Update: on Christmas Eve we woke to no heat. None. After waiting for several hours, they finally sent someone who stayed that they couldn't fix the issue that a part needed to be ordered. Then, on Boxing Day, the office manager claims that my mother CHOSE to not have heat because she didn't take the ancient space heaters that give off sparks to use. Additionally, they argued with her about fixing the heater What kind of place is this that doesn't think that heat is a necessity for an 80 year old lady????? I have advised my mother to seek legal help. As a renter she does have rights. If I could mark this place down to zero stars I would. It is NOT worth paying the amount to f rent she is paying to get treated like this. Shame! read more

Don't rent here! I've called six different times over the last five months for HVAC issues. The apartment is either too cold in the winter or too hot in the summer. It has become a joke, the system is woefully under powered to handle outside temperatures below 35 or above 85. Unfortunately, I writing this after the sixth maintenance call and it's just the beginning of summer. Never had these experiences with any other home I've owned or apartments I've rented. HORRIBLE!! DO NOT MOVE HERE!!!! The property management LIES. Get EVERYTHING IN WRITING! After I was diagnosed with cancer and went through chemo for 6 months while I lived there, I talked to the the property manager and she 'said' I could move out early and she would talk to management and have them take care of the few months remaining, "no problem". ONE YEAR LATER, after MONTICELLO sent the legal notices to THEIR OWN ADDRESS and not to me (so I had no idea this was happening) MONTICELLO sued me for the rent and notified me after a court ruling. I found out when they had already placed a lien on my bank account! Disgraceful!! If I could give them a negative star rating I would! There are much better, beautiful, housing options in Williamsburg with ethical property owners. Also, the apartment was shoddy -- the bedroom window leaked when it rained, the roof in the laundry area flooded when I used the wash machine and in the garage, it leaked through the light and damaged my property. The trim lifted and nails were exposed. I could go on....but suffice it to say, this place is AWFUL to work with! Save yourself some serious grief and find a different place to live!!! read more

More than 30 work orders placed in the last 7 months. Most for the same issues that will not/cant be fixed. Foundational issues rampant through out the entire apartment and neighboring units causing us more issues. These issues were known to Monticello Of Powhatan prior to our move in date and glazed over and hidden to try to fill the unit. We have found and tested for mold and reported it via service request, we told senior property manager Becky McHugh, we told cooperate rep Kim Fox and still nothing has been done. Glue is coming up through our vinyl floor after three vinyl floor changes and cleanings, multiple ruined personal property items from issues caused from living here, garage flooding every time it rains, giant pool up to ankle in garage that last for days after a rainfall, dust/debris/hair raining from vents, Property Manager Becky McHugh and Leasing and Social Media Specialist Ayriana Bartlett never offer help to our issues and most of the time when we report issues to them they go ignored and passed over. We are concerned about our health and safety living here. We have never lived in worse conditions any where else. We are disgusted that we pay 2159$ a month for a deplorable apartment. If you care about yourself and your family, do not move here. read more

We really love it here! We are moving to our new home soon but our time here has been awesome. The area is perfect, I can walk to Target and Publix if I feel like it. It's super quiet and safe. The staff are great. We needed maintenance a couple of times and they've been quick and professional with the requests. Becky and Kate are two office people that we work with and they are both great. We get community events, movie nights, great neighbors. I can't say enough good things about the complex. We moved from out of state and picked MOPOW because they have a garage and were pet-friendly. I am so grateful we lucked out! read more

