I can't rate the property management company overall yet because they just took over about six weeks ago so there hasn't been enough time to judge. However, they did send out a great maintenance person, Jerry Grow, within hours of my submitting a request about a clogged drain and non-functioning garbage disposal. Jerry diagnosed the issue and replaced the garbage disposal and unclogged the drain and was very intentional about not leaving a mess, which I really appreciated. He definitely went above and beyond and made sure I didn't have any other maintenance issues that needed to be addressed while he was there. He also gave clarifying information about an issue with the property, and how it was going to be addressed, as well as the best way for us as tenants to contact the manager. Jerry definitely gets five stars in my book. read more

It couldn't be more stressful to ask for some basic thing from someone specifically designated for that and get nothing but the middle finger and knowing every future need will be treated the same. Unfortunately things keep popping up forcing me to seek their help. I never get contacted after my requests and I've even had them cleared from the system before being addressed. And considering these are older properties, needing some kind of maintenance seems inevitable. Would never recommend to rent at any property managed by this company. The worst and I've lived in many apartment complexes. They will make sure you don't get your deposit back. Lack of communication, worst maintenance experience I've had. Glad I moved out. If you rent with them, make sure you replace all of your blinds, even if they are not damaged because one replacement of the blinds will cost as much as all of them in your unit. $237 to be exact for one blind replacement. Also, don't bother to wash the carpet because even though I was told they wouldn't deduct of my deposit if I washed it, they still took my money. I ended up owing them $28.41 on top of my $1500 deposit based on, 3 blinds, a door, carpet cleaning and some trim damaged that was already there when I moved in. Same with one of the blinds, the other one just had some bent pieces but not broken. According to them, that's damaged even though they are over 10years old. Absolutely insane! We have been dealing with water issues since February. We had a pipe burst in our bathroom which was not fixed until April. Now we have mold growing on our clothes/property/walls. We were never offered a chance to relocate during the ordeal. We were only offered a one time rent remittance of $325. We now have hundreds of dollars worth of property damage, have been exposed to mold for months and will now be having to relocate in the middle of our rent agreement. During the time Legacy has been managing the apartment i live in (I've had 3 management companies so far) they have been prompt with all maintenance needs, faster then i actually expected. They have been easy to communicate with and reinstated our assigned parking that we have had for 13 years. (It took a little time, i believe Legacy does not have assigned parking in general but they honored our previous leases). I have family that resides at the Tyee Apartments in Beaverton. They have been dealing with mold, condensation, bugs and many other maintenance issues for 7 months now. The Appartment it's self, the cabnets both in the Kitchen and Bathroom are rotting out. and NEED to be replaced, Not cocked or repainted, REPLACED! screen door to the patio, was broken upon moving in and was never replaced. other Tentens the ones the lived next to me was a party apartment, had to make many call to Julie, that nothing done outside of him moving to another appartment. and then he still came over to the people below me. Then there is the people below who constantly were fighting. and had to make many calls about that! nothing done. and lets talk about the security deposit upon moving on NOV 21 2023 and handing key key over, I gave my next address, to Julie, she did not give the new adrress to her Legacy, so that i Could get the check, So i called asking about it. and talked to the bookkeep, Stephanie, she let me know that the check was sent out, on Dec 19th, and That to the old address and to give it a few more week for Ups to get it to me, I waited 3 weeks (waited a extra week due to winter storm) Still no check. so i called back again. Today, Stephanie told me that i called her on the 19th, when i called on the 8th, and was told that it was sent out.. I had to simply ask for a reprint of the check and go and get it. this has been more then a headache Over all. On the personal side, I will not be renting from them again. They have no compassion and do not care about disabled veterans. They refuse to take partial rent because they would rather evict a 5 year tenant (after being the property managers for 2 months). On top of lacking compassion they refuse to go to their properties to gather rent checks from the secure box. Instead disabled and low income tenants have to travel over 11 miles one way to get to their office in Clackamas. When trying to reason with the office staff they will begin degrading you in Spanish calling their tenants derogatory terms assuming that the tenant can't speak Spanish. Awful. Application was approved for our group to move into an apartment and the property manager sent out a lease to sign. We signed and returned and expected to move in on the date on the lease. We signed within a few days. Turns out they said the signed lease didn't get to them fast enough, and they rented the apartment to someone else. They didn't call to inform us or let