Holy rental regrets Batman, this place is terrible! It's almost over. I regrettably signed a 15 month lease at this hell-hole of an apartment. For those of you unfortunate enough to be here as well and fighting with maintenance to get even the simplest of things done. It literally took them 2 weeks and an angry follow up email for them to just change my a/c filter! Anyway, I've decoded the secret to getting maintenance to fix anything. Landlord Tenant Rights. let me say that again, Landlord TENANT RIGHTS. This basically states (and please read the info for yourself at housing.az.gov.) in section 33-1361 that if repairs are not remedied in 10 days, you can give the landlord written notice that if the breach is not remedied in 10 days you are voiding the rental agreement. More recently I noticed that the bottom of a window in my living was not caulked and was wide open. When maintenance finally came to address it, they cracked the window. I took a picture and reported it, not wanting to have it replaced, but not wanting to pay for it when I move out. The manager proceeded to direct the maintenance supervisor to replace the window. When he finally did that, he did such a sloppy and poor quality job that he has left smears of silicone caulk all over the window. And around the edges of the window, he's applied so much caulk that it looks like a 3 year old went to town with a tube of paint. The simplest things seem to be a challenge for the staff here. For months, the water would get turned off and I wouldn't get a notice. I'd go into the account portal and check the box to receive email notifications, and even get an email confirming that I'd made a change. But lo and behold, I'd never get a notification of water being turned off and when I go to check the portal, the option is once again unchecked. The office's best answer to that is that it shouldn't do that. No duh! So now the water has probably been shut off more times this year than not and it's to the point where I can't even get a decent shower because the water is either scalding hot with no ability to adjust the temperature, or ice cold because the water is once again shut off. If you read this prior to signing a lease, then heed this warning and go elsewhere! read more

Really nice appliances from the 70's that eat your clothes or hold water. They turn the water off every fucking day, and say it's for some bullshit, but I swear it's just to save them money. RUN! Car alarms go on a lot at night. There are thugs in the apartments adjacent (Cielo) that will jump the wall using the hoods of cars so the solution the leasing manager said was not to fully pull into your parking space so they don't jump on your car. Seriously? All the lights in the covered parking spots against the wall do not work so the lack of lighting is inviting people to vandalize since they know they will not be seen very well coming over a wall at night. There's no parcel locker so Amazon packages are delivered to your door, and mine continue to get stolen. I saw kids follow around an Amazon driver and steal the packages right after they were delivered. It's like Lord of the Flies here with the teens that are out of control and no one is parenting them. Car alarms constantly go off at night because people are trying to break into them. Hot water is shut off Monday, Wednesday, and Thursday from 10am - 1pm for renovations. This has been going on since I moved in March 2025, and it's now October. At first, everyone at the office seemed really nice, but actions speak louder than words. Move in day,I call 2 hours prior to move in asking when I would be able to pick up my keys due to no notice.I was told they would need to delay a few hours bc carpet was still being shampooed.When I finally entered the unit,the floors were soaking wet.Staining was present on the both carpets.Moving boxes ended up getting wet.When the carpets finally dried, they were stiff/crispy.I had to reshampoo them.Dog pee stains were present on the hanging blinds,& the washing machine had black gunk inside.I was required to sign a document as part of my lease agreeing to not use bleach or strong cleaning products in my unit,as well as a document stating I would talk to the leasing office before submitting a bad review online.Shortly into the lease I had a maintenance request regarding my garbage disposal that took over 2 months to complete.Any time after I had to submit a maintenance request it took way longer than expected and sometimes it would just be canceled.This is supposed to be a "gated community" but in the 15 months I resided there the gates worked for the last 2 months& that wasn't even consistent.They constantly break.Someone was shot/died right on the lawn at the entrance,still they did not fix the gates.My car was even broken into while parked here.The windows are flimsy and paperthin.It's a normal occurrence to see homeless picking through the trash here.When I first moved in the gym was being reconstructed, was finished a couple months in.I was advised I would get an email for the fob for the gym,I had checked in about 3 times on an update and it wasn't until I was returning my keys upon move out I was finally advised the fobs were available.Emails/calls are always promised/never fulfilled.The community lights stopped working right before winter,leaving the