The apartment has a nice gym that we used a couple of times and a nice outdoor patio that we did not use the entire time that we lived there but it was very nice to know we had the option too. Parking was a little difficult for the first couple months we were there because we did not want to pay the extra hundred dollars plus to have an indoor parking space but we ended up finding street parking very easily. But often dealt with many of the neighbors down there that were extremely rude and do not want an apartment building in this area! Rent was reasonable for how close we were to the city but we ended up paying a lot more for just a loft when most people would get a one or two bedroom for what we paid with the rent also increasing yearly! The property managers were very easy to get a hold of at first when we had issues but our favorite person ended up leaving when we had about three months left in our lease. After she left the person that replaced her was not as communicative and we often struggled the last couple months trying to get someone to answer the phone. The only major issues that we really had was in the winter because of the old windows that were so beautiful to look out of were not insulated. The apartment would often drop to the 50° area and we would have ice growing inside of the windows. This did cause our electric and heating bill to go up because we were trying to not freeze and there would be days where we would just try to stay in the loft just so we wouldn't get cold down in the kitchen. There were not many families in the building, this was definitely a younger group of people that resided here and I think for our first apartment when we wanted to be closer to the city this was great for us but now that we have expanded and we need more space it was not fitting for us anymore!

    I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.

Maintenance requests would be answered in a reasonable time. The trash was never picked up on time. We'd go weeks without the dumpster being emptied. They do schedule tours of your apartment to potential tenants once you give notice that you're not renewing, so be mindful of that. They also charge for every little thing, so make sure you follow the check out list precisely.

At no point did management make a genuine effort to provide solutions or address concerns professionally. I would strongly advise against renting here. Beyond the poor management, the utility costs are outrageously misleading. I paid more in monthly utilities for this apartment than I did for an entire single-family home--approximately $270/month here versus $160/month in a house--due to the way they categorize and present utility charges. Their explanations around these costs felt intentionally misleading and deceptive. Between the dishonest leasing practices, combative management, and inflated hidden expenses, this has been one of the worst rental experiences I've had. Rent here if you enjoy being misled, overcharged, and treated like your concerns are an inconvenience.
