Guest Suite review…read more My son & daughter in law have lived here for several years now. It's a beautiful facility. I'm staying in the guest suite which is a furnished apartment they rent out for the night to the guests of apartment renters. It's our second time staying here. The guest suite is nicely decorated and has just about everything you need. The first time we stayed in the apartment everything was perfect. No complaints. This time around I feel as if there is a lack of a check list to make sure everything is refilled. We were left with one roll of toilet paper. A roll of paper towels that was almost gone. About a quarter of an inch of dish soap. A box of tissues would have been nice but there wasn't one. The hand soaps look as if other guests replaced them. One of them is almost empty. There was a battery operated soap dispenser that I think belongs to the suite but it didn't work. We went to the store and bought toilet paper, paper towels, dish soap and tissues. Towels are provided but for some reason there were no wash cloths. After going to the office they quickly purchased and washed some new wash cloths for us. Lastly the Wi-Fi hasn't really worked for most of our trip. It's always buffering. The first time we stayed it was $100/night and now it's $150/night. $100 is fair. I think the $150 is a bit much considering we had to refill some of the items and housekeeping is not included. It's simply convenient to be staying so close to my family.

I was told I'm to clean it, leave my closet door open all the time & purchase dehumidifing products myself, it's not on AMLi that mold grows on my clothes & shoes in my apartment. Regarding the additional charges I was sent an itemized bill with additional utility charges from July & August, that were not on previous bills. The only thing anyone is waiting on is for me to pay the additional money, not to address any issues I have. ......................... There is mold growing in my closet on my clothes & shoes & the head of maintenance tells me it not their problem, it my problem & they can't help with any of it. There is often mold growing on the ceiling vents, that they clean w/alcohol but the guy tells me it's not mold it's just dirt. Who cleans dirt w/alcohol? I had to wash everything & am keeping my clothes in the living room/bedroom with the ceiling fan on so I don't smell like mold when I go out. I am paying over 2K for a moldy apartment. On autopay & last week they send an email threatening legal action over non-payment of rent. Rent was paid but they were late processing pet fees, which they tacked on late fees for. They said they would take off the late fees but still haven't. They also harassed me about my renters insurance- which never lapsed & I sent them the policy info on a few times - I continued to get notices insisting I pay for their insurance policy even though mine is more than adequate. That took 2 phone calls & 6 emails for them to finally drop. I so regret renewing my lease. This place is not worth it.

1 Star -- And even that feels generous…read more If you're considering living at Villas at Fiori, let me save you the pain: RUN. This place markets itself as "luxury," but that's laughable. Luxury where? In the photos? Because the actual living experience here is a nightmare. From day one, this has been the worst housing experience I've ever had -- and I've lived in apartments across multiple states. We moved into a "finished" townhouse that was still being painted as we carried boxes inside, with over 20+ outstanding maintenance issues before we even slept here once. And it only went downhill. * HVAC Disaster Day 1: 85° INSIDE in the middle of Texas summer. AC didn't work for over a week, and we were basically told to deal with it. They "graciously" provided TWO portable AC units (after requesting three) like that makes a sauna livable. It never worked properly all summer -- techs in and out for a month just to get it to 76° on a good day. Then winter hit: 55° inside. "Emergency heat" apparently means no heat. And now here we are AGAIN -- the moment it got hot outside this year? Yep. AC fails again, house hits 80° inside and they shut it off until someone "figures it out." Same story, different season. This isn't an inconvenience -- it's unsafe living conditions. * Electrical & Water Issues * Electric bills over $650 for a unit this size. Completely insane. * Power constantly tripped from normal, everyday usage. * Water shut off randomly -- including on Thanksgiving. * Toilet runs NONSTOP -- still not fixed. * Horrible Build Quality & Maintenance This place was slapped together so fast it should be illegal. Even contractors have told us the build is garbage. Examples: * Ceiling leak left soft, sagging water spots for MONTHS. * Their "repair"? I watched them on our security cameras shove a pencil under a pipe because they "didn't know what the hell to do." Yes, really. * Then they painted over repairs with glossy paint on a matte ceiling and got splatter all over our couch, carpet, and floors. * Grout falling apart in showers -- they "fixed" it just for more to fall out again. * Baseboards literally an inch off the ground when we moved in. * Hardwood floors scratched before move-in. * They installed our EV charging outlet and left our deep freezer unplugged -- ruined all our food. * Internet & Noise Internet dies EVERY. SINGLE. NIGHT. Wakes us up, kills our cameras & security, and there's no resolution. How is that acceptable in 2025? * Bugs Ants, spiders, roaches -- constant. * Staff Attitude Maintenance has complained on camera about our belongings "being in the way" inside OUR home and openly acted like we're a burden for expecting basic livable conditions. * Emotional & Physical Toll We have an ESA that is at risk overheating every summer. We have to wake up at 3AM for work, and still deal with outages, noise, and an unlivable temperature-controlled environment. Every day here feels like a fight to survive basic comfort. At this point, the question is: when do tenants get to say enough is enough? Why should anyone be stuck paying lease-break fees to escape a unit that isn't even legally habitable half the time? The 2.2 stars on Yelp is honestly generous. Villas at Fiori is a perfect example of developers cutting corners, slapping the word "luxury" on a cheaply-built property, and leaving residents to suffer. Save your time, money, and sanity. There are nicer places with actual functioning HVAC, working utilities, and staff that care. This place should be ashamed of how it treats residents.

Since we've been in contact, she's been kind, solution oriented, timely in her communication and thoughtful! Also, the on site team members, Robbie, Bryce and Cory were all super friendly and helpful, especially Robbie! As I mentioned before, the homes are beautiful. The amenities offered are the cherry on top.
