I have to say hand on heart they are a breath of fresh air in the industry and if you are a landlord having constant issues with your current agent, take my advice and dump them as they never improve. Yet another letting agents…read more They're the most cheerful looking ones I've come across, which isn't saying much but just look at that exciting purple exterior and the name itself. Mind blowing. You may be able to deduce that I'm a little frustrated with MY letting agents at the moment so it's unfair to take it out on Umega. I noticed that they let out flats for the festival; having just experienced my first Fringe Festival, it's definitely worth coming down for but I'm not sure I'd sign such a contract for it! Umega's located in one of my favourite parts of Edinburgh, Marchmont.

They are honest! I phoned up to ask to view a few flats and he advised us to just cross one off our list as it is a bit tired and not what we're looking for. When viewing properties, it is possible to do this up until about 6pm (unlike many other letting agents) and you just meet them at their office on Dundas Street and they drive you around to see any properties you want and then they drop you off where you want. Great service from a lovely bunch of people who go out of their way to help you. Now I just have my fingers crossed that we find a flat with them :)

I literally cleaned the apartment myself and Im a professional cleaner, so they are liars out to make a profit at their renters expense. Do NOT rent from them. You will regret it. It took two months of back-and-fourths to have it installed. - We had two water leaks in the flat during one month. And there was another one before we moved in. The flat had other problems as well with the heating stopping to operate They actually knew about all these problems but preferred just to nicely decorate the house to attract tenants and did not care about the issues. We found no support from them after the leaks, when he had to move out with our little kid because the flat was not in living conditions. Luckily, they do these so we turned up punctually on the night. We hadn't been informed there would be other people viewing the property with us and were surprised when two other couples turned up but didn't mind too much. The agent made us wait outside to firstly wait on another couple, who never showed up and then to ring the buzzer for the flat in question a few times. In total we were waiting about 10 minutes which I thought was a bit much since viewings are usually around 10 minutes altogether! I wasn't too annoyed as I figured if there was someone in there, an evening viewing is awfully inconvenient for them so a bit of warning is fine, but no one was answering the buzzer. After we entered the building we made our way up the stairs to be greeted by a door that looked as if someone had tried to kick it in, and was successful. The lock looked like it had been pulled out. When we went in the electricity was out, this was March so at 7pm it's already dark. It was also very clear that despite the agents assertions he didn't want to disturb the tenants, no one had lived there in quite a while. Suddenly the discounted rent for the first 2 months was making sense... We made our way around the flat in the dark while the agent pointed out the various positive aspects of the flat. It was an alright flat to be fair. When I rang the next day to ask a few more questions (would they fixing the door for example) I was asked to ring back in the afternoon. When I rang back they'd given the flat away. I wasn't too heart broken but I did feel a bit fobbed off. I then decided not to look at anymore flats from this agency. Total meh experience.

I arranged two meetings with an agent from this company on two separate flats. They didn't turn up to either. For the first flat, the guy eventually contacted me after I called him several times outside the building we were supposed to meet up, apologising because he was inside and had not realised we were waiting.Then he said he would be downstairs in a minute. After 20 minutes ( and at this point about 45 minutes after our arranged meeting time) we gave up. For the second flat they did not even called to apologise. We waited close to half an hour and when no one showed again we decided to try our luck and ring the door bell. The unsecured main door led us to dark staircase and after knocking at two flats eventually found the flat on offer. The tenant was really nice and offered to show us around. It was an awful flat, and according to the tenants EPM had failed to repair their toilet and mouldy shower for the past 9 months despite their constant calls. In addition, one of the tenants kept pets making the overall smell of the place unbearable. No thank you it is then e-p-m.

EPM are probably no better and no worse than the majority of letting agencies in Edinburgh. As in,…read morethey get most things right, but have an infuriating tendency to be helpful only when it suits them, and can often be maddeningly unresponsive to your queries and requests. When I rented a flat with them, most of the time everything was fine and so I had very little contact with them - which suited me perfectly. But of course, it's only when things go wrong that a letting agency is really tested, and in EPM's case, their strategy seemed to be to ignore us for as long as possible hoping that we would give up and go away before at last giving in and sending in a repair man/returning a deposit/confirming next year's lease etc. Their office and their staff all give the impression of being very upmarket and are impeccably polite, but don't be completely taken in by this, as it won't stop them trying to very politely screw you over.

Straight from the start I have found Lee to be helpful, contactable and very professional at all times. He's also very handsome too. We let the property from Saltouns for ten month's and found them to be an excellent and extremely reliable and professional company to deal with. Our six month property inspection was at a time that suited us, was quick and hassle-free and absolutely non-intrusive. Saltouns used an independent company to carry out a pre move-in and also a move-out property inspection which wasn't in anyway intrusive. I found this to be very helpful for both parties (landlord & tenant) as this helped to safeguard the property for the landlord and also safeguarded our deposit. Our deposit was paid into our bank account in full within 14 days of vacating the property completely hassle free. If I were to rent a property sometime in the future I have absolutely no doubt Saltouns would be my first point of call. 100% recommend

And although the service wasn't great (the guy took his time getting off the phones to talk to us, and it was obviously his friend and not anyone work-related) they did have a lot of reasonbly-priced flats in good locations. The reason we didn't end up letting from these guys was simply because the majority of flats they had on their books at that time had more than the 2 bedrooms my flatmate and I were after; it wasn't that they did anything wrong as such. I wouldn't rule out coming back to Letslet again when my lease runs out.
