Founders Village Williamsburg is a mixed bag. Their walls are like paper; and all apartment doors slam unless you close them carefully, and that slamming shakes the entire row of apartments. So there are times when the walls are perpetually shaking from door slamming. I raised this with management but they just ignored it. On the positive side, it is nice to have a townhouse-style space and the units are reasonably nice. The complex is in a great location. Also positive is their current maintenance team which is responsive, capable, and friendly. read more

I strongly encourage anyone considering Founders Village to tour before signing. Management felt very two-faced, presenting one thing but acting differently when issues came up. The units are very small with little closet space, thin walls, and tiny bedrooms you can hear everything. The extra fees are outrageous charging for non-valet trash, community electricity, and a monthly Conservice fee that added up quickly. There's also a constant feeling of being watched, and even my visitors felt uncomfortable coming over. I had issues with packages for my newborn being placed in the Luxer box, and after being told early on not to worry about adding him to the lease, I was later asked to provide identification for my infant, which made no sense. Belinda in particular has a very snarky, pushy tone and does not know how to speak to people respectfully. To top it off, when I tried to address concerns, the assistant property manager opened a call by asking if my email was written by AI, very rude and unprofessional. My rent was always paid on time and in full, yet the experience was stressful and disappointing. I wouldn't recommend, I regretted signing this lease with this company. read more

From the first moment I called to inquire about this community to the moment we moved out, I was impressed! Stephanie gave me a lot of great info + gave me a virtual tour. Move-in was a breeze - the large moving truck was able to park in front of our unit to unload our things and our cars were always parked in front of the unit. We met a lot of great neighbors that we will remain friends with for a long time. Our 2-story unit was across from the pool and the back faced the forest area - perfect for us! Loved the 2 bedroom, 2.5 bath situation. This place truly made our first 2 years in Virginia a great one! Founders Village is an excellent Townhome rental community - walking distance to Publix, Target, PetSmart, Belk, Chick-fil-A. It's tucked in the back, so you don't hear street noise. They have 2 & 3 bedroom multiple level townhomes (some have garages). We lived there for 2 years before buying our house. We are a walking family, so also used to walk to Trader Joe's and Fresh Market + New Town from there. Nice pool & BBQ area + lots of community activities - complimentary food, drinks, snacks events. The staff was wonderful and very thoughtful. They treated us like family. Whenever something in our unit needed attention, the requests were never overlooked and they always did it with a smile! Stephanie, Belinda & Alyssa + maintenance staff were fabulous! Do not discount this place, if you are looking for a place to live, whether temporary or permanent. The pool area, resident club house and BBQ areas was perfect for outdoor gatherings. Our family loved going out for bike rides to the park and Colonial Williamsburg areas from the complex. It's a very centralized area: 10-15 mins to areas like Busch Gardens, Great Wolf Lodge and Colonial Williamsburg + all the great shopping places + restaurants. My family & I loved it!! Also, it was zoned for excellent elementary, middle & high school! We have an open invitation even to come back for their social gatherings. I lived at Founder's Village for over 3 years. At first, we were very happy with the property. It is a very photogenic property. Before I moved to this property, I was quite concerned with other fees, Jessica told me it would not be more than $50. As it turned, I was charged well over $100 a month for water, trash and billing administration fee. During the snow season, they did not clear the snow and just let it melt. During the 3+ years, we were stuck at home and couldn't get out for work. There was a windstorm where the roof materials were blown all over the lawn and on top of parked vehicles. The management did not take any action to repair the roof or clean up for several months. There were weird Chinese tenants who installed a webcam directly pointing to our front entrance. We asked the management to ask our neighbor to take down the webcam. Instead of trying to help the situation, they stirred up more trouble. Those tenants started accusing us for knocking on the walls to scare them by calling police at hours after 11pm. In our original contract, it stated they had the a program to reward tenants who paid their rent on time. Therefore, we had tried very hard to pay early. When we wanted to redeem our bonus points and only found out then that they had canceled the program without notifying us. Before we signed the lease, Jessica asked us if we wanted to pay a no refundable deposit of $100 or a refundable deposit of $500. As explained by Jessica, the non refundable deposit would cover up to $500 of charges when we moved out. She also said we would mostly likely not to have to pay anything at the end of the lease. The manager, Belinda, called me a couple of days after we moved out. She was very friendly and did not mention anything was wrong with the apartment. She was eager to get a $325 check from me for a cleaning company. We left the apartment in a reasonably clean condition. I said goodbye to Hannah and she told me not to worry to clean. Founder's had cleaning company which charged reasonable rates. $325 just to clean an apartment that was around 1000 square feet to me is outrageous. I just paid it. Just because I am nice and I am generous, I feel that they are taking me for granted knowing that my Fico is 800+ and they were friends with us on Facebook. They felt that we were big spenders from our Facebook postings so they sent me an itemized statement charging an additional amount over $1700. They even charged us for a new refrigerator. I am truly disappointed atFounder's Village. I thought they were friends all these years. I feel so betrayed by them. 人 read more

