Mr. Hopkins performed a home inspection on house that I am under contract in Sun City and provided some level of detail that would make any buyer feel they received their moneys worth. The issue is he indicated that my 2 year old AC was not performing to the Manufacture's specifications. I then paid a Carrier Certified Licensed Technician to perform a "qualified" assessment. The Carrier Certified Tech found no issues and the unit was performing to SPEC. THE AC Tech indicated that its happens quite often when a NON Qualified wanna be HVAC impersonator tries to impress their clients with bogus results. STICK to what you know ...

My experience with Ed And Pillar to Post was superior to all other inspections. Ed's inspection took about three and a half hours to complete for a 3100sq ft home and I feel that he was exceptionally thorough. I accompanied him through the inspection and he was very happy to describe the various features of the property, to point out each of his areas of concern, as well as to describe key maintenance points that I should be aware of. I received the written inspection report the same day as the inspection. The inspection was thorough with clear write-ups of each area of concern or noted defect. All noted defects were accompanied by photographs in the report. I have already scheduled a follow up inspection with Ed at my one year anniversary. I highly recommend Ed for any home purchase inspection.

    Save your money.....you could do a better job inspecting it yourself! I purchased a condo, sight…read moreunseen, and my realtor recommended this inspector. I paid almost $400 for a 757 condo inspection and he missed a long list of things, that I found as soon as I closed. Two of the three windows don't close properly and don't lock (thank God I'm not on the first floor), shower head leaks when turned on, base of kitchen faucet leaks when turned on, slow tub drains, very low water pressure in master sink, electrical outlet that sparks and shorts out when you try to use it...along with other things. I sent an email, detailing everything that I found and they didn't even bother to respond. I'm a realtor in another city and use home inspectors all the time.....this company just plain sucks! I would never recommend them.

    As part of our due diligence in purchasing our home we hired Southeast Inspection Services Inc,…read moreBluffton SC, in September of 2017 to perform a home inspection. The inspector wrote up copious items but never identified or made any reference to have a major structural issue, a 1 1/4" deflection in the floor in the center of home spanning 75% of the total width. I hired a structural engineer to evaluate the issue and their report identified following: "Our observations of the first-floor framing system show there was a triple 2x10 beam located under this wall. The end bearing condition of the beam observed was a 2x2 ledger nailed to the side of the triple 2x12 girder. This type of connection does not meet current code, and based on our observations, is the root cause for the excessive deflection. In each location observed, the ledger is approximately one-quarter inch below the bottom of the main girder. The ledgers were rolling in toward the center of the beam. There was also approximately one-half inch between the subfloor and top the triple 2x10 beam. CEG has performed an analysis of the triple 2x10 beams and triple 2x12 girders. The bearing conditions of the triple 2x10 beams and the size of these beams are both contributing factors in the amount of deflection that was observed." When I confronted the business owner and asked why he never mentioned the slope in the floor in his report or recommend further evaluation he said the insulation under the house concealed the discrepancy. He further stated we purchased an older home with a crawl space and should expect uneven floors. Let me tell you a 1 1/4" deflection is more than just an uneven floor; after further discussion he told me to sue him. Although the framing under the house is concealed by insulation the Engineer and two reputable licensed contractors stated obvious visual indications of structural concerns are visibly present that should have been identified during the home inspection. Two contractors stated the 1st floor framing needs jacked, beam shoring/ledgers need replaced. All floor joist need leveled and joist hangars installed. Residual damage from jacking the house "will occur" that cannot be fully predicted. Potential damage includes, drywall cracks, hardwood flooring damage, molding damage, door/frame issues, window breakage, roof damage and more. Initial repair cost estimates, not to include residual damage, exceeds $25,000. Read their contract carefully. Don't waste your money and find an inspector that doesn't hide behind weasel clauses.
