Mr. Hopkins performed a home inspection on house that I am under contract in Sun City and provided some level of detail that would make any buyer feel they received their moneys worth. The issue is he indicated that my 2 year old AC was not performing to the Manufacture's specifications. I then paid a Carrier Certified Licensed Technician to perform a "qualified" assessment. The Carrier Certified Tech found no issues and the unit was performing to SPEC. THE AC Tech indicated that its happens quite often when a NON Qualified wanna be HVAC impersonator tries to impress their clients with bogus results. STICK to what you know ...

My experience with Ed And Pillar to Post was superior to all other inspections. Ed's inspection took about three and a half hours to complete for a 3100sq ft home and I feel that he was exceptionally thorough. I accompanied him through the inspection and he was very happy to describe the various features of the property, to point out each of his areas of concern, as well as to describe key maintenance points that I should be aware of. I received the written inspection report the same day as the inspection. The inspection was thorough with clear write-ups of each area of concern or noted defect. All noted defects were accompanied by photographs in the report. I have already scheduled a follow up inspection with Ed at my one year anniversary. I highly recommend Ed for any home purchase inspection.

    Being from out of town, I used online reviews and social media to search for a home inspector…read more Walter Henegar is the owner of Playing It Safe Home Inspections and called quickly once I'd clicked on the "request quote" button online. He was very nice and mentioned that he trained most of the home inspectors in the HHI/Bluffton area. He was just relocating from Columbia area to Sun City. I liked the fact that he was using a drone to assist with his inspections. My realtor was not familiar with him and had recommended 3 other inspectors who were familiar with my plantation and the homes there. I was not present for the home inspection, but my realtor was there to attend. His report was written from a standard template in a way that showed what typical procedure is with many disclaimers and limitations of inspection. The report seemed typical of a trainer with limited amounts of detail. The picture of the front of the home which was used as the title page for the report actually included his car parked in the driveway. He did not use the drone for my inspection which I found disappointing. He didn't even go onto the roof or use binoculars for inspection. What he mentioned in the report is that roof leaks can only be detected after prolonged rain. He mentioned the dishwasher needed to be repaired which we learned was in perfect condition and only 3 years old. He never mentioned the age of the hot water heater and used a picture of the entire heater instead of the detailed serial number. He didn't check the smoke alarms but mentioned that they should be changed every 5 years. His report stated my flooring was carpet and vinyl which had me question the home I actually was interested in purchasing. I learned the floors were actually ceramic tile. I don't know if he checked the electrical outlets, but if he did, he didn't catch the fact that 2 of the outlets were not secured into the wall and were loose. His report includes an entire page devoted to Limitation of Liability. Previous home inspections I was involved with had more pictures and detail in areas such as plumbing and electrical. This was a visual inspection only. I guess I wasn't aware there are different types of inspections. He noticed items such as rust on the door thresholds and outdoor light bulbs out. I'm not even sure if he brought a ladder. Not being present, I'm dependent on the inspection report and my realtor's professional comments.

In past couple weeks found defective faucet, cracked window sills, defective fire place deemed as a hazard by fireplace inspection, no GFI in bathroom, 1 faucet not operable, missing shingles, outside lights on decorative pond defective, nail heads on shingles not properly covered with epoxy, master bath shower head not working....many many things overlooked. These issues are costing us over $2500 to address. If properly inspected we could have perhaps negotiated with sellers to help fix before purchased.

I am a remote buyer, meaning that I live in New York but am buying place in Savannah and flew in for the inspection. I am also very handy when it comes to home repairs and maintenance. However, I still learned a lot just by following Dave around as he did the inspection. He was relentless, crawling in the tiniest spaces, pulling off panels, opening and closing all the windows. There is just one more thing to say, Dave is an honest guy who takes his work very seriously. I asked him for a recommendation for a contractor to do some painting and other small jobs, and he said that would be a conflict of interest if he recommended people. That shows a lot of integrity and that, above all, is what is important.
