I would not recommend Patrick Murphy or Dynamic Home Inspections based on our experience during the…read moreattempted purchase of a property in Edgewater, MD. The property's septic system had previously failed inspection, so when the sellers obtained a second opinion from Dynamic Home Inspections, we carefully reviewed the resulting report. During that review, my husband identified video footage included in the inspection materials that appeared inconsistent with the property and septic system being evaluated. When we contacted Mr. Murphy to discuss these discrepancies, we did not receive a satisfactory explanation. He continued to reference specifications that did not match the septic system installed at the property, which only increased our concerns about the accuracy of the inspection. When making a major financial investment, buyers depend on inspectors to provide thorough, accurate, and reliable information. Unfortunately, the inconsistencies we found in this report undermined our confidence in its findings and ultimately contributed to our decision to walk away from the transaction. Based on our experience, I would encourage anyone considering Dynamic Home Inspections to carefully review all inspection documentation and ask detailed questions if anything appears inconsistent or unclear.

I am amazed at the great detail he went into in the report, via email and a couple of phone calls. If there is a problem, he will find it! Patrick also is able to refer out to the correct trade and type of contractor recommended to rectify specific issues. There was a glaring, deal-breaking safety issue uncovered (some of it hidden behind drywall that was put in place just to obscure the structure that is barely holding the house upright. It could have cost me everything I have worked for just to be able to buy a house in this market. I contacted a tradesman that specializes in this arena and his words were, "condemnable" and "unsafe to enter" the property. My only worry is that an unsuspecting buyer will get stuck with the problem and have to spend a minimum of 100k to be able to live in it or that its collapse could cause a far worse tragedy. Since it's an estate sale, there were no disclosures required.
