    WARNING!! Where should I even begun....An absurd and absolutely disgusting building and unprofessional staff members. They sent an email: they have dropped prices. We browse and look at website that said $1015 for a for shared apartment, (see screenshot) upon arrival a young girl with None ethic of been a professional, dress attire awful for an office setting. She mentioned starting would be $1550 plus app fee $30 Adm fee $200. I made her aware of what the site said and she smiled, made random excuses as to why it said different. She basically mocked me with her smug smile....attic to draw you in and see if you will be sucker to pay such high fees for ZERO value, here is a list of the following observations. Place is filthy dirty...they only take care of the entrance beyond there its smell weed, pee, cigarettes, skunk and all other you can possibly think of. Other fees are Trash fee $130, Green fee$110 NoT so green if you ask me....it's ridiculous. Nothing SPECIAL. Don't waste your money here it's NOT worth it!! They do this to up their fees and lock you in for a whole year. RUN THE ORHER WAY AS QUICKLY.

    $413 Carpet REPLACEMENT fee for "dirty" carpet

    0/10 experience here. I was charged $750+ upon leaving in repair/cleaning fees for an overall very clean apartment with normal wear and tear. We were charged a total of $900 total to REPLACE our carpet, because it was "dirty"... again normal wear and tear of a college apartment. INSANE The common hall ways and floors were always disgusting with throw up and trash. And always smelled awful. If you don't want to spend nearly 1000 when you leave for cleaning fees, literally do not move in.

    Filthy, overflowing rotting garbage, constant crime, can take a week to get repairs. Completely nonresponsive incompetent staff. Elevator lobbies on each floor are overflowing with rotting garbage on a regular basis drooling ooze across the floor. Dumpsters on each parking garage floor go unemptied and trash is piled on the ground in 108-degree temps for days creating a health hazard and an odor beyond belief. Floors and hallways are filthy. There was vomit spewed down an inner hallway that sat for over a week. Try walking past that each day. One of 2 elevators is routinely out of service. It took a week to fix a water heater, we had only cold water for a week. Same service to fix leaking fridge which ended up ruining the floor. 3 calls to place a repair order, when the guy finally showed up a week later, he didn't even have the problem reported correctly. I overheard the maintenance guy saying he had so many repair orders backlogged he didn't even know where to begin. Homeless sleep on the sidewalk outside and can walk right into the parking garage. The so called secure inside bike storage is routinely vandalized. THIS IS INSIDE the building behind security entry. If they can't take the whole bike, they cut off parts. You must keep a bike in the room. They stole my roommate's front wheel, and I lost my entire bike at Nine 20 storage. So much for security. There is none! LOL 1 bike has had it parts cut off and locked to the bike storage rack for 3 months. Upon lease termination they falsely charge for non-contractual routine wear items like carpet. They will charge you for carpet ($400) or threaten legal action in 5 days. I got a " pay in 5 days for new carpet or you will face legal action"! The apt was perfectly clean on exit and there was normal use only on carpet. Apparently, they do this routinely using scare tactics and a short timeline to scare you into paying and ruin innocent young adults credit if you protest. THIS PLACE IS HORRIBLE HORRIBLE. DO NOT be taken in by the lobby, pool, gym, phony tour and web pictures. DO NOT let your child stay here! For a year the excuse has been we are understaffed but the same issues continue day in and day out. My pictures aren't even the bad ones, they are just what was snapped on the way out the door trying not to puke due to the smell.