us know the apartment was at risk -- we expected to move in as the lease instructed and did not find out until we called the day before. This all could have been avoided if they had just communicated. Instead we were stuck without housing and scrambling to find another place. Who does that? I had requested to get a ceiling water bubble fixed they came to supposedly fix it and they removed it but left a part of the ceiling open and the wall unpainted and they sent a message that they were done. So I requested new maintenance and for our sink to fixed and they sent a maintenance employee who lacked very much work ethic and flooded the whole kitchen with water. We've gotten attitude from the workers, and we constantly have to e-mail and call them to hear anything from them. It smells like mildew in the living room. DO NOT MOVE HERE. I moved here with my family in February of 2023 from out of state. Since being here, we have been put through hell by Legacy Property Management and Wetherburne Townhomes. We initially viewed a recently updated unit virtually and it seemed great (seriously learned my lesson about virtual viewings). At the last second, Legacy Property Management told us a pipe burst in that unit and moved us to a different one. This unit doesn't seem like it has been updated in decades and is currently inhabitable. These photos are from when we initially moved in the and the vast majority of things have not been fixed. I can't believe they rented a unit in this condition. We were writing in the margins of our "Conditions at Move In" checklist and there were issues with almost every single thing. No one followed up on the things we wrote on the list. There were and still are fire hazards, weatherproofing issues, and carpet problems. I am now paying $1700 a month to live in a place that is making my family sick, is physically hurting me and our belongings, doesn't have a safe kitchen, and could catch on fire in a split second and kill us. We are missing an entire inner window pane. There were holes that let the cold air in through the winter and we had to duct tape the windows to stay warm. We had to duct tape the door too because the weatherstripping was almost non-existent. The window still has not been replaced. There are a ton of fire hazards. I go to sleep not knowing if we will die in a fire that night. I found an open electrical panel underneath the stairs a couple weeks ago and while they did come and fix it, it could have killed a kid or one of my cats if they had touched it while it was open. The hot water heater wires were almost all the way burned through. Someone fixed them and then as soon as he left, they exploded. There was a loud bang, smoke, and a horrible smell. I evacuated the house and thought there was a fire near the hot water heater so I called 911. Luckily nothing was actually on fire, a metal panel contained most of the blast. Management has patched it up again and no one has given us an explanation as to why it literally blew up. If I had kept anything in that closet for storage, it could have caught fire. It is right under the stairs so our option if the stairs are on fire is to throw our dog out the window and then jump out ourselves. There was also an outlet falling out of the wall for about three months (they fixed that though). There is mold in the wall under the stairs too. A piece of carpet was conveniently cut to lean up against the wall and cover it. It smells so bad and is directly below the previously open electrical panel. The carpet in the living room is moldy, has a horrible smell, and is weirdly oily (ruins cloth). There are also random smelly, wet, brown spots that appear and disappear. We have been told to just keep track of them and that it could be sewage or a leak from our neighbor's unit (her roof looks like it is going to fall in from a leak into the kitchen). There are tacks sticking out of the stairs that have punctured my heel once and I now always wear shoes in the house. There are multiple on each stair and they won't fix it. The kitchen cabinets are probably the original cabinets and are falling apart. They are disgusting, duct taped to keep mice out, and have holes all over the place. These holes lead directly into the underside of the house and can smell mold when standing in the kitchen. I can literally see the insulation through the hole. I was told we were welcome to move out (and have a lease break) or wait for another unit on the property to open up and be then wait for it to be repaired and updated. I don't know why/how the unit was ever rented in this condition, our health, safety, and lives are being risked by this company. read more

At first the place looks nice outside with the courtyard/common area makes the small complex look good. The complex is old but some units somewhat renovated but only the floors and painting some doors difference too. Appliances are from 90's or older. I asked to see if they could change my dishwasher because it does not wash well and it has rusted and broken sticks where it holds the cups and dishes. They only brought me caps that come off easily and washer does not work well, it does not wash dishes well at all. I offered and asked if i could install one of my own (as I have my washer and dryer in the hookups) and they said No! (Because they don't a place where to store the one in my unit) It is hard to actually communicate with someone because they simply don't care what tenants think and need. They have changed employees in the past 2-3 years and they're all semi rude. I will give them credit of getting the landscaping done and maintenance requests done