The manager's family owns the complex, as well as GMC, and the team will at least be friendly to your face when you're in their office. Reactive dogs are a problem here, but that's life in most cities. Be cautious if you own a small dog like I do. I've had some scary run-ins with out of control large breeds on the premises in the last year. Really the biggest issue here is communication. You typically only find out about major problems if you happen to notice first responders here or your neighbors talk amongst themselves. We have had a host of breakins, inside and outside the building, as another reviewer mentioned. Management will typically only mention break ins being an issue very rarely. They don't tell us how often they're happening, but we know because we know our neighbors. We also had a massive flood due to a pipe break in the neighboring building, and many were evacuated. We only were told what happened by the fire crew. Several people were displaced, and the fire crew told us they had turned off the fire sprinkler water sources, so not to be reliant on them going off in the event of a fire. Management never said a thing to any of us about what happened, how long those sprinklers would be off (and in which buildings), and if we needed to worry about other pipes. The lack of communication is scary, and we hope they'll consider changing the policy of just keeping quiet in the future. Your residents talk to each other and it would be great if we all knew that you were keeping us in the loop. I understand keeping up appearances, but sometimes so many people are being affected that your silence just adds unnecessary stress.

It's heart-wrenching, reflecting on this dream-turned-nightmare. It ended with gaslighting by the…read moremanager, Aaron, during the last few months, his undermining verbal agreements/information provided by staff, and excessive overcharges after move-out (SEE PART 2). This resulted in unnecessary distress and trauma that prevents me from ever returning to Altamont. I am posting this review months later as I feared further retaliation. Part 1: I moved in December 2022 to a spacious 1 bedroom for $1425/month, wonderful amenities (jacuzzi, pool, club lounge with coffee and tea, basketball court, walking trail) and supportive staff that felt like family (Hunter, Abbie, Kelsey, maintenance staff). It was amazing, except my car was towed without my knowledge as working from home (accidentally parked in a handicap spot on a rainy night next to my poorly marked spot). A few days later, it cost $700 cash to reclaim my car from River City Towing; Kelsey assisted with a $100 discount, a $50 gift card, and improved procedures notifying residents to move their vehicle before it is towed. Part 2: Around April 2023, I upgraded to a beautiful 2 bedroom with my boyfriend and his kids. Altamont was the best place I'd ever lived, until the gaslighting by Aaron before move-out. 1. "Invalid" notice to vacate: March 14, I emailed Altamont my notice to move out by the lease expiration on May 9 (more than 30 days before the end of the lease) and informed them my roommate already moved out and gave me the keys to return. Aaron later deemed my notice "invalid" since my roommate was "not copied on the email, " and he threatened to charge for breaking the lease early. When my ex-roommate emailed Aaron, verifying my previously emailed notice to vacate. Aaron responded "you did not let us know that you had moved in writing so we would have no way of knowing if what Kristen said was valid." More gaslighting. After many emails requesting that Aaron honor my initial notice to move out in good faith, he reluctantly agreed to "put the move-out date as a courtesy on May 9th." 2. Prorated rent refund: May 7, Abbie confirmed I could get a prorated rent refund if I turn in the keys early before May 9 so I rushed to clean and vacate the apartment that same day. If not, I could have taken my time and washed my clothes. However, when I inquired when the prorated refund would be issued, Aaron emailed "Dropping off keys early does not relinquish rent responsibility. We apologize if you were under the impression of something different yesterday. We have made no assurances in writing that we would stop rent earlier than May 9th and at no time until late April were we fully aware of the intentions of ALL parties regarding this home. Further, our decision to forego the full 30-day notice requirement was done as a courtesy and we opted to only charge you through the lease end date." Again, gaslighting. Abbie apologized for the hassle, any miscommunication as agreements should be made by the manager, and she assured that she would ask about the refund again or at least some credit to make it right. The prorated refund was issued on my move out statement thanks to Abbie. 3. Excessive move-out charges: After factoring in my deposit ($500.00), I was additionally charged $1,080.79 for damages/repairs in a retaliatory manner. E.g., I found mold in the bedrooms wall corners after moving the beds and submitted a work order before moving out, but Altamont charged it as "pet spray" requiring carpet and baseboard replacements; although I have 2 female cats, it did not smell like urine, and maintenance staff confirmed they've seen mold behind beds without adequate ventilation. I've never been charged upon move-out before. I only expected to be charged for the carpet scratched by my cat when she accidentally locked herself in the bedroom, but was shocked by the extra expenses! **After extensive hassles with Aaron plus the stress of moving and many life transitions, I was too exhausted to further advocate for myself. I paid the excessive charges to be rid of this burden and never look back-- except to warn you of this experience that no tenant should endure.** Part 3: Other concerns: January 2024, my bike and another bike tire was stolen from the rack between buildings. Despite being a "gated community," the front gate remained open for months due to ice damage. Jacuzzi was often out of order. Limited parking.

