    Sam's responses.

This is a company that depends on high pressure & dishonest sales people. When Sam Pokorney told me that he was going to door dash me bottled water to use for my well test, I knew something was not right. That was one red flag. When I saw that they wanted almost $31,000 in closing costs & had the rate as adjustable to go up to 10% that was another red flag. When someone you don't know says "trust me" we won't let that happen & then you get a docusign with that exact same thing on it you know they cannot be trusted. Sam even told me that he did not know the lender sent that out. The final piece being when I tell them I do not want to proceed I get very unprofessional text messages from him. This is not an organization anyone should do business with & I will be contacting the BBB about them.

OCTOBER 2025 I closed on my Refi using them about two weeks…read more It was a very painful 9 week process. In all honesty I had no intention of releasing a review until I was done with IRRL. this entire process has been exceeding challenging and disappointing. The communication has been dismal. I had to repeated ask for information to never get the information that i requested. I was lied to multiple time and every time they messed up on the process which cost me on the amount i was going to receive they always justified it was out of their control. it started with 44k cash in hand at the beginning. then they made a mistake and it dropped to 37k. then dropped again to 34k and then dropped again to 31k. what truly upset me was at the day of closing when they robbed me 3 grand. my cash in hand was to be 34k. i get a update hours before close that it was actually 31k. which i should have had just told them to piss off at that point but i really was broken down by them and my wife asked me to just close on it and move on. the 3k i was told was out of their control and was based off of the mortgage company. to find out they bought my mortgage to sell it to another company. so they could have done the 34k but decide to screw me over. even after the closing. i have asked for some information and still have not heard anything from them. I am terrified to see how this IRRL goes in six months. that is if i can actually get in touch with them to get it done. or if i don't lose it due to something that was out of their control. As things stand i would never recommend them to anyone and i actually used them. sad. ***** FEBRUARY 2026 The mortgage company they gave me just increased my mortgage payment 350$. Awaiting a call back from a supervisor from the mortgage company as to why. but if i miss or late a payment I lose the capability to get the IRRL so i am not surprised. reached out to eMortgage Contact. no answer. SHOCKER. *****APRIL 2026 They keep calling me about the IRRL even though i told them i will never use them for anything and they keep calling and harassing me on it. i am literally taking it to my local bank and not saving as much as i could but at least I trust my bank.

I worked with a loan officer named Donavan Best and had a very frustrating experience…read more I asked if I could review the loan numbers again from the e-doc so I could better understand everything. He told me he had already sent me a picture, but it only showed a few numbers and not the full breakdown. I asked if he could send the full details again, and instead of helping, he questioned why I needed to see them and responded with an attitude. When I said never mind if he didn't want to provide it, he replied, "good, have a good day." I was simply trying to review the numbers for a major financial decision. I would recommend that anyone working with this company make sure they are able to review all documentation clearly before moving forward. Who refuses to give somebody the numbers that they're asking for and then gets mad that I'm asking for the numbers again and questioning me for it and then when I get mad about it he just gets more cockier and more rude. And then tells me he doesn't have to explain anything to me yeah he does I gave him all my credit information he ran my credit and he told me that he works for me so you don't treat somebody like that and yeah I was cursing because he shouldn't be treating me like that. I don't know how your company ever does any business with someone like that but then again with the one star on the Better Business Bureau I could see why.

I had many companies reach out and the…read moreonly one that used my information to start a loan application without my knowledge was Amerisave Mortgage. I was calling, or being called, to get rates and terms and Amerisave started a loan application without me knowing. This morning I received an email, after I was already funded on a different loan from a different company. At first I thought it was a scam email wanting me to click on the attachment and getting a virus, but then I thought I would call one of the "mess of them" calling so often I kept asking for them to stop calling. The representative said that with the Dobbs Frank act, that they are allowed to start a mortgage application if you give them the information they asked you to get their interest rates and terms. He stated the CFPB recommendations, the TRID guidelines, stating if you give them 6 pieces of information and / or the last 4 digits of your social security number, they can start an application. I stated I was not told they were doing that and that I had asked for rates and terms and didn't ask for them to start a loan application. He said they are allowed to do it. None of the other companies I dealt with did what they did and I feel it is dishonest and should be illegal. I was called so many times by them and it felt like a very shady company. After what they did, I feel they are. I tried to reach their leadership with no response from them or Lending Tree.
