It is located in a convenient location with a big parking , pretty closed to 880 high way exit . I enjoy to go there on weekdays and avoid weekends. It is extreme joy to find a parking on a Saturday afternoon even the parking lot is huge . Some of it favorite places to visit are Hui Lau Shan mango dessert , Hong Kong style BBQ duck and pork restaurant called Ocean Pearl . It has very good lunch combo and the food quality are excellent. Milpitas Square opened over 20 years ago. it had a mix of mostly Chinese eateries and some Indian, Korean, Japanese, Vietnamese and Thai ones. presently only the Indian & Vietnamese eateries are noticeable. before the pandemic, parking was difficult on the weekends and peak times during the weekday. during the pandemic. some eateries closed, others had limited hours, no sit-down inside dining. most had take out only. some had outside dining. the Chinese eateries represent a small range of chinese cooking. only the popular options are present here. most eateries are also part of a food group or chain. their are few indy Chinese eateries here. the eateries & services here are listed on a posted pic. read more

After a group hike, we headed here for lunch since there were so many dining options. Milpitas Square is a large Asian mall that is anchored by a 99 Ranch Supermarket. It has banks, professional offices and retail, but 31 or over half of the storefronts are restaurants, drinks and dessert shops. Arriving around 1:30pm on a Tuesday, parking was not an issue. We opted for Shilin Street Snacks and were happy with our choice. We agreed we need to come back to try the other dining options. read more

Love this place. Not sure why I never rated it or provided reviews here. Ranch 99 Supermarket still keeps the plaza alive. Their food court still sells dim sums & Chinese fast foods. Lots of authentic Asian owned/majority Chinese restaurants/retail shops/bakery/banks/dessert spots/and more. Good diversity of cuisines. Shops are always changing, coming in and going out. Mayflower restaurant for an early dim sum tea time is a bonus. This shopping strip mall/property is very convenient for hotel visitors and employees in neighboring areas. Walkable distances. Not too far from McCarthy Ranch shopping area/Walmart if you really have all day to walk. Noodles, breads, cakes, Asian desserts, buns, porridge, BBQs, hot pots, boba teas, vegan, vegetarian, etc. What's there not to love? Well developed. Tourists love it. Events, volunteer activities, and church folks recruiting are periodically held outside on specific days. It gets more exciting around U.S. & Chinese holidays which definitely gets very crowded. Free open space outdoor public parking lot. It used to be much busier throughout the day until pandemic came along. After 2 PM, especially on weekends, the place is dead quiet with lots of empty available parking spots. Food selections are still great. I always enjoyed walking from one end of the plaza to the next and down the street to Koi Palace or 85 Degrees Bakery too. Good exercise and great to absorb some Vitamin D in sunlight. Lots of shaded areas with tables & chairs to relax outside. Due to inflation, prices for products, services & goods have gone up significantly here in the city of Milpitas. I still recommend folks coming here to chat, shop & grab bites. It's less crowded than prior to pandemic and the places you ate at previously may have changed over the years. Saw lots of new Chinese businesses. New immigrant workers and new students also shop here. Majority speaks Chinese-Mandarin and a smaller percentage of folks in the plaza can speak Chinese-Cantonese. I see a lot of young folks here now, mainly from mainland China. It's definitely worth the trip. Take time, walk around & look around. Another Asian place somewhat similar to Cupertino Village. There is a huge Ranch 99 supermarket here which is awesome, and many Asian restaurants and bakeries within the vicinity. The carpark isnt very big, so parking is definitely a challenge on weekends and peak hours. Nonetheless, it is definitely well worth the wait since there's plenty of good Asian food selection here! It was a great experience and challenge with tons of logistics problems. Marketing and advertisment to get the crowds to come. Hiring extra security that day (and also moving foward). Getting the smaller A$N CHEAPNE$$ tenants to participate or donate an item for a raffle like some junk priced at a markup, or a gift certificate on 8.5 x 11" paper that I ended up printing out with a cheesy inkjet, certificate maker, and a 486 state of the art machine (VERY low tech), a DJ and soundstage for MCs to host the raffle, activities and festivities, and people to direct traffic (wheels and feet), as well as direct people to the raffle ticket/gift giveaway station (which included cheap mug$, plastic water bottle holders), all this going on while it RAINED the whole time. Over 10K people showed up and that was well before Cisco set up shop across the street. My favorite quote from the elder I worked with, after the grand opening SMASHING success, regarding the rain. "Well the rain may have dampened the experience but it wasn't $o bad. If anything it was a ble$$ing as it drove people INTO $tore$!" Such word$ of wi$dom. Memorable former original tenants that have closed: Heavenly - THE BEST Taiwanese restaurant ever to grace the South Bay. Perfect tapioca milk teas with pearls the size of giant marbles. Feckin owners decided to move back to the island (Taiwan that is, not Hawaii) and later Fantasia took its place :-(. I never forgave the owners for leaving nor made clo$ure. Howie's High Tech Games - Taiwanese GEEK former Silly Valley engineer Howard sets up a video game sales/rental shop with Taiwanese pre$$ing$ of Japanese animation soundtracks and Jpop CDs (rental). Not sure how he made $ as kids were always playing Playstation 1 and Dreamcast or N64 in the store. I'm surprised the store lasted as long as it did. Being Howie, he didn't really drum up great customer service skills either. Tainan Delight - Before I ever set foot in Taiwan these guys gave me a glimpse of what was supposed to be authentic Taiwanese food from Tainan. Their food tasted like a$$ and scarred me for life, until I actually flew over there and had some of the real deal to redeem myself. Phuoc Nga Restaurant - Now occupied by Ay Chung turned Ocean Harbor Cafe. The name of this place alone (if pronounced the way it is spelt)? Priceless. Dinner was good here. Atelier Collection - They only sold Italian high end fashion. Versace and all the greate$t hit$. Too bad for them, this wasn't Toronto or Vancouver where some spoiled rotten kid$ must wear Armani socks in order to live day by day. Razo - former A$N rice rocket wet dream come true store. All your fancy acce$$orie$, $ticker$ like MUGEN POWER for souped up Hondas and Toyota's. Wanna make your car look tough? Add two giant exhaust pipes that do nothing! Fujisan Sushi - They lasted the longest out of the lot. Pricey and nothing to show for. :-( There used to be a store that specialized in sextacular Singaporean style pork and beef jerky, smoked and made on site! It was probably the first original tenant to leave. Sweetheart Cafe took its place. Original tenants still around 99 Ranch - but of course. They got the biggest discount on rent per square footage. The CEO is close friends with the family enterprise of MS/SGS Sheng Kee - They went from a bakery/restaurant and eventually gave up the restaurant part of the business, which was pseudo HK style western not done terribly well, but decent in the beginning. Now they are back to their roots Top CD and comics - I dropped by recently and the store hasn't changed much, except a lot more clutter. Mayflower - Dim $um never goes outta style even if quality goes downhill. Cafe Won Kee - half decent run of the mill Cantonese, always a demand for it. MV Trading Co - these cheap mofo's donated a collapseable mah jong table for the grand opening raffle (which they put a value of $50 on it) and I remember it had some cracks/defects in it. Kee Wah Bakery - best HK bakery that's top quality. Crap egg tarts though. Sexcellent baked pineapple buns and other old and new school baked goods! Ahh good times. Like many have mentioned, this is not a place for the indecisive. But this is the place for your inner fob (or your outer fob) to play. This place has improved dramatically from when I was little. In addition to 99 Ranch, there are a ton of great new restaurants here now (lots of Taiwanese places, YEA!), 3 boba shops, 2 optometry shops (maybe I'll work here someday??), a couple massage places, and some specialty shops. There's even a restaurant supply shop here where you can get pots and dishes for cheap. Friday nights you might see some Asian high school "gangsters" with their sports cars hanging out, but they seem pretty harmless, just teenagers hanging out...you know those days. read more