fast. Although at first there was a pipe issue in between upper unit and mine right in the kitchen on top of my stove, fridge and sink I couldn't use my kitchen for about 2 weeks straight and did they refund or discount anything for the inconvenience? Nope! Horrible parking management. Due to their lack of communication in the office they did not process in their system a Non Eviction for 60days I received from my Oregon Emergency Rental Assistance Program application process. They filed eviction against me even thought I currently receive help paying rent and they got an email about that from the Organization and one from me. When I asked about it the guy Nick lied to me about not having a court date anymore and just kept with his lies. They are a bad choice of Property Management from the tenants point of view. I overheard a couple of neighbors complaint of the same type of things about them and specially their head manager (I guess) Mr Nick, who apparently y is very sarcastic and doesn't care about the people. He only cares about himself (probably cause of his old career in the navy and thinks he's a hotshot) Unfortunately even the owner Mr. Walsh is not much present since he never responds his voicemail (he was on the news channel 8 for evicting an 84year old woman) but at that time he might of been right. Anyways, monthly rent went up for this 70's semi remodeled units at Pheasant Court ($1,325.00) but they have other apartments too. Legacy Property Management sucks. Remember: if they are okay with accepting partial payments on deposit, they don't do the walk through initial inspection physically with you, they tell you it's okay to have 3 cars, they might bot be as professional and reliable as they seem. ‍‍ read more

This company took my $50 for an application fee approved my application with a $2100 deposit with discriminitory reasons for such a high deposit fee stating that my credit score was not 700 and online banking fraud on my record that is nearly 10 years old were the reason for such high deposit charge and I have no evictions or any felonies on my record which If I did I could understand such an elevated deposit level...when trying to find out the status of my application I was subsequently put on hold for 35 minutes and prior to that my email was ignored... since my yelp review this company offered to pay my $50 application fee back to me as a partial resolution to my bad experience with them and I accepted though I vehemently advise anybody to have nothing to do with this company as they have scandalous business ethics! The short story : The maintenance workers Legacy sent to our apartment let our dog out and didn't even notice. When we called to inform them they were incredibly rude, denied it and refused to help locate him. They haven't apologized once for the incident. The long story : We needed work done at our apartment and submitted a maintenance request, a week later when we were all at work they said they had time to come fix it. We were fine with this because we'd already been waiting so long. When we moved in I had to submit a pet profile, proof of vaccinations and pay a pet fee to have my dog here. They were fully aware we had a dog in the unit. They would even have access to look up his name, what he looked like and his temperament. The maintenance workers came and went, and around 4 pm when my roommate got home no dog was there to greet him. We all immediately knew what happened. He called to explain this to the office and they refused to admit that this was their fault. I then called from work to figure out what was going on. The woman was incredibly rude to me and kept saying things like "well there's no proof our guys did it" "that hasn't been determined" and "that has yet to be established" when I would reiterate that my dog was missing because of them. I asked how she was going to help locate him and she couldn't give me an answer. I called again later and was again treated like I was overreacting and needed to calm down. It wasn't until I broke down crying that they said they would call some vets and shelters to help look for him. It's been 5 days and I'm pretty sure they have done nothing. They haven't even called to see if we've found him. We did ultimately find him but I could not be more upset with the way this was handled. They have not said the word "sorry" to us a single time. They denied two in a year one in May and one again in September then gave us 15 days to move out I didn't get to talk to the judge. We rented a house through lagacy (i was the co-signer) and things went fine in the beginning. A few months after the agreement Legacy notified the renters that we would be dealing with the owner in lieu of legacy. there was no amendment or legal transition from Legacy to the owner. The tenants started sending rent to the owner . During the winter the basement flooded. Contacting the owner she said she couldn't do anything about it. WTF. A month before school ended the owner notifies the tenants the lease will not be renewed, so they needed to move out 2 weeks before finals. Tenants moved and requested their deposit back. The landlords charged $650 for carpet cleaning (after 1 year this responsibility is the homeowners not the tennants); and she charged 1,300 for front yard maintenance. It needed to be mowed only. Now back to legacy, we contacted them and they told us that everything had been turned over to the owner including the deposit monies. This was done without any legal amendments to the contract. Well we should have known better but the property we wanted to rent was just too good to pass up. Too bad it