We just moved in a few days ago and did run into a few issues at move-in. While the apartment had been cleaned overall, it wasn't deeply cleaned. There were spider webs and fruit flies inside the light fixtures, dead fruit flies in several areas, stains on one side of the toilet, and the window seals were extremely dirty. When moving into a new apartment, especially one previously occupied, you expect it to feel spotless, and that wasn't quite the case for us. That said, the staff was accommodating and responsive to our concerns, which we truly appreciated. This was my boyfriend's and my first time moving into an apartment on our own, so we definitely learned a few things, one being to do a full walk-through before move-in day to catch anything that can be addressed ahead of time (highly recommend!). Overall, we love it here. The location is peaceful, and the community itself is beautiful. We can't really hear our neighbors at all which is a huge plus. The gym and swimming pool are great amenities. Special shoutout to the maintenance team: Bond (James Bond lol) and Eric for being so friendly and welcoming! Although it was a brief interaction, they left a wonderful first impression on us. read more

Accommodations like parking is horrendous and front office aren't much help since most of the "higher ups" aren't there to help let alone pick up a call. Even if you live here you're not allowed a parking stall, let alone get a pass to park up top even if you do get that pass it's only temporary till 7am in the morning. i work late nights and usually get home really late after midnight so it'd be like i would be taking a nap just to move my car down to the street parking hoping there's a parking stall and if not risk a ticket. if i want friends and family over they risk getting a ticket or a tow so it's not family friendly at all. overall if there was a way to get a stall then i'll still give this place a 2 star. very loud whenever dumpster trucks comes in, yard work throughout the day to not even be able to sleep in. i'm sorry. read more

The tour was great, the woman who helped me was lovely (5-stars to her), units dedicated for viewing were very clean. However, I wished I could have seen the actual unit I would be applying for, including what, if any, view I would have. I was turned off by needing to put up a $500 deposit in addition to the application fee, both of which were nonrefundable. Yes, the $500 would go towards your security deposit, (and would be returned if you were declined a unit) but I don't like moving into a place without actually seeing it or being able to test water pressure (water was turned off in the viewable sample units). Very costly to break a lease as well. Also, as I was waiting for my tour, a current tenant came in to the office complaining that her kitchen counter is rotting away, and it has been almost 6 months since they first assessed the problem. Nothing has been fixed despite he continued requests. This is concerning, especially considering all of the incredibly negative reviews. Granted, you don't know reviewers individual experiences, but when you hear it firsthand... gives you doubts. Ultimately, I decided to look elsewhere, not worth the risk. read more

Absolutely hated living here. The Leasing Agent we had sold us a whole dream and after we signed the papers, it was a joke. It was so bad I ended up breaking my Lease a few months early. The only two things that were a "Plus" was Bond was incredible. A great Maintenance man, friendly and efficient. The newer area with the Pool and Gym was nice but the rest of the complex was just so ghetto! Sidewalks were cracked, dog poop everywhere, and you share the Electric bill with the whole building so if you're rarely home (like I was) you still gonna be paying for your Neighbors Utilities :) PARKING!! lol like every reviewer had mentioned the parking situation was comical. The Agent had told us we could swap out decals bc for a very short period of time we had 3 cars (in the process of selling one) we only had two decals. Anyway, we put the decal on the car that wasn't registered and guess whose car was towed away by morning lol I guess Security was very alert to check every single car to see if it matched with the decal. This was a year ago so maybe it could have changed; but if you didn't get a stall and you didn't get a spot on the roadside, then you're truly shit out of luck because parking outside of the security gate is nonexistent. There are Laundry rooms located throughout the complex but most likely broken or on the verge of breaking. My Washing machine decided to break mid-cycle so all my clothes were stuck in dirty water for over an hour till the machine naturally drained itself slowly, (Maintenance is only there till 6pm) Would never recommend to anyone to live here unless you're desperate. read more

