Shocking. Dreadful. Don't answer the phone, don't answer emails, don't pay bills until sent a dozen reminders.

Would give it minus stars if I could. I have had the utter…read moredispleasure of renting a flat from Dunedin as a student - it was not only the multitude of issues that came with the flat that made living there horrendous but it was also their disgusting response or lack thereof. I literally do not know where to begin - the plumbing was terrible and the toilet routinely blocked. There was only one toilet and they were aware of this but refused to help. Every time this happened, Dunedin refused to send a plumber out to help us citing 'tenant error'. Their emergency line even stopped picking up calls from our numbers and I cannot begin to describe how poor that is. Eventually when we got through to them (using another number), they sent a plumber (after a WEEK of no toilet) but maintained it was our fault. The plumber told us that we should just pour boiling water down the loo after we went otherwise it would keep happening, which is not a normal requirement of living in a flat whatsoever.Upon moving in, the flat was filthy and half the furniture broken and disgusting. We took it upon ourselves around moving-out time to hire a cleaner out of pocket, who left it sparkling - we took timestamped pictures and everything but Dunedin still dragged out the deposit process and refused to pay it all back. My bedroom had no curtains - two other rooms had broken beds and we had to build new ones. The list goes on and on. Never, ever rent from Dunedin unless you want to live in a flat that falls apart and gets mice.

I have the misfortune of living under a flat which is let by DJ Alexander. I recently experienced flooding through my ceiling causing damage to paintwork and ruining personal items. I was initially told by DJ Alexander that this was the fault of the tenants due to them not closing the shower door properly and was assured I would be reimbursed for the cost of the repainting and personal items. I was later told that no reimbursement would be forthcoming as it was an "accident" and due to insurance excess I am now out of pocket. As a tenant I would be concerned about the type of landlord they work with and as a landlord I would be concerned about due diligence carried out in relation to tenants.

They sent people to the view the property whilst I was still in the process of moving out, without informing me. Got back to the flat to clean up and viewing agent just stood there asking me if I was there to view. I spent the best part of a week and a half cleaning the place. Still not heard back on my deposit, they mentioned dirt on exterior of windows and was quoting £160 minimum. Not sure how this company is for landlords but if you are a prospective tenant you would be better off finding another company. Parasitic service that will drain financially and emotionally. I'm going to upload a YouTube video later today detailing all of the above. Avoid.

Luckily, they do these so we turned up punctually on the night. We hadn't been informed there would be other people viewing the property with us and were surprised when two other couples turned up but didn't mind too much. The agent made us wait outside to firstly wait on another couple, who never showed up and then to ring the buzzer for the flat in question a few times. In total we were waiting about 10 minutes which I thought was a bit much since viewings are usually around 10 minutes altogether! I wasn't too annoyed as I figured if there was someone in there, an evening viewing is awfully inconvenient for them so a bit of warning is fine, but no one was answering the buzzer. After we entered the building we made our way up the stairs to be greeted by a door that looked as if someone had tried to kick it in, and was successful. The lock looked like it had been pulled out. When we went in the electricity was out, this was March so at 7pm it's already dark. It was also very clear that despite the agents assertions he didn't want to disturb the tenants, no one had lived there in quite a while. Suddenly the discounted rent for the first 2 months was making sense... We made our way around the flat in the dark while the agent pointed out the various positive aspects of the flat. It was an alright flat to be fair. When I rang the next day to ask a few more questions (would they fixing the door for example) I was asked to ring back in the afternoon. When I rang back they'd given the flat away. I wasn't too heart broken but I did feel a bit fobbed off. I then decided not to look at anymore flats from this agency. Total meh experience.

Don't be optimistic about Grant Management and think that 'they can't be much worse than any other…read moreletting agent'. They are. My flatmates and I desperately wanted a flat let by them after a wonderful viewing with a helpful guy, but when it came down to securing the flat, everything went wrong. Going to the very nicely decorated office to discuss deposits and moving in dates we felt nicely at ease, only to be completely thrown off by some of the rudest and least helpful staff I have ever encountered. Our conversation with one woman was interrupted by another who proceeded to contradict everything that we had just been told. She even tried to tell us that the rent would be more than £100 more expensive per month than advertised. We were told they would call us by the end of the day to answer some of our questions about the lease. A month and 4 phone calls on our part later and we're still waiting for that call. This is not to mention the fees this letting agency charges. Read everything very carefully, and see that in their flats you will charged a £30 admin fee every time you breathe. My current flatmate let with them last year, he's still waiting to get his deposit back. When viewing his flat before moving in, he was told the mould on the wall would be fixed before they moved in. It was never fixed, despite complaints, and the new tenants being shown round the flat were told the same thing. You don't need to read all these reviews to make up your mind about them, the mere name 'Grant Property/Management' strikes fear and loathing into the hearts of all students who hear it, as I believe we are most often their prey. Don't risk it, no flat is worth letting with them.

The viewing was arranged really quickly, and when we were looking around it the agent wasn't doing that whole annoying 'big sell' routine that so many letting agents do. She simply let us look around and talk amongst ourselves, yet she was more than ready to answer any questions we had. Which brings me to the next good thing about these guys: I've lost count of how many times you ask an agent a simple question, like whether or not there's a parking space included, or whether or not you have to pay a communal stair cleaning charge etc, and they stare at you blankly and mumble something about how they have no idea. The woman who showed us around this particular was definitely on the ball. We were that impressed, that we paid our deposit that same afternoon, in their lovely offices just off the west end of Princes Street. The company is relatively small - I think there are only one or two people who work there, which meant that the service was friendly and personal. When we walked in the person in the office actually knew who we were, unlike in some of the bigger letting firms. The rent on the flat is higher than any other property that we looked at, which is why I'm only giving 4 stars. But other than that, there's very little to fault these guys on.

Upon move-in we received a 20 page+ inspection declaration of the condition of the flat and 48 hours to respond if we disagreed. We spent hours verifying the report and found it extremely lacking in the documentation of damage and over-statement of cleanliness (For example: floors had food and dirt stuck to them, windows had not been cleaned, etc while report stated these were cleaned to a professional standard). We returned the report in the time requested and simply received a 'sorry the inspector missed so much'. When we moved out we paid a professional cleaning team to clean the flat from top to bottom. The Inspector from Murray and Currie then reviewed the apartment and has commented on some of the items we raised in our comments on the move in report and Murray and Currie have withheld security deposit. We've raised this with Murray and Currie and sent our original comments back to the Company, however they have not been supportive and required us to raise a dispute with deposit Scotland to try to recover the monies. This is a complete lack of support and unjustified withholding a security deposit. I'm very disappointed, and would not recommend their services.

They were able to set up a rental for international relocation without needing the tenant present in the UK, modified the lease terms due to special circumstances, and once the managing director became aware of the depth of my repair issues he followed up on all future issues personally. The bad: My new flat did not meet the repairing standard for the first three weeks, and did not meet the tolerable standard for the first two weeks. In this time, at one point it took three business days from contacting the maintenance team to hearing from a boiler engineer to schedule an appointment. While I had no functioning boiler, authorization to purchase replacement parts took two business days, which means that I spent an additional five days without a boiler after the issue was diagnosed.