    1 Star because 0 isn't an option. My daughter moved into Nine20 2 years ago and generally had a good experience. The problem came at move out (due to graduating). When she requested a walkthrough at move out she was told it wasn't necessary just leave the key. FYI the state of Arizona requires the landlord to do an in person walk through when requested (do not move out without one) unfortunately we did not know this so didn't do one. However as soon as she brought it up they were required by law to offer it which they did not. After her move out she was charged for a light cleaning, damaged sofa cushions and a missed utility payment. 1. Her utilities were on autopay through their company. No invoice was sent for May (also required by Arizona law). They subsequently added it to the July bill and it was paid. Apparently they didn't bill many tenants for May that were also on autopay and they reconciled those in July as well. To further this the May payment was 46.00 however on the move-out they charged her 75.00 and in addition a 50.00 late fee. 2. The light cleaning was so light that it was a 40.00 charge. Shouldn't all complexes do their own light cleaning before moving in a new tenant. She and her mother cleaned it to spotless before move out. 3. the sofa cushions. The sofas are low grade synthetic leather. Hers was at least 2 years old at move in (previous tenants lease term). While the fabric at move in looked good after 2 more years it began to fall apart (think cheap synthetic gaming/office chair). The charge for this was 650.00. The live expectancy of PU/Synthetic leather is 3-5 yrs. The depreciated charge of 650.00 would imply that even if this was actual damage, the sofa would be about 3k new, at best this is a 700-1000k sofa (loveseat). Normal wear and tear is also illegal to charge in the state of Arizona. Every lessee we know of at Nine20 were charged similar things. It would seem they try to pass all routine costs on to exiting tenants. Be very aware of this if considering this complex. Also make sure to demand an exit walkthrough. I would advise asking the age of all furniture at move in and having them put in writing what their policy on normal wear and tear is as well as actual damages (should they occur) with regards to depreciation. Also getting an up front value on the furniture would be advised also. Finally be aware it is likely that the previous tenant did the cleaning (so don't expect it to be sanitary, concerning to say the least) This company has some very shady business practices and might be best to avoid all together. After appealing they agreed to wave the cleaning fee. They however did not remove the electric even though they were provided with their own statements showing it paid on time. below are some representative photos of the wear of the couch cushions. Hers was more extensive (more like first photo) but only on the seating area. It was actually covered with a fabric cover for the entire 2 years she lived there and was discovered when removing the cover at move out.

    Trash in the hallways always

    Boy do I have a lot to say! Is it possible to give less than a one star rating? First I want to start by saying that before you sign at Sterling Nine20 take a look at these photos of what the apartment complex looks like constantly. For $1000 (or more) a month you can get a much better deal at a better apartment with a communicative staff, better amenities and more. These photos are an accurate representation of what the experience is like living here. I am aware college apartments are hard to keep up with but this is inexcusable and if the staff made up for it in other areas, it might be better- but they don't. The staff at the front is beyond rude. Always. Even if something is going wrong with the apartment that is their fault. They have little to no follow up and everyone I know that lives here at Nine20 either has a leak or bugs in their room, a disgusting smell coming from their dish washer/hallway or WORSE. The staff does not take responsibility for their mistakes and will probably make you pay for something that is their fault. I could honestly go on and on about the issues living here will cause but you should take my honest word for it...

She asked several times to move in early because her previous lease ended and she had a 2 week gap in housing. University House told her there was a waitlist, ultimately she was not allowed to move-in until August 14th. Yet apparently, her rent was due August 1st , so she arrived on her actual move-in date already owing a $40 late fee that she had to pay before receiving her keys. How do you charge someone a late fee on an apartment you haven't even allowed them to move into yet? If University House is going to require rent before a resident is permitted to take possession, that needs to be made exceptionally clear. Finding out you're already "late" before you've even moved in is ridiculous. Especially considering these are college students! More concerning was what happened when my daughter questioned the fee. She spoke with Deja, who told her she wasn't going to keep explaining the same thing. My daughter asked to speak with a manager. Deja told her that SHE was the manager and that there was no one above her to speak with. At move-in, my daughter learned that Deja is actually the assistant manager and "Mitchell" is the property manager. So why was she told there was no one above Deja when that was not true? And where is the accountability for that? This is student housing. Parents are trusting this office with young adults who may need management's help with issues far more serious than a $40 fee. If a resident ask to escalate a concern, they should not be misled about who is in charge. Nor should they be intimidated & undermined. After reading the other reviews, I see that complaints about management, communication and unanswered phones are not new. That makes this experience even more concerning because what are y'all doing about it? Do you even care? I want the $40 late fee refunded, but more importantly, I would like management to address why my daughter was given false information when she specifically asked to speak with someone above the person handling her complaint. I'll be sending an email as well.

