite inspection was quick and efficient. I appreciated the worker's professionalism as I noticed he immediately covered his shoes with plastic before entering to avoid tracking in mud or chemicals, which was thorough and kind of him. The two property managers who have stood out most during my time here, Andy and Mark, have always maintained clear and consistent communication regarding concerns, scheduling, and next steps, especially now as we move forward with termite treatment in the garage and the dishwasher replacement. I'd also like to add for any prospective renters: although our unit is under rent control, the landlords have always chosen minimal increases rather than the maximum allowed at lease renewal. In other words, these are genuinely good people. If you respect and take care of their property, they will absolutely take care of you.

NOT SAFE, NOT PROFESSIONAL, AND NOT WORTH THE RISK I truly tried everything to resolve the issues I experienced with this property, but the management company refused to take responsibility for extremely serious safety problems. From the first day, my apartment had plumbing issues and a strong odor. I emailed repeatedly, but no one ever came to inspect. eventually contacted the gas company, and they found an active gas leak coming from the stove--a stove owned and maintained by the complex. I had been unknowingly exposed for weeks. The storage area directly beneath my anartmant apartment was packed floor-to-ceiling with hazardous chemicals, paint buckets, clutter, and materials, which only worsened the smell. Even with photos and written complaints, management did nothing. (Attached pictures) Despite the uninhabitable conditions and their negligence, they kept my deposit and even sent me to collections. I filed a BBB complaint and attempted to work out a solution multiple times, but they refused to act responsibly. I'm now considering small claims court for personal injury related to the prolonged gas exposure. I also want the property owners, Linda and James Reitch, to know how poorly their management company is representing and maintaining their property. I will be forwarding all documentation to their Trustee through proper channels. To make matters worse, the application process was extremely intrusive. I have a high credit score and a stable job, yet they demanded a very high deposit AND required third-party access to my bank account. With such strict requirements before move-in, l expected much better safety, maintenance, and professionalism afterward. Based on my experience, I cannot recommend living in any property managed by this company" Daniel, I am responding with documented facts and dates. I moved in the first week of August. From the start, the bathtub had issues that worsened quickly and became unusable. I submitted a formal work order on August 30, only weeks after moving in. On September 13, I emailed and submitted a work order reporting persistent fumes/odors in the unit. No one was sent to inspect. After continued inaction, I contacted SoCalGas myself on September 25 because the odor persisted. They confirmed and repaired an active gas leak from the stove, which is owned and maintained by the property. While it was fixed the same day once SoCalGas was involved, this occurred only because I escalated it after management failed to respond. Had I not done so, I would have continued to be exposed. I was also charged for a bathroom screen that was missing at move-in. I have the original email and ticket number requesting installation. The ticket was closed without the screen ever being installed, yet your BBB response incorrectly states I owed for it. I raised safety concerns about the garage beneath my unit being used for non-residential purposes. After reporting this, tenants were informed of my complaint, which led to hostility and caused me to feel unsafe. I did not leave "simply to break a lease." I vacated due to unresolved habitability and safety issues after repeated attempts to resolve them in good faith. All of this is documented through emails, work orders, third-party findings, and video evidence. I stand by my review.

David and Ron with Assembly are two of the most dedicated managers I have met in LA. My family is no stranger to property owning; we understand "the good and the bad and the nightmares" of owning properties, HOA boards, and management companies. I had a pipe burst in my master bedroom, and David oversaw the remediation "by the book". It was timely, met the various benchmarks to avoid potential litigation, and was well within an acceptable time vs cost comparison, for the scope of work. Although I STILL currently have no ceiling in my second bedroom (due to a secondary issue/active roof leak), David and Ron are working tirelessly with my HOA Board and their requested vendors to resolve the issues as "cheaply" as possible for the Board. Timely and efficient might not be in my HOA Board's vocabulary when "cheap" is the priority, but I know that Ron and David have the heart and dedication to resolve issues in an equitable, fair, and efficient way. Thirty days and counting without a ceiling and active roof leaks might be my HOA Board member's "normal," but David and Ron manage that expectation with professionalism. David and Ron prioritize people, owners, and their overall investment from a big-picture POV, and that is what you want in a manager and management company. David and Ron are the first point of contact for a plethora of problems that arise daily for people just simply living their lives, and who need help getting back to their "normal". David and Ron's temperament puts them on par with sainthood. They are two of the best. Customer service is not lost with David and Ron. I hope they never leave Assembly or change condo assignments. They are a great asset to Assembly, and Assembly Management is fantastic.

    we just bought a property in Woodbury and found out that Keystone Pacific is the property manager…read more Before we closed escrow on the place, we identified two issues in the inspection report which needed to be addressed but were otherwise under the purview of the HOA. In other words, the seller was unable to address these two issues so we ended up closing on the place with the assumption that the HOA and the property manager would properly address these issues in a timely manner. We closed on February 23, 2026 with a 21 day escrow. That means that the HOA was informed about these issues at the beginning of February. It is now March 12 and the issues are still outstanding with very poor communication by both Sarah and Miles from the property management company. I was just told by Miles earlier today that the roofer doesn't even have time to call me back until next week because he's so busy with work. Basically, piss off until next week. Also, I was told that the company handling the weatherstripping repair on our garage door just informed them that even though they received approval on the proposal on February 26, they are just now getting around to telling us that they don't have any weatherstripping and it might take a week for it to come in. Seriously, WTH is this? I'm hoping that I'm going to update this review in the future with a better score but as of now, they're lucky it's not one star. In between the lack of response, the unanswered voicemails, and the inconsistent explanations given by the two of them which conflicted with each other, this is an utter disappointment. Unfortunately I don't have much say in picking who this property management company is but I'm not impressed.

    Faced with the daunting task of moving all of my belongings back into the family home just 6 short…read moremonths after i legged it, the prospect of dismantling furniture and carrying heavy boxes was looming large. Asking friends to help wasn't an option as I'd burnt several bridges the previous weekend by failing to attend a social event. That's when i knew i needed professional help. Naturally for an important task like this i vetted several companies but with their transparent pricing and glowing reviews, Trek Movers secured the contract. The big day arrived and at 9am sharp the moving truck rolled through the security gates at Eaves, which surprisingly were actually working that morning. Out jumped the guys, like an Eastern European swat team and after a few waivers were signed absolving them of any and all blame if they broke anything, they were straight to work. It was time for me to put my feet up and let these moving magicians do their thing but I'd barely finished my 3rd extra hot flat white at the local coffee shop when i got the text saying they were all loaded up! Back to the family home we went which luckily was free of any family members that afternoon. I directed traffic like a prime Jose Mourinho; pointing, whistling, at times chastising, but doing it all with the full respect of the team. Before i knew it we'd achieved our goal and they had unloaded and ultimately reassembled all the furniture in the rooms of my choosing. Nothing damaged. Nothing left behind. I could scarcely believe we'd done it. It was the kind of experience that almost made we want to run off again just so we could see if we could beat our time. And you know what? I think we bloody could. This is the only moving company you'll ever need.
