water shut off emails

Move in day,I call 2 hours prior to move in asking when I would be able to pick up my keys due to no notice.I was told they would need to delay a few hours bc carpet was still being shampooed.When I finally entered the unit,the floors were soaking wet.Staining was present on the both carpets.Moving boxes ended up getting wet.When the carpets finally dried, they were stiff/crispy.I had to reshampoo them.Dog pee stains were present on the hanging blinds,& the washing machine had black gunk inside.I was required to sign a document as part of my lease agreeing to not use bleach or strong cleaning products in my unit,as well as a document stating I would talk to the leasing office before submitting a bad review online.Shortly into the lease I had a maintenance request regarding my garbage disposal that took over 2 months to complete.Any time after I had to submit a maintenance request it took way longer than expected and sometimes it would just be canceled.This is supposed to be a "gated community" but in the 15 months I resided there the gates worked for the last 2 months& that wasn't even consistent.They constantly break.Someone was shot/died right on the lawn at the entrance,still they did not fix the gates.My car was even broken into while parked here.The windows are flimsy and paperthin.It's a normal occurrence to see homeless picking through the trash here.When I first moved in the gym was being reconstructed, was finished a couple months in.I was advised I would get an email for the fob for the gym,I had checked in about 3 times on an update and it wasn't until I was returning my keys upon move out I was finally advised the fobs were available.Emails/calls are always promised/never fulfilled.The community lights stopped working right before winter,leaving the common areas pitch black.I advised the leasing office of this multiple times (& witnessed other residents issuing the same complaint in office) &even submitted a maintenance request on it,just for it to take over 4 months to be addressed.In November my building went 20 days without hot water.I advised Philip of this on my 3rd day with no hot water.He gave me some runs around with no real answer as he usually does.Philip doesn't seem to care about anything but getting you out of his office.I consistently kept calling in/issuing complaints of the lack of hot water via voicemail or to the leasing office staff (IF they answered) with no update on the issue.It wasn't until the city of Phoenix landlord tenant program got involved that I was provided any real answer/what was being done about it. (I've included their information if anyone might need it.)After this it seemed like every day the water needed to be shut off for "emergency repairs" (photos included in the constant emails).Summer here was miserable.My AC unit was struggling to keep up.Still didn't ever cool the unit down past 83 when it was set to 70. Constantly running,the most insane electric bill I've ever had to pay.I submitted a request for this to be looked at,it was "completed" but there was no change. Spoke w/ several other occupants who had similar AC issues or worse&it was a normal occurrence for it to not be fixed/or temp fan into their unit,which was more of a long term fix.Someone told me AC issues were only fixed once they contacted BBB.The floors/ceilings here are so loud/creaky.Grossly creaky.YOU CAN HEAR EVERY STEP ABOVE YOU.The move out process was such a joke.I wanted to just transfer from a 2nd floor unit to a 3rd because the space is great,I'll give the complex that.But the leasing office/their lack of information& correspondence was so frustrating that it wasn't worth it.I went on Feb 18th (renewal due 3/5) to discuss the process,was told by Nicole this was a new process& she would get back to me before the day.No call.I had to keep calling/coming in to get ANY correspondence.Which was nothing.I specifically went in weeks before to sign my renewal to avoid this.After all the calls/stop ins I made,nicole sent another renewal offer.Like she had never spoken to me.Upon moving out they sent the remainder of my security deposit ($24/$750) over a month later.That check bounced due to a stop payment on their behalf.So I received $0 back,upon leaving the unit in better condition that I received.I went in to see if carpet cleaning/cleaning fees could be avoided if I did them all myself before vacating.Luna,who I watched directly speak w/ Phil in his office,stated Phil said I would not be charged for either unless I left them extremely dirty beyond wear/tear.Did they need receipts? Nope!They charged me $110 cleaning fee,and $175 carpet cleaning fee.Based on how I received the apt,I doubt they really had the apt done again after I cleaned.I was also charged a late vacate fee $214 because of their negligent staff.Save yourself time/money; DO NOT RENT FROM CAPILANO PROPERTIES