I've lived at Scott Mountain by the Brook for over 10years, and in the past year new management has stepped in and in the last year, I've experienced nonstop noise during quiet hours, violence, and criminal behavior from the apartment below mine. I've submitted dozens of complaints and Ring recordings to management -- including video of domestic violence, drug use, prostitution, guns being pulled on people, my life being threatened on more than one occasion and open alcohol in vehicles. I've even submitted recordings of people pulling guns, threatening my life, and people committing violent acts -- and management has done absolutely nothing. Most of the time they don't respond, or they make excuses, saying "Portland is a tenant-friendly city" -- as if that justifies ignoring my rights as a tenant. The leasing office claims they enforce quiet hours, don't tolerate drugs or crime, and care about community safety -- but that's completely false. I've sent them undeniable proof of ongoing criminal activity, sometimes multiple times a week, for over a year, and the tenants responsible are still here. Oregon law (ORS § 90.322) gives tenants the right to quiet enjoyment, and Scott Mountain has completely failed to uphold this. If you're looking for a safe, quiet, and professionally managed community, this is not the place. What I've experienced here is nothing short of neglect by management, and I now have no choice but to consider legal action. Do your homework before signing a lease here. A pretty landscape can't make up for feeling unsafe in your own home every day and night.

Where does one begin when the list is painfully long. It started off good, the first few months…read more This review would be negative stars if that were possible. The stress, and inconvenience of living here is too much. I thought with each new property manager things would improve. Nope. Moving is expensive, and I remained hopeful. I'm leaving as soon as my current lease is up, since there is no negotiating otherwise. In the almost 3 years of living at this property, we have had no less than 6 different maintenance staff, and almost as many office staff & property mangers. Requests for maintenance take 2-8 weeks even if it's something urgent like (hardwired) smoke detectors beeping constantly at all hours. I've had electrical issues repeatedly & they don't seem to mind that only one of the outlets in my entire kitchen work properly. They just say sorry we are short staffed. Right, for 3 years. Whenever they do get around to fixing anything it's shoddy, and usually a repeat thing because it wasn't done correctly. The last time maintenance was here, he couldn't manage a bath fan replacement without 3 trips to get stuff - never mind this was the 4th time we'd requested it be fixed. The property got an exterior facelift, great. How about fixing the issues like the windows that mold inside EVERY year. Keep them open just a crack for circulation and your heat bill will be OUTRAGEOUS. The way they bill for water sewer is completely insane & it creeps up monthly. There is constant dog waste & garbage everywhere & no porter on the property. They do raise the rent every year, but there have been no real improvements at all. This is the only Oregon property they have, and it SHOWS. The cost to value is criminal. A young man was shot and died right outside my building, there are car break ins frequently. The patrol is completely useless. The reviews on their website are filtered and chosen, don't be fooled. Do your research. One of the managers they had called and emailed me so many times it was harassment asking me to leave a review, well, here it is. You got what you wanted. I was going to wait until I moved out to do a review, but I'm stuck here it's awful and I'm being ignored, even after hand delivering a letter directly to the manager. It was a bad decision to live here. I've worked in property management & can understand the challenges. I gave so much time and a lot of grace. I'm done being ignored.

Manager is a MEGA @&)?!. she refuses to meet or talk with tenants and willingly take the side of her staff every time. Parking sucks , maintenance does BARE minimum to get by, if ever showing up. Man made gutter run off looks pretty and serene sometimes but only when they actually cut veg and well they NEVER ACTUALLY TAKE TRASH OUT OF IT. I have seen needles, bongs, weed containers, bicycles , toys and well if it's garbage that's where it goes! Dangerous algae blooms happen in April causing coughing, wheezing, tremors, lung infections, nose bleeds, headaches, diarrhea , nausea, vomiting, sneezing and that just humans. It's deadly to dogs and wildlife too. Basic human needs and safety is ignored. People drive through at dangerous speeds and i have seen kids almost get hit. Other people living here are rude and dirty. Everyone signs an document that says drugs are illegal on the property but on an hourly basis weed and fentanyl smoke, and drug deals happen. If you want a safe place to live this is NOT it. Your kids are always at risk, and Security...LOL.. what security? Need I say more!

Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!
