2-3 stars is a solid rating to describe my time here. I leased during the height of COVID when folks wouldn't leave their house for roughly $1100 for a studio apartment - which is a steal for the SLU area. The common amenities like the theater, rooftop and fitness center were nice but limited to 1-2 people due to COVID and you had to make a reservation in advance - which would always fill up immediately if you didn't think to book your workout in advance. Having a studio apartment - you wanted to use the nice common areas to hang out as your place was so small. The leasing office applied the COVID guidelines very oppressively. I enjoyed the year I had my studio apartment but when it came time to renew the office wanted $3500+ per month from my $1100. No chance. That solely was the reason I moved out. We routinely had issues with the transients breaking into our lobby or storage units in the basement and the leasing office did nothing to address the problems read more

I recently moved into Modera South Lake Union and have been incredibly happy since! The location is perfect for me as it's close to my job and makes for an easy commute. The building itself is fantastic and offers so many amenities - there's always something to do! Every time I come home, I'm impressed with how clean it is and how great it smells. My unit is amazing too. I have a concrete ceiling which helps me a lot as I'm a light sleeper. Overall, I have had no issues with move-in or everyday living. Everyone in the office is super nice and professional, and I want to give a huge shoutout to Lily and Jesse for making my move-in experience such a wonderful one. read more

While I had high hopes for this building, there have been multiple disappointing experiences since my move-in just a few months ago that make it so I cannot recommend living here to others. The bad: - I can hear everything from my upstairs neighbors in my unit. At no fault of the neighbors given they apparently have a small child, I can hear running, heavy footsteps, clattering, etc. After bringing this to the management team, they spoke to the tenant and tell me there is nothing that can be done there. I've been given the option to proceed with no change, move out (and pay the lease termination fee), or move to a new unit in the building at my own cost (they did offer to waive the $500 lease transfer fee and honor my current rent amount). The management team has not accommodated a request to move units without incurring substantial move costs, despite the move being necessitated by factors beyond my control. - Services advertised as free for one year (RentPlus) are being charged to me on a monthly cadence. - The trash room on my floor (can't speak to other floors) is poorly managed. Outside the trash chute and recycling bin there are often overflowing boxes, trash bags, etc. The medium: - Yes, there are AC units; however, (at least in my unit) it is mounted in the living room. The lowest temperature the AC can be set to is 67 degrees. Unfortunately, when the AC is running the bedroom has never gotten cooler than 71 degrees (I bought a thermometer because I couldn't figure out why it was so warm in there), even with the door between the living room and the bedroom wide open and using a large fan. This might work for most people, especially compared to no AC. But I wanted to clarify the experience. The good: - Jose on the maintenance team is incredibly friendly and fast. I look forward to running into him at the building because he is so interesting to speak with. read more

I've lived here for going on 3 years now and it's a great experience. Now moving from Florida all of Seattle is expensive in comparison, but living here you get what you pay for. Location, location location! It's in a great bustling part of town that has plenty of places to walk to to eat, drink..grab a coffee, etc. walk down to lake union for a stroll or get on the water. The Seattle center is blocks away so you can go to the Space Needle, the MoPop museum or to the Climate pledge arena for a concert or Kraken game, or take the monorail downtown then walk 5 blocks and youre at Pike Market. Youre close to both onramps of I-5 and 99 going to Ballard (a great area for craft beer) is right behind the building, so getting anywhere is easy. The staff has been great, and always friendly...there was a snag with my original apartment and they made it right, even when my move in hit a..well, snag, they all stepped in to help. They have a nice gym, great common areas, and the rooftop deck is key in the summer esp w the new bbq area theyve built. No issues with getting service requests done on time...yeah living in any city things are never perfect, but loving where you live is key, and so far i do. So if youre shopping in this area do yourself a favor and give this place a look. read more

