My unit was filled with mouse droppings, mold, rust and 1970s decor. ....totally disgusting and unclean....AC didn't work.....dead flowers in a vase with petals falling to the ground..ping pong balls in a kitchen cabinet, mold on plastic balcony furniture, rusty, broken an missing chairs...Mouse droppings, dirty pots and pans in the cabinets, no drinking glasses, no dishwasher detergent, broken toaster, no working lights, etc. The Ocean Dunes charged me $700 a night with a 6 night minimum for a fraternity house type stay..........5 star hotels in italy charge less than $400 per night.........SUPER SCAM....

They're co-op apts., some of which are owned and occupied by their owners, and then others that are managed for guests from season through the end of October. When trying to find a place in the Hamptons that had a pool and easy access to the beach for a reasonable rate, a friend of mine recommended Ocean Dunes. It's exactly what I was looking for. Beautiful lush property, heated pool with plenty of warm towels, and best of all, a gorgeous private stretch of beach 5 min. walk from the rooms. Our room was lovely, too, just like a little beach home away from home, with seaside decor, a kitchen, king bed, and private patio out back. You can hear the waves from your room! Staying here afforded my boyfriend and me a few days of peaceful bliss. I love it here and want to come back ASAP! *Tip: Check TripAdvisor for a coupon you can mention when you book your room. I did and got 20% off the nightly room rate!

This was year two at Ocean Colony. I won't lie: I would never spend the money it costs to stay here…read moreif we weren't coming out with friends and their kids. Here is the thing: when you look on line, they don't have pictures of all the different room setups and EVERY unit is different. Last year we got a one bed room with an upstairs loft and two baths and it worked perfect for my husband and I with two kids. This year we got same setup but a different room. There was only one AC unit (last years room had a split unit). So when we walked in-the loft was like 85 degrees!! We got four boxed fans because even the bed room was toasty!! They eventually offered us a new room but we had unpacked four days worth of stuff and didn't want to load everything up and move. Oh and the furniture was horrendous in this units the two chairs to sit on were like sitting on metal bars and the couch was leather and every time you sat on it, the cushions slid off. So ask ALOT of questions when you book a room here because every unit is different. Also-resort has NO food or drinks for sale! But there are plenty of restaurants and a grocery store in driving distance, but be prepared for out East prices!! THAT being said: if you are looking for an amazing beach to spend time at, this is it! The beach is gorgeous and they have workers that set up chairs and umbrellas every morning with towels available. Today we saw whales which was amazing. They have a basic pool, nothing exciting. But it is nice to jump in at the end of the day. They don't care if you bring alcohol or snacks to the beach (just no glass), so this is nice! Everyone packs coolers. But definitely not a rough rowdy crowd. They also provide a housekeeping service which does a great job as well. They really do amazing job with service and if you need anything, they try and help you out. It is just very expensive and some of the rooms and areas are dated. They have what they call a "club house", it is basically a building with two bathrooms, a dated ping pong table and a couple mismatched sofas. I feel like they could really update this area. But if you are looking for a gorgeous beach to spend sometimes at that is relaxing, you can't beat this place!

Now fast forward a year later, after having my room reserved for a year - my room gets cancelled 2 weeks before we are supposed to be there. When I contacted the property I was told the room was canceled by my bank and it's no longer available. That's odd... since when does a bank cancel a reservation? Customer service is nonexistent. Can't get anyone on the phone and if by luck you do...useless!! They communicate through e-mail but don't resolve any of your issues. This was supposed to be family weekend away and now we won't be able to see anyone since none of the rooms are available.

The location is perfect -- steps from the beach and close to everything (very walkable). The whole staff is amazing! Sophie, Troy and Alex went above and beyond to make us feel welcome and taken care of.Whether it was helping with local recommendations, making sure we had everything we needed, or just being friendly faces throughout our trip -- they truly made the difference! Overall they said it was fine, and otherwise…read moreI'd give it 4 stars, but there was one major annoyance that wasn't remotely handled acceptably, losing one star for the underlying issue and another for the poor handling: the TV wouldn't work at all. Okay, people don't travel to watch TV, but you just want things to work and to relax, and constantly calling the staff to fix the TV and having them in your room failing to fix the TV is not relaxing. Make sure major items in the rooms are working, or have spares and replace them. Period. This place was then too cheap to offer real recompense and gave my family member some awful ski cap that probably cost about 30 cents. Just unacceptable at this price point.
