I figured a short drive for him would result in a slight savings for me. I asked him for an estimate over the phone but he insisted on coming over?!?!?! So I met up with him and he gets 5 stars for being timely. The estimator began to COMPLAIN to me about the difficulty of the job and the manpower required to complete such a task. He exclaimed a minimum of 2 men are required and it will take all day! REALLY? His estimate to CLEAN the debris from the roof gutters (3 sides) came to $750! REALLY? Honest business here? I then asked him what it would cost to clean my next door neighbor's roof gutters so that I can capitalize of some economies of scale here. The estimator then lowered his price to $450/house. REALLY? To make a long story short, I went with a STATEN ISLAND guy that gave me quote over the phone after sending in my house pic and he quoted me $175/house!!!! Why are manual laborers like this so dishonest? Whatever happened to honest day's work? Whatever happened to one's honesty? So much for religion, diversity, equity and inclusion?!?!?!? It seems like the local laborer charges for DEI and religion. No thank you.

The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

The roof on one my buildings had reached the point where the frequency of repairs were becoming…read more.. exponentially more frequent. So, it was time -- full roof replacement. Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

I am probably the annoying customer who reads every line of an estimate and asks what half the…read morewords mean. To their credit, nobody rushed me or acted irritated. They measured the roof while I was there, opened two areas to check for moisture, and showed me why another coating would not solve the problem. The replacement took four days and included removing the old material, correcting the slope near the drain, and rebuilding the hatch area. I received photos most evenings without having to request them. The dumpster pickup was late and cost us a parking space through the weekend. That part was aggravating, but it had nothing to do with the quality of the roof. The final price matched the proposal, and I understood what I was paying for.

The roof had developed widespread surface cracking, but the recurring bedroom stain appeared only…read morewhen snow melted slowly rather than during ordinary rain. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

He came out the same day I called, got up on the roof, and showed me the old membrane along the parapet walls was peeling off, letting water in behind it. That explained the leak. Hugh was honest and easy to deal with, and answered all my questions over text. Once he saw how bad the roof was, he prioritized fitting me in earlier than usual. The job was done just 5 days after the inspection, even with a skylight that had to be special ordered. Jorge and his crew did the work. They showed up at 8:30am and worked until 7:20pm to finish in one day. Jorge was friendly and happy to answer questions, and even after such a long day they took time to inspect everything and cleaned up after themselves. They replaced the roofing, installed the new skylight, replaced the rear gutter, and removed the old barbed wire. Price was fair for the amount of work and how fast they got it done. Two weeks and some rain later, no leaks. Everything looks good, and it's a relief knowing my parents don't have to worry every time it rains. Thanks Hugh, Jorge, and the crew!