common areas pitch black.I advised the leasing office of this multiple times (& witnessed other residents issuing the same complaint in office) &even submitted a maintenance request on it,just for it to take over 4 months to be addressed.In November my building went 20 days without hot water.I advised Philip of this on my 3rd day with no hot water.He gave me some runs around with no real answer as he usually does.Philip doesn't seem to care about anything but getting you out of his office.I consistently kept calling in/issuing complaints of the lack of hot water via voicemail or to the leasing office staff (IF they answered) with no update on the issue.It wasn't until the city of Phoenix landlord tenant program got involved that I was provided any real answer/what was being done about it. (I've included their information if anyone might need it.)After this it seemed like every day the water needed to be shut off for "emergency repairs" (photos included in the constant emails).Summer here was miserable.My AC unit was struggling to keep up.Still didn't ever cool the unit down past 83 when it was set to 70. Constantly running,the most insane electric bill I've ever had to pay.I submitted a request for this to be looked at,it was "completed" but there was no change. Spoke w/ several other occupants who had similar AC issues or worse&it was a normal occurrence for it to not be fixed/or temp fan into their unit,which was more of a long term fix.Someone told me AC issues were only fixed once they contacted BBB.The floors/ceilings here are so loud/creaky.Grossly creaky.YOU CAN HEAR EVERY STEP ABOVE YOU.The move out process was such a joke.I wanted to just transfer from a 2nd floor unit to a 3rd because the space is great,I'll give the complex that.But the leasing office/their lack of information& correspondence was so frustrating that it wasn't worth it.I went on Feb 18th (renewal due 3/5) to discuss the process,was told by Nicole this was a new process& she would get back to me before the day.No call.I had to keep calling/coming in to get ANY correspondence.Which was nothing.I specifically went in weeks before to sign my renewal to avoid this.After all the calls/stop ins I made,nicole sent another renewal offer.Like she had never spoken to me.Upon moving out they sent the remainder of my security deposit ($24/$750) over a month later.That check bounced due to a stop payment on their behalf.So I received $0 back,upon leaving the unit in better condition that I received.I went in to see if carpet cleaning/cleaning fees could be avoided if I did them all myself before vacating.Luna,who I watched directly speak w/ Phil in his office,stated Phil said I would not be charged for either unless I left them extremely dirty beyond wear/tear.Did they need receipts? Nope!They charged me $110 cleaning fee,and $175 carpet cleaning fee.Based on how I received the apt,I doubt they really had the apt done again after I cleaned.I was also charged a late vacate fee $214 because of their negligent staff.Save yourself time/money; DO NOT RENT FROM CAPILANO PROPERTIES read more

Update 4/12/24- Our washer continues to break and we are left with no washer for weeks. Our kitchen has flooded over 5 times and maintenance can't seem to fix the damn thing either. The only way to get things done in a reasonable amount of time is to call the emergency line. Phillip the property manager (hey there bud) will offer nothing but excuses, I'm sorries, thank you for you patience, or a "I've sent this to my supervisor to look at, hopefully he'll be by today." The glass in our windows is loose, and if we push on them even slightly, they could easily pop out. They sealed up one of 3 windows with silicone, when I asked the maintenance man when they would be back to repair and replace them, he said "I don't make the schedule. I need help replacing the glass and need the extra tall ladder." Anytime we put in a bulk work order for more than one thing, they come to fix one problem, and the rest get canceled. When you ask Phillip about it, he says "They probably combined the work orders into one." We had to have maintenance drill our door open because it wouldn't open. Took over a year for the gates to be fixed. Update 8/6/23- Don't rent here. Don't even let people you hate rent here. Our kitchen flooded today, and when we went to call the office to get the emergency number, the phone automatically hangs up! How are we supposed to contact maintenance in an EMERGENCY?! Also our downstairs neighbor let us know a few weeks ago that if I take a bath, the water leaks into his apartment, did maintenance come and fix that? Nope! This place had a coat of paint slapped on it and they called it good enough. 