    Please take notice as the gate lock picture reveals that our lock was clearly filled in and packed…read moredown with concrete. We found it after Jose finished and was gone. He did not lock our gate when he left...as it was locked before he started the work. Was he trying to keep us from securely locking our gate or trying to trick us in some way? He got some views of the inside of our home (while he was working). Why did he pack our privacy lock with concrete? We kept the damaged lock in case there's a break in. We would show police. This is Texas, so I don't recommend breaking into any homes. We had to beef up our security after this violation of trust. It would take me too long to go over each deceptive reply Jose made. I will cover a few. He has more to gain by telling a lie than I do. We needed a fence put in fast, so we ate his price hikes to get the job done. The former fence was on the ground in pieces (from a storm) and we needed it replaced for safety reasons. He took advantage which would not have bothered us if he did not become creepy toward the end of the job. He knows what he did and I know what he did. I only hope the folks on here will be aware of his deception...so no one is taken by JJ Construction. Jose did not offer, at any time, to replace the lock. Plus, we would not trust him to have the integrity NOT to keep a spare key. How foolish would we be...trusting Jose to provide a new lock for our privacy fencing? Our first lock worked great when we let Jose in and out...before work began. No concrete in the hole. Jose says he no longer works with his dad...as former reviews detail. So, those reviews are not as relevant since Jose works alone. Jose also told me the day before we began work that he needed us to pay 100% up front! We declined and it made us wonder if he didn't have the capitol to buy the supplies and this is a huge red flag. Jose stood in our backyard and told me he lives in Humble, TX (off of 1960). But Jose's contract shows a huge apartment complex at 3409 Brinkman St. Houston, TX 77018 (no apartment number provided). Please see attached and see a different location for JJ Construction (according to my research). He now claims his name is Jose A. Rangel and he was named after his dad. I do find a Jose A. Rangel in Humble and at a different address (see below). His reputation is not good...if this is him. One more address is a small home in Conroe. I have these addresses but don't feel right about posting publicly. Do your research and not trusting only reviews. I use my middle name and maiden name on some public forums because my first name is very unusual and people might easily recognize it. I also like anonymity for safety reasons. This is common practice. Jose (who never gave his real last name and gives a fake address) made a point of using my legal name, up front, on his reply. Jose hides his true identity but publicly reveals mine (a private citizen and not a business) without my consent. This further reveals what kind of person he is. Please do your own research before hiring Jose (with no last name). He might do the high-priced work, or he might rip you off. He might even try to break into your home after he leaves your gate vulnerable. Why take chances? Some sons are not as reputable as their father. It's a shame. I would not use him or recommend him no matter what. He ultimately gives me the feeling of a potential scammer. He ended our job with some serious creepy vibes when I asked him about why our gate lock was filling with pressed down concrete. He denied doing it but come on. No one else was here. Jose did reply to my calls until I paid him in full. We discovered a few issues with our gate (only days later). After he was paid, he let those calls go to VM. He didn't fix the gate to our satisfaction. He also tried to leave a huge gap in the gate opening and it not only looked bad and would be easier to breach, but it was against Harris County code for easier access to the latch. Jose muddies the water with figures about the code. But Jose never knew there was a code until I told him. This is what he confessed to me. If you hire him then my advice is to get a copy of his ID and take a picture of his vehicle license plate. I did the latter but not the former. Jose will also try to cut corners if you don't outline everything to be done correctly and also check his work...so the fence doesn't fall over in a few years...even if it looks good at first. Also, I could not verify his W9. Maybe you can verify it. Be sure to check the legitimacy of his insurance too. Hope you find a skilled and trustworthy fence contractor who provides you with a genuine last name and real address. Jose "thanked" me for my unfavorable review? That's odd. He should just own up to what he did or perhaps what he may have tried to do and stop playing games. Thanks for this opportunity to alert others.

I live on the golf course and I have received many compliments on the new addition to my house. My ONE gripe is one of their salesman, Dustin, did not impress. He does not have an eye for design and didn't know how to properly use his own company's rendering software. We had to use our own imagination and limited design knowledge the entire time. He NEVER took notes during our meetings, so we had to constantly remind him of the selections and changes we wanted to make. We had to pester him to update the contract and tell us the next steps needed to get the ball rolling. We almost didn't move forward with DWR. The other salespeople in the office/showroom were wonderful though. They had great suggestions and feedback that helped move our project forward. The lead contractor, Richard, we were assigned to was wonderful as well. He encouraged us to call him with any problems (which we did) and gave us very valuable and authetic feedback and suggestions on improvements to the design of the patio. His decades of experience were very instrumental in restoring our confidence. DWR does use some outside contractors, but they were very professional and we ended up using their electrician for our own needs later.

