I generally don't use Yelp for that purpose but on a whim, I opted to check out the reviews. I found several who looked promising and contacted all three. Through telephone/email interviews I narrowed my choice to Joanne. So glad that I did as we only had 2 days to find a house and Joanne and William worked tirelessly the entire weekend. In fact, it was a game day on Saturday and that's a big deal in Texas, but they chose to still work with us. They showed us properties in north, south and central as my sister wasn't familiar with the area and wanted to review all options. It was a successful weekend as she bought a house and even secured a short closing just before the Thanksgiving holiday. Being a realtor I am picky myself, so rest assured you will be in competant hands with the Violet Crown Realty team.

We worked very regularly with her on ALL of our concerns with the condo/ maintenance requests throughout the entire 2.5 years as renters of the property (we only worked with the owners on a limited basis to send rent payments) and have the emails to validate this relationship. But nonetheless, it's good to see that this is something they will take seriously and hopefully things change for the better. BEWARE!!!!!!!! PLEASE READ IF YOU PLAN TO RENT FROM OWNERS THAT ARE USING VIOLET CROWN AS THEIR PROPERTY MANAGERS. I worked with JoAnne as the Property Manager for the condo that I was leasing for the past 2.5 years and it was an up and down journey. Sometimes she was really kind (for example, she put together my coffee table and lowered rent for us on behalf of the owners one of the years that we were re-signing as an incentive for us to stay) and other times she would be insensitive (she once yelled at me on the phone because she was having a bad day while I tried to calmly sort out some requests we had for the condo and my roommate recorded this conversation; we were appalled). In addition, she sent passive aggressive emails and we had to do the best we could to bite our tongues. In the words of Maya Angelou - "I've learned that people will forget what you said, people will forget what you did, but people will never forget how you made them feel." I will never forget how JoAnne made me feel. It was not as pleasant of an experience as I had hoped it would have been but there is a silver lining in all of this...my roommates and I got almost our entire security deposit back. I hope this info will help some of you (renters especially) as you consider renting from owners that have Violet Crown Realty as their property managers.

Reed and Regina took their time to understand what we wanted, and then went above and beyond. Checking water pressure, looking for signs of water damage, looking at the AC and laundry units? All par of the course. Throughout the entire process, both would offer us their unfiltered opinions and help us see things we weren't even looking for. He was professional while laid back and has a passion for what he does. We have referred everyone to him we possibly can. My wifend I built a home and ended up having issues with our builder. We started working with Reed in March of 2012 and closed September 2014. My wife and I built a home and ended up having issues with our builder. Reed worked tirelessly on contracts, helped us pick out finish outs to stay in budget, helped us work with financing and basically just held our hands through the whole thing. If we had a question, we received a response that was thorough and prompt. He had patience and focus and that is the only reason we ever got in our home. One of the most impressive moments was when we randomly came to the build and found Reed in the tree well digging out dirt with a pick axe and shovel so we could meet the tree inspection deadline. The builder was dragging his feet and Reed decided he could get it done. It was August and miserable and he was moving bucketloads of dirt out so we could close. We will always count Reed a friend and can't thank him enough for his help. Reed is a rockstar and if you are a friend of mine, chances are I have told you that already. Reed and Regina just recently helped my wife's mother get a home and had a wonderful experience. They have been there every step and have helped make the experience enjoyable.

