From the very beginning, they were communicative, professional, and easy to work with. I was nervous going into such a big project, but they made the whole process feel manageable and even exciting. Mike and the entire team exceeded my expectations in every way, and I wouldn't hesitate to recommend them to anyone looking to transform their home.

That's right, 100+ gallons of feces (not even our own!) & debris dumped under our dream home. Apropos of the overall experience, but that's not even the start. (All caps for the TLDR crowd) If you're searching for a contractor, RUN AWAY from these clowns. If you've had recent work completed by NL Remodeling I am begging you to hire an independent inspection for your safety. They hire unlicensed workers to work on major systems, including plumbing & electrical, and are also unlicensed to do this work. They will not acknowledge the use of unlicensed workers because THEY STILL EMPLOY THESE GUYS! They are not victims, and this wasn't a one-off mistake. They know exactly what they're doing. We signed a contract with NL Development & Remodeling, Inc, LICENSE # 1109527, for whole-home remodeling services on 02/16/2025. We signed with OSHER ELUL, AKA MIKE, who is CEO / President of NL Development & Remodeling, Inc. His brother, GOVANNI ELUL, AKA BEN, acted as our project manager for the entirety of the job. They both presented themselves as licensed contractors. In fact, they are not. We've since learned the license holders associated with this company are ROMEO P LACUESTA - B (General Building), and PROSPER A KDOSHIM - C39 (Roofing). We never spoke with or saw either of them on our job at any time. We believe they're nothing more than an ostensible partnership. Our job site was never kept clean. There was never a dumpster, just a mountain of construction trash in our back yard blowing onto our neighbor's property. Communication was horrible, and we were constantly stood up for meetings. Their subcontractors never seemed to know what was going on or have clear direction. Mike and Ben were provided a set of detailed plans. After multiple small errors occurred that needed correction, Mike and Ben both separately admitted THEY DON'T KNOW HOW TO READ CONSTRUCTION DOCUMENTS! There was a total lack of oversight on our job. The UNLICENSED PLUMBER, VICTOR, that NL employed caused extensive damage we only discovered at the end of the project. He never completed the plumbing lines run under the house. Both showers, one sink, and the tub all drained straight to the ground below. One toilet and one sink were connected to the main line, but it terminated short also dumping to the ground under the house. This toilet was being used by the entire crew for 4 months, and all of that waste just piled under the house until it started to back up and compact into the pipe. The back up spilled out of the primary bathroom damaging our newly refinished hardwood floors. P-traps buried in the dirt, tub and washing machine drain lines were too small / not to code. We had to open the wall behind the washer to replace the drain line. We had unstrapped gas lines, and DOCUMENTED GAS LEAKS at appliance connections. Mike called us liars, refusing to even acknowledge these problems. We had to hire professional plumbers to repair and remediate. Check the pic of all the bags of feces & debris before they were hauled away! THE PLUMBERS WE HIRED SAID IN THEIR 20 YEARS OF EXPERIENCE THEY'D NEVER SEEN ANYTHING AS NEGLIGENT AS WHAT NL & VICTOR HAD DONE. The UNLICENSED ELECTRICIAN NL employed, MARCOS FELICE of GODFATHER ELECTRIC (check my other reviews), left wire and cable feeds laying directly on our roof causing a FIRE HAZARD, wires in attic missing junction covers, and left all wiring under the house loose and laying on the ground. We're missing GFCI outlets near sinks, we have loose and non-functioning outlets and overall shoddy workmanship. They DO NOT PAY THEIR SUBS & VENDORS even though NL was paid in full for the goods/services. I have multiple texts from various subcontractors stating they weren't paid. When confronted Mike would threaten to leave the job, call us liars, demand more money, promise to pay his subs, write checks to those subs then immediately withdraw funds so the checks would bounce (I have his admission in a text), and then tell the subcontractors to put liens on our property to collect. Hilariously, Marcos was one of those subs. Apparently, he's now been paid in full. Likely because Mike wants to use him on your job next! They LEFT OPEN HOLES IN OUR NEW ROOF. Our new gutters are angled improperly so they don't drain. Just great with the recent rains! Save yourselves the financial devastation and emotional stress. As of the date of this review, we are still remediating and repairing Mike & Ben's work.

We first hired Eden Builders for a remodel about 11 years ago (reviewed on Yelp). Oren was our…read moreproject lead then, and we made sure he was our lead this time around too. This remodel was bigger than the first job. It wasn't easy because there were many funny little issues in addition to the significant problems needing to be fixed. From the start, they made sure to go over every single detail and explain what each choice would mean. We weren't the easiest clients this time around because we changed our minds so many times, but it was never a problem. They were kind and patient throughout, and always had good workarounds for every issue, just like with the project 11 years ago. The job just concluded last week, and the work is top notch. I cannot express how much I hate doing this kind of project, but Oren and Eden Builders made this as tolerable as can be. Hopefully, it's not going to be anytime soon, but the next project will be with Eden Builders too. Thanks Oren and team for another amazing job.