DON'T MOVE HERE! I lived here for ONE YEAR. I left Virginia 2 weeks ago (economically, the area isn't good at all). Today, I checked my emails. They sent me an INVOICE of $1301.42 that is, apparently (after I called the on-site office to find out wth is going on), to REPLACE THE CARPET (I've attached some pix.) and buy new stove burners (They were old, dulled, and well-worn when I moved in!) Are you freaking kidding?!!! I have photos of the CLEAN CARPET and the entire apartment! I had a full-size rug down OVER the carpet in the smaller bedroom along with a large sofa, dresser, mid-size table that I normally use as a desk but only used once when I lived there, and wicker-type file boxes. So, there was very little carpet even exposed. The area I walked on in that room was the area covered with my rug. In the large living space, I had 2 matching oriental rugs down, another large sofa, an oversized matching cushy chair, a smaller rug, an Ottoman coffee table atop one of the rugs, an armoire, several tables, including my farm dining table (It layed on top of one of my rugs. If I sat there at all, it was to lay maps out a handful of times. The table is so heavy that I didn't even have it upright until only a few months ago.). In the master bedroom, my bed head/base/side boards were assembled, but I never bought a mattress (I realized 2 wks in that Wmsbg was too quiet for me and that I would see if Richmond was more promising. So, I slept on my sofa. It's the size of a single bed, so it was great!). Because the bed was set up, I walked around it in that room when I went into the master closet and to get to my dresser on the wall facing the footboard. I never had a reason to be in or use the space in the middle of the bed (which was the bulk of the room). In addition to those things, I had a trunk table, keyboard table, a small school desk style table, and a file cabinet in that room which covered most of the carpet in that room, too. ... I barely cooked and I cleaned up after myself. (Btwn Blaze pizza, Noodles and Co., and prepared foods at Fresh Market, I didn't need to cook.) ... There's also a $25 charge to clean one of the toilets that had a mineral deposit ring that I couldn't get off! I didn't even use that loo much because I used the shower opposite the smaller bedroom where I slept on that sofa. ... SAVE YOURSELF AND AVOID THIS PLACE! Another reviewer had a similar experience with charges and I chalked it up to that something unusual must have happened. Nope. ... Highly recommend staying far, far away. ... Shame on them! Disgraceful crooks. I'm reporting them to the BBB. read more

I just moved here with my family, from Germany; transferred by the Navy. It has been 10 years since I last lived in the States. I imagined that moving in to an apartment would be crazy; I had to not only move in but also get water, electricity, etc, then conduct my household good move-in. The ladies in the front office made the move-in seamless. The place is wonderful, perfectly positioned - 10 minutes from everywhere. The people are great, I feel safe, and my kids have friends who live around here. The schools are amazing as well. The apartment is nice as most of them have been renovated. My only complaint is that the showers are not built for 6'4" people, but that's everywhere I go. If you're looking for a place to live, this is the place. read more

We had a very bad experience living here! The units are nothing like the model they showed us. Bad appliances, the cupboards were ugly, and the smell we had in our apartment was absolutely disgusting. When we lived there I was 6 months pregnant and they treated my family and I like we were dirt. The staff was anything but considerate, they are just as nasty as the cupboards in the units. And the rent is absolutely ridiculously high. I would not even give this place a moment of your time because that is how bad it was for us. read more

I would think twice before moving here. It looks great and sounds great when you take a tour but it will only go downhill from there. The property is a mess. People leave their trash outside all the time and many balconies look like storage units. The one an only dumpster on the property is always overflowing. You may get a great rate on rent when you first sign but I can assure you that your rent will increase each year. Your lease also includes a $25 trash valet fee which is a joke. And you will NEVER get your security deposit back. I've heard that most people are actually charged when they leave. This could be a really nice property but they just don't care. read more

BEST community in Williamsburg! I have lived here two years and will sign my 3rd year lease soon. After visiting almost every apartment complex in this area, by far, Monticello has everyone beat. Clean, safe, and friendly people are the three top reasons I won't look elsewhere. Staff is extremely friendly and Genuine. It is pricey but worth every penny. read more

I wanted to take some time today to share my exceptional experience moving into Monticello at Powhatan Apartments recently. For starters, Becky McHugh in the rental office was a real lifesaver. She was very professional, and extremely friendly throughout the whole process. I did have several options to consider when choosing which apartment complex would be right for me. Becky and the wonderful rental office staff was the deal breaker that made up my mind. Becky was able to work it out so I had a apartment to move into until my 1br was available in the near future. Even in these difficult times with covid, they made the whole process feel so safe and comforting. Katie had my keys ready for me after a really long drive upon arrival and was so sweet. I truly couldn't be more impressed with Becky and everyone in the rental office that I dealt with. I can't wait to recommend Monticello at Powhatan to any friends moving in the future. We lived in MOPOW while our house was being built and I want to say how much we enjoyed living there. The staff, all of them, are fantastic. The facility is extremely well kept, the people who live there are all very nice. When we had an issue with an appliance, we always got it fixed in one day, sometimes in an hour. I cannot recommend MOPOW as a place to live more highly. read more

