These have to be the best apartments I have ever lived in. I get so many compliments on my apartment. Mine was one of the first ones that was remodeled when I moved in and I fell in love as soon as I walked in. Maintain guys are super friendly and attend my repairs quickly to and I can tell they truly care that the work was done right. I like having the gas grills at the pool, the car wash, the work room and the dog park and walking. Online portal makes it easy to pay rent and learn about upcoming events. Great source of communication. All in all I give the 2 thumbs up!!

However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront.

I suspect if there are any, vaulted ceilings will be top floor apartments. Regardless, the advertising gives the perception vaulted ceilings are commonplace. Everleigh Duluth has the worst property Manager that I have ever dealt with. There tenants are afraid to go into the office or call Greystar's Corp Office for any reason because management threatens or talks down to them. I believe that both Greystar's and Everleigh's only interests are to tax-bait and take advantage of us Seniors. Awkwardly they cut their services, and amenities and canceled events without explaining why. They raise the rent which they shouldn't be allowed to since they have violated the leases, no services rendered, and falsely advertise about having a heated pool and other amenities. If you have been victimized by Greystar and Everleigh I invite you to join the Class Action Lawsuit that hundreds have already joined. They've taken a nice building and mismanaged it to the point that it's turning into a slum. Enough is enough and it's time to stop Greystar's and Everleigh's schemes of taking advantage of us who are 55 Plus.

There was no greeting, no "I'll be with you shortly," no eye contact -- nothing. I completely understand if staff are busy assisting other residents or applicants, but basic professionalism and courtesy go a long way, especially when someone is considering signing a lease and making a property their home. The apartments may be competitively priced, but the experience left me feeling unwelcome and ignored. First impressions matter, and unfortunately this one removed the property from consideration for me entirely.

I would not call these luxury apartments. the ceiling in my apartment is very botched. The pools have been closed a lot this past summer due to maintenance. The areas where they keep the gas grills are not kept nice. (people do not take care of the things they are allowed to use) The furniture all needs to be replaced but then it would probably make our rent payments go up. The only noise problems I have had are the people they hire to do lawn maintenance loud talkers, the cars that don't have mufflers are loud and the people playing their music in their cars with their windows down are too loud. LOL I had a person in their parked car, playing music so loud the base was rattling my windows. Oh and the windows?? the seals are all broken and they have moisture and dirt between the double panes. I have on nice clear window because it was damaged. I am sure there are nicer apartments here but the two that I have rented over the past 3 years have been outdated.

What truly elevated the experience, however, was Mr. Kurt Joyner. Kurt represents exactly what professional property management should look like. From the beginning of the tour, his attention to detail, professionalism, and genuine pride in the community were clear. He didn't simply walk us through a model apartment. He presented the property in a way that helped us truly imagine living there. The model unit was spotless and thoughtfully arranged. It allowed us to clearly see how the layout flows, how the natural light fills the space, and how comfortable the living areas feel. The kitchen layout, storage space, and overall design made the apartment feel like a real home rather than just a unit being shown. Kurt also took the time to walk us through the amenities, explaining not just what exists on the property but how residents actually enjoy them. The pool area, fitness facilities, and shared spaces all feel intentional and well maintained. Nothing felt neglected or forgotten. It is clear that the management team cares about both the appearance and the experience of living there. What stood out most was that Kurt never rushed the tour. Instead of changing the full dry sheets ,they put 10 plus fans and not realizing how one can live in this noisy ,dirty environment. It will cause mold ! Cannot use the bedroom and bath .. You could literally walk -- and it's so close to so many restaurants walking distance and close to the highway as well. I guess a downside to this is that traffic is INSANE during the weekends, but where is traffic not insane in ATL? 2) Leasing office is super responsive and friendly. They often offer resident events or just treats on special days and whenever you put in a maintenance request, they are SUPER quick. Usually day of or day after (unless it's the weekend) 3) Prices are pretty affordable. I'll keep this one short because inflation is now a thing and prices are hiking FAST but I signed at a pretty reasonable rate for me and my roommate. 4) No bugs issues. Ever. I haven't seen a single bug in our apartment besides the ones that come in whenever we open the patio. 5) 2 outdoor pools, fitness center, package concierge and a wide dog park! Most of all, it's all tightly compact so you don't have to walk much across the complex to access these! The only downside I will have to say is that walls ARE super thin and we had pretty loud upstair neighbors. It usually doesn't bother me, but it's sometimes reallly bad to the point where people in my work meetings can hear them. If you're looking for a family, this may be a problem. Only reason why I'm docking a star, but other than that it's been a 5 star experience! After living here for a year, I've come to appreciate living in such a nice area with affordable pricing!

But the true property management and the company itself could care less about you. We live in one of the "penthouse" apartments (unit 1411) as they call it. But have went 2 months with a dishwasher that doesn't dry (despite supposedly having upgraded appliances) and an AC unit with only 1 return air vent for a 1600 square foot 3 bedroom apartment!!! They will try to tell you that Isra "blowing 40 degrees out of the vent", but without proper return air vents it doesn't pull the actual hot air out. And the air blowing out comes at a trickle. Our power bills for the summer range from $300-$400. We reached out to the prior tenant since some of their mail still comes here and they stated they had the same issue and reported it as well. The community is great, but If you want this particular unit... I'd ask lots of questions and get them to address these issues BEFORE you move in!!! And the rent increases are NOT in line with the market. In fact, they just lowered the rent for our apartment for a 13 month lease down to less than the renewal they offered us!!! crazy? Yes!!! Tried talking to Mgmt about? Yes!!! After that are we moving out after 2 years? Yes!!!!!