Our apartment #225 was on top of the gym which is open all of the time. The sounds are awful and vibrated our entire bedroom. These are very standard builder grade units and we do not have a view. Yet our unit is now renting 3k for a 1bd/den. The apartment is no longer being well maintained, the espresso machine is constantly out of service and the public restroom and dog park are regularly filthy. The elevators are consistently out of service, making it difficult to get in and out. Our floor only has one recycling bin for the entire floor which means the trash and recycling are constantly full forcing us to keep trash in our home. There was for a long time homeless people living on the west side of the property. I have been unable to exit through the door several times due to homeless people sleeping in front of the door. Most recently, I almost stepped in human feces when exiting through the door. When I returned home that day it was still there. Cameras were installed right outside of our bedroom window. One night at 12:30 am, someone propped a ladder up to our bedroom window. Alarmed, I asked them to let me know if they were working on the camera. The person refused to speak and would not identify themselves. Several other times I have looked out of the window to see homeless people looking into either my window, or other residents windows. One time, we had to call the police due to the size of the group looking into a residents window. When I let the Modera staff know of my concerns, they never even responded. Most of the leasing agents are incredibly rude and act irritated and annoyed if you ask them even a single question once you have moved in. The windows on the north side of the building getting smashed over and over did not make me feel any better. When the garage door broke, the security guard couldn't have cared less, and within one week the car next to us had all of their windows smashed out. I spoke to another resident upstairs who went without heat for 7 days during the snow and continued to be brushed off by leasing staff. When it snowed, the dog park was covered in feces for almost a week until we got the hose and cleaned the dog park ourselves. As you can see in the photos, the dog park is regularly neglected. In addition to all of this, we received the most extensive list of fees I have received anywhere upon move out. We spent 16 cumulative hours cleaning our unit and were still charged a cleaning fee. I would only recommend Modera to people I do not like. read more

Saw a homeless person sleeping in the stairwell this morning. They probably got in through the broken garage door (broken for like a month). Garage is unsecured when the door is broken yet we pay so much for parking each month. Parking on top of rent is extortionate. There's no chance you will get your full deposit back. Even if you fix all damage (holes, scuffs, etc) and pay a cleaning service, they will charge you roughly $200 regardless to pay for their own service. A new building was constructed next to the property that blocks all direct sunlight for many residents. All you see out your window is an unfinished building and darkness. We were told we couldn't use rooftop grills in the winter time because it's too cold. This is not Modera's fault, but I've lost mail on multiple occasions. Sometimes delivery people just leave your stuff out in the open for anyone to take. Thankfully, the staff is friendly and competent. The common areas are okay, nothing too special. Only one study/meeting room which is always booked when I work from home. The gym is good but not great -- it could use a thorough cleaning at some point. Good luck getting your moving truck into the loading dock. I'm pretty sure it isn't even possible since the building next door was constructed. Moving out of here is going to be such a pain! Modera should really consider solving this for future residents. The alleyway to the garage is super rough on your car and quite dangerous actually. They need to install mirrors so you can see when people are coming around the corners in that alley. It's a pretty high traffic area. The apartments themselves are nice but the floor plans are expensive for what you get. I'm looking elsewhere for when I move out because I can get a nicer, newer place nearby that is cheaper due to their new resident specials. I'm looking at Ascent SLU. I would recommend this apartment complex but management should tighten up a few things that's I've mentioned here. read more

The few maintenance requests I submitted took months to complete. If you're one who only cares about nice finishes, then you'll like it. However, they'll charge you for anything they can think of, including taking your trash 5 steps to the trash room. I'm fairly certain they have a mold problem as my dog started to develop allergies in late winter, and their bike room smells like mildew. I moved out because it's way overpriced. Seattle rents are going down, and there's a ton of inventory about to hit the market. I'd avoid this place, unless of course all you care about is the nice finishes or the giant TV no one really uses. Overall, it's a lot of flashy stuff to distract from the terrible rental model this place has. read more