* Update* we tried to fight these unfair false charges best we could with proper documentation and emails, but it didn't matter. The extra charges were sent to collections immediately. We did speak to other folks that rent for Douglas Emmett in other states and it does seem like they add charges and create policies so that they trap you for financial gain and take advantage of the fact that Hawaii is a place many people wanna live and many military families move there... the rent is over priced and in many ways this place feels like it's military housing with no rules that are enforced. If you're disabled, good luck -- the property is not ADA-friendly, entrances are broken for months, and elevators constantly alarm without being fixed. Unless you're a white military man, you'll quickly realize they treat you as less than, ignoring your concerns and brushing off your needs. Add in their predatory policies, ignored maintenance, and the crumbling building itself, and you have one of the worst possible places to live. They profit off your suffering and give nothing back. Living here feels like a trap you can't escape. This isn't just a bad apartment -- it's a nonstop assault on your sanity. The elevator alarms scream five days a week, the fire alarms go off randomly in the middle of the night once a month, and building entrances stay broken for months at a time. Parking is a nightmare -- people in your spot, cars blocking the entrances, and management couldn't care less. Security doesn't "protect" anyone; they do whatever they want as long as it makes the property money. Management is the real problem. They don't respond to you, they don't fix anything, and they don't care about the people who live here. -10000000 STARS!!!! If you're looking for an honest review here it is. Overall, we haven't had the worst experience living here. The renovated apartments are nice. When we first moved here we were told 3 things. Yes you can have a pet, yes there is enough parking for your two cars, and yes you can have an a/c unit in your window. 6 months later we realize we were heavily lied to. We ended up getting a golden retriever puppy and he's great. 2 months after we registered him with housing they are harassing us for $250 for a pet deposit. Now, if they had told us about a pet deposit when we first asked instead of lying, maybe I wouldn't be so angry. But they didn't tell us about it until 2 months after we got the dog and they harassed us for MONTHS even after we paid it to them. We had to go into the office to show them our bank statements to show them that we had paid it. Next, we pay $80 per month to do laundry in the disgusting shared laundry units. Next, turns out you can't have an A/C unit. So our $400 unit we bought just sits in our closet now. The apartments do have fans, but it is so god damn hot in this place we literally have to sleep with ice packs. There is barely ever a breeze. Next, we were told that there was enough parking for us to have 2 cars. Honestly, this was probably the number one thing that cause us to move here. Ever since they implemented their new parking system, we no longer have a place to park our second car. Mind you, we paid $250 to register our cars for each vehicle. We PAID A LOT OF MONEY TO BE ABLE TO PARK HERE. We are now being told that we need to park off property or in the FIRE LANE(which is illegal btw) even though both cars have paid permits to park here. We were told that we can park in the fire lane during non- emergency hours (7pm-7am). EXCUSE ME? What the actual shit is a non emergency hour? So you're telling me when the fire truck is trying to park so it can prevent the building from burning out at 2am my car is not going to be damaged and/or ticketed? And don't you dare tell me to park off property if I pay to park here. I spent over an hour after work looking for a spot. My other half got home around 2pm and he couldn't even find a spot. I spent an hour talking to them in the office (because they don't answer the phone or email btw) and after being told 100000x that there was nothing they could do to help me except park off property, I refused and the manager let me park in her spot overnight. Just so everyone reading this is aware. There are enough spots for everyone, but now that they have designated an assigned stall to every unit, there are many people who don't have cars that have a parking stall assigned to them... there are also people who had previously been paying for reserved stalls, who now get allotted their original reserved stall and another reserved stall for their second car. All in all, these people are horrible and have gone about this in the worst possible way. If you have two cars, DO NOT MOVE HERE. Save yourselves the hassle of modernized living. this place is a bunch of crap, literally! from day one the bottom of our building smelled like sewage and the management was willing to move us to a different property they manage. our whole family came down with an airborne illness and the. unfortunately suffered a job loss that affected the transfer. they claim that they "jumped through hoops" to accommodate the transfer. they just didn't want to admit that their failure to maintain plumbing frequently was the cause for a job loss that then caused non-payment of rent. then we were dealt with so much headache after that. difficulty paying the rent on one income, so we started promoting our auto detailing and cleaning business, until maintenance decides they are going to steal our equipment from the bottom of the steps and act like they thought it was belongings to toss into the dumpster bin. we gave a vacate notice and they took us to civil court for the non-payment. the court case supersedes our notice to vacate. learn from our experience. it looks nice from the freeway and moanalua road but this place is not all that the web hypes it up to be. make sure you read the 45-page lease agreement! read more