3/31/23- So far, not impressed. Our unit was definitely not move in ready on 3/31. Update: It's been 3 weeks and maintenance finally came to fix everything. Black mold in the vents on move in (which the property manager Phillip was shown these pictures, he called it dirt, then sent a carpet cleaning service to check for mold, surprise, they aren't allowed to tell you if it is, they went to talk to him about it and we haven't heard back since. Shocking.) Door frame is coming apart in the bedroom along with drywall crumbling (which was just half assed nailed back to what remained of the drywall) , front door won't stay shut unless locked and pushed shut, washer doesn't work (Washer was repaired 3 times, still doesn't work right) outlets don't work or are so loose we can't use them. Paint left on the vinyl in the entry way and bathroom. Garbage is constantly overflowing, neighbors just leave their garbage on the patio, which attracts more roaches, roaches present when we moved in. Dog shit everywhere, the gates to get in and out of the apartment do not close. Nearly every bush here reeks of dog piss. I've put in multiple maintenance requests for the washer to be fixed, which should absolutely not take over a week to fix. Absolutely abhorrent. I'm about to hire someone to fix the damn thing and send the bill to the property manager. The ONLY nice thing I have to say about the complex is that your neighbors are really nice. read more

DO NOT MOVE HERE! ROACH INFESTATION! Living at Montelano was a complete nightmare! Apartment wasn't updated at all. The fridge, stove and dishwasher were from the last century. You could hear everything through the walls and when my neighbors walked above me it was the loudest creaking sound ever, it would even wake me up out of my sleep it was so bad! The last few months were very unpleasant because I dealt with TERMITES and ROACHES. The insect problems started in December. Had to wait 2 weeks for pest control to come for the termites so in the meantime I had to vaccuum up mud tunnels the termites were creating on my ceiling. After the termites were gone then I started seeing roaches every single day. I'm not talking about just 1 or 2, it was indeed an infestation. I would see 5 or more every single day, crawling through my kitchen and bathroom EVERYWHERE! In January, I finally emailed Phillip Kral the supervisor to let him know there was a roach problem. He said pest control would come and spray and when they did I found a lot of dead roaches laying around plus babies that some how looked like they came up from my carpet. I thought maybe they killed them all but I was wrong. The roaches would leave feces and their shedded skin behind. Still continued seeing them in February I had to email Phillip again and say I was still seeing roach activity! Pest control came again to spray. A week later I come home and find a dead roach with about 15 dead babies on top of it ON MY COUCH! After that I just had enough and stormed to the office to let them know I would not be renewing my lease for these reasons. I spoke to Rosanne the other supervisor and she said she would have pest control do a bait treatment once a week for 3 weeks if the spray was not working. That meant I had to be out of my apt for 4 hours. I started staying with my bf because living in that apartment disgusted me and I could not sleep OR eat there anymore. You think I would want to cook a meal while roaches are living in my cupboards and crawling all over my food, dishes and silverware? Yes, they were even crawling through my food pantry. I ended up telling Rosanne I wanted to break my lease and I wanted to know if I would have to pay any fees since they had a roach infestation. She said she would have to wait until pest control investigates further after the treatments. Finally after the 3 weeks I get an email, no phone call even though I called numerous times to speak to someone and still never got a call back but in the email she stated that pest control didn't see any activity just 1 or 2 dead roaches. I'm the one that was actually living there and sleeping there every night so I guess I wouldn't know right? Also another factor that was brought to my attention is that cockroaches are antigens to people with asthma and I do have asthma. I was having a hard time breathing around that time and I even had to make a doctor appointment for it. I mean it's understandable since my ac was blowing around roach feces all through the air the entire time. Funny how pest control claimed there wasn't an infestation, apparently they never opened one cupboard to search for anything or they would of seen all the roach feces. Unless of course the supervisors just straight out lie and say there is no problem. While I was moving out, I looked inside a cupboard that I never really used because I am a short person and couldn't reach the top shelf. My boyfriend is tall and when he opened the cupboard there was a ton of roach feces all inside of it and a few dead roaches. It was the grossest thing I have ever seen. I did have my apartment cleaned but I left that cupboard just as it was so they could see proof that I wasn't bullshitting. But of course they already know they have infestation problems they just won't admit it to their residents. Look at all the other reviews everyone has the same problems here! If you look up Roach infestation online basically everything listed I was experiencing. Roaches, babies, shedding skin, egg capsules, roach feces. Yet the managers of Montelano still wanted me to pay over 2k for breaking my lease because of THEIR issue. I asked to speak to the manager because I had pictures and PROOF that there was indeed and infestation. They wouldn't let me speak to anyone to hear my side of the story. I emailed Rosanne the AZ Law and about health hazards and she never responded or acknowledged anything I said just went on to send me my final move out statement. Montelano don't really care about