I moved as a result of work back to the WA area and was able to find a home I liked after about a month of searching. Jim is very knowledgeable about his job and was able to explain some of the forms and verbiage which get long-winded and confusing to a lay person. He was a little impersonal but nothing unexpected. My problem was with the phone system. I got voicemail more than not when calling. He always called me back, but not an ideal medium for communicating during something as stressful as home purchasing. He explained why I got voicemail (because he was on another call) but it adds to the anxiety if you can't get a hold of your loan officer. I suppose it balances out since I always eventually talked to him but didn't leave a very supple flavor behind. My real objection was with the underwriting and processing of my loan. One of the higher ups in management did follow up after a negative review I provided which explained that a loan candidate in these times needs to have an immaculate record with no question marks. While I get that, the way that Isaac handled it made me feel I was undergoing a criminal prosecution. Understanding why did nothing to mitigate the lack of sympathy for the frustration and stress it caused. It got to the point that I felt anxiety sending out any emails to him and any I received back. They were also insensitive to the time difference. Me, Pacific. Them, Eastern. I was only able to productively interact with them for about 4 hours out of the day. On the final day, they "forgot" about the time difference causing not a little stress not only to me, but to my real estate agent. This was a horrible experience and I would go out of my way to avoid working with this team again. read more

Premia started out by assuring me that they offered me and my company either a special below-market rate or would be saving thousands on closing costs compared to other lenders. when I retrieved competing quotes I found none of these things to be true. Upon hearing that the quote was not competitive, the guy I was working with began inventing reasons that my other loan estimates were incorrect. Really horrible to completely fabricate market information to potential buyers. Absolutely will never engage with this company again. read more

I was moving because of a new job and Premia was one of the preferred lenders as part of the relocation benefits. They were nice to me and treated me as if I was their best friend. However, as soon as we got into the purchase agreement, everything changed. Most importantly, they were dishonest about the rate they were offering. I am extremely dissatisfied with my experience overall. I understand that the market fluctuates a bit so rates can vary. I originally began conversing and starting the process at 3.000% interest rate. Then a week or so later when I lock after submitting an offer I'm told it rose to 3.125%. However, even prior to I asked whether Biweekly payments were an option for my loan through you and was reassured it was. I have had several coworkers that were also relocating to my same location around the exact time frame. And they were able to lock in at 2.750% for the exact same loan with 5% down without purchasing points. He had a new house built and needed an extension on his rate lock and was able to do so free of charge. Whereas my rate lock was close to expiring and was told I'd have to pay a daily fee to keep my lock. To my surprise I asked him who was his lender it was your company. The very same. So that was a slap in the face. Plus, I kept inquiring with the whole COVID pandemic that the rates for everyone else I knew were getting lower and they were able to float down. Including another friend that originally locked at 3.000% and floated down to 2.850% with another lender. And with me asking your company I was told that they can't say for sure but it's highly likely that the rates would lower and if it changes try 0.125% that I will be offered that lower rate. But of course I never was. Plus there's quite the difference in my APR compared to interest rates. My girlfriend is purchasing a secondary home, which rates are usually higher and even she is locked in at 2.875% with a 3.047% interest whereas mine is nearly 3.5% for a primary home. And the biggest slap in the face is when I call you, the lender after closing to set up biweekly payments, I'm told that it's been noted and that someone will be in touch with me by phone or email with instructions on how to set it up. I then get a notice that you sold my loan to Stearns Loancare. And once I attempt to set up biweekly payments through them they said that it can't be done. Because they said it was noted that Premia offered biweekly payments to me as an option and that I declined. So had it been set up prior it would be grandfathered over. However, cannot be set up after. Plus, your company sold my loan prior to even the first payment taking place. So, I'm hoping that someone within your company actually reads these comments for quality control measures. Because something like this should be rectified and is literally costing me 7 years in interest payments over the course of a 30 year loan. So, if somehow you can rectify this by me being able to process biweekly payments or weekly payments. That would appease the entire experience and I'll get over it. However, no as it stands for that lie to be noted that I declined an offer that I actually sought out is wrong. Both ethically and morally. I understand you're a business and not in the business to lose nor give away money. However, to take away my option of being able to process biweekly payments or weekly payments reducing the sentence of my loan is just wrong. So, I'm hoping that someone can reach out to me regarding my experience and I can address and elaborate on my concerns and hopefully am offered rectifying solutions. read more