Our HOA Board used Yelp to identify general contractors to bid for the repair work. We had five contractors come out and submit proposals. Before meeting with the contractors, we sent them a rain leak report from a specialist which identified the location of the leak and the areas that needed repair. When we had our initial meeting with JS Vision, the Board was impressed with our interaction with their representative Amir. It was clear he had a real understanding of the problem before we met, and provided a clear outline of the steps and process needed to fix our issue. He also provided the quote in a timely manner, whereas some of the other contractors took weeks to provide their proposal. After review of the proposals, the HOA Board unanimously chose move forward with JS Vision. Amir and JS Vision were the most knowledgeable during our initial meeting, and their proposal was competitive. Once the construction started, JS Vision make sure we had the proper LA City permits, and the repair work was done to current city code. The workers JS Vision utilized were courteous, responsive, and always cleaned up at the end of the day which, was appreciated by all residents of the building. The repairs performed on both the exterior and interior of our condo building were high quality, and it was clear JS Vision takes pride in their work. Amir continuously checked in with us during the project to provide updates on timing, and quickly addressed and resolved any concerns we brought up during the repairs. I highly recommend JS Vision Construction. This is a contractor who delivered what they promised, and are very capable for any condominium repairs. Our HOA Board will reach out to JS Vision for future building projects.

And their friendly work crew also worked very diligently and cleaned up the area very nicely. The repair work turned out pretty good. I can actually feel the increased structural rigidity on my 2nd floor walkway now when I walk on it. So, that's a relief to me. I know the required SB 721 EEE inspection can be a major hassle for many rental property owners, so I would definitely recommend One Structural to any landlord or property manager that is need of this inspection and/or is out of compliance with this safety regulation. Be sure to schedule your SB 721 inspection early as there is Jan 1, 2026 deadline for this.

At the end of the project they offered us the home prevention care program (we chose the gold package). Jeffery came the day of the completion and did energy efficient audit - replaces light bulbs, cleaned the gutters, replaced breaker for our electrical box and replaced filter to our garbage disposal. We have one more free inspection to our house in the next year and we defiantly think it's a smart investment to get monthly payments 49.99 dollars for every month. ITS Remodeling employees are in house so due to this fact Martin S. Was able to save us money and get what we wanted close to our budget. The quality and communication is excellent and we had very good experience with them. Thanks to everyone! If you have more questions please feel free to share with me.

Nate, Martin, Eli, and Effi, the team we had at ITS Remodeling and Construction for our bathroom…read moreremodel project, were the most incompetent, unorganized, unprofessional and irresponsible group of people I have ever worked with. Our project timing was overly stated as "2-3 weeks, easy," yet the remodel finished more than 2 months after the proposed completion date, cost us nearly double the proposed cost, included multiple lapses in communication and changes throughout the project workflow, and was left incomplete. There was no communication on why things were taking longer than expected, several days of absenteeism with no notice and no one coming to work on the project, and no explanation as to why this project was taking longer than what was communicated to us. The amount of rising costs on this project was insurmountable with little to no communication on project expectations. After assuring us "they doubt there is mold" mold was discovered. Considering they weren't sure how much mold there was, we agreed that we'd take the approach of first, seeing how much mold there is to remediate and then, only pay for the percentage of wood that needed to be replaced. Since we were home watching the project in its entirety, we were not only aware of what exactly was removed but we also confirmed with the day to day person actually working on our project that no joists were removed and only 20% of the walls removed. Despite that, they still had the audacity to charge us the full amount. We asked Eli and Martin to show us proof so we can pay for what was actually complete to which no proof was ever provided. Then, in the most ill-mannered way, they wanted to negotiate on a percentage they felt was fair. Negotiate? We should only pay for work that was done. The tone and approach from Martin during this conversation was very uncomfortable and unprofessional. During that meeting where we learned about the mold remediation, we specifically asked Martin if there were any other additional costs we can expect from things like plumbing (we were already paying for plumbing upgrades), lighting (we were only placing two canned lights), electrical, etc. Martin said "absolutely not." After the demolition was complete and the largest expense was paid, they then told us we needed to "replace our gas line and upgrade our circuit box to pass inspection." Worried we wouldn't pass inspection, we agreed to do the gas line repair and suggested that electrical was not needed since we were only placing two canned lights in the bathroom. Martin and Nate continued to push us on the electrical upgrade, and when we asked for clarification on whether this was truly necessary, Martin said he would ask Eli and get back to us. He never got back to us. After speaking to our gas company, we learned Martin charged us more than double for the work ITS performed. When we asked Martin for an explanation, he not only did not respond, but that was literally the last we heard from Martin and we consider this behavior not only manipulative but illegal. Communication was terrible to say the least from our project manager Nate. Though we asked multiple times, we never received a basic project schedule from Nate with timing and deliverables, and we were forced to follow up every time to ask where we were with our project schedule. On several occasions, there were consecutive days of complete silence from him even though we asked about important project updates. There were several days where there was complete no- shows to our home with no communication from Nate or the project team. That is unacceptable, rude, and dismissive of our busy schedules. Nate even stated to us, "I don't circle back on every minor detail with all clients." Under Nate's direction, there were several additional design and fixture issues that caused unnecessary delays due to poor planning and management. After an initial decision on a design that included a large storage cabinet and a wall mounted dual vanity set, we did not receive the wall mounted vanity, which Nate kept referring to as a "happy accident." He then tried to charge us for the vanity and the plumbing upgrades which we successfully disputed because these costs were already included in the contract price. Our shower/bath combo had an incorrectly measured door that took over a week to fix and an incorrect handle that was never fixed, even though Nate stated on May 17 that it was a "minor fix." After 6 project delays and unfinished work, Nate, Martin, Eli, and Effi on multiple occasions continued to be unaware of project details and what else needed to be done. Our final interaction with ITS was on June 20 and they stated they had completed the project. As of today, we have no doorknob on the bathroom door, incorrect showerhead, incorrect door handle, incorrect storage cabinet, misplaced towel rack, incorrect mirror, incorrect window shades and trash from the work remains on our property.
