Aggie and her team were AMAZING! We were putting our house up for sale and our realtor recommended a local staging consultant to help the sale. We had a consultation, but were NOT pleased with her pricing - so we shopped around and found Modiano Design. Aggie came right over to look at the house, and within a day or so, had a whole punch list of what she wanted to do, what we needed to do, and a complete 'cafeteria style' price list for each room with minimum to maximum staging items for us to choose from. We were given options to use some of our own furniture, or none - and the staging for each area in our home was priced accordingly. FURTHER, she sent pictures of the furniture she planned to use and a whole website of decorator items she recommended, that we could purchase to keep or she would supply in kind for the staging. We went through her entire proposal and made our choices, and then added up the figures . . . and the total cost was $3000 UNDER what the other stager had quoted. (We had to pay the other stager $300 just for coming to our house - and all we got was lighting and bathroom fixture recommendations, paint colors to use, and a price that pretty much said 'get rid of all your junk - I'll use all my stuff' - but we never saw any pictures or arrangements to choose from.) Needless to say, we were pleased and excited to work with Aggie & her team to begin the staging process. A few days before our staging was to begin, the city put out notices that our street was being torn up for repairs and would be closed to traffic and parking. What a NIGHTMARE! We called Aggie and she came by to talk to the city workers & went to Plan B , where she rented several small vans to deliver the furniture & staging items, rather than using her 'regular' all-in-one moving van. And so the staging process began. Over several days, furniture items were brought in, arranged in each room, and then additional staging items such as pillows, pictures, lighting, and chachkas to accent each room. The results were amazing!!! We were SO pleased that everyone (including us) that saw it wondered why we were moving! She had turned our 'regular' ranch style house into a cozy, designer model home! Even our realtor was impressed! The realtor's photographer came and took amazing pictures for the brochure, as well as a 3-D virtual tour of the our house - and we had an offer the first day it was on the market! Within 3 days, we had 5 offers, several OVER asking price. We credit much of this to Aggie's amazing staging - she made our home so appealing and welcoming that the buyers just had to have it!