has now resulted in more of a headache than I ever imagined. We signed an agreement to execute a lease and hold the apartment for a couple weeks because our lease wasn't up yet at our current place and we couldn't afford to pay double rent. Forked over $600 to Miguel who tried to rehabilitate his character on April 25. Honestly, he seemed like a nice guy but I know now he doesn't have an honorable bone in his body. Total radio silence for about 3 weeks. The week before we're supposed to move in we start trying to contact Miguel to arrange signing documents and picking up keys, he failed to return calls. Finally 4 days before move in he TEXTS us that we will set up a time. It takes several more tries to get him on the phone. Maybe it's just me, but texting is not a professional mode of communication and it is not an acceptable method of doing business. I don't care what year it is, answer your phone and talk to your clients. Now here's the kicker, on Wednesday at 5pm, literally ONE DAY before we are set to move, Miguel calls and says Legacy will not be executing the lease because the owner had decided to sell their property. He claims to have found out that day but I call BS, this guy was shady and impossible to get a hold of during the week before move in. My theory is that he knew for at least a week and was either too stupid or too incompetent to contact us. Either way his conduct severely inconvenienced us. To make it even better, he tried to claim that his notifying us at such late notice was fine because we make so much money! Excuse me but he does not know our financial situation and that was not only an inappropriate and unprofessional comment but a completely inappropriate use of the personal information we had provided him. So per the contract Legacy is required to mail us a refund check via first class mail within 24 hours. We were notified Wednesday May 19 at 5pm, a check should have been sent by 5pm Thursday. As I write this it is Thursday May 25, we have still not received payment. Essentially we have now given Legacy a $600 non-interest bearing loan. We have called multiple times to the office and to Miguel who admitted to us he did not properly or timely mail the check and has since been screening our calls. We have asked multiple times that he provide us his bosses contact information and he has not responded. Miguel and Legacy are the epitome of unprofessionalism. It's bad enough that we had to scramble to find a new place to live within a days notice and after weeks have gone by, rental prices have risen and the market has gotten more competitive as we go into summer. Its bad enough that we had to take two days off of work so we could arrange housing seeing as how we had to be out of our old place. It's worse now that we can't get our money back! $600 we have floated now on top of other moving expenses. At this point I think they owe not only that, but interests and compensation for all the other costs we have incurred due to their actions. This is behavior is simply unacceptable. I seriously, seriously regret ever doing business with Legacy. Do not trust these people. They are unprofessional, non-responsive, and incompetent. Do not do business with them! Don't make the same mistake I did and see the bad reviews but think your experience will be better! AVOID AT ALL COSTS. I have lived in the same complex for 10 years. When Legacy took over, everything went to crap. They don't respond to maintenance requests, no one ever answers the phone and they aren't adhering to the previous management companies policies even though they didn't change their lease. Parking has become a nightmare, we all have one designated spot per unit but Legacy refuses to enforce it and multiple tenants are parking at least 2 vehicles in the lot and allowing their guests to park there. We only have enough spaces for one car per unit. I am appalled at the agencies lack of proper management and the selfishness of the tenants who park multiple cars in the lot. One tenant actually said that although her and her husband could easily share a spot, it was too "inconvenient" and easier for her to have her own spot. The Legacy Property Management Inc, is a marginal company for tenants, it raised my rent on a one-bedroom Apt located at 11580 SW Hall Blvd from $1025.00 to $1525.00 overnight. They generously offered a $75 a month increase on a one bedroom apt lease ($1100.00), versus the tenant in a two-bedroom apt, their rent (lease) increased by $55.00 a month. The property is in a horrible state of upkeep, overgrown, dying vegetation, homeless camp, and fire hazard on adjacent properties. Apt complex was recently purchased and new property either does not know or care about the existing condition of the 10 unit apt complex. I am literally moving a 100 yards down the road to an apt complex with a pool, spa, green landscaping,and environment free of oil jug(s), bed frames, mattresses, BBQ grill, and dirty laundry room. The apt complex is something found in East Los Angles county ghettos. Definitely not a place which is a warm and welcoming place to call home, especially in light of the deplorable conditions. Wish I could post pictures for future tenant(s), don't waste your time looking, its bad. Can't forget the mold issue, constant daily battle , poor ventilation, even when leaving the windows open. Mold accumulates under sinks (all I kept under the sinks was toilet paper and misc cleaning products, also left the cabinet/drawers doors open). Keep items away from the walls, at least a foot or mold accumulates, even the interior walls become moldy. soon to be ex-tenant. read more