The people are rude and condescending. They are also terrible at their job; my name is frequently misspelled, so I carefully spelled it during our first interaction and they still continually misspelled it. One of their employees just got our names wrong entirely. All they told us on the initial call was inaccurate. They asked for stuff that was ridiculous and didn't understand what was given them; we sent them documents showing approval for virtual work with APPROVED on the document and they called us back to ask for documentation that showed it was approved. They claimed our credit score would be updated because we paid down a lot of debt right as we applied, but it wasn't. They asked for documentation showing a URL on the bottom when we had one with a URL at the top because it was on a desktop instead of a phone. They held up my house closing after waiting until the very last minute to ask for documentation then asking for more and more repetitive documentation for days after. They scoffed at us and didn't believe us when we told them our company policy wouldn't allow them to talk to HR. We got an email from HR and they still didn't believe it. They continually ignored us, talked down to us, misled us, gave us incorrect information, and told us something inaccurate about my credit score and report while I was on the credit bureau website looking at the information that showed they were wrong. Note that we make good money and have good credit. If you don't, you're probably in serious trouble with these guys. We are also not young, and in situations where we made less money and had a worse credit score, other mortgage companies have made the process simple with maybe one or two go backs; this company had us going back for more documentation multiple times a day. Should you do business with Premia? Let me ask you a few questions: Do you want someone to treat you as if you're an idiot while they evidently can't listen OR read? Do you want to be treated as a criminal but also a hacking genius who can forge information in under five minutes all at once? Do you want to provide the same information in fifteen different formats? Do you want applying for a mortgage to be like a part time job while you're trying to move across the country at the same time? If you answered Yes to any or all of those questions, Premia could be the lender for you. If, like me, you answered all these with HECK NO, you should look for a different mortgage lender read more

This review is a little overdue, but I had a very difficult experience with them in the final stages after I had been approved and was waiting to close on the house. The inspection uncovered a number of things ranging from screens that were ripped on the windows, to a garage door didn't work well, to wAter that pooled on the concrete after watering plants to wood damage in the living room floor and a few other things. They were going to require me to repair Everything before closing, which my realtor had never heard of and was hard to believe since I was due to close in a few days and didn't even own the house they wanted me to make repairs to prior to closing. They said it had to "safety and livability -- really, I had to repair a window screen as part of that? Luckily I found another lender, though the interest rate had since increased since I had first applied with premia. read more

I used Premia for a relocation sponsored by my work. They were one of three recommended lenders and did offer the best initial rate and had a great sales pitch of all the ways in which they were differentiated - great close time, convenient online portal, etc. These are all true; however, I have to say that the level of service dropped dramatically once I signed the dotted line for choosing them as my lender. Communication with the loan originator was irregular and I found that messages that should have been communicated between lender, lawyers, and realtors were not. I was also inaccurately told about recast options for my home since my close on my new home pre-dated the close on my old home. If the sales person had been informed about what he was telling me, I would have made different decisions. Throughout the process, I did vocalize my dissatisfaction with the level of communication. I was consistently told by multiple members of the team that they were slammed and struggling to keep up with all their correspondences. I purchased my home in June 2020, certainly a surge in lending as rates were low. I did my best to be patient and understanding; however, the excuses got old and made me question the management at Premia and their ways of providing adequate resources to service customers. I think the intention was there but the execution was poor. As a result, I would not recommend them to others. In reading other reviews, I found true for me many of the same trends. Yes, they promise to shop for a cheaper rate. While under contract, rates dropped to all time lows and I was told that they self-correct within minutes and my rate stayed the same. They are also rigid on having ALL repairs required prior to closing and sold my loan within a week. read more

