There are also some decent restaurants, fast food places, CVS, etc. nearby. There is also a DART station right around the corner, a 2 minute walk or less from the hotel front door. DART makes it easy and cheap to get around without a car. Only $6 for an all day pass. The hotel itself is very comfortable. Everything is well kept, nothing is run down. This is a higher end hotel. The staff is friendly and helpful. My room, a single king, was great. It had plenty of room, a couch, a 55" TV, desk, roomy closet, nice bathroom. It has a fridge but no in-room microwave. There is one down by the front desk available 24/7. There is a hair dryer and hair shampoo, conditioner, and body wash dispensers in the shower. it has nice cubby spaces in the lobby to gather as friends. Very nice. I would stay here again. 5* = A top favorite. Mind-blowing good. I will definitely return and I will go out of my way to go here. Worth every dime of my money. 4* = Outstanding. Top-tier. Some elements not quite as good as it gets, but it still is worthy of my regular business. 3* = Good experience. I might do repeat business if it is convenient, the only option, the only one in its category, or on a whim, but would not be among the first thing to come to mind. Would definitely recommend you trying it to get your own take on it. 2* = Not so good. Would not recommend at all. Waste of money. 1* = How are they still in business? Stay away at all costs!

We've had 2 weddings at this location and David and his staff were beyond stellar. From our first meetings, until the night of the event, David and the staff stayed in contact with us. We really never had to worry about anything. If we asked David for something special - example, daughter loves Dr. Pepper - it was there. I wish I had taken a picture of the Dr. Pepper bottles on the bar. Still makes me smile when I think about it. Our last wedding was on December 14, 2024. I was nervous about this time frame due to private parties and other weddings. With this date, and other special events happening at Royal Affairs, I was concerned with setup time as I, mother of the bride, was the setup team. David worked with the schedule of other parties, as well as our availability, and made it possible for us to setup before the wedding rehearsal. We got the much-needed rehearsal, and my daughter got a first look at the decorated venue. She was very VERY happy. The day of the event, everything was perfect when we walked in. We were able to get into the Ballroom early for dressing, pictures, etc. Timing was never an issue as, we spoke with David beforehand and he made everything come together for us. Both of our weddings were beyond special and we have David and the Royal Affairs Ballroom to thank. I HIGHLY recommend them. Thank you, David and Royal Affairs.     **This review is based on a three night stay in May 2026.**…read more With the Sheraton Dallas Hotel, you have to take the bitter with the sweet, because there is plenty of both. THE SWEET: The folks at the desk were phenomenal (a little more on that later). Check-in was a breeze. Our room was nice -- two comfortable queens, a beverage cooler and a nicely sized desk, from which I am writing this review. The internet service here is fine. The location of this property is exceptional, as it is close to pretty much everything downtown, and access to major roads is right outside the door. There are also plenty of nooks and crannies (chairs and coffee tables) scattered throughout. My wife and I always bring our cribbage board and used one of those crannies on a Saturday night to play a few matches (we're dorky old people). THE BITTER: Imagine this scenario... You're sitting at your desk in your hotel room, and someone keys themselves into your space. I was sort of in shock, as was he. He issued an apology and told me that the front desk assigned him the room (this was on my second day in the room). It certainly wasn't his fault. Within three minutes of him going on his way, my phone rings. When I answered, a lady on the other end asks "What is your first and last name?" I responded to her "Excuse me?" She came back again and asked "What is your first and last name?" at which point I blasted her. First, how about a greeting and an explanation? Secondly, you just gave a dude a key to my room and put both of us in an awkward situation, and now you want me to ID myself? I let her know that I had been a Marriott Rewards member since the late 1990s and that I had never experienced this -- including at no-tell motels off the interstate highways. I then gave her my first and last name and told her that this was totally unprofessional. THE SWEET: The lady at the desk, at that point was very apologetic and explained to me that someone didn't check a box somewhere. I let her know that such things happen, and we worked things out. Customer service is huge, and I am hopeful that her experience helps her in the future. Instead of calling and asking "What is your first and last name?" how about calling and saying "Look, there's been a screw-up down here...etc." MORE SWEET: Because of the embarrassing mishap, these folks added points to my Marriott Rewards and also gave me a nice credit at the bars and restaurants. I didn't use the credit, because it just didn't feel right. But I was very glad that they did everything in their power to make things right. A LITTLE MORE BITTER: On our first night, the AC just quit working. I woke up at 2 a.m. sweating profusely. I turned the AC back on, and everything was fine for the rest of the weekend. -- The elevators in the parking garage here are garbage. Despite that you hear a ding every two seconds, I'm convinced that they are just piping in the sound, because we had to take stairs multiple times after giving up. Not only was it irritating, it was also not ADA compliant. Not cool. At all. -- It's not the end of the world, but it deserves to be noted that the housekeeping crew took cash and change that I'd left on the TV stand. I suppose they believed that it was their gratuity. I leave gratuities on the last day of my stay, but perhaps they didn't know. Note to self: Use the room safe. BOTTOM LINE: Like I said, there is plenty of good and plenty of bad. I think the management is attempting to make this a more highly regarded property, but there is obviously some work to do.