The experience was overall good until we moved out. We kept our apartment in a very good condition but they charged us $796 move out fee ($200 apartment cleaning, $100 trash out, $200 touch up paint for a few slight marks on the wall, $296 utility), which I believe is inflated and against city-law. We tried to argue with the leasing officer but they were unwilling to bring down the fee. If you are planning to move in, please take the $800 move-out fee into consideration before making the decision. The management team is very good, specially the manager - Olivia! Since she took over she has been very proactive in her communication with tenants, organizing and hosting community events such as Jungle party, summer party, halloween party, Open House at the Collective! Worst apartment complex ever. They do not care about their tenants at all!! They will over charge you for everything and the people that work there clearly hate their job. They are incredibly over priced and when I lived there - the garbage room would be so over filled you couldn't even open the door. Dog poop everywhere upstairs. Elevators are ALWAYS BROKEN! Which was super inconvenient. I had numerous packages stolen from downstairs. It's a great location but that's about it. The appliances are really poor quality. The microwave handle broke when I opened the door and they charged me $100 for it. They claim it's because I didn't report it but I told them multiple times what had happened and that I unfortunately don't have $100 to spend on the handle and they didn't care. I would ask to speak to manager about things and never hear back. If you try calling the front staff - they rarely answer. I never leave negative reviews but this place is still haunting me even after I have left.. sent me to collections because I don't have the money to pay for microwave handle. They also upped my rent almost $1000k and only gave me three months notice. Wish I never lived here to be honest :( because I am screw over financially because of them. They took my entire deposit ($500) and also charged me an additional $350 on top of that for moving out costs. How the F DOES IT COST ALMOST $900 to touch up paint?? I had left some frozen food in the freezer on accident too and they charged me $100 for removal?? It's just honestly ridiculous.. if you're charging people almost $3000 for a studio apartment then why the f do you need to continue to take more of my money for all these insane charges? I toured over 15 different apartments before finalizing Modera. My experience so far has been very pleasant. The apartment with the wooden flooring , kitchen island, kitchen gas base cook top and everything is brand new looks great. Even the amenities like common area, conference room, gym, theater room (my favorite) and rooftop are excellent. I would highly recommend Modera to everyone who is looking for new apartment. Update: Revising the rating based on my experience for lease renewal. They increased our rent by 43%(~$1000) which is insane by any standards. What is shocking is that a very similar apartment (one floor above) is available for much cheaper price than what they are asking for. If you are looking to rent an apartment here then please BE WARNED about steep rent hike upon renewal. read more

Been living here for 6 months in a 1bed+den, at first it was decently nice but as more people started coming the building started revealing it's flaws.. Pros: - New building, fresh new apartments and appliances - High quality appliances and accessories excellent in room washer/dryer. - One month rent off (at least 6 months ago). - Nice hardwood floors and decorations. - Nice amenities like the gym and movie room. - Nice view of the lake and Space Needle from the roof. - Right in SLU, bus routes in front and a few mins walking away. - In unit A/C. Cons: - Right next to the Aurora , windows aren't sound proof enough for it.. you will still hear the cars/motorcycles even when closed (Was forced to move my bed to the den). - Paper thin walls/ceiling, you can hear your neighbor upstairs walking/flushing the bathroom, people running and laughing in the halls, the elevator chimes, water running through pipes, etc. - Dog area in the roof is made of synthetic grass and almost always smells really bad. - $250 parking fee for tight parking spaces. Overall decent due to the free month but if you don't get that offer I am not sure that I would recommend it specially if you are sensitive to noise. read more

We have lived at Modera SLU for over one year now. We have loved living here! The amenities are amazing! The rooftop views, grilling area, theater room, game room, reservable kitchen for large group events, and the gym are the main amenities we use. We also love the coffee/hot chocolate machine! The amenities are fairly easy to reserve, the staff is super friendly and helpful, and the location is perfect. There are only a few negatives: 1. Noise. The construction of the new apartment complex outside our window (it starts about the time we get up and is over well before I get home from work). We have only had noise issues from neighbors once or twice. 2. Parking. Parking is $250 a month and overnight guest parking can be a pain at times. I still give it 5 stars though because the pros of living here far outweigh and surpass the cons (both noise and parking issues are inherent to living in/near downtown Seattle). I've lived at Modera SLU for a few months now, and I've enjoyed it a lot so far. Pros: - Gym - New apartments - Hardwood floors - Prompt response to maintenance requests - Friendly staff Cons: - Noise travels pretty easily - I had issues a couple months ago with being woken up several times on weekdays (at 3, 4am) by people in units below me having loud conversations with their windows open. You can hear doors/cabinets/windows in the units adjacent to your room being opened/shut. - Construction - I didn't know before moving in here that there would be another apartment building being built right outside my window. The noise is barely blocked out, and wakes me up as early as 6:30a some days. Before major construction started, you would hear understandable things like sirens, some cars, and the garage door to the parking structure open and close, but now it's gotten worse with the construction (though I guess there's little they can do about this. Just wish I would've known about the construction project before moving into my specific unit). read more