I've used this company twice through my work and it has been absolutely phenomenal. They helped keep me on track with due dates with reminders ahead of time enough to finish around the work week. They also answered my calls very promptly, most of the time in the same call with no messages left. They were the same courteous and prompt professionals by email. Best of all they helped me take care of paperwork to avoid pitfalls which would delay closing. I had zero room for failure as unrelated events came about, and they delivered exactly when I needed it the most. They were in contact with our selling agent to track when funds would be available and where they came from, helped to get all of the check wire information was done correctly and with enough time to go to closing the same day! The first time we used them in Virginia it was much the same story - we had to be out of the apartment by the end of the month and they delivered. It would have been phenomenally expensive if I went over by even one day. Now if only they could predict the mortgage prime rate changes well enough to get the best rate with the time allowed... they said that their crystal ball was out for polishing. C'est la vie! Even she was wowed!!!! My first contact was with Yuri Umanski. He lead me through the loan application process. I prefer to communicate via email and whenever I emailed Yuri, I received an immediate response. Once my application was approved and I was under contract, I worked with Rachel Copeland who processed my loan. She was the same, very responsive and answered every question in a timely manner. My initial reaction to the first contact was that I was getting a hard sales pitch - not help in doing a corporate relocation. I should have just left at that point. The initial offer from Premia was different than a offer I had received and accepted from another company. The difference was identified as a upfront cost that came with a lower rate - the premia rep repeatably characterized this as a unallowed/prohibited cost per my relocation agreement. They asked for a copy of the offer before they would consider making a new offer. I reached out to my companies relo representative (who I have worked with several times) and learned that it is not a prohibited cost, but something that I could negotiate as part of the mortgage. There were lots of emails and phone calls between the two companies - bottom line with Premia I felt that I needed to commit and it was not simply a choice between two increasingly better offers - at one point I was asked if I would commit to stay if they could bet the prior offer which I did intending to end the process. Meanwhile the other company was letting me decide without pressure and they understood that they simply needed to provide the best offer they could. Following their last offer I specifically told them that I would likely get a counter offer from the another co - they understood that and knew that any commitment I made was subject to better rates until the end. After that verbal commitment to the other co I received a call from Premia asking if I would commit to them if they matched the offer. I responded that I would only switch if they bettered the offer. At that point the Premia rep began to question why I was making that choice, how could I still go with them after they used prohibited costs in the original offer and in the end questioning my integrity in making an agreement with Premia and now breaking it. I allowed the representative a moment to reconsider his words and did not respond initially. He however expected a response... Shortened version - if you use hard sale tactics, claim others are doing something unethical, encourage agreements to be broken in your favor you better be a little more thick skinned when it goes against you. Premia managed to get worse! As an update to my previous review, I wanted to let all you potential consumers know that I received a response with several untrue statements. 1. "We have been attempting to connect with you.." Fact check - False. In our digital age of cell phones, email, text and social media connecting is not difficult and proving the existence or non-existence of communication is even less difficult. 2. "you are correct in saying your credit score dropped mid process as a result of a change you initiated with the credit repositories." Fact check: True and False. True that I had to ask the credit repositories to remove a notation per the insistence of Premia but false that it was the requirement of any agency by theirs. To potential consumers: lenders who operate in the arena of Premia often engage in these types of behaviors: disregarding lock agreements, pulling credit inquiries multiple times and requiring all notes and disputes removed from credit accounts. These behaviors serve no other purpose then to disrupt the process. As seen in the Premia response, "the result of the change did alter the lending options available to you". 3. "necessitating a slightly higher interest rate" Fact check: False. At the time a lender sends you a disclosure statement and rate lock, your credit and income should be verified by the lender. A rate lock is a guaranteed contract. I highly recommend a course offered by Framework and Wells Fargo on the home buying process and contacting your local FHA/HUD office. Both of these options discuss much of the behavior conducted by Premia (see confirmation in Tom J response), is in the section warning consumers of what to look out for when selecting a mortgage company. Premia actually scored 100% on a list of criteria for recognizing a bad lender. Remember, this might be a 30 year commitment and you want someone who is trustworthy and works with and for you. read more

Buying a house in California is honestly a NIGHTMARE. It was one of the most stressfull things I have ever experiences - but Eric and Andrea fro Premia Relocation were amazing to work with during the whole mortgage process. They kept it simple - were quick to response - detailed and thoughtful in their communication - and very very easy to work with. They were professional and went above and beyond in helping me to deal with a difficult builder (DR Horton) who missed all their dates and delayed many appraisal and inspection visits. Nick, the loan processor, was exceptional to work with and kept me informed of all planned (and subsequently missed) activities. To make things even more challenging, I chose not to use the builder's title company or closing attorney 24 hours before our final closing, and Nick managed to get all my paperwork processed through underwriting again and we closed only a day later than originally planned. What a great experience. I've never heard of this lender. It was one of my choices from my relocation package my employer offered me. To be honest I started with Quicken. What a joke. I was a number. I would leave multiple messages and they would not call back. My wife and I decided to move on and gave Premia a call. It was instant communication from Lore. She got us going and was able to set us up with our loan team John and Ted. Honestly, the move was a mess but these guys were amazing. Totally prompt, efficient and professional. They will promise you they will shop for lower rates and keep checking... Don't believe them. It's a lie! I had to keep checking then when I found a lower rate, they said it's too late to change it. Additionally, they sold my loan to another lender less than 1 week after I closed. Very disappointed with all of this! I should've gone with Wells Fargo that had the lower rates in the first place. I recently relocated from Pennsylvania to Oregon. I was provided choices of mortgage providers. Both individuals that I worked with, Dan Vanderhemel and Rachel Copeland, were very responsive and knowledgeable. While the mortgage rate was slightly higher than that of a competitor, the service was exceptional (the other company didn't want to be bothered until a month before close!). Even though I see a lot of negative ratings for Premia, that was not my experience. read more
