It took 5 calls just to get someone to get me in contact with the HOA for the paperwork that needed to be filled out. Then 5 more calls to keep everyone on track to do their job and submit their paperwork for tenant residency. It shouldn't be a tenants responsibly to manage your employees. Whether it be that they need more training, or Progress needs to review their protocols - get it done. I asked about a customer complaint line, figured these concerns would be beneficial to the company, however, I was dismissed so hope this finds you well. Also, be aware of all the hidden fees associated with being a Progress Residential tenant that you don't find out about right away. Outside of these complaints, they are actually very diligent about maintenance requests so that's 1 positive.

The home hadn't been cleaned, roaches and spiders everywhere, and dog feces left in the backyard by the previous tenants. I immediately called Angelina, the leasing agent, who told me there was nothing she could do and that I should submit a work order and someone would call me on the next business day. I followed up by phone and email every single day for the next 3 weeks before anyone from Progress called me to discuss any of my concerns with the house. In that time I was passed off by every person I spoke to at Progress, everyone told me someone would call me right away, but that was a lie. After another week of waiting for "leadership" to review my concerns, I was told these issues were my fault for not seeing the house and bringing these issues to their attention before I moved in. Absolutely unreal. Now, three months into my lease, they've been repeatedly billing me for electricity at a completely different address than mine, in another city, and no one seems to know why it's happening or how to stop it. No one at this company takes ownership of anything. You'll never reach anyone beyond a call center that can't actually fix anything. Leadership and accountability is nonexistent at Progress. They're a scam disguised as a property management company. I'm counting down the days until my lease ends so I never have to deal with this absolute joke of a company ever again.

Guess what, the sprinkler system doesn't work. Filed a ticket, claimed someone came by and the sprinkler system was never repaired. We had Ants, and the rental agency stated, " That's your problem, deal with it", even though the City of Surprise states in their laws that rental agencies are responsible for pest control, and it took a threat to sue to get someone to take care of it. Next up, dishwasher wouldn't clean or dry, and according to the leasing agency, that is considered "workable", although the law states workable means it does the job it is designed to do. Filed a Protected Notice of Breach of Lease and threats of rent withholding finally got them to replace a dishwasher that was too old. We had smoke detectors that were beeping at random, took them in total 3 MONTHS to replace, dragging their feet, in clear violation of the law that states in Arizona Landlords have to make sure the dwelling is safe. Guess what, I sent another BREACH OF LEASE NOTICE. They finally replaced all the smoke detectors with new ones, and the maintenance guy stated that was what they should have done in the first place. 5 days later: MY LEASE IS NOT RENEWED! That is Retaliation and the law sees it that way. This place puts itself above the law, lets you die in case of a fire because they're too cheap to replace faulty smoke detectors. This place needs to lose its license and closed down; they are a DANGER TO SOCIETY.

When I first moved into my community, we were managed by another company. I use the word 'managed'…read morevery loosely. We have people hoarding on their patios. Abilkion cats. Cracked sidewalks and buildings. Furniture suites left at dumpsters. 4" year old trees that haven't been trimmed or watered for at least 5 years. At least we HAD trees, lost about half of them this past storm season. I personally asked for 2 lights to be fixed about 5x and never once got an answer from those people. Then PRM was hired and it was like the lifeboat had been launched. Lights fixed immediately. Lawn maintenance began that same week. We got a laundry room update that brought us into the 21st century. Notices about water outages due to repairs, pest control, even managed to get some trees trimmed. I think our board gave them about 6 months it seemed, to fix everything wrong with this property, that took a decade of neglect to fall onto such disrepair. Apparently PRM was not quick enough for the board. We now have the prior management company. And I don't have lights again, water shut off for 3 days without any notice, AC turned off for winter without any notification, board meeting schedule changed and guess what - no notice so nobody went. Best part, rather than take time and invest a little bit of our astronomical fees back into the property and landscaping, ie plant some grass seed (and WATER it) - we're getting a bunch of rocks where there was grass, I'm sure more trees will just fall over, it's scary to walk at night with all the lights missing, buildings look like they're falling apart. I was actually told we can't afford lightbulbs...???? And we won't get minutes from meetings, notices of construction, told you need a permit before you get towed from your own spot, a phone call answered or a message returned... I knew it was bad before, but after having a real company for a short time, I'm ready to try to sell and get out. Before the rocks are dumped... . Didn't mean to complain too much but I tell ya, I desperately miss PRM already. Hire them. You'll get results. Even when they have to fight the board every inch of the way. :(
