    2020 Bathroom Remodel
    B S.

Highly Recommended! Damian is thoughtful, responsive, communicates upfront+clearly, and has a great attention to detail to make sure the job gets done right. Damian did a full demo, design, re-build of our small bathroom - and did such a great job optimizing and fitting all of our dreams into such a small and complicated working space. His full team is also great, kind, courteous, with good attention to detail. We had some pretty complicated design asks, and they were always super accommodating and helpful to plan out how we could go about things. I really appreciated how he genuinely cared about our project down to the last detail - when small things didnt go right, he often would fix them before we even noticed. For example, he caught that some tiles were slightly uneven re-set them. He was also great to talk us through different options along the way, and helped advise through different technical/environmental requirements for a special window I was having made. Having gone through other projects with other contractors, Damian is above and beyond the rest - I definitely will be a repeat/long term customer and hope I get to work with Damian on all of my future projects.

a kitchen with a large island

Damian told me my large scale project kitchen and downstairs garage remodel should take about 5 months and it took exactly that! (despite delays in city permitting). One of the things that most attracted me to this business initially was that they work with a custom cabinetmaker for which the end product was fabulous and fit my space, at a cost that would have been similar to prefabricated or partial custom cabinets. This allowed me to design an island with a corner sink and get a very specific paint color I was fixated on for the island that was not on their palette but they matched for me to perfection. (see images) The responsive and care taken during the project was outstanding. Also, transparency was complete. I am a single female homeowner without a lot of home renovation experience I felt like I understood the process and was able to make choices along the way and understanding how that would affect the project cost. Extra care and favors were taken by Damian and his staff including making sure my food packages were received when I was not home while my kitchen was down, ensuring my pets had not gotten lost outside, and remounting my television after the renovation was complete. They also came back to fix a few minor imperfections that occurred after the install and gave me tips to protect my own self interest such as taking photos before the appliance store came for an installation in case any damage occurred. I am a very organized and efficient person and I could not believe at times they were waiting on me (due to backordered products etc). I would not consider hiring any other contractor for a future project if this company is available (if not I will likely wait). I am a physician and have already recommended them to multiple of my colleagues.

    After

Having Damian as our contractor was a fantastic experience. He is the third contractor we have worked with since buying our house and by far this was the most positive experience. Damian and his team renovated the exterior of our house which went from Permastone to traditional Victorian siding. The renovation also included redoing our deck, installing French doors and a fairly expansive redo of our entry way. Damian is very easy to work with. He is very present during construction and communicates all through the process. He knows what he is doing and at several points helped expedite the DBI processes. He knows how to work with permitting which had been a huge headache on an early project. He was very flexible and sensitive to the fact that we were living in the house through the remodel with toddlers. He was responsive and available -- I made some late calls which he happily responded to. His pricing was reasonable. For me one of the best things about working with him was the sense of partnership I had on the project. He's trustworthy and really builds a relationship with you. The quality of his work is great and should there be any issue he's wide open to making corrections/following up until it's right. I also was impressed with his team. Courteous, sensitive to our kids, etc. In an industry which previously I never felt was all that transparent, Damian stands out. We highly recommend him and his team. We will gladly use him again for our next project.

Damian and his team worked on a kitchen remodel project in my condo, removing an interior wall, bringing it down to the studs, upgrading all of the electrical, then installing cabinets, counters, flooring, tile, and all new appliances. They also removed crown moulding and replastered the walls and ceiling in my living room to smooth out the popcorn texture. Mullan Enterprises provided the most detailed, and lowest, of three quotes I requested at the start of the project. Damian was responsive and reliable, and several of my neighbors remarked on how courteous and respectful all the workers were in their interactions in the hallways. There was one hiccup with an issue with wiring which extended the project slightly, but I think it was an honest mistake, and Damian was very good about resolving it. I highly recommend Damian and his team for their professionalism and workmanship!

We bought an old two story house in Noe Valley in 2016. Damian remodeled an entire floor, including a bathroom, the kitchen, opening the space and expanding our views. The project required some structural work and took between 4 to 5 months to complete. Having gone through a remodel with a different contractor and in different property before, we very strongly recommend Damian. He is reliable, responsive, realistic, and just easy to trust. He made the process so much more painless than it could have been. Our place looked old and tired and it now looks really amazing. We will definitely work with Damian again in round two, hopefully in a year or so, you should too if you are looking for a contractor!

I was definitely persuaded by these reviews - and now will question every business that has 5 star reviews. Do your homework and don't be fooled. Project took much longer than what it should have because they were disorganized and would forget certain things (the foreman would even admit that the PM should have told me certain things!) that I would have imagined a contractor had down pat in terms of sequencing. They use some subcontractors and you are at the mercy of their schedules. They just are not organized (you will do a lot of the reminding, checking in, following up, and certain things still may not happen). They failed inspections meaning more cost (it is their job to pass these! It says this in any contract!) If it seemed as though I was questioning something, the PM got defensive and sometimes unprofessional, gaslighting me in a very aggressive manner. I saved the communication, in fact. The people I worked with directly were young and it showed in the almost-too-casual style of communication and lack of professionalism. I surrendered towards the end and just wanted the project done and everyone gone. I feel completely foolish that I went with the significantly higher estimate thinking it would offer a smooth, superior experience. The actual people who did the work worked hard though and did nice work - hence the two stars. But at the end of the day, it's actually hard to enjoy the work as I am reminded by the months of bad experiences - up to the very end. You can find more experienced contractors out there for equal quality of workmanship and for a more competitive price. I am using a different contractor now for other work at the property - it's a 180 degree difference - they have a dedicated team for my project, meaning time to completion is more accurate and on time; they have a dedicated person to procure the finishes and fixtures, not myself; they are way more organized and even provided me a timeline of what to expect and communicate with me what time they are showing up and what progress was made that day (!!); they are bringing a truly expert eye with attention to detail that ELEVATES the space and are teaching me to ask things I didn't even know I should KNOW to ask; and most importantly, I feel truly comfortable asking questions without defensiveness and aggressive steamrolling in their answers. I received none of this level of care or expertise with MHR, and I want you to know that you should expect these things!!!

This makes no sense because we just want to get a ballpark to see if it's even make sense to continue. But anyway, on the date of the site visit, the guy come without any tool for measurements and for note taking. The guy just spent like 20 mins walking around the house and said he will get back to us with a quote. But I never hear back from them since. I think the company is very picky on clients and like to see if they have enough money to pay for their service. If they think we cannot afford it, they will just cut all the communications. Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.