Over the 3+ years, I lived at Founder's Village. I was very happy with the club house which included a pool and a gym. The general maintenance was great. However, their management had a lot of flaws. The staff was very nice so I lived past their flaws. During my 3+ years, I had some issues with their fees, the stove and my weird neighbor next door. When I spoke to the management about them, They had successfully made me feel I was a troublemaker. I decided not to speak with them about any issue. Founder's management does not put safety as top priority. We had several snowstorms during my 3+ years there. The roads and the vehicles were buried in snow. They did not give any effort to clear the road for at least over 24 hours. I had helped an elderly neighbor to get up after she had slipped and fell on the ice. I helped her to get back to her unit and she told me she lived alone. We contacted the management because we were really concerned about her. The management made us feel bad to report to them. Several windstorms caused damages to the roof. The shingles and tarp were blown everywhere on the ground as well as on parked vehicles. They did not clean up the mess or repair the roof until good several months later. The management has expertise in throwing community parties. Founder's holds frequent parties which they offer endless wines and beer. What is better than having free alcohol. They have great rapport with some tenants. I suspect some of our fees are used to fund these parties. One of the tips to live in Founder's is not to use their glass top stove. You can't avoid not to scratch the glass top if you cook on the stove. We had asked Jessica how to clean the stove the first week we moved in. Tex, Germaine and Belinda came separate times to show us how. They couldn't clean it without leaving scratches. Tex made a remark that he hated glass top stove because of that. He himself threw away the glass top stove at home. I know many former tenants who enjoyed cooking had been charged to replace the very expensive glass top. I am also among one of them. I was shocked to see my water, and trash was over $190 in the itemized statement. We were charged over $2,100 for our move out fee which includes a fridge. We left our apartment in very acceptable condition. I feel that they are trying to rip us off because my mother-in-law is super nice. When Belinda asked her to send her personally a check to this housecleaning company of $325. Although she thought it was a rip-off, she sent the check to Belinda by priority mail because she thought Belinda was a great friend. She is very heartbroken for believing in Belinda and her staff all these years. Finally this property uses very poor building material. The wall is paper thin. The laminated counter top with compressed wood which can swell up easily by water. The sink is over the counter and not the drop in sink which makes it even worse. read more

I lived at Founders Village for three years. It's located in a quiet location at the end of a road; the only other thing back there is a retirement community. It's also super close to shopping, restaurants and 199. The pool is saltwater and amazing. There is also a good gym and a walking path around the pond. The facility hosts events for the residents, which are always fun. Everyone who works there is extremely nice and helpful. Once my cat escaped, and someone took him to the office. Belinda called me to see if he was mine, and she took him back to my apartment (since I was at work). That was going above and beyond, and I will always appreciate that. I had no issues at all with moveout. They provided me with a checklist beforehand, so I knew what had to be cleaned and how much I would be charged if these items were not completed. I highly recommend Founders Village. I really enjoyed my time living there. read more

Looks can be deceiving. At first, I loved the place! Everything looked super new and looked like it was great quality. Not long after I started realizing how cheap everything really was. You can't wash your walls without the paint washing right off(and you see EVERYTHING ON THEM), the trimming inside the apartment is pretty cheap and super easy to chip etc. if I was paying $900 a month I wouldn't complain, but to pay almost $1,200 a month for JUST base rent is absurd. Not to mention, the one bedroom I lived in is going for over $1,300 right now. All in all, I would just say no and go get a house honestly, or at least rent a house if you can't buy! Couldn't ask for a better place lace to stay. This is the second time I have come back here. I thought about living other places but after reading reviews I came back. They have even treated me better coming back a second time. Out air went out and wishing 20 min Simone was here with a portable ac unit. The mantainance team was amazing. The girls are the same girls that have been here since I rented three years ago and came back. So the employees turn over isn't a constant change. They throw neighborhood parties all the time and the food is amazingly no. My exam was military so I moved all the time. This is by far the best place I have ever lived. The residents here that have dogs over 75% do not pick up after their dog there is dog droppings all over the property.. You cannot take your dog fora walk without stepping in it. Our poor dogs it carries disease and can be harmful to your pet. The rates we pay monthly I should not be stepping in dog feces continously. They need stiff fines and someone to clean up regularly if these neglective pet owners will not.. I love my place but water and sewer bill outrageous for one person over 100 never ever had a water bill that high when my kids were at home. Beautiful property, feeling safe here and quiet, but the dog will makes ya want to get out. read more