The leasing office staff is rude and unprofessional. Having an interaction with them is absolutely painful!. So, avoid them as much as you can! (I do not have a complain about the cleaning services personnel). It is outrageous to have an elevator down for almost two months given the high-price rent. I moved to Modera South Lake Union after being admitted to a pretty competitive software development course. Which means that I had to complete the Modera application & move all while transitioning out of leadership at my previous company and preparing for my next challenge. I toured the building with Scott in December and was pleased with the facilities (more on that below) as well as how responsive and professional Scott, Paul and Iztel were. In addition to my own apartment search, I helped a number of people in my program with their move to Seattle and know that tours and servicing residents means its usually really hard to get a hold of people in the leasing office. I think that's a feature of a city like Seattle (maybe it's different in Portland?) where housing is so tight--most leasing offices are polite but not particularly motivated to fill units that fill themselves. That said, Scott gave me his personal line, answered all my emails and checked in with me regularly to make sure I had everything I needed to move in. I referred four women from my program and was delighted that he coordinated the complexities of their moves---going so far as to regularly correspond with a colleague of mine who was coordinating her move while transitioning out of her start up in Phnom Phen! Now, on to the building--Modera is new and shiny, the kitchens have great tile backsplashes and the square footage is generous for the location. The building has all the standard luxe amenities--a roof deck, great lounge, a shiny (mostly empty, yay!) gym, wifi in the common areas. But there are a few extras that I didn't count on like beautiful (well behaved!) dogs walking around my building, a great pedestrian commute into downtown, and the unexpected utility of a conference room. Of all the amenities I didn't expect that I'd use the business center the most but it's been really handy to have a great coworking space available downstairs. read more

I've moved to Modera SLU for almost 5 months and honestly, I am very pleased with my decision. I work in SLU so I visited several apartments within walking distance to my office, and Modera is definitely the winner. Pros: 1. I have two big dogs, so the onsite dog parks with artificial grass (which is very easy to clean with water) and onsite dog wash station is a huge plus. 2. Great appliances, they have gas stovetops and AC in each unit. They are so rare to see in common apartments in Seattle and so important if you cook a lot and feel hot easily:) 3. Modern amenities, love these west elm furnitures in common area, they are so pretty! You can find every basic equipment for cardio and weight in their big gym and there is also a yoga room with cycling bicycles. 4. Friendly and professional staff, especially Itzel and Brittany, these ladies are amazing! 5. Great location, walking distance to Amazon campus, QFC, lake union, restaurants and seattle center. And you can see the space needle from rooftop or some west facing units from window. 6. They also have trash valet service to pick up your trash and recycles 5 days a week. Cons; 1. PRICE! I think the price is the only thing to complain about. $2000 for an open 1br + $250 /mo parking + $100/mo pet fee, which is the average price in this area, but still a lot. And I think the utility is a little bit higher, comparing to my former apartment in Chinatown. Overall, Modera SLU is a great choice if you study/work in downtown/SLU:) read more

Of course front office will have a good move-in experience, that's how they make money. Just wait until you have to move out (see the other review for similar situation). They will charge you "professional cleaning fees" and "wall touch-up fees" no matter how clean and spotless the the walls are. This is against city by-laws but they won't back down unless you take them to small claims unfortunately. I know 3 other residents that got charged almost their whole deposits on moving out. Other issues - building is surrounded by Aurora highway + Mercer/Dexter (busiest intersection in SLU), + constant construction. You WILL hear the construction loudly and clearly before 7am every weekday. Floor is laminate but building quality is low so you can hear every step your neighbors make (for apartments, carpets probably better for noise). They do garbage pickup every night, which means there are piles of recycling and smelly bins of garbage in the hallway everyday when you come home. Also, please be wary about all the positive reviews for this place - they bribe residents to write good reviews by doing draws for some event tickets every month. read more

