We accepted a offer in less than 10 days that our house was on the market from a buyer who used John with the Loan Nerd as the lender and provided us with a loan ( Approval ) a full approval and a 21 day close.the approval letter stated all the Taxes, income and Funds were ( Verified ) and with a quick close we were lead to believe they were through the first round of underwriting, unfortunately this was not the case, now we do not know what the buyer presented to John with the loan Nerd during their initial application but once we went under contract we believe there was no reason to flush out any issues with income and taxes during the 7 day options period at least every lender we have spoken to has told us that should have been known in the first few days. we never heard of any issues and was repeatedly told everything was on track by John and the Loan nerd fast forward to 3 days before closing we were only told there was a small issue in dealing with the VA and it would be resolved on a day , we were due to close on 11/12 after a couple of more days they came back with they needed to clarify something with the VA and they were closed as it was veterans day and asked us to extend for 1 week we agreed since it was already past the point of no return, it was right after the extension only a day we were told the actual truth that the buyer Amended their taxes and those taxes cant be used for 6 months. at no point during the previous 30 days was it relayed any to me or my Agent and possible issues on taxes. as a matter of fact we were re assured all was good. then a few more days later John with the Loan Nerd told us they could not qualify for VA and switched to FHA and that he already SECURED ANOTHER APPROVAL AND SENT To UNDERWRITING AGAIN ( not a Qualify but approval ) This on FHA loan we reluctantly agreed to allow this to go on since we have lost some much critical time and the house has been listed as pending and lost easily one or 2 buyers in that time since 7 houses in the direct tiny neighborhood on the canal went pending in the same criteria since we accepted this offer . well the FHA approval went to the underwriter then needed some clarification and a audit on the Buyers P and L since they were a small Business and needed another week. i want to stress that John with the Loan Nerd has been repeatedly telling my agent multiple times he was 100% confident he could get this across the finish line and promised it was going to close and to trust him and not cancel , this went on for a few days then told us they were waiting on the CPA for their Audit, each time they kept blaming the CPA for the delay in the Audit over the weekend on 12/7 we were finally told that in fact they cant use their 2024 taxes and have to wait to use their 2025 to try and RE-qualify in jan/Feb they have tried to blame the CPA for not being approved due to the delay in the audit but that does not fly with us since they tried a couple of other lenders beside the loan nerd we were told and those lenders said he could not qualify. it was only John with the loan Nerd who kept telling us he was 100% confident he could get the buyers approved and push this across the finish line, in the end We had to cancel it all together and move on at a time when there is not alot of activity and out thousands and thousands of dollars and potential buyers due to John and the Loan Nerd verifying what the buyer presented to him. going forward if we as a seller ever see a offer with the approval letter from the loan nerd we will not be accepting it. we have 0 Confidence in the loan nerd when telling us he can get someone approved
