Review - Agent at Rental Property Stephanie at Wicker Park…read moreConnection surpasses all expectations and stands as the epitome of excellence in the realm of real estate representation. Her role as an agent for property owners is impeccably executed, leaving a lasting impression on those fortunate enough to experience her expertise. As a seasoned realtor, I recently accompanied my clients on a property tour led by Stephanie, and the experience was nothing short of awe-inspiring. Her extensive knowledge of the real estate market is matched only by her abundance of patience. In an industry where these qualities are invaluable, Stephanie excels. However, what truly sets her apart is her genuine kindness, a rare attribute that shines even brighter in a time where such qualities are often scarce. Stephanie made my clients, recent college graduates, and myself feel like the "only ones in the room," a testament to her unparalleled commitment to personalized service. I cannot emphasize enough the impact of Stephanie's professionalism and warmth. My words fall short in capturing the full extent of her abilities. Without a doubt, I wholeheartedly endorse Stephanie and urge anyone seeking a rental in Wicker Park to seek her guidance. Do not hesitate - run, don't walk - to enlist her services. Your expectations will not only be met but exceeded, leaving you with the assurance that you have provided your clients with the best possible path to discovering an extraordinary home in the heart of Wicker Park. Just need one favor: Can you clone her?! Realtors all need a "Stephanie" when we walk into a rental property!

I'm hoping to save anyone from making the mistake I did moving in here. It has been nearly a month now and my AC/heat are still not functioning. The technicians I waited weeks for made it 10x worse and the heat won't shut off even when the thermostat is set to off causing it to get to dangerous temperatures. Before even signing my lease it was a nightmare, less than 24 hours before moving in I was told that I had to get a money order for first months rent when it clearly stated in the move in letter I could pay online resulting in over $100 in fees. Once moving in the AC was not working so I had to go the entire weekend without AC until someone could come on Monday. It was well over 80 degrees all weekend and when they came to check my AC they got drywall all over my clothes. To make things worse the unit was not cleaned well and the worst was the smell of the fridge so I could t buy groceries all weekend because I needed to deep clean and air it out. I am still finding someone else's hair throughout the apartment too. Their way of "making things right" is $100 gift card which doesn't even make up for the fees I wasn't expecting let alone not even being able to sleep in the unit the first weekend. Now that I've moved in I am hearing the noise from the salon (I think) next store from 8am to 8pm while I'm trying to work from home. UPDATE: the noise from the salon is so loud it is shaking the fixtures in my bathroom now. So called "luxury" right? Mind you after reading all this the unit cost about $2800 with utilities for a 1 bedroom. Please don't waste your time looking here.

I only lived there for 18 months but I learned the names of virtually everyone who worked there. The association fees are moderately high but the building is well managed. The board and manager are invested in preserving the value of the building and would rather budget for projects than plan for special assessments. The rental cap ensures that most of the units are owner-occupied. If you're renting out the unit, the weekly updates are nice because the board coordinates with different vendors for maintenance, like servicing the HVAC as the seasons change. Been there for over 2+ years with my boyfriend and this new employee decides that if she has "never seen me before" that I don't reside there and I'm taking my boyfriends packages with MY name on them. She didn't bother to ask for my ID. She didn't bother to check my text AND email notifications. She made an assumption that literally made no sense and harassed me before, during, and after I picked up my packages with MY name on them. She then called after because my boyfriend told her to apologize, but she called me in a fake voice to give me a fake apology and admit no wrong she's done. She denies any disrespect she exuded. Wow apparently I am living in a completely different building!…read moreI have nothing positive to say about this building at all. It is mostly a mixture of lowlife renters and a few of a hardworking people that lost all their investment when the units were auctioned off by the developer for next to nothing. Management has switched hands numerous times and unfortunately they were all pretty unreliable and useless. There have been no rules for the past two and a half years except for what whoever was in charge felt like enforcing at the moment. The parking lot looks awful and needs to be resealed and striped, the carpets are pet-urine stained, the ceilings leak in a number of units, the walls are paper thin, the freight trains are extremely loud, the parking spaces are too small, and the hallways smell of either smoke or cheap air freshner. Worst of all...nobody has respect for anyone else in the building. Good luck trying to find someone to hold a door, return a cart, or say "hello." People also leave the workout room shirtless and have stolen weights in the past. I am extremelely disappointed in the building, the people in it, and the neighborhood. The park is filthy, filled with trash, and dangerous. The constant partying in the park during the summer months leaves no parking in front of the building. I have seen men urinating on trees from my balcony window! I wish I could move but I can't. There is no resale value because the building has been run down to the ground and units auctioned off for a fraction of original prices. I am actually embarassed to say I live here. Buyer beware (if there even are any!)

I agree with you 100% Jennifer. Habitat developed a building, hired a horrible building manager,…read morethey put little effort in to sell units and just screwed over all the people who purchased prior to the auction. I understand the real estate market is slow but other builders put more effort to sell their current properties rather than give them away and create a bad name for themselves. Now that 20% of the building has been auctioned off, us the owners have to suffer. Try refinancing to take advantage of all-time low rates .......if you bought before the auction you will find out your unit is only worth 50% or less of what you paid. The values plummeted this low as a result of Habitat auctioning off 34 units, not because of the market conditions. Purchasing a home is the biggest investment of your life and nothing like getting kicked in the balls by Habitat auctioning off units for under $85,000. Sure anyone would give this place 5 stars if they bought it at the auction. You can't touch a modern property for under $85,000 with granite, stainless steal appliances, wood floors, etc.

Pictures are worth a thousand words, so I'll just let them lead the way for this review. I posted as much evidence as I could gather about this terrible rundown apartment. I'm so glad that me and my husband moved out a few months ago.. If you ever want to speak to me about my experience, please feel free to message me. 1. Yes, they actually do add roach poison to the corners of the kitchen cabinets.. I saw this in a previous review 2. The mold issue here is ridiculous.. Absolutely disgusting. I've been having breathing issues and I'm sure I know the reason..... 3. Our bathroom ceiling constantly leaked 4. The ceiling floors creak like crazy!!! I finally fixed my insomnia and chronic migraine 4. The garage looks disgusting! There's so much junk and trash down there. I always had that big fridge behind my parking spot. It scratch my car a few times 5. This place is infested with bugs! Look at all the dead flies in the ceiling light... I keep my place sparkly clean. There should be no reason for the fly problem 6. The AC looks like it was built in the 19060s.. It gets terribly dusty and leaks all the time 7. There was a knife and dead rat hanging from my parking spot.. It took them over 48hrs to remove them 8. A few of the overhead lights have no cover 9. My fridge was broken for the first few months I moved in.. a whole months worth of food went bad 10. The shower curtain rod is plastic and removable.. I can't even count how many times it fell on me and I had to wait until my husband got back home to help me fix it. Don't be like me and ignore negative reviews.. AVOID THIS PLACE!! I regret not following my gut, when I felt like this place would be terrible. But we moved in at the start of the pandemic and we were desperate.. I'm happy to be in my new apartment that's twice the price but worth every bit of peace I got back. Now I don't have to be embarrassed when I invite friends and family over.

Continuous sounds of construction and renovation also resound throughout the building. For a building that is 50-60 years old I suppose that is to be expected, but it is difficult to live with the noise on an ongoing basis.