DO NOT MOVE HERE! ROACH INFESTATION! Living at Montelano was a complete nightmare! Apartment wasn't updated at all. The fridge, stove and dishwasher were from the last century. You could hear everything through the walls and when my neighbors walked above me it was the loudest creaking sound ever, it would even wake me up out of my sleep it was so bad! The last few months were very unpleasant because I dealt with TERMITES and ROACHES. The insect problems started in December. Had to wait 2 weeks for pest control to come for the termites so in the meantime I had to vaccuum up mud tunnels the termites were creating on my ceiling. After the termites were gone then I started seeing roaches every single day. I'm not talking about just 1 or 2, it was indeed an infestation. I would see 5 or more every single day, crawling through my kitchen and bathroom EVERYWHERE! In January, I finally emailed Phillip Kral the supervisor to let him know there was a roach problem. He said pest control would come and spray and when they did I found a lot of dead roaches laying around plus babies that some how looked like they came up from my carpet. I thought maybe they killed them all but I was wrong. The roaches would leave feces and their shedded skin behind. Still continued seeing them in February I had to email Phillip again and say I was still seeing roach activity! Pest control came again to spray. A week later I come home and find a dead roach with about 15 dead babies on top of it ON MY COUCH! After that I just had enough and stormed to the office to let them know I would not be renewing my lease for these reasons. I spoke to Rosanne the other supervisor and she said she would have pest control do a bait treatment once a week for 3 weeks if the spray was not working. That meant I had to be out of my apt for 4 hours. I started staying with my bf because living in that apartment disgusted me and I could not sleep OR eat there anymore. You think I would want to cook a meal while roaches are living in my cupboards and crawling all over my food, dishes and silverware? Yes, they were even crawling through my food pantry. I ended up telling Rosanne I wanted to break my lease and I wanted to know if I would have to pay any fees since they had a roach infestation. She said she would have to wait until pest control investigates further after the treatments. Finally after the 3 weeks I get an email, no phone call even though I called numerous times to speak to someone and still never got a call back but in the email she stated that pest control didn't see any activity just 1 or 2 dead roaches. I'm the one that was actually living there and sleeping there every night so I guess I wouldn't know right? Also another factor that was brought to my attention is that cockroaches are antigens to people with asthma and I do have asthma. I was having a hard time breathing around that time and I even had to make a doctor appointment for it. I mean it's understandable since my ac was blowing around roach feces all through the air the entire time. Funny how pest control claimed there wasn't an infestation, apparently they never opened one cupboard to search for anything or they would of seen all the roach feces. Unless of course the supervisors just straight out lie and say there is no problem. While I was moving out, I looked inside a cupboard that I never really used because I am a short person and couldn't reach the top shelf. My boyfriend is tall and when he opened the cupboard there was a ton of roach feces all inside of it and a few dead roaches. It was the grossest thing I have ever seen. I did have my apartment cleaned but I left that cupboard just as it was so they could see proof that I wasn't bullshitting. But of course they already know they have infestation problems they just won't admit it to their residents. Look at all the other reviews everyone has the same problems here! If you look up Roach infestation online basically everything listed I was experiencing. Roaches, babies, shedding skin, egg capsules, roach feces. Yet the managers of Montelano still wanted me to pay over 2k for breaking my lease because of THEIR issue. I asked to speak to the manager because I had pictures and PROOF that there was indeed and infestation. They wouldn't let me speak to anyone to hear my side of the story. I emailed Rosanne the AZ Law and about health hazards and she never responded or acknowledged anything I said just went on to send me my final move out statement. Montelano don't really care about their residents they just want the money and ignore all the problems they have and wonder why people don't renew their lease and break it. But anyways I got out and didn't pay them a dime. They were not respectful or professional and I would not recommend these apartments to anyone.

Don't do it. Don't move in. READ THESE REVIEWS. I didn't and here I am 9 months later regretting it every single day. I took the risk based on the few good reviews, pictures shown on the websites (which look nothing like the actual units btw), and competitive price, but trust me when I say it's not worth it. 1. It's not gated as advertised. You have a few gates around the property that are always open, allowing homeless people to pick out of the dumpsters and garbage cans around the complex, oh and don't forget the countless drug dealers I've seen drive in here for a quick transaction. A few of which happened in my own parking space. I had to sit in my car and wait for them to finish their deal before being allowed to use the spot I pay for. 2. They let literally anyone rent here. The past 3 tenants above me have been evicted during my time here so far. They obviously don't check too deep into who will be renting here. Their security card they give you is useless, because there is no security. Cars will go through the parking lot at 2-3am blasting music and subwoofers every night. 3. Roaches. Roaches everywhere. I have sprayed this place multiple times and those things keep coming back. 4. Dumpsters are always overflowing into the parking lot. 5. Half the outlets in my apartment never worked. I let management know before and after I moved in, nothing has been done. The carpeting falls apart just by walking on it. My ceiling leaks water from the bathroom fan whenever the upstairs neighbors shower. The door gets jammed in the summertime, and you have to literally kick the door open to get inside. 6. I have had people in my apartment without my consent, even when no maintenance order was submitted. The only reason I knew was the slip they left on the floor, and my things moved around in my apartment. No specifics were left on the note, no email, no note in my mailbox, just that they were in here. Nothing was fixed, so who knows why they were let in my unit. 7. The water. Your water will be shut off at least 10 times a month and they will blame it on a "plumbing accommodation". If you are lucky enough, sometimes it is just the hot water that is shut off. 8. The mailboxes have been out of order multiple times due to people breaking into other people's boxes. Spend $200/ mo. extra and go to Cielo next door, at least they have running water.

Update... new neighbors. I've been leaving some stuff outside of my door for a bit and things keep disappearing. Tenants moving in are just getting worse. Late nights i can hear them talking loudly or scrapping their shoes on the stairs. Update: Unauthorized parking in my designated parking space with THIS SIGN above it yet I call the office and staff just took down the license plate number and said "oh they're not in our records" WELL OF COURSE! That is why I am calling! And simply said they could not do anything further than that. This place sets rules and changes them without notice. FALSE ADVERTISEMENT Update: Have the worst neighbors ever and I've had THREE DIFFERENT ONES. Tired of hearing ALL kinds of noises all kinds of hrs during the day. I hear loud music all day and night from 5pm to 4am and I work early mornings!! Music so loud the apartment shakes.. wish they handled such a big property better. I've lived in even bigger properties and didn't have this problem..

My fridge filled with water constantly, took them a year to actually fix the issue.
