I have the misfortune of living under a flat which is let by DJ Alexander. I recently experienced flooding through my ceiling causing damage to paintwork and ruining personal items. I was initially told by DJ Alexander that this was the fault of the tenants due to them not closing the shower door properly and was assured I would be reimbursed for the cost of the repainting and personal items. I was later told that no reimbursement would be forthcoming as it was an "accident" and due to insurance excess I am now out of pocket. As a tenant I would be concerned about the type of landlord they work with and as a landlord I would be concerned about due diligence carried out in relation to tenants.

(I did not know this at that time, I only found that later). - They advertised the flat as having TV aerial, when in fact the aerial wasn't working. It took two months of back-and-fourths to have it installed. - We had two water leaks in the flat during one month. And there was another one before we moved in. The flat had other problems as well with the heating stopping to operate They actually knew about all these problems but preferred just to nicely decorate the house to attract tenants and did not care about the issues. We found no support from them after the leaks, when he had to move out with our little kid because the flat was not in living conditions. Luckily, they do these so we turned up punctually on the night. We hadn't been informed there would be other people viewing the property with us and were surprised when two other couples turned up but didn't mind too much. The agent made us wait outside to firstly wait on another couple, who never showed up and then to ring the buzzer for the flat in question a few times. In total we were waiting about 10 minutes which I thought was a bit much since viewings are usually around 10 minutes altogether! I wasn't too annoyed as I figured if there was someone in there, an evening viewing is awfully inconvenient for them so a bit of warning is fine, but no one was answering the buzzer. After we entered the building we made our way up the stairs to be greeted by a door that looked as if someone had tried to kick it in, and was successful. The lock looked like it had been pulled out. When we went in the electricity was out, this was March so at 7pm it's already dark. It was also very clear that despite the agents assertions he didn't want to disturb the tenants, no one had lived there in quite a while. Suddenly the discounted rent for the first 2 months was making sense... We made our way around the flat in the dark while the agent pointed out the various positive aspects of the flat. It was an alright flat to be fair. When I rang the next day to ask a few more questions (would they fixing the door for example) I was asked to ring back in the afternoon. When I rang back they'd given the flat away. I wasn't too heart broken but I did feel a bit fobbed off. I then decided not to look at anymore flats from this agency. Total meh experience.

The sales team were very helpful at supporting our search for a flat to let, unfortunately once we…read morepaid our deposit the support ended there. Upon move-in we received a 20 page+ inspection declaration of the condition of the flat and 48 hours to respond if we disagreed. We spent hours verifying the report and found it extremely lacking in the documentation of damage and over-statement of cleanliness (For example: floors had food and dirt stuck to them, windows had not been cleaned, etc while report stated these were cleaned to a professional standard). We returned the report in the time requested and simply received a 'sorry the inspector missed so much'. When we moved out we paid a professional cleaning team to clean the flat from top to bottom. The Inspector from Murray and Currie then reviewed the apartment and has commented on some of the items we raised in our comments on the move in report and Murray and Currie have withheld security deposit. We've raised this with Murray and Currie and sent our original comments back to the Company, however they have not been supportive and required us to raise a dispute with deposit Scotland to try to recover the monies. This is a complete lack of support and unjustified withholding a security deposit. I'm very disappointed, and would not recommend their services.

They were able to set up a rental for international relocation without needing the tenant present in the UK, modified the lease terms due to special circumstances, and once the managing director became aware of the depth of my repair issues he followed up on all future issues personally. The bad: My new flat did not meet the repairing standard for the first three weeks, and did not meet the tolerable standard for the first two weeks. In this time, at one point it took three business days from contacting the maintenance team to hearing from a boiler engineer to schedule an appointment. While I had no functioning boiler, authorization to purchase replacement parts took two business days, which means that I spent an additional five days without a boiler after the issue was diagnosed.

I arranged two meetings with an agent from this company on two separate flats. They didn't turn up to either. For the first flat, the guy eventually contacted me after I called him several times outside the building we were supposed to meet up, apologising because he was inside and had not realised we were waiting.Then he said he would be downstairs in a minute. After 20 minutes ( and at this point about 45 minutes after our arranged meeting time) we gave up. For the second flat they did not even called to apologise. We waited close to half an hour and when no one showed again we decided to try our luck and ring the door bell. The unsecured main door led us to dark staircase and after knocking at two flats eventually found the flat on offer. The tenant was really nice and offered to show us around. It was an awful flat, and according to the tenants EPM had failed to repair their toilet and mouldy shower for the past 9 months despite their constant calls. In addition, one of the tenants kept pets making the overall smell of the place unbearable. No thank you it is then e-p-m.

EPM are probably no better and no worse than the majority of letting agencies in Edinburgh. As in,…read morethey get most things right, but have an infuriating tendency to be helpful only when it suits them, and can often be maddeningly unresponsive to your queries and requests. When I rented a flat with them, most of the time everything was fine and so I had very little contact with them - which suited me perfectly. But of course, it's only when things go wrong that a letting agency is really tested, and in EPM's case, their strategy seemed to be to ignore us for as long as possible hoping that we would give up and go away before at last giving in and sending in a repair man/returning a deposit/confirming next year's lease etc. Their office and their staff all give the impression of being very upmarket and are impeccably polite, but don't be completely taken in by this, as it won't stop them trying to very politely screw you over.

Straight from the start I have found Lee to be helpful, contactable and very professional at all times. He's also very handsome too. We let the property from Saltouns for ten month's and found them to be an excellent and extremely reliable and professional company to deal with. Our six month property inspection was at a time that suited us, was quick and hassle-free and absolutely non-intrusive. Saltouns used an independent company to carry out a pre move-in and also a move-out property inspection which wasn't in anyway intrusive. I found this to be very helpful for both parties (landlord & tenant) as this helped to safeguard the property for the landlord and also safeguarded our deposit. Our deposit was paid into our bank account in full within 14 days of vacating the property completely hassle free. If I were to rent a property sometime in the future I have absolutely no doubt Saltouns would be my first point of call. 100% recommend

The reason we didn't end up letting from these guys was simply because the majority of flats they had on their books at that time had more than the 2 bedrooms my flatmate and I were after; it wasn't that they did anything wrong as such. I wouldn't rule out coming back to Letslet again when my lease runs out.