their residents they just want the money and ignore all the problems they have and wonder why people don't renew their lease and break it. Don't do it. Don't move in. READ THESE REVIEWS. I didn't and here I am 9 months later regretting it every single day. I took the risk based on the few good reviews, pictures shown on the websites (which look nothing like the actual units btw), and competitive price, but trust me when I say it's not worth it. 1. It's not gated as advertised. You have a few gates around the property that are always open, allowing homeless people to pick out of the dumpsters and garbage cans around the complex, oh and don't forget the countless drug dealers I've seen drive in here for a quick transaction. A few of which happened in my own parking space. I had to sit in my car and wait for them to finish their deal before being allowed to use the spot I pay for. 2. They let literally anyone rent here. The past 3 tenants above me have been evicted during my time here so far. They obviously don't check too deep into who will be renting here. Their security card they give you is useless, because there is no security. Cars will go through the parking lot at 2-3am blasting music and subwoofers every night. 3. Roaches. Roaches everywhere. I have sprayed this place multiple times and those things keep coming back. 4. Dumpsters are always overflowing into the parking lot. 5. Half the outlets in my apartment never worked. I let management know before and after I moved in, nothing has been done. The carpeting falls apart just by walking on it. My ceiling leaks water from the bathroom fan whenever the upstairs neighbors shower. The door gets jammed in the summertime, and you have to literally kick the door open to get inside. 6. I have had people in my apartment without my consent, even when no maintenance order was submitted. The only reason I knew was the slip they left on the floor, and my things moved around in my apartment. No specifics were left on the note, no email, no note in my mailbox, just that they were in here. Nothing was fixed, so who knows why they were let in my unit. 7. The water. Your water will be shut off at least 10 times a month and they will blame it on a "plumbing accommodation". If you are lucky enough, sometimes it is just the hot water that is shut off. 8. The mailboxes have been out of order multiple times due to people breaking into other people's boxes. Spend $200/ mo. extra and go to Cielo next door, at least they have running water. read more

Here it is, the 365th day since my initial maintenance request regarding my shower. The maintenance team did come on Monday as promised (late in the day, but okay), and diagnosed that it would need a plumber because the housing was so old and messed up that it was beyond their ability to fix. The plumber came today, and spent hours cutting a large square hole in the wall around the shower controls and replacing the whole big piece back there. I don't have a problem with the whole "It's really old and needs replacing" thing. This is an old complex, and no one thinks about the pipes in the walls until they break, right? And the plumber did a great job, so far as I currently know. I only bumped my review up to 2 stars because I'm still flabbergasted that it took an entire year for anyone to address the problem effectively. I at least didn't have to sue and pack up and flee, so there's that. We'll see what happens going forward. read more

Late nights i can hear them talking loudly or scrapping their shoes on the stairs. Update: Unauthorized parking in my designated parking space with THIS SIGN above it yet I call the office and staff just took down the license plate number and said "oh they're not in our records" WELL OF COURSE! That is why I am calling! And simply said they could not do anything further than that. This place sets rules and changes them without notice. I literally just got an email today saying that I have an outstanding balance. I have not lived here since 2016.. and all of a sudden I owe them it's 2024.. and this is the first time I'm hearing of it. Apparently they did an audit of an old vendor . No it sounds like bs to me & very suspicious. Like you guys are just trying to see who y'all can get some money from.. there is nothing I would owe any money for. That carpet was atrocious when I moved in and I had pictures to prove it. I literally had a cabinet placed upside down that they had to fix when I moved in. I moved here over 2 years ago. I love it here ! I've read the reviews and see that people complain about roaches but I have only seen about 3 in the past 2 years. I don't think it is an issue with infestation but the issue that some people don't clean up after themselves. Roaches are attracted to left out food and trash and if there wasn't any of that then they would not be there. That is my opinion. Rosanne and Philip are absolutely amazing! They address all of my concerns and issues with very personable and amazing customer service! Along with all the other staff. Not really understanding all the bad ratings about them not calling or emailing back. Got to understand this is an apartment building. Not a personal rental home. They deal with HUNDREDS of people every day! Can't always expect a returned call in 5 mins. But do know they address all issues us tenants