Picking out the stones, colors, materials etc. was effortless, and they had perfect recommendations based on our environment and design ideas. The two people that we dealt with primarily were Sam (the project manager) and Tami (the coordinator). They were both absolutely wonderful, updated us and contacted us frequently, and were always readily available for any questions that popped up. The construction took place on a surprisingly fast timeline. We were lucky to have good weather the entire time but even with the contractors all being busy, they followed their original timeline almost exactly. The quality of the work all the way through exemplified professionalism. And as far as the final results... Every morning now I step out and I am thrilled how my ugly backyard has been transformed into my true backyard paradise. Our family uses the pool constantly and I know with the quality of the work done, it will be a hassle-free experience enjoying this oasis.     I feel obligated to warn others. I hired this contractor for what should have been a…read morestraightforward patio cover installation. What followed has been one of the most stressful and disappointing experiences l've ever had with a home project. From the beginning, communication has been inconsistent and dismissive. The crew failed to properly cover the exposed structure before expected rain, which led to significant water intrusion in my master bedroom, master bathroom & kitchen. Despite repeated requests, the roof was left open to the elements-twice-which caused worsening damage to the interior of my home. I had to personally hire a third-party company to tarp the roof and mitigate water damage, costing me $1,600 out of pocket. The 2nd mitigation company filed with my insurance company which resulted in a $1,800 out of pocket deductible. What's worse is that the contractor would not properly close the roof & fix the interior unless we made additional payments even though the initial payment was supposed to go towards the structure and completed roof which are still 2 months later NOT completed. Not to mention we had a THIRD leak after they fixed the supposed issues! They did come tarp but now due to them tarping the roof incorrectly after the third leak all along the middle of the house rather then just the structure we might have to replace majority of the roof per inspectors. Honestly, this is unacceptable, especially considering that their negligence is what led to the current damage and cost burden in the first place. As of now, the structure STILL has a large blue tarp over it & we are outside our HOA time frame. Not only that but he didn't even get permits like he said he would with the first payment until I questioned him and called the county only for them to confirm we indeed need permits. The workmanship itself has been flagged by multiple experts as structurally unsound & incorrectly done, from the roof to the structure itself. Even to this day, after they supposedly fixed it and now being told we might have to replace the whole roofs shingles from the tarp they incorrectly put in the middle of the home as the wind blew off the tarp and pulled the shingles off, there are so many nails and holes in our roof now. Pictured though is some of the original work they deemed as done and only needed "paint and electrical." One of the main support posts was visibly slanted, the center post was not properly attached to the home & the weight bearing beam had no support, and the flat roof is not supposed to have shingles. Run far away from this contractor. His address on his contracts lead you to a shopping center, and his insurance denied are claim because he doesn't have the proper insurance since he utilized his own workers vs subcontractors. Any issue you push on he is ready with "I can get my attorneys involved" as a scare tactic. He even tried to claim we are trying to commit insurance fraud. (I work in commercial insurance... I of all people would would never) I'll be adding more pictures from the findings of the roof inspectors & added the "finished" work they did on the outside and the inside of the home.

At the beginning of day 2 we noticed our bedroom carpet was wet. Come to find out they didn't cover the area where they made holes on our house, and water got in due to rain. In his own words "Just let it dry out and continue with the project." Didn't offer fans or anything. We had to call a water mitigation company which confirmed that our walls were indeed soaked with water. He didn't offer to help fix it. He then proceeded with the project which AGAIN once he put the roof on the patio, that started leaking the next day! And guess what, he STILL didn't offer to fix it. It was till the THIRD time it leaked where he offered to help which was to let someone else take over the job. Well, we continued with the new guy which is a friend of him. Us thinking he wanted to help and make it right. Nope, it leaked under his supervision! He said it would take 1 week to finish the project and 4 weeks later here we are with an unfinished patio, roof leaks, interior not done properly. But it's all good we WILL see him in court.

Primo was quick to respond to our initial request and provided a detailed and professional construction plan along with a 3-dimensional model of what the finished project would look like. Kevin and his team were able to quickly answer any questions that we had and provided a quotation within 2 days. Primo handled all the inspections and permits required for the Woodlands Association approval. Primo built a new 500 sqft gabled patio with a 7' wide wood burning (gas light assist) fireplace along with sitting benches on each side. The fireplace, benches and supporting posts are finished in natural stone veneer with a "dry stack" installation. The floor was constructed with Belgard Origins pavers in a Crab Orchard color. The ceiling was finished with a cedar tongue and groove finish along with a pony wall and cedar collar ties. To finish the project, Primo also installed new cedar fencing in the back yard. We are 100% completely satisfied with the workmanship and responsiveness of Primo Outdoor Living. They finished the project on time and were completely transparent with all aspects of the construction. In our opinion, Primo has an outstanding team that completed the project as agreed on. Kevin (owner) was at our site every morning to answer our questions and oversee the construction progress. The Primo construction crew were dependable and arrived early every morning. They did not require any micromanagement whatsoever. David, Juan, Jaime, Chealbi and the rest of the Primo staff are outstanding, easy to work with and can be counted on to do the right thing. We will definitely be using Primo on future outdoor projects.

The results are truly beautiful and have exceeded our expectations. The entire experience has been a pleasure!
