    Apartments are clean and nice. Property stays clean and quiet. Property management is very nice and always helpful. Definitely recommend.

    I can't rate the property management company overall yet because they just took over about six…read moreweeks ago so there hasn't been enough time to judge. However, they did send out a great maintenance person, Jerry Grow, within hours of my submitting a request about a clogged drain and non-functioning garbage disposal. Jerry diagnosed the issue and replaced the garbage disposal and unclogged the drain and was very intentional about not leaving a mess, which I really appreciated. He definitely went above and beyond and made sure I didn't have any other maintenance issues that needed to be addressed while he was there. He also gave clarifying information about an issue with the property, and how it was going to be addressed, as well as the best way for us as tenants to contact the manager. Jerry definitely gets five stars in my book.

    I would never live here again. I can never get a response from maintenance--big, small, emergent,…read morenot urgent, doesn't matter. It couldn't be more stressful to ask for some basic thing from someone specifically designated for that and get nothing but the middle finger and knowing every future need will be treated the same. Unfortunately things keep popping up forcing me to seek their help. I never get contacted after my requests and I've even had them cleared from the system before being addressed. And considering these are older properties, needing some kind of maintenance seems inevitable. Every time I have to reach out I hope it will be different and I'll be pleasantly surprised, but I will say, they are very consistent at avoiding their jobs.

    We have lived at Crown Court since 2019. As it stands now, our lease is done in June and we can't…read morewait to get out of here. In the past couple years the apartments have really gone down hill. They do not enforced their policy of not allowing cars to sit in parking spaces for more than 4 days. We have had multiple cars sit for half a year with nothing being done. After calling repeatedly to report the cars, they finally put a sticker on a few of them-stating that they have a few days or their cars will be towed. So the cars move to a new spot and then the whole thing starts over again. It is quite clear they do not care about this issue. When I started complaining they actually decided to start sending off notices to us about our air conditioning being installed in the off season. Mind you, this is an air conditioning unit that sits on the ground and blows air out the window. We also use it for ventilation, because it has a fan on it. They told us if we did not remove it we would be violating our contract and we could be evicted. The Amazon hub has also been broken into 20+ times, and it sounds like an exaggeration-but it's not! It started before January of 2023, and has been happening every week or so since then. I had a package stolen on January 5th, and when I attempted to get reimbursement for the cost they said it was not their responsibility. People let their dogs poop all over the lawn without cleaning it up, so if you have small children then you definitely do not want to play outside with them. We have tenants across the way that have had the police show up multiple times-plus an ambulance. I am pretty sure it is a drug house, because another tenant that appears to be on heroine is always entering the apartment and spends a lot of time looking for cigarettes on the ground outside of the building. We have a couple two floors below us that get in explosive arguments where there is violence. This has gone on since we moved in. People do not watch their kids here at all. Outside of our building are multiple little kids under the age of 6 that have zero supervision. I had one little girl hollering at me, "Hello pretty girl!" repeatedly as I took my trash out. Plus another girl yelled to my 3 year old daughter, "I am not gay." When my daughter informed her that she was too young to play with her (admittedly my daughter was only repeating the words I had told her when this 6 year old girl asked her to play). I could go on and on to paint the proper picture of the place I live in, and can't wait to escape-but suffice to say, if you have zero issues with inconsistent policies, trashy neighbors, and dog crap then this place is just for you. :)

    Beware of this company, do not use this company. They will…read moretake every penny and do nothing to take care of your property. The local news channel should interview this company, it's an unethical business, BBB needs to get involved.  Their contract is drafted very favorably in their favor. Complete Scam System, the entire family that runs this business. They took our money and made 100% profit and ran.  We used them for our house in NE Portland for one year because I had an out of state job in 2017. It's 2024 and I am still chasing the tenant by myself with my own money, hiring multiple lawyers, spending thousands of dollars to chase for justice.  This company took my money and did absolutely nothing! I need my house to be rented out so we can pay for our mortgage. We signed an agreement with Real Property Management Oregon's Finest and they did absolutely nothing stated in the contract.  They did not run a background check on the tenant, make them pay for renters insurance, or did any welfare check on our property.  We had to spend over $30k in repairing all of the damages, see photos attached. Reasons why you should not use this company: Poor communication - we always had to reach out to them when there's an issue. We have to keep following up like a broken record and they did nothing.Failed inspections - they inspected the house only once during the lease. They never had a log book. The first inspection they found the garage door damaged and didn't do anything about it. Now look at the damages now, over $30k worth!  Repair Approvals - They are supposed to contact us for approval on repairs such as replacing a broken item that is over $100 but never did. They just do repairs without communication and charge us.  Insurance - On the rental agreement it states if Tenant doesn't provide insurance that they will charge a third party insurance to the Tenant's rent but never did even though it was signed for. Scam!  Negligence - they didn't do their job per their rental agreement. Our neighbors would call us to tell us what was wrong with the house vs. the property manager whom we paid a high monthly fee. If you look at the photos, we paid our own money to get the house back to living conditions. This Property Management company got away for failing their duties per Lease Agreement and we paid them.

    There are some really good things about this complex. Central location, quietish neighborhood, nice…read morefloorplans, quick maintenance staff. The manager's family owns the complex, as well as GMC, and the team will at least be friendly to your face when you're in their office. Reactive dogs are a problem here, but that's life in most cities. Be cautious if you own a small dog like I do. I've had some scary run-ins with out of control large breeds on the premises in the last year. Really the biggest issue here is communication. You typically only find out about major problems if you happen to notice first responders here or your neighbors talk amongst themselves. We have had a host of breakins, inside and outside the building, as another reviewer mentioned. Management will typically only mention break ins being an issue very rarely. They don't tell us how often they're happening, but we know because we know our neighbors. We also had a massive flood due to a pipe break in the neighboring building, and many were evacuated. We only were told what happened by the fire crew. Several people were displaced, and the fire crew told us they had turned off the fire sprinkler water sources, so not to be reliant on them going off in the event of a fire. Management never said a thing to any of us about what happened, how long those sprinklers would be off (and in which buildings), and if we needed to worry about other pipes. The lack of communication is scary, and we hope they'll consider changing the policy of just keeping quiet in the future. Your residents talk to each other and it would be great if we all knew that you were keeping us in the loop. I understand keeping up appearances, but sometimes so many people are being affected that your silence just adds unnecessary stress.

    We lived in our unit for 3 years. When we moved in, they told us they could have replaced the…read morecarpets but decided they were OK and had normal wear and tear. We just moved out to last month and received notice in the mail that the carpets were replaced due to pet urine smell... we have no pets. Overall living there was fine for the price it was when we moved in. The apartment was generally fine when we arrived but the mold in the window sills had been painted over which caused a constant struggle of cleaning the mold off the window as well as the windows did not close all of the way, when we brought this to the attention of management they told us to close the uncloseable windows and keep them clean- offering no other way of killing the mold. A month after moving out my chronic headaches are gone. The showers turn pink due to likely old pipes and require bi weekly cleaning to maintain. The landscaping is well maintained. Maintenance team has always been very helpful. Even with frequent changes in management within our 3 year stay. Management generally answers their emails but often doesn't know who you are. The pool is nice but the "gym" could use some updating as rent prices continue to increase. For the time being it was a good place for us to live but we felt we could get more for our money as rent became comparable with other places that offered more/better amenities and less busy neighborhoods.
