I've lived here for going on 3 years now and it's a great experience. Now moving from Florida all of Seattle is expensive in comparison, but living here you get what you pay for. Location, location location! It's in a great bustling part of town that has plenty of places to walk to to eat, drink..grab a coffee, etc. walk down to lake union for a stroll or get on the water. The Seattle center is blocks away so you can go to the Space Needle, the MoPop museum or to the Climate pledge arena for a concert or Kraken game, or take the monorail downtown then walk 5 blocks and youre at Pike Market. Youre close to both onramps of I-5 and 99 going to Ballard (a great area for craft beer) is right behind the building, so getting anywhere is easy. The staff has been great, and always friendly...there was a snag with my original apartment and they made it right, even when my move in hit a..well, snag, they all stepped in to help. They have a nice gym, great common areas, and the rooftop deck is key in the summer esp w the new bbq area theyve built. No issues with getting service requests done on time...yeah living in any city things are never perfect, but loving where you live is key, and so far i do. So if youre shopping in this area do yourself a favor and give this place a look.

Our apartment #225 was on top of the gym which is open all of the time. The sounds are awful and vibrated our entire bedroom. These are very standard builder grade units and we do not have a view. Yet our unit is now renting 3k for a 1bd/den. The apartment is no longer being well maintained, the espresso machine is constantly out of service and the public restroom and dog park are regularly filthy. The elevators are consistently out of service, making it difficult to get in and out. Our floor only has one recycling bin for the entire floor which means the trash and recycling are constantly full forcing us to keep trash in our home. There was for a long time homeless people living on the west side of the property. I have been unable to exit through the door several times due to homeless people sleeping in front of the door. Most recently, I almost stepped in human feces when exiting through the door. When I returned home that day it was still there. Cameras were installed right outside of our bedroom window. One night at 12:30 am, someone propped a ladder up to our bedroom window. Alarmed, I asked them to let me know if they were working on the camera. The person refused to speak and would not identify themselves. Several other times I have looked out of the window to see homeless people looking into either my window, or other residents windows. One time, we had to call the police due to the size of the group looking into a residents window. When I let the Modera staff know of my concerns, they never even responded. Most of the leasing agents are incredibly rude and act irritated and annoyed if you ask them even a single question once you have moved in. The windows on the north side of the building getting smashed over and over did not make me feel any better. When the garage door broke, the security guard couldn't have cared less, and within one week the car next to us had all of their windows smashed out. I spoke to another resident upstairs who went without heat for 7 days during the snow and continued to be brushed off by leasing staff. When it snowed, the dog park was covered in feces for almost a week until we got the hose and cleaned the dog park ourselves. As you can see in the photos, the dog park is regularly neglected. In addition to all of this, we received the most extensive list of fees I have received anywhere upon move out. We spent 16 cumulative hours cleaning our unit and were still charged a cleaning fee. I would only recommend Modera to people I do not like.

Move out statement. We kept apartment really clean. Their charge is incredibly high.
Kady S.

The experience was overall good until we moved out. We kept our apartment in a very good condition but they charged us $796 move out fee ($200 apartment cleaning, $100 trash out, $200 touch up paint for a few slight marks on the wall, $296 utility), which I believe is inflated and against city-law. We tried to argue with the leasing officer but they were unwilling to bring down the fee. If you are planning to move in, please take the $800 move-out fee into consideration before making the decision. Attached some photos that Modera provided to us explaining the move-out charge.

When I moved out, they claimed several hours of sanding work required for repainting and were evasive about providing evidence that it actually took so long. Every lease renewal saw a giant jump in rates (9.9% one year), which we negotiated back down to sane levels. They use algorithmic pricing designed to worsen the housing crisis while maximizing their profits. They also recently decided to stop offering affordable housing units under the MFTE program. Building was frequently under repair, including elevators being out of service for months, which was incredibly difficult when my partner was recovering from knee surgery. The units, which are now finally undergoing renovation, were poorly lit with low quality fixtures like plastic track lights, vinyl flooring, and a prison shower head. The original office staff were quite unhelpful and antagonistic, prioritizing nagging residents about hallway door decorations (while simultaneously awarding prizes for holiday decorations??). This has improved with almost complete turnover in staffing. Maintenance staff have always been very responsive and helpful. Regarding Capitol Hill itself, the value of the neighborhood has really declined. If you want to pay $4,000/mo to live in walking distance of 15 boba tea shops and national fried chicken chains while ignoring the human misery all around you, go for it I guess.

The amenities are all nice, but it's the other stuff that is more compelling. The retail space on the ground floor has the vet my elderly dog sees, B of A, and a post office. Great hair place across the street and groceries either to the north or south. The property seems to be in the middle of some upgrades to package handling and building access which sounded great. The view from the rooftop is wonderful. Donny was so kind and helpful. I appreciated the conversation to understand my needs, ask thoughtful questions, and explain options available.

Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

Alright, after living here for around 4 months I feel like it's time to write a review. I'm not…read moregetting anything for this review. When I looked it up on Yelp for the first time I was a bit suspicious it had such high ratings but now I know they're justified. BACKGROUND - I am a Seattle transplant. Just graduated and just moved here fresh out of college. I wanted to live somewhere affordable, convenient, nice and still close enough to where all the fun stuff was. I looked at Cap Hill and the prices were outrageous. So the I landed on NAMU from an ad on Craigslist. LOCATION - around 5-10 minute drive from downtown Seattle and downtown Capitol Hill. Close enough for a short bus ride or a cheap Uber pool. If you check on the walk score it's around high 80s and the crime rate for the area is really low. Generally, it's closer to the suburbs. It's quiet at night because of that but occasionally there will be a siren once a week or people yelling once in a blue moon. But generally, really quiet. CONVENIENCE- I live right next to Safeway and can walk there in under 30 seconds which has saved my life many times. There's also a cute plant shop downstairs if you like plants and a Dominos pizza is opening soon, there's a Vietnamese sandwich place near the Safeway as well. The Safeway is open late which is great. There's also a YMCA a block away if you want to workout nearby! APT AMENITIES - in terms of amenities it is solid given how much rent you are paying. There's a bike rack, and a nice rooftop. None of my packages have EVER been stolen from the lobby and I've see packages left there for days so everyone in the building respects that. You can pay extra for storage and the laundry machines are on the 2nd and 3rd floor, which TAKE CARD. Generally they are full on the weekends but I haven't had an issue waiting long times for laundry. There's no pool, or lounge, trash chute or gym. The only things I wish the room had: an oven, a dishwasher (I just do my dishes by hand), and a closet. But I've adjusted. If you need these things to survive, consider that before you move in or if you have a ton of stuff / furniture / clothes because it likely won't fit. NOISE - Honestly, I'm assuming the insulation is top notch because I've heard my neighbors maybe once. ROOMS - The apartment was made in 2015 or something. I moved in 2017 and was the second tenant ever! The rooms are small, around 250-300sqft but I have enough room for a full-size bed, a queen size futon, a wardrobe hanger, and a small dining table and a bookshelf and no issues. It's a perfect studio for a single person and more than enough room to be comfy. Note there isn't a closet though so you'll have to make do with a buy your own closet thing. I really appreciate the mini fridge as it is honestly big enough for one person and since I live by Safeway I never really needed too much space anyway. The bathrooms are clean and modern and there's a big window too which is really nice in the mornings. LANDLADY / MAINTENANCE - This is what prompted me to write this review. The landlady, Sonya, has been nothing but incredible and responsive. She texts back almost immediately and even helped me once when I locked myself out of my room at midnight, and helped me get a package when I accidentally locked it. She's very thoughtful and kind and honestly I never knew how awesome thanks would be to have a great landlady until I met her! She also schedules maintenance once you report a problem to her. The maintenance guy, Mike, lives in the complex and shows up right on time to help fix your issues and is polite and nice. There was an incident where our hot water heater stopped working for around a day and Sonya immediately notified all the residents on the situation and provided suggestions for other solutions. And she even decorated the front door and lobby with a Christmas tree for the holidays!! Tldr - This is a great place to live if you're moving to Seattle as a single person. The rooms are "small" but modern, clean, and more than enough space for a studio. The facilities are brand new, and the landlady is awesome. The rent is affordable and I've I'm very happy living here and feel safe.

The location is incredible - close to the Space Needle and bars, but just far enough to still enjoy quiet nights. Plus, the prices are VERY competitive compared to other places nearby. Oliver from the front office is incredibly friendly and helpful. I wasn't going to be able to view the available units in person, and he sent me a very well taken, detailed video of the interior. He answered all my questions and really made sure that my moves, both in and out, were extremely smooth. Maintenance was also prompt and always made sure that everything was fixed within 1-2 business days! Now for the apartment itself - it was much larger than any other options nearby, and it was really nice! The unit looked a bit old but clean and functional in the video, but I was wrong... it wasn't old at all! The apartment was MUCH newer, brighter, and more updated than I anticipated - the best kind of surprise. I rarely ever heard my neighbors, always had power, and I especially loved that I had a massive pantry in the kitchen. My balcony faced 4th Ave, which leads directly to the Space Needle. Although I couldn't see the Needle from my windows, I never had to leave my apartment for any parades - they always started at the Seattle Center and went directly on the street below. The amenities it had were really nice - from the clubhouse to the gym. Both were clean, easy to access, and very updated. I especially loved that you didn't need to pay to book the clubhouse for personal events, as it made hosting larger groups for meals a lot easier! I was truly heartbroken to leave Sidney when work relocated me to Texas. It's a wonderful complex, and I highly, HIGHLY recommend!! If I ever move back, you know where I'll be living.

The staff is what stands out about this building the most. The Property Manager is one of the best I've ever encountered. Always helpful and happy to assist. This type of management style has obviously transferred down from the manager, as the maintenance and leasing personnel are just as friendly and helpful. Overall, a wonderful living experience!