have. Anyways... Every appliance has broke, and taken months to get fixed. I have pigeons nested on my back porch, they ruined the door and I am still waiting for a replacement. My front door doesn't always close and lock. Standing water near air conditioning units, broken stairs, trash is always over flowing. The only good thing they have going atm is that they hired a new maintenance supervisor. He is fast and efficient and very kind and professional. Things are finally getting done. I moved out of these apartments because there is a MASSIVE ROACH INFESTATION. My neighbor below me also moved out the same month I did for the exact same reason. Montelano knows they have a problem and do not fix it. This is no joke. I have attached emails sent to Montelano Mgmt documenting the 2 years of infestation. The first email you will see I made a list of roach sightings for them to see. I wrote numerous emails to them and nothing changed. They will send a pest guy but it has no affect. Also attached is an email from Montelano to the tenants regarding the DOG FECES problem. This is not a joke. They keep moving new tenants in knowing that they have an infestation. Phil (Property Manager) is a pathological liar. He can't admit that there is a problem b/c that would mean he is admitting that Montelano is knowingly moving people into roach infested apartments. Which would violate their end of the lease agreement. So he has to insist that there is no problem, which means that he will do the bare minimum to fix it. He will look you dead in the eye and make it seem like there isn't a problem, even though he knows that you're clearly living with roaches. I started sending videos every time I saw a roach. Montelano received many many many videos from me. Phil still just saw them and shrugged his shoulders. read more

The maintenance is unresponsive and unreliable and they very much pick and choose what is an emergency, my toilet was spraying water due to their poor plumbing and they made me wait 2 days for assistance when I called them the night of because i was ankle deep in water and I had to just mop it all up for the night until they decided to come 2 days later.(Images attached) Then on top of all of that my bathroom ceiling has leaked 4 separate times and they say they "fix" it but then it leaks again and they left the paint peeling and Im sure mold damage as well. The 4th time they came for the leak they said it was a pipe that burst and rather than fixing it they left a hole in my ceiling. so i got woke up from someone banging on the walls and doing repair on the outside walls. Nobody let me know this was happening, absolutley no communication around here. Fridge, dishwasher do not work, it has been a month and nothing. Called the owners and get nothing from them. Then i find out the water is off...at least the hot water is. and again nobody lets us know what is going on. nobody cares. i am stuck here for way to long.... dont get stuck here. nobody answers the phones, no maintence is getting done, they dont have staff.... stay away;.... and i live at Montelanno apartments. not the paradise valley place read more

I signed my lease and terminated it within 24 hours. The refrigerator and freezer was full of dead roaches not counting the ones that were still alive crawling around the apartment letting me know it's infested with roaches. DO NOT MOVE HERE! I don't even want to give 1 star because these apartments don't deserve any. I've been here for almost a year and stuff is still broken, maintenance barely comes and tries to fix anything and when they do they just rig it, I guess that's quality for them. Management is nonexistent, they came once for an inspection and idk what they were inspecting bc the apartments here are just so shitty. They have all this money to renovate the gym, replace the tile in the mail room and even pave the parking lot but can't even fix their apartments. It's honestly very disappointing. There are roaches here as well and people leave their trash outside their doors knowing there is a roach problem. Parking is non existent and they are so stingy here that they charge for reserved parking which makes no sense, I guess they need all the money they can get. I will not renew my lease, this is the worst apartment composed I've ever lived in and trust me, I've lived in the hood and this is by far the worst hood I have ever lived in. This is for the people of Yelp I just want to say I had a bad experience with the montelano apartments specifically the manager who is very unprofessional and shouldn't be sitting behind that desk I made an appointment last week and I couldn't make it due to an appointment with my kids I forgot about it honestly and I was truly and sorry when I tried to call back the next week to make an appointment they let the phone ring and ring and ring all day long wouldn't answer my phone call at one point they answered the phone and asked what do I want I wanted to speak to somebody else and was hung up on I tried to call back again and again and nobody answered all the way till 5:00 p.m. when they closed at one point they picked up the phone and set it on the desk and I could hear her talking to somebody else telling him when that resident comes in he needs to have all the rent not half of it all of it I said hello hello at one point she picked up the phone and moved it I could hear her and she was sitting there tapping her fingernails it is very unprofessional that's why they have a 3.1 star rating on Google and I wanted to leave this Yelp so people could here my experience with the montelano apartments if I were you I would recommend going to rent somewhere else because like I said they have a bad Google review and on Yelp is no different so please before you put yourself in a bad situation go somewhere else and also don't believe all the positive reviews on there because they're false those people were asked to put their reviews on there I don't believe that any of them were true because Wendy is not professional thank you and have a good day God bless read more

