    I am one of the original owners and my opinion of Terra Bella has fluctuated over the years,…read moredepending on how crazy the crazy lady behaves (we have a few), how extreme the Board rules on issues (and I too was on the Board), how rude some people are, or how little space there is because people are hoarding unnecessary junk in their garages. But the bottom line is that as of my writing this review, all things are great in Terra Bella. We have an excellent Board of volunteers who are dedicated to keeping our association dues minimized and there has not been a massive increase since one of the more radical members left the Board, while maintaining the properties in the best shape possible. We have the most mature landscaping and our own pool within the master association of Northpark, which means that we have full access to all of Northpark amenities and our own if we want to stay close to the house. We have our own access to a locked bike path and secured mailboxes. Though more and more owners are renting out their spaces, there's a good mix of renters (and some great people too) and owners. Just one word of advice to our owners planning on renting out their units -- tell renters where the sprinkler shut off valve is at to save your property and the fines you will be assessed for damages (it's at the corner where tandem and double garages meet...under the red bell).

This system rewards loud, unfounded accusations over truth and fairness. For context, my family and I are the kind of neighbors who give freely of our time--helping others move, giving rides, and responding in emergencies. We strive to be respectful, friendly, and conscientious in every interaction. We love this community--well, we used to. Recently, the HOA has treated us not as valued members of the community, but as offenders. Costly, punitive action was taken against us based on an embellished complaint, and our attempts to share our side have been dismissed. The "neighbors" behind the complaint never reached out to address the adults in our home, but they did harass my teenage daughter. And, rather than facilitating a collaborative solution, the HOA has targeted us and stonewalled our effort to communicate. Homeowners pay dues expecting consistency, respect, and excellent service. Instead, we have experienced the opposite: a community where members are valued inconsistently and fairness is optional.

From beginning to end, Jake and his team were professional, efficient, and great to work with. Jake was incredibly proactive and involved throughout the entire process. He consistently followed up, met with us to select flooring samples and plants, worked within our HOA guidelines, and provided everything we needed for HOA approval. He also stayed on top of the permitting process and followed up with the city to keep everything moving. What we especially appreciated was the quality of their work and attention to detail. The crew never rushed the project just to get it done. They took the time to make sure everything was done properly while still keeping the project moving and staying on schedule. The entire crew was hardworking and very respectful of our home and space throughout the renovation, working 6 days a week. Even after the project was completed, Jake continued to be extremely responsive. We had a few minor items that needed follow-up, and he addressed them right away. We really appreciated that the same level of service and responsiveness continued even after the job was finished. We're so grateful to Jake and his team for doing such an amazing job and completing everything on time so we could enjoy our new backyard this summer. Our project included a full transformation of our backyard, courtyard, and side yard, and the results are absolutely stunning. Jake installed two custom fire pits, beautifully laid porcelain tile, and a customized louvered patio cover. He also helped with the placement of patio pots and selecting plant material, carefully considering sunlight, plant hardiness, and overall aesthetics. Everything feels perfectly balanced and thoughtfully designed. Even though I had a professional landscape design to start with, Jake suggested several updates that elevated the entire space, giving it a more modern and upscale look. He truly has an exceptional eye for detail and is resourceful at troubleshooting. His crew, Moi and Paco, were equally impressive. They were onsite every day from 7am to sunset, Monday through Saturday, and their work ethic was unmatched. Moi, in particular, stood out. He is incredibly diligent, knowledgeable, and professional. It was clear that they approached every step with care, always "measuring twice and cutting once." They took the time to think through details and identify potential issues before making any cuts, which gave me a lot of confidence in their craftsmanship. Jake's commitment to quality really sets him apart. If something wasn't perfect in his eyes, he had his team redo it even if it was solely for aesthetics like the placement of a pot. His adjustments and recommendations made the final result even better. This wasn't only about getting the job done quickly, it was definitely about getting it done right.     This HOA management company demonstrated an unacceptable level of unprofessionalism during a recent…read moremaintenance issue involving my tenant's balcony railing. My tenant received less than 12 hours' notice, delivered as nothing more than a handwritten note left the night before -- no official communication, no timeline, and no clarification about whether anyone intended to enter her unit. As a landlord, I am legally required to provide proper written notice before anyone enters or disrupts a tenant's home. Instead of acknowledging this basic legal reality, the HOA responded to my request for clarification with a passive-aggressive message implying that I should be "more compliant" and "grateful." To be clear: I did not object to the maintenance. I objected to the complete lack of proper notice. I objected to being expected to guess whether interior access was required. I objected to being lectured for asking for the information I am legally obligated to provide. A competent management company should understand notice requirements, communicate clearly, and provide accurate information so owners can comply with the law. Instead, this company chose to deflect responsibility and blame the homeowner for their own failure to follow basic procedure. If you expect professionalism, transparency, or even the bare minimum of organized communication, this is not the management company you want overseeing your community. I have had nothing but problems with this group since they signed on. I just got done fighting late charges because their accounting system couldn't seem to process my payment on time and now I have unprofessional maintenance emails being sent to me. Avoid.