I had a great time living there, but upon move out things went a little south. I was told not to paint over the holes in the wall I patched because they would take care of it for me, yet I was charged $120 for the labor. Had they told me I would be charged any amount I would have done the work myself. I had a package coming that I could not change the shipping address of so I left a note and forwarding address on move out. The package is now being returned to sender, in the Netherlands, because apparently I didn't leave a forwarding address with them. I don't know how much mail I've lost out on over the past few weeks because of this lack of a forwarding address, but I know I didn't receive my voting packet. I've lived here for 7 months and love it, here's some info. It's not cheap, but you get what you pay for. The amazing: * AC. If you think you don't need AC in Seattle, you are sorely mistaken. Unless you enjoy your room being 80+ degrees. Or enjoy paying thousands of dollars per month to live somewhere nice yet not be able to control the temperature.... We use AC in May through September. If you don't need AC, why do office buildings have it? Why do luxury high rises like Cirrus have it? Noodle that for a second. There are SO many days above 75 degrees (google Seattle climate change) Especially on a high floor. I couldn't find ANY other similar complex in SLU (other than the highest end luxury) with AC, when we looked in May 2017. Brand new buildings going up may have it. Secret: it's still not central AC. Only on ceiling in the family room. It's super quiet tho. So yes, we still have to sleep with our bedroom door open for 5 months of the year. I'll take it tho! * Moving on... super nice apartment gym * Theater room * Location: neither of us work at Amazon. Surprising right? We just love how central SLU is, how safe and nice it is and how it's actually quiet on the weekends. We love SLU! * Everything works. Nice finishes. * Super spacious floor plans that make great use of sq footage * Walk in closets even in small floor plans * Management is nice, helpful, and responsive. * Roof, grill, views! * Walk to serious pie ;) * Walk to QFC/whole foods/50 coffee shops Bad: * Construction everywhere, I don't mind a lot but some people do. It'll end on this block eventually * Parking for $250 is a bummer given it only costs that since were competing with amazon parking. Cheaper everywhere else in Seattle. $175 would be much more reasonable. * We've heard a lot of people complain about noise. We are on the 7th floor and hear nothing, from neighbors. A little noise from traffic. I recommend the 7th floor!! Also, we're facing north - away from the brand new apt building construction - so I'd consider this noise thing highly before picking a unit. I've lived at Modera SLU for about a year and a half now, and I've had a great experience so far! First of all, the building and the units are in excellent condition. The appliances are all new (it's so helpful having AC and washer/dryer inside the unit), the interiors are modern and sleek, and the wood floors are a nice touch. The amenities are fantastic. I've used both the downstairs kitchen and the rooftop to host small parties/gatherings, and both spaces are perfect for entertaining. Even though I have a 24 Hour gym membership, I still prefer to use the downstairs gym several times a week. The location is also central to everything - it's a convenient walk to QFC and just a short drive to downtown, Capitol Hill, Ballard, etc. The leasing office is awesome and always quick to respond to any questions/concerns. They also host a lot of events to foster a sense of community. I want to also give a shoutout to the maintenance guys - they're always friendly and helpful. There are only a few cons for me, but none are particularly significant. The doors don't completely block out sound, so you'll sometimes hear people talking in the hallways as they walk past. However, I can say that the walls and windows are perfectly insulated. My previous neighbor apologized for his baby screaming all the time, but I honestly never heard a peep through the walls. There's a lot of construction in the surrounding areas, but the noise is mostly muted when the windows are closed. Overall, I'd definitely recommend Modera to anyone looking for a clean, modern, safe and welcoming apartment in Seattle. read more

The customer service that I've experienced while trying to lease is the reason for my rating. I've never worked so hard for someone to take my money. If it's this hard to get a response when signing a lease, I could only imagine once I've moved in. Starting Sunday, I've reached out about 4 times to get someone to call me back. I called, it seemed like I got routed to a call center, because the 2-3 people I spoke with throughout the day could provide me no useful information. They said they would have a leasing specialist reach out to me, I told them it was time sensitive and I needed to sign a lease ASAP. I then reached out to the leasing specialist that I had corresponded with in the past and essentially told him, I would like to sign the lease but asked if he could call me to walk through the details. He responded to one email, and no other emails. It is now Thursday and no one has called me back. Very surprised by this experience, especially since its a new complex, you would think customer service would be top priority. read more