Everyone that I have talked to in this complex shares my sentiment. I do not possibly understand how some of the reviews here are decent. I imagine they are writing them themselves. From a horrid administration to a piss-poor maintenance staff, my experience living in these apartments has been horrible. I have had a broken window for over 3 months. Maintenance has attempted to fix it 3 times. Every time it rains, my bed gets drenched with rain and so does my floor. Oh yeah, and after the last time that they came to "fix" the issue, they took my blinds completely off of the wall and did not reinstall them. I do not have the tools to reinstall them, so now every time I have I go to sleep I am watched by anyone that walks by. Forget changing my clothes. I've also been a week without heat in the middle of the winter this year, and earlier than that, I went a week without AC. Also, my sink was completely unhinged until they eventually fixed it. The administration does not pick up the phone, (seriously, try calling them during the middle of a weekday) and if you want working laundry, live somewhere else. read more

My fiancé and I have lived at MoPow for about a year and a half and we are so glad we decided to live here! Storage: We like having a garage for our bikes/outdoor stuff. We love all the storage (seriously: decent walk-in closets, plenty of cabinets/pantry space in kitchen, a separate laundry room with shelving for detergent etc, plus a linen closet AND a closet for vacuum/cleaning supplies). I mention this because some of the other places we looked at had practically zero storage. Amenities and location: I mentioned the laundry room, but we also really like the gas fireplace (so nice and cost-effective in the winter), MICROWAVE--for some weird reason, a lot of the places we looked at didn't have one--fridge w/ ice machine, and sweet garden tub in the master's en suite. The complex has a pool and a small gym. My only complaint about the gym is that for a while the tredmill was out of order, but they usually get someone in pretty quick to fix it. The complex is super-quiet, too. I have never heard any of my neighbors and the complex itself is located in a nice neighborhood, conveniently located near shopping/gas stations/restaurants etc. (although, maybe a little too close to Duck Donuts...) ;) Maintenance/Staff: I kid you not, MOPOW has the best maintenance crew we have ever met. We've lived in apartments across the country and MoPow has the quickest-responding crew this side of the Mississippi! Okay, maybe I don't have enough proof to say that, but truly: they're great! One time, I accidentally locked myself out of the house at 7:30am. One of the maintenance staff happened to be in the front office (doing much more important things then letting a stupid resident into her apartment) but he was so kind. While I would have told myself how silly I was, he reassured my that I was not the first person to do this, that it was okay, and he would be glad to help me. This may not seem like a lot, but to have staff that are readily available is huge. It's nice to come home from school/work and have someone still in the office in case there's a package, or a question about an up-coming community event, or to check on any number of things. We've been super-needy over the past couple of months because a few issues just happened to hit our unit all at once. The office staff was great to take our calls/concerns and get them to the maintenance team. We were e-mailed and/or called with updates related to the maintenance so that if something wasn't getting done right away, we knew why and when it would get taken care of. Everyone who works here is super-friendly and help make the apartment complex a great community! I highly recommend MoPow to folks who are looking for a clean, quiet, affordable place to live. read more

I have lived at this address for 5 years. The staff is unbelievable. Everything from being on top of little issues to being their for us during a very difficult start to the New Year when a family member unexpectedly passed away. The girls in the office are wonderful and make it a pleasure to live here. A very interactive community with summer movie nights, dinners and appreciation day (the girls are outside in the am handing out pastries, coffee and juice). I do love those gals!!! read more

Monticello at Powhatan has really great staff, very quick on answer questions you might have or maintenance issues. Very well maintained grounds. Good pool and exercise room for the family. Location couldn't be better plenty of things to do, 15 minutes away from Busch Gardens and Water Country, Great historical events in the area, and five minutes away from the James river. read more