TECHNICALLY THIS IS THEIR THIRD CONTACT WITH ME. THE FIRST WAS IN AUGUST 2025 WHEN I POSTED MY GOOGLE REVIEW AND THE BUSINESS RESPONDED ON GOOGLE THE SECOND WAS WHEN MIKE WEAVER REQUESTED INFORMATION AND THE THIRD IS THEIR RESPONSE TO THIS YELP REVIEW OUTSIDE OF THAT NO ONE HAS CONTACTED ME OR ATTEMPTED TO WORK WITH ME THROUGH "APPROPRIATE CHANNELS". THOSE ARE ALL BLATANT LIES. (all photos have been added to the business page since i was having issues adding the screenshots of the email with Mike Weaver to the review it's self, to view photos scroll to the very bottom and you should see them). I sent a formal Notice of Intent to Sue via email and Certified Mail, giving them a firm legal deadline of May 29, 2026. Their VP of Legal Affairs, Mike Weaver, explicitly emailed me back asking for the documentation, which I provided immediately. That deadline has now passed, and their legal department completely ghosted me with absolutely zero response. They claim they follow policy, but their actual policy was keeping a fraudulent $10,417 negative mark on my credit profile for nearly four continuous years. They repeatedly verified this false debt to credit bureaus despite me filing over five separate formal disputes. All of this stems from them breaching their own contract by refusing to let me move in on my signed move-in date, leaving me facing immediate housing instability. Pretending you are actively working with me is a joke. I have the entire tracking history and email paper trail to prove you are lying. See you in court.

There were fruit flies in the hallway, which seemed tied to the trash chute not being properly maintained. The building also often had strange odors that made common areas unpleasant. Maintenance response times were frustratingly slow. Several issues took far longer to fix than they reasonably should have, and communication wasn't great when things were reported. Hot water was also inconsistent, sometimes going out for a week or two each month, which made living here really inconvenient. The gym is very underwhelming and not well maintained. On top of that, I was moved here after being kicked out of GLV for a semester due to ASU housing placement, which made the experience even more frustrating. Overall, this place did not meet basic expectations for student housing in terms of upkeep, comfort, or responsiveness.

I was living in a "renovated unit," however, the built-in desks in the bedrooms were old, the couch was old, the built-in entertainment stand was old but everything else was updated & *poorly updated at that. The paint was just thrown on the walls, cabinets and countertops were put on quickly & it shows. Maintenance was pretty good at responding to calls & getting things taken care of-- I'll give the complex that. The biggest issue is that everyone in the office has a different answer to your question & nobody can give you a clear answer on anything. I needed to find a relet for my unit since I graduated early. They barely give you any instruction on what to do. They told me to have my person who was taking my relet to fill out an application & indicate on it that they were taking over for me. Nowhere on the application is that an option. Additionally, you have to pay 85% of your current rent rate to them to break the lease. So they give me my balance & tell me to pay it as soon as I can online. They gave no date it was due by, nor did they tell me my online account would be deactivated once the new tenant moved in & I would be required to pay it via money order or check ONLY because previously, I was told I would keep access to the account as long as I had a balance. Finally, I get a letter in the mail showing I have 30 days to pay the balance or I will be sent to collections (even though I'm given no date it's due to begin with but okay, fine). So I go online to pay which I cannot because my account has been closed & I live in Ohio now, and when I call to ask how I can pay, they say they have sent my info to collections but it has not been 30 days yet? Long story short, I ended up having to send a friend money via an online app and have them write a check & take it to the leasing office to be processed to avoid being sent to collections. Moral of the story-- if you have to cut a lease short or need the office to do a task more difficult than giving you your mail, be prepared to have 5 different answers & have very vague letters come in the mail that have no information or clear instructions on how to complete something.

The bathrooms had black mold and the AC leaked constantly into their shower. They would bleach it and it would be back in days. The toilet and paper holder broke regularly...and this was a renovated apartment. My daughter's room had grey dust bunnies coming out of the AC vent which had to be removed regularly. It wasn't a little bit, it was as if the dryer vented directly into her room and her room was the lint catcher. The lock to the public park adjacent to the complex was broken - which was a safety concern. This appears to be student housing but the neighbor upstairs was in his 50's...which is a concern since they rent by the room and can place anyone in your apartment.