Parking was a mess when I got here and now with the policy change it's better in the long term. I don't have to drive around my building looking for parking. I have one reserved for me, I'm not wasting time after a long shift to look for a place. Most of the people that don't agree have multiple cars and would stay in the stalls for days or have friends over that would take up stalls I rather have a space then not. read more

Parking situation is a nightmare. If you get an unreserved parking stall then you will end up having to park on the street because the few the have on property are always taken no matter what time of day. Fire alarms are constantly going off with no communication. My building elevator was dirty multiple times with either dog pee. As well as the hallway always had spills that weren't cleaned up. Management is terrible they don't communicate when there's a problem with the building. We would've stayed if the management and parking situation was better. read more

THIS APARTMENT COMPLEX IS ATROCIOUS!! DO NOT and i mean DO NOT rent here. there is nothing "premier" or "luxury" about this place. i have copious amounts of photos and videos to support. 1. first off management. from the people in the leasing office, to security, to the maintenance, they are all incredibly rude and dismissive. every time they drop the ball (several in a short 4-5 months period) and it has been brought to their attention they treat you like a burden. they do not speak to tenants with kindness, compassion or any empathy. i will go into detail later. they are also incredibly in component. we've had people pestering us with email after email concerning things like insurance and rent when they've both been paid and relayed to them. their website is constantly down and not working. having to take time out of our days to go sort things out that they already have record of but are either struggling to find or aren't relaying to other employees. there is no cohesion, everything is all over the place. 2. plumbing! the plumbing here is awful. within two weeks of moving in there was used water backing up my kitchen sink on multiple occasions and getting maintenance was ridiculously difficult. when i contacted the leasing office they do what they always do which is direct you to their website to submit a work request, but the soonest you can request to have someone come is the next day and that's obviously not soon enough for an emergency. when you inform them of this they usher you to security. not sure why i would need security for a maintenance issue but they're the only one who can contact maintenance directly. you as a tenant have no other means to reach maintenance in an emergency than through security. and security has to call the head of maintenance, and then that person reaches out to the workers on the property and sends someone to you. but there is a potential for significant wait times because they cannot always reach each other in a timely manner. My apartment has had sewage come up pipes in sinks and tubs in my bathroom multiple times. the apartment above flooded and caused a subsequent leak and flood into my apartment and there have been several occasions of water being shut off in multiple buildings for plumbing issues. and at all these times management were rude and treated my partner and i like nuances for simply requesting they fix the issues. 3. Pests! this place is littered with bugs. roaches spiders and everything in between. they claim to have pest control but we've never received it and weren't even aware of it for months. the roaches are relentless. climbing up drains and finding all ways into units. my partner and i resorted to personally buying and sraying the outside of our apartment and even that is futile. i've had to spray multiple times within a month to even get a break in the amount of pests. they also do nothing to maintain them outside. inside someone's apartment is one thing but they do not need permission or requests to do common areas. hallways and stairwell and filled with spiders and cobwebs which are annoying and dangerous. uneven walkways stay wet from rain and hold water leaving places for pests to breed and nothing is done about it. the hallways and stairwell are a nightmare to walk through. 4. aesthetics! when you think of a luxury apartment it looks nothing like this building. there is dirt, mud and debris practically everywhere. the walls are dirty with water stains and chipped off paint. the railings are rusted and peeling. the bugs pile in doorframes and corners. it honestly looks like low income housing. and that would be fine if they charged low income pricing but they don't. there's is absolutely no upkeep besides grass cutting. the pool is subpar. it's 5" at it's deepest and often as debris at the bottom. the grills are filthy and are on 20 sq ft of turf and the gym is average at best. the amenities are not worth it. and they're definitely not a fair trade off to dingy living conditions. read more

