This is my update to Nov 10, 2025 review and response to Stephanie A from Sunset Home Builders. She…read moreprovided the responses, however I was not communicating with her during the project nor she ever showed up to my locations. Alleged warning by Sunset Home Builders about a need to replace my old roof: The older roof /tile roof, to which the flat roof was attached, was completely redone and re-roofed in 2022, including all other roofs on my house. There was no leak after the roof was completed at any roof locations. The metal tile pan/U-shaped water channel along the vertical wall/tile roof at the subject location was not replaced since it was functioning. This tile pan was extending past the corner to direct water away from it and to flat roof. The flat roof was done in 2024. The leak immediately started with the first rain. Beacuse, under that white silicon, this is what I encountered: 1. The metal tile pan was destroyed by Sunset Home builders by cutting it, bending it, (that created a gap/hole in it) in a attemp to wrap it around the corner thus directing water under the waterproof membrane, and behind other incorrectly installed metal flashings along the other vertical wall. 2. These other metal flashings were cut short thus leaving a gap for water to enter. 3. The patchwork metal flashings was added on top of this gap and nailed with many nails, destroying waterproof membrane. 4. The metal flashings that roofer was using was not the real Z-flashing and L-base flashing. He was using the metal edge from the flat roof in lieu of the real flashings. Unfortunately I am realizing all that after the fact. CONCRETE SLOPE: The contract calls for 1%, and that is what I asked for. CODE: Sunset Home Builders were not asked to do anything that is not per code. During the project, Sunset Home Builders, Omri, was telling me that my electrical wires were not installed correctly trying to avoid fixing the wires that the roofer cut at two locations. I told him that is my problem and they need to fix what they broke. There are a lot of other items that were not properly installed and were part of contract such as replacing the top of rotten wood at the flat roof edges. The pictures tells more than words. Solomon stayed on target with his quote and there were no changes in cost throughout. His quote was right on target with what I'd hoped to pay for this project. Extremely fair and right in my budget. Solomon's commitment, professional insight, meticulous attention, and hands on approach during the planning and execution has been invaluable to us. While he will execute your vision, he would also provide his own insight to help us think through any considerations as to why or why we shouldn't do something. Whether it was just not worth the cost, add value to our home/lifestyle or a find potential alternative/balance. The statement of work he provides is fully laid out and he explains line by line to ensure we're on the same page. Payments were scheduled for specific milestones. This was our first major remodel endeavor, so quite an exciting and scary process considering the potential investment and living adjustment during the process. We initially reached out to Solomon regarding adding square footage to our home. A 4' bump forward, adding an additional bedroom, and bumping the back of our house for a new kitchen. He was very clear up front of the overall process, timeline and expectations to ensure we knew the order of sequence of how the project would roll out. He spent a good 6 months with us during the planning and design phase, from engineering, blueprinting and permitting. We also visited some of his previous customers and talked to his customers and they all shared the same sentiment of his approach and quality of work. While we did not end up moving forward with the remodel, as we decided to purchase a new home, we did however need to get our home rent ready. This included a new roof, new gutters, stucco, paint exterior, retaining planter wall, new porch and backyard deck. Without question we stuck with Solomon and he was more than happy to work with us, while a smaller scope of work it was still quite a lot of moving parts. All while also re-leveling and tiling my mother in law's balcony. It's important to understand that any significant project requires a partnership and open communication. Bumps are expected but the open communication we had was all it took to make sure both parties were on the same page. It's also important to note that it's also my responsibility as the customer to be available and respond in a timely manner to ensure his teams stayed the course as key decision points. The end result was exactly as we expected. While we continue to search for a new house, we are now leveraging Solomon's expertise and he's assisting us in vetting houses that we may be interested in to ensure it's a sound investment I without a doubt highly recommend Solomon for any project you may have in the pipeline.
