Do not use this company if you need a fair appraisal... We got an appraisal in order to terminate a tenant in common situation. We got a fair appraisal to start with and one of the parties was able to have Ted amend it lower in favor of one party... Very unfair. Find somebody else that's actually biased. read more

Ted is the ultimate professional and very familiar with the microeconomic and macroeconomic nuances of the real estate market in the Bay Area. Ted was prompt, thorough and really listened to all of the questions, clarifications we had as it relates to the property. We also needed kind of a dual perspective in our situation- one track purpose's based on certain dates and then one for current values. Thank you so much We've all owned homes and sold homes but a great Appraiser is the first important step to kick off the whole process. Thank you so much, Ted for making things quick and easy! Look forward to the next time. read more

Speedy turnaround time. Easy communication. Will work again in needed in the future. Thanks Ted!

If you are ever in the market for appraisal, please look the other way. John Montgomery, a licensed appraiser, is given the power of appraising houses to be fair and uninclined. But, his appraisal seemed tainted, unfair and unprofessional even to the eyes of the ordinary people. John himself appraised my house which was under contract and pending loan approval. He under-appraised it by a big margin. We reached out to him to reconsider the appraisal giving him listings of 2 houses across the street which closed less than a month at a higher price than his appraised value. John, being unprofessional, shot down our request and kept his same under-appraised value. His reasoning was that the other 2 houses were of smaller square footage. If an appraiser is fair and professional, he would never appraise a larger home to a value less than 2 smaller homes which closed less than 2 weeks of the appraised date that are less than 0.2 miles radius. Only someone who doesn't have a grasp of the market reality can appraise this unjustly. Thanks to John, I'd to take money out of retirement to make up the difference. read more

Way beyond 5 stars for Ted Montgomery and the Montgomery Appraisal team in San Jose! After a 45 minute drive, Ted came on time and is very professional with respect to our new home. This company came highly recommended by our lender. We were looking for an honest and accurate appraisal so we gave this company a call and are glad we did. Reports are detailed and was delivered on time. We've had bad experiences with appraisers in the past, good appraisers are hard to find these days. This company had found its place in our phone book and will be set on speed dial. Not only do they provide appraisals for new home purchases and mortgage refinance, they also provide appraisal services for divorce settlement, date of death valuation and many more. If you want honesty and accuracy, give Montgomery Appraisal a call and ask for Ted! Ted, you're awesome. Thanks for answering all of my questions and doing the appraisal quickly. The reports look great and you're our go-to appraiser. M.Y. June 29, 2015. read more

I needed a quick appraisal for my house for estate purposes. As usual I waited until the eleventh hour. I called Montgomery Appraisal late on a Friday afternoon and was surprised to get Ted, the owner, on the phone. He was patient and answered all my questions and assured me he could not only do the appraisal but have the report sent to both my attorney and CPA by the deadline. It's very rare you get that kind of service today. I want to thank Ted and his office staff for making my deadline as stress-free as possible. Ted is very professional and Montgomery Appraisal is top notch. read more

I needed to get a home appraisal while a remodel was ongoing. I reached out to Montgomery Appraisal, and Ted responded on the same day. He let us know he could do a "subject to" appraisal and let us know the fee (which was reasonable). We scheduled a site visit, and he came out and was on time. His visit was thoroughly painless and Ted himself was very friendly, respectful, and a pleasure to work with. The visit itself took less than an hour, and Ted sent us the appraisal report within a week after. I highly recommend Montgomery Appraisal! read more

I refinance my home and appraisal was good and professional. The gentleman took off his shoes and wore a mask while in the home. He also had gloves and that made me feel more comfortable with the Covit stuff. The appraisal was expected to be late because of the current low interest but we got it in one week when a 2-week minimum was expressed by our loan officer. I will not think twice about going with Montgomery Appraisal again. read more

Contacted them for appraisals on two properties as part of a settlement earlier this year. They were eager to get started. Both properties were visited. And then I waited. I was given a timeline that we agreed to...and it came and went. No update or rationale given. I reached out twice and reminded him of the deadline we had agreed to. Still nothing. The two finally came back and were fairly complete in two separate but terse emails with attachments. Three months later I contacted them to see if I could pay for updates and never heard back. It was apparent they work on their timelines and don't like to be called out if they don't follow through. In a day and age where customer service is becoming a lost art, I would stick with companies that are true to their word and communicate effectively. Go elsewhere for an appraisal. There are plenty of other professional companies out there who communicate effectively, behave professionally, and operate with high standards. read more

Ted responded to my email in minutes, and scheduled the house visit just a couple days out. I received his appraisal just a couple days later. Ted is friendly, professional, and efficient. We talked briefly about a second type of appraisal, and while he could have charged me for additional work he recommended another no cost option. Based on my experience I would highly recommend Ted, and use him again in the future. read more

Ted was great. I was trying to get house appraisal done to compare with another appraisal on the same house to compare. Instead of trying to sell me his services, he did a bit of quick research and told me that the appraisal I have seems fairly reasonable. And not just provided a simple statement but backed it up data as well, which helped me be at ease with the other appraisal. Thanks Ted! read more