Management also charges a hidden fee of monthly "common area external light " this is actually a real thing , I pay $5 a month , roughly pay almost $1,300 to live in the ghetto community complex. Oh the icing on the cake, my second month of living in this dump I found a roach crawling in my kitchen, because lovely neighbors like to leave their trash by their door for days on in , Management is very careless of this and took almost 2weeks to send out exterminator. They have no idea what they are doing and They have the worst communication skills I've ever encountered. Been here for two months. Getting the office to answer the phone is nearly impossible, for various reasons I have had need to call them and they answer about 1 in 10 times. On one occasion when I did get and answer I was told they would call back with the information I requested. I never heard back. I had to go into the office the next day and ask again. My neighbors are loud, very loud I have one couple that seem to always fight and yell and scream I finally reported them and am uncertain what has happened regarding that report since turning it in. In a more general since the other are just loud as a rule. No fighting and yelling just inconsiderate. Topping all this off is the following event that just happened. I was sitting in my living room about 8ish PM and heard water pouring, I followed to sound and found water pouring out of my exhaust fan in the bathroom. I called the emergency maintenance number and while I was leaving a message the water stopped. I received a return call shortly and the man seemed unconcerned but said he would have it investigated the following morning. The next day when I was done with work and called the office and got lucky and someone answered. They knew nothing of my call the night before and said they would ask and call back. Thirty or forty minutes later I was called back and told that if it happened again to call but they were not worried about. They agreed it should not happen but that I should not worry about it. Water leaking from and electrical fixture is apparently not an issue. Just moved out and wanted to update. Heavy drug use in these apartments first and foremost. I work differing hours basically 7 days a week and I have experienced the effects, smell aight etc of people doing drugs in and around this complex at all hours of the day. This company has policies that stem from a lack of trust of their tenants which should indicate to you that they deal with the lowest levels of society. These people pretend to your face one thing and when you are out of sight do another they are not truly concerned with you as a tenant but simply that you fill a slot in there place and give them your money. Go anyplace else and rent from them because these people do not care one twit about you or the truth or doing what is right and honest. read more

I have been living here for 2 years. and my experience isn't the best. 1. when I moved in I was told that I would be getting my deposit back because I pay an alternate security deposit for $60 a month. mind you I have been living here for 2 years and I am still making monthly payments for a deposit I don't get back. 2. people have literally died right in front of the apartments and the office will have no idea. 3. Maintenance doesn't do a damn thing. my sliding doors and off the hinges and have been like that since I moved in all they conti to do is say complete on my maintenance request when they know damn well they haven't been here. I have a 2year old and there was mold in our A/C unit then it took them forever to fix that. they didn't even fix it because there is still black stuff there. All these apartments care about is making the office look good and a paycheck. they don't give a damn about us resident. since they don't care I am just going to give everything I have been documenting to my lawyer and see what can be don't because I'm over it. read more

