This management company lacks business etiquette. If you don't enjoy the profession you're in anymore, please find something else to do. It's unacceptable and unprofessional how you're conducting business with people that owns a unit. Please don't make me escalate this issue higher. This company has been overrated at 2.4 stars. Bill (HOA manager) and Mike (owner) came to look at repairs for our property. When I called to speak with Bill about the repairs, he raised his voice at me. When Bill and Mike arrived onsite, I asked a simple question of who's responsibility the water damage on the exterior wall was. Neither of them would answer the question, instead deflected as to how old they thought the damage was. Mike and Bill repeatedly spoke over top of me when I was asking questions. When I asked them politely to answer the question I asked, Bill advanced on me from 2 ft to six inches and yelled in my face. When I told him to speak respectfully to me, he and Mike stormed off angrily stating "they were done and leaving". This company is embarissingly unprofessional and clearly unable to control their tempers, which makes them dangerous to do business with. No one else raised their voice, or lost their tempers, including the other property owner, and our general contractor. However, Bill seems to treat intimidation as a normal way of communicating. read more

My HOA hired this firm as our management company less than a year ago. I had occasion to contact the owner, Mike Couture, regarding a problem that I have that needed to be corrected. During our initial contact, he was very cordial and indicated that he wanted to correct the problem. He agreed that there was a significant issue and he would have "his engineers" out the following week to investigate. Nobody showed up! This was the end of September, 2023. I have called him four (4) times (left callback messages each time), stopped at his office (was told he was out and would give him a message to call me), and emailed him twice. I NEVER got a response to any of my attempts to contact him. Once I find out how to lodge a complaint against his company, I plan to do so. read more

They steal your money and try to sneak hidden fees into your balance thinking you will not notice. Make sure to always keep your receipts because they will try to say you didn't pay the HOA fees and take more money from you. Before you decide to rent with them, they tell you what you want to hear and once you sign the contract and rent, they lie and do the complete opposit. Mike is a complete joke. Projects remain unfinished and they refuse to step in when violent renters move in as they state they can't do anything. If you want your dues to go up just because then this is the company for you. They will routinely sneak in hidden fees and do their absolute best to make you feel unwelcome, unwanted, and unsafe. Don't buy from them either. These people are liars and thieves! My Aunt and Uncle rented through them for 3 years, all 3 years they had to break the lease to move them to another place because they couldn't secure a place for them! Now this last year my aunt gets sick right before Xmas and is in the hospital until March 28th when she passed away, my Uncle gets admitted 1 week after my aunt and passed 4 days after her on April 1st! My wife and I come in 2 weeks after with our 1 year old and 14 year old daughters to secure their things. We were told by our attorney that probate won't let us touch anything until the siblings are notified and we go through the probate court procedure etc . My mother was the executor on the estate and was handling all their bills and finances. My Aunt paid their rent on time every month with no issues, now after 2 weeks the realty company barges in unannounced and into the bedroom where my wife, myself and our baby are sleeping. They claim they were concerned etc etc. My mother had contacted their rental person Alexandria days before and they knew what was up, but ok I explain who we are and why we are there. Fast forward one week! They come knocking again this time trying to intimidate me, Bill and the other D-bag Mike, Bill is the little coward who thinks he's big when he has someone in front of him! But whatever I listen, give them proof of who I am and explain we just returned from the attorneys office and they will have a check and all late fees on Wednesday. My mother writes a check from the same account they've always gotten one from and I personally bring it to the office where I make myself known to all and hand them the check. Well we're unaware that because my mother has to sign the checks as executor and also has to open an account in the estate of, they close that account obviously making the check bounce. I have no idea what's happening and 2 days later, Bill enters the property while I was gone, my wife is naked in the shower and he starts verbally assaulting my 14 year old daughter, screaming at her with my wife as a witness 5 feet away trying to get dressed as fast as she can, and my daughters friend in the next room. He clearly scared the heck out of her and is so lucky I was not present. He denies it, but I have 2 witnesses to prove it. I have complied with everything they asked and because I am not in control of the financial side and can't fix the fact the insurance company messed 2 checks up, but we have plenty of money just waiting to clean and the full rent and extra late fees are guaranteed, but 2 days later Bill breaks in again and enters the property and this time I chase him out because enough is enough after he threatened my little girl. I tell them to screw, get a sheriff here and we will do it the legal way. So a week later I get my eviction notice and wait the 10 days to go to court. These people, Mike and Alexandria lied through their teeth stating I had not told them who i was, and that i had complaints from the hoa that I had police there, was loud, and that I threatened staff and wrote them a check from someone they didn't know etc. I was at court with my mother and the unprofessional, scum bag magistrate female judge on Scipio lane didn't even listen to my mother about how her own courthouse told us not to move anything, that we we lost 2 family members within 4 days of each other not even a month before this and let these scumbags tell lies and this obvious bribe taking judge gives us 24hours to remove all of my aunt stuff. Needless to say, we get what we can outside the door of the unit, and because of my work schedule my wife getting pneumonia it takes us 48 hours to get back to get it, and everything was gone! The realty company said the HOA took it and the HOA said they took it. They stole all of my deceased families belongings as well as some of mine, my babies and my wife's! Myrtle Beach realty should be locked up, there building burned and their name blacklisted and everyone of them have their license stripped. This is stuff I will never get back from my family and I promise you they haven't heard the last from me! Stay away, do not do business with these criminals. I have a lawsuit coming up on Bill for his attack on my 14 year old daughter he will pay for his crime. Run these criminals out of this beach they don't belong! Mike Couture and Bill Smith should be locked up. Bill for assaulting a 14 year old girl because well clearly he won't confront a man, and Mike for calling himself a business owner, but he's just an oversized liar who shouldn't run a hotdog stand. Alexandra will promise you the world then lie about it all, not surprising to find out that she has a serious addiction problem and will do whatever to steal your deposit. Unprofessional, disorganized - shocking they're still able to keep their license. Do NOT let them rent out your property or "manage" it! I left my legally parked vehicle at my condo while out of town. These "property managers" had it towed away,. They can't even tell me why they towed it! I actually had a meeting with Kathy Zulin at their office before I left to let them know someone was available to move the vehicle if needed. She never contacted me - probably because it did not need to be moved, it was legally parked. The whole situation is very shady - Their friend at Cottons towing company refuses to return the vehicle, so now I have to go to court to get it back. Maybe Mike Couture will have an answer for the judge. If that's not bad enough, their record keeping is really slack. They paid a hugely inflated plumbing bill without confirming the amount with me - then flat out told me they never do that, they always check with the homeowner? Their records of the HOA fees on my account have never matched mine. It's basically a cluster ***** and they don't even use email or the phone, everything is snail mail, like it's still 1997 in their office. Hopefully the new HOA laws in South Carolina will help. read more

They do not keep good records. The condo had to be treated for mold infestation. Upon move out they gave us a two page cleaning checklist asking to clean everything from baseboards to cobwebs and then turned around and said they charged a nonrefundable $200 deep cleaning fee(which was not in our lease). They did everything except return our calls and provided all of the requested documents to keep from returning our proper deposit amount. They will not give you a mailbox key to your unit mailbox unless you pay for it. Trying to get your deposit is a horrible experience. If they mess up they don't admit it. We were instructed to leave the keys in the apartment and lock the door, and then they charged us for two extra days because they are not open on the weekend and no one made themselves available for move out walk through on Friday, and they didn't enter the unit until the following Monday.