I just from returned from Seattle after a 48 hour, intensive apartment search for my daughter. I visited and toured at least 12 different buildings with a location range from Capitol Hill to South Lake Union. The first morning with 3 visits under my belt, I thought the decision was going to prove very difficult, but at the end of day 1, after 7 or so visits, Modera was at the top of our list. Toward the end of day 2, I returned to Modera and after a 2nd viewing and visit with Paul, the decision was made. Here are a few of the elements that pushed Modera to the top. A warm, welcoming feeling is key. Some of the places I visited, the representative barely looked up from their ramen to answer any questions. No matter how fantastic the physical aspects are, if you do not feel important as a potential resident, imagine how you will feel once you have signed the lease. I was fortunate enough to meet with Paul at Modera. He is the perfect combination of warmth and professionalism. He was patient with me, allowing me to take notes, photos, facetime with my daughter and tour the facility a 2nd time. Attention to detail was another big factor at Modera. From the common areas to the lighting in the hallways to the tile and appliances in the homes, Modera's designers didn't miss an opportunity to make thoughtful design choices. Quality, clean lines and great taste...kudos! And of course location played a role. Seattle is a great city that seems to celebrate and promote walking as a preferred mode of transportation. Modera's appointment is within walking distance to, seemingly, all one would need. The area feels safe and on the rise. I am thrilled my services as a "House Hunter" turned out to be so successful. I have been in Seattle for about 3 years now from Las Vegas. I have been through many apartments here and I must say, this place is by far the best location for living right near downtown. Even though there is construction going on in the area it is literally a sound proof apartment. Amazing amenities and the best view of the space needle on the roof top deck. My husband and I have loved living at Modera! Every single staff member has been so friendly and kind our entire time living here. The staff has always been helpful with any requests and the maintenence team is awesome! The amenities are great too, definitely the best apartment gym we have seen in all the buildings that we have toured. We loved having all the grills on the roof this summer and the dog park is great for our little pup. Thanks for a great first year in Seattle, we will definitely miss living here! read more

My husband, myself and our son just moved in a few weeks ago. I fell in love the moment I saw the pictures online but fell even more in love the moment I walked into our unit. Our views are incredible and our son everyday says "I love the Space Needle I'm so happy I can see it now out every window!" He's loved the Space Needle ever since we moved to Seattle in 2020. Anyways, from the appliances to the amenities to the views on the roof to the staff it's just absolutely amazing here. Some may say I'm being biased because to be fully transparent my husband does work here but that has nothing to do with my love for our unit or the complex. I've lived in a 43 story high rise and that wasn't even as nice as this is, plus the people here are "normal" and friendly all of the time. I'm so thankful to be in the SLU and have our family be able to grow up in this wonderful city in this beautiful apartment complex. read more

Modera SLU is in a great location! I've lived here for 3 months and honestly couldn't imagine calling anywhere else "home". The amenities are wonderful, especially if you are a dog owner, and the roof top deck can't be beat. It is a well managed community with great staff who are always ready to assist you. I highly recommend renting a unit here if you work in SLU or downtown. read more

The worst customer relationship ever.I would give them no stars if I could.One of staffs took our time and money,but we couldn't move in because of his mistakes.He said we can get money back but we haven't received anything,we have been waiting for it over 3months though.Can you believe it?! Don't live here.No reason to choose this apartment.There are a lot of awesome apartments in this area. Terrible! Property approval takes two moth and cancel the move in the end.

Went in yesterday to sign for a studio and 1 bath and I was completely blown away by how amazing and spectacular this place is. After living in a similar layout in Queen Anne for the past 7 months that was 80 sqft smaller, no washer/dryer in unit, no dishwasher in unit, no A/C in unit, absolutely zero amenities, having no hot water in the shower for 5 of those months, and having no heat for almost a month I absolutely can not wait to move to Modera SLU in January. Daunte was the leasing agent that helped me and he was fantastic! Friendly demeanor, took me to multiple units to get a feel for the place, would definitely give him and this place a 10 out of 10! With great excitement my wife and I will be moving to Modera South Lake Union largely due to hard work and patience on the side of the leasing agent whose name is Scott. We didn't have all our required paper work at first but Scott was always on top of it and reminded me what I need to bring in to make sure we get the apartment we wanted. I was very impressed by the effect that when my parents were in town we stopped by apartments and Scott without appointment was able to take us to show the parents where we would be living. I've dealt with a few leasing agents before in different apartments but if it wasn't for the professionalism, kindness, and responsibility of Scott, I doubt we would be moving to Modera South Lake Union.