They do not report us paying our payments on time to the credit bureau. They used up our safety deposit within the first few months without us causeing any damages in the first place and then sent an email saying "too bad any damages is now your responsibility". When we first moved in, they told us that they did a deep clean of the apartment. As I first opened the door, the place immediately smelled of Marijuana, dust and dog hair everywhere, paint splatter caress sprayed about, and the couch had clearly been craped up by an animal. When brought up the day of, administration simply said that this was a clean apartment and then left. They also forgot to charge us our pet deposit from two years ago and just called expecting us to drop 600$ out of thin air. If you want a safe living environment with staff/administration that cares about you, do not come here. We pay way to much money for this place to be disgusting with body fluids everywhere that no one cleans up. As well as trash and stains left everywhere in the carpets and walkways. The only place they care to clean is the pool areas and leasing area which gets the most media traffic. Overall my wife and I extremely regret moving in here. If it wasn't for how close it was too campus we would have already been out of here.

We were all very pleased with the ease of the move-in process and ongoing friendly assistance of the front desk staff since then. I have called the leasing office numerous times (mostly before move-in) with various questions and have always been greeted kindly and received helpful responses. The lobby, hallways, and Sky Lounge are kept clean and nice. My kids report that they hear virtually no noise from neighboring apartments. Their experience overall has been positive.

There is a new high rise being built next door (literally outside the windows on the east side of the building). The construction is all hours of the night. When residents complain to Atmosphere staff, they do NOTHING and refer them to City of Tempe. Parents have left multiple messages for Atmopshere management to complain but they do not return calls. Apparently they have a permit to work 24 hours a day! Residents have complained NUMEROUS times to City of Tempe and nothing has been done. Meanwhile, residents are awake ALL hours of the night because of the constant banging. Construction workers have even filmed residents in their rooms! Again, Atmosphere Tempe does NOTHING to help the residents. I'm paying $1,600 per month for no sleep and constant frustration. If you want to sleep, do not rent at Atmosphere. I have videos of the noise in the middle of the night but unfortunately, it does not allow me to upload videos.

My roommate and I had a 3 bedroom but for the first year and a half there was no 3rd roommate. We were given a smaller fridge by the first owners cuz when we moved in ours was broken. They promised that they would get us a bigger one and if we didn't get it right away then for sure it would be supplied by the time we got another roommate. We get a new roommate and we ask for the bigger fridge- they promptly tell us no and tell the new roommate that we are lying and they never promised that. I have email proof but they ignored it. And we decided not worth a fight. Then we get to the fact of me moving out. I moved out early cuz I had a two day drive. I asked them how to submit keys when I'm leaving at 5am and they don't open until 10. There isn't a drop box for us there isn't anyone there to call. So what do I do? They tell me to leave it with my roommate. I leave on Thursday before move out she turns them in Saturday before move out. I get a statement about my deposit refund and they deducted money for keys, utilities, and pet rent. 1) why the keys if they were turned in? 2) how did they get my address in a state I didn't give them? 3) why am I paying these rental charges when I paid the months rent before I left? I cal to ask and am quickly met with annoyance and rudeness from management. Mind you- I hate confrontation and was very sweet and kind simply saying I wanted to understand the charges. When I say my roommate turned in the keys, they say no, they never received them. I'm like okay then where did they go? And then when I ask how did they get the address when I didn't give it to them, they said they'd call me back. They call back to say they found the packet and I was charged for keys cuz the keys were turned in late. I was like ummmm probably not cuz my roommate turned them in Saturday BEFORE move out like I checked with her. But whatever. So then I say ok what about the rental charges, they say oh everyone has that but you're not charged for it. It's a misprint, your charged for just the keys. I ask to clarify that I'm being charged nearly $100 for just keys not rental also cuz the statement says keys cost $12 and the manager YELLS at me and says that $100 is how much keys cost. Woah. Ok I never raised my voice. All I asked for was clarification. Way to be professional. He then hung up after I said oh ok just clarifying. I didn't even get to finish saying thank you (cuz I'm polite) before he slammed the phone down. Needless to say, you will have a mediocre experience while living there but once you leave they don't treat you well and are rude and disrespectful. I wouldn't wish this life on anyone. Also the question about the address is still up in the air- guess they also have ways of tracking you when you leave. Stay safe and far away from this place.