He was always prompt, and transparent in his communications, which seems to be a rare trait to find these days. Eventually, when we decided to sell the property, we entrusted Gary to not only get a good offer for the house, but to also take care of the various maintenance issues prior to listing. Gary exceeded our expectations on every metric! We were able to go through the whole process remotely, and Gary made sure everything was as smooth as possible for us. I have never in my 20+ years of renting come across such bad business practices…read more I reached out to Mission South via an online listing from Zillow. The returning contact was Vito Raymond with Metro 512 Realty a.k.a. 512Living a.k.a. The 512 Group. Vito met me onsite at Mission South to show me apartment 112. When I arrived he said that unit had been leased but he could show me 109. Unit 109 left much to be desired. You could tell they were working on it, but you could also see the unit suffered years of maintenance neglect. Still sensing my hesitation, Vito called me back to come look at a finished unit at Mission South the next morning. This unit looked good, but sadly it was on the second floor. Due to a current disability, I need to be in a first floor unit or have access to an elevator for upper floor unit occupation. I asked Vito if some basic updates could be made to the 109 unit before I applied & he said that my list items were already on their list to take care of. I informed him that I was not available for any move-in until at least March 13, due to my being out of the country. I don't think that message hit home with anyone, because as I was out of town, the pressuring messages started flooding in. Multiple texts from Vito to which I replied that I was still abroad. I asked if I could see the unit before signing the lease & if it didn't work, for whatever reason, if I could get my security deposit back. His reply was "Yes that can happen as long as you don't sign the lease first. So pay the deposit and tell Loren our property manager that you want to see the apartment before signing the lease". The very next day I got an email from 512Living - Mission South's assistant manager Marisa Garcia. "The security deposit and admin fee payments are missing in order to hold the unit & send the lease.", she explained. In fear of not having a place to live when I got back to Austin, I reluctantly paid the admin fee & the security deposit via an online portal on March 8th. my mistake was assuming Vito had spoken to them about my being abroad & about my request for the deposit refund. Friday 3/15/24, I texted Vito that the unit wasn't right for me and that I wasn't going to make our meeting or sign the 12 month lease with Mission South. He wished me luck & asked me to reach out to Loren, the manager for Mission South & employee of 512Living to get my security deposit refund. I called & left a message with the admin on shift. Later that day I got an email from Loren reading ..... "Mary- I've attached a copy of the application for your records. Your application was received on 02/26 & approved on 02/28 when your guarantors application was submitted. The deposit was paid on the 8th, & the lease was sent the same day- the unit had been held since the 8th. On page 6 of the application, it states in paragraph 3 & 6 that we may keep the application deposit as liquidated damages if you don't sign the lease or withdraw your application. I know Vito mentioned you weren't ready to commit to a long term lease. I can ask the owner if they would consider a shorter term lease if you would like; let me know and I can reach out to the owner. If you have any questions in regards to this, please let me know. -Loren" Notice that in the email above Loren improperly refers to my security deposit as an application deposit. I paid a security deposit, as referred to in the application. I did not ask for a 6 month lease that she attempted to have prepared for me. I explained to her that Vito mentioned that the security deposit was refundable if I didn't sign the lease & asked her to have the owner call me. After two days of no reply I followed up with an email explaining that I am not interested in signing a lease & that I do not feel comfortable doing business with a company that allows misrepresentation of terms from an agent regarding the refund-ability of security deposits. I also asked them to send an itemized & dated list of any liquidated damages suspected to be associated with this transaction. I still have not received this. Loren replied "although the application specifies that we can retain the application deposit as liquidated damages in case of withdrawal or failure to sign the lease, the owner has agreed to refund half of your application deposit, totaling $537.50." Again incorrectly referring to the security deposit as an application deposit. There are no defined terms for clear understanding. They change the deposit term to suit their needs. This is absolutely poor real estate practices & every realtor I have spoken to says they are operating incorrectly by Texas law. Even Vito texted confirmation that he "did say the security deposit was refundable and that has always been their policy". I took the partial refund, but I am still waiting on the receipt for damages. They are now past 30 days as required by law in the state of Texas to produce this. I am still working to get the rest of my money. BUYER BEWARE!

Avoid Tower Realty at all costs. I lived at 2300 Leon St., and from the day we moved in, it was a…read moredisaster. Painters were still in our unit, and Anna (the manager) blamed the contractor. That was the beginning of a constant blame game. We were told we had assigned parking spots--turned out to be false. I almost got towed, had issues with neighbors because of the confusion, and then my roommate did get towed--despite our info being on file and towing being "manager call-in only." They denied calling, then blamed the towing company. Then the floods started. Our ceiling literally poured water into the kitchen during rainstorms. This happened multiple times. One time it flooded so badly my bed was destroyed, the kitchen floor was covered, pantry soaked, and black mold grew in my closet. My carpet stayed wet for days. Emergency maintenance? Useless. Calls went straight to voicemail or were ignored. We begged for help, called dozens of times, left voicemails, and got no response. Even Tower staff admitted they couldn't reach Anna. We never got dehumidifiers or proper fans. One time they dropped off a fan and never picked it up. We had to fight for every basic response, and were left living in a wet, moldy apartment. Tower constantly blamed HOA and barely communicated. After the final flood, we broke our lease. And then--surprise--they suddenly sent maintenance to fix the issue after we moved out. If you ever have an emergency, don't expect help. Tower Realty's "support" is nonexistent. Their team lies, dodges responsibility, and makes you chase them. Save yourself the nightmare. Never sign with Tower Realty.

Good luck getting a call back, even for the most simple things. They were quite responsive when…read moreseeking my business but once they had it, call after call and email after email went unanswered. Additionally, they often violate their own terms of agreement. They managed my unit and our contract said they would notify if a fix ever exceeded $200. Frequently, I would notice my rent check would be short several hundred dollars and when I asked why the rent was short, they said they needed to do maintenance. One could argue a pretty interesting skimming scheme.