Dear Community Management Team, We just got such wonderful new washer and dryer to use! I really appreciate the new addition to our community! Could I make a suggestion? It gets very frustrating when other tenants use the machine and they don't take care of it.. when there are a few who really cares... 1) cleaning the wash after use (lots of Dog Fur) inside the drum 2) been finding lighter and other things inside washing machine **Could You please send out a Community letter and taking care of the laundry machine!** It may not help but at least we could try! I'm probably not the only tenant who gets very tired of each time when I use the machine and I have to buy cleaning wipes to clean up other people (animal fur) inside the washer.. tonight I had to clean 4 machines with lots of animal fur and found lighter and other things in the washer machine. Gets very irritating and we just new washing machines. read more

The people running this place are an absolute joke. DO NOT LIVE HERE! The recent parking changes are a complete mess. How are you gonna charge tenants for a parking within the gate and not have enough stalls to accommodate for everyone? Front office says (whenever they do answer their phones which is rare) there should be enough stalls for every vehicle and that's an absolute lie. Let me tell you this, THERE ARE NOT UNRESERVED STALLS FOR TENANTS WHO HAVE PAID YOU TO ALLOW THEM TO PARK ON THIS PREMISE. To put it into other words stop stealing our money!! Forcing paying tenants to park outside on the street (which is also a nightmare) is a scam and you know it. Then there are the cars who camp out and never move from these very few unreserved stalls, let's be real, you either thought this would solve whatever parking issue you thought you had or your scamming money off your tenants promising them parking that is not existent. Oh another thing, their option to no parking in unreserved stalls is GO AHEAD AND PARK IN THE FIRE LANE. That's a great idea in case there aren't any emergencies huh?! Management and planning here is terrible -10/10 recommend living here. 3 posts before me addressing this parking issue and not one reply back from management, instead they address the pest issue. I lived there for a year and This place was a real scam. Ants and roaches will fill up your apartment within a month of moving in. I lived in 1229 every morning by 5am I was waken up by bikes and cars driving by. The parking situation is terrible. I got towed 4 times, on some of the stalls you cannot even tell if they say "reserved" or not because the paint has faded. Before I move out me and my roommate cleaned the whole apartment and left nothing in there and after dropping of the key at the leasing office I was promised by of the lady manager that I will get my 1000$ deposit within 10 business day after I vacate. 9 days later I get an invoice in the mail saying that I owed them 292$. I got charged 300$ for trash, 275$ for paint and another 200$ for allegedly cleaning my apartment that was already deep cleaned. For my last month in there I was also charged twice for utilities which was included in that invoice that I received. I never got my deposit back. The only good thing living there was its location, pool and gym. read more

This isn't a great place to move into. I advise all of you out there that are searching for a place to live. This place is out of control!!!!! No parking at all for visitors. Street parking isn't available. Mostly cars are being ticketed or towed.... Please i wouldn't recommend it. I lived here more then 10 years and only one they changed the laundry area with brand new washers and dryers but price is soooo high... please don't consider this place to live at especially parking is not available for visitors with my experience I have to park my car in AMR STREET PARKING. Current resident and I hate their new parking policy. If you have two cars and paying for two parking permits you should have two parking spots assigned. You have to be waking up before 7am to move your car from the fire lane to nowhere because they don't even know what parking stalls are open and your car can be towed. They were to supposedly mark them in yellow but there is not a single yellow parking spot in the whole community. Hope they rethink this absurd decision cause it's just real headache coming from work late at night to have to be wandering around looking for parking. How do I owe $62 in rent when I paid my last rent bill in full including utilities that came up to 2k. They're money hungry and try to find a way to keep your deposit. RUN RUN RUN! Received an invoice claiming they did a complete paint job, full ceiling, trash removal, and full studio cleaning. I asked for before pictures via email, but they never responded. I'm trying to understand why the studio needed a full paint and cleaning job. They want to keep my deposit, which has happened to other residents before. They're charging me over $900 and claiming I owe an additional $60.