It's no surprise that I saved review 666 for Monetelano Apartments. It started off so nice here, but by the time I moved out, I was so upset with them, I don't know that I can give them the 5 star review I had wanted to when I first moved in and lived here. I found this place on the internet and fell in love immediately. Well run community, all the amenities I could have asked for at an amazing price. They have a wide variety of layouts, and their prices are fair. They have 4 different layouts for the one bedroom apartments, and I went with A2 out of the 4. 678 square feet, private patio with a storage cabinet, huge walk in closet, wood floors in the kitchen, totally remodeled with a microwave, built in bookcases on the first and second floor and a fireplace if you lived on the third. I fell in love and decided to move in after visiting the property. Mind you, I came in two months before my lease was ending in 2012. My lease was up at the end of March, and I came in at the beginning of January, so I had more then enough time. I put down a deposit of $100 to hold a second floor apartment because I didn't want to live on the third floor, or the first. By the time it came for me to move in in March, they didn't have a second floor apartment, and I got switched 3 different times. Finally, they found a first floor apartment, but only after I had to stay an extra month at my old place, pushing my move to the end of April. I feel like I wasted the $100 deposit for my second floor apartment since they not only kept reassigning me, but I ended up on the ground floor, neither of which I wanted. So, I move in. I fell in love with my apartment, and everything was going fine. After living here for about 3 months, the problems started. My toilet flooded the apartment 3 TIMES. Yes, I had 3 serious floods in my apartment. The carpeting was ruined, they had to get carpet cleaners out to suck out the water that went into my kitchen, living room and bedroom. It would happen randomly, and it was always when I wasn't at home. I was PISSED. I had to throw out my new rugs in the bathroom and kitchen because they were ruined! They told me they would not reduce my rent or offer to replace the rugs since I had renters insurance, and basically told me that they had done their part to clean up the mess and I was on my own. Secondly, when it came time to move out, I felt like I got screwed. They tried to charge me for the damage to the carpeting from the floods, and after some going back and forth I finally got the charges waved. I knew I would owe something, but not $1000. The move out was totally where I lost any respect I had for them. I take responsibility and acknowledge that I would owe something (like two to three hundred dollars) but not $1000! They said they had pictures, but they lied and did not. Then they said that there were red stains on the carpeting, which there wasn't since I had pictures. After emailing the assistant manager Mindy, and looking at the carpeting receipt, they were charging me for repairing the carpeting from the first flood where they cut it up. Mysteriously, the charges were "only $341 without the carpeting repair. I found out later that the cause of the floods was because I lived on the first floor and tree roots were growing around the outside sewage line, and every couple months the lines would choke the sewage lines, causing flooding in my first floor apartment. It also happened to the guy who lived next door to me as well, so it wasn't just my apartment. Here are the benefits of living at Montelano: -close to the light rail, which their extending up 19th Ave -your in central Phoenix, so you can commute to just about anywhere in the city in less then 30 minutes. -affordable with lots of amenities, plenty of layouts to choose from, and its mostly a well maintained community -two well maintained pools, tennis courts, basketball courts, workout room, business center -assigned parking with the option to tow if someone takes your spot. The office will give you a tow card and you call the company to get the car out of your spot -reasonable pricing -full sized washer and dryers in the apartments Downsides: -the water bill here ran on average of $50 a month! I was in a one bedroom and was like WTF! I know some of the two bedrooms water bills were well over $60 year round! -office staff is friendly until you move out, so beware! -The assistant office manager is NOT a nice lady, and will try to screw you any way possible. Please, go over her head to the property manager as she is an irrational cunt. -when you try to reason them, they will use the "we're trying to cut you a deal and if you go to corporate, their going to REALLY screw you" routine. FAIL -several residents have had a hard time with management here, not just me. Others have had similar experiences. read more

Montelano's management is horrible! They are strictly there for a paycheck and not to make sure the property is running accordingly. This is a roach infested property and the stuff they spray makes it worse and leaves yellow residue and streaks all over the place. They do not listen and try to over talk you before you can even finish discussing the issues at hand. Montelano has a big turn over rate with office staff and maintenance. When management is not around their workers even complain of them and even express they feel unappreciated and are just there until they can find something else. Issues are not resolved in a timely manner, and things are rusting away and all they do is paint over it most of the time. Then it is mold in certain areas. I literally was put into a unit that was not similar to the one shown when I did a tour, and they did not fix the situation. I had to move in because I didn't have time to look for another apartment at the time which made it inconvenient for me. My lease stated the apartment came with a microwave and it did not, I had to buy one and then they trued to bring one 2 weeks later. read more