This plaza is pretty much an Asian plaza. It consists of a variety of Asian cuisines, a Chinese grocery store and a few other non-restaurant type stores. If you feel like having Chinese food, you can get it here. If you feel like having Thai food, you can get it here. If you need a rice cooker, you can get it here. You get my point. Ninety percent of the time, the parking lot is jam packed with cars. If you come early, there's plenty of parking spaces to choose from. Even if the lot is full, you can still find parking on the streets. Even though there are plenty of cuisines to choose from, the quality is just average. I haven't been to a restaurant where I'm itching to come back immediately. read more

I love the shops here! Especially Quickly's, Sheng Kee Bakery & Pepper Lunch. I hate the parking.. It seems to be a hit or miss for me when I come. Ever since discovering this place, it's really grown on me how awesome it really is. I always find good restaurants here, and there's a huge variety of shops here. From the 99 Ranch for my weekend shopping to KBBQ at Gen or amazing Chinese food at QQ noodle, you can't go wrong here. The parking is forever a struggle, but it's totally worth it in my opinion. Had almost the same experience as Peter W, except it was nearly 9pm for us. What is wrong with that security manager? We just came out of 99 ranch, with several bags in our hands, walking towards our car. As soon as we entered the parking lot area, he came up from behind and yelled at us, accusing us of "loitering". We weren't. We were just walking towards our car! He went on and on about this is being a private property and threatening of throwing us out. How am I supposed to go to my car in the parking lot without, in his words, "loitering"? Fly there? I can sort of understand why a security manager is needed for that place. I often see teenagers driving luxury cars gather there. But we JUST came out of the grocery store, with our hands full. Loitering? Really? FWIW the fact that those teenagers gather there never bothers me. They are not loud and they never disturbed me. This "security manager" is different. He did disgust me a bit after a good dinner. Instead of throwing the jerks out, he's acting as the biggest jerk around. I don't know where to complain about this guy, so hopefully his boss can get this some time and tell that guy what his job is. Before that, beware of the security manager. read more

There's a book shop at the square that sells book at outrageous prices (15 times of original price) and the owner is inhospitable. The owner would come round and as "can I help you with anything", with the eyes popping out, ...after the customer goes through the books for a while without buying.... For fxxx sake, if she doesn't like people reading, why open up a book shop? Even takeouts encourage reading .. There is a reason I chose the Crowne Plaza in Milpitas for my wedding guests. The ONLY reason is that this is China / India in a huge square and my guests would feel at home after walking across the street. They have a great variety of stores. The 99 Ranch grocery store anchors at the center. The plaza is mainly food and the variety from Thai / Japanese down to Indian and vegetarian is quite startling. The choices are little overwhelming at times unless you know how to discern the different cuisines. Parking is always a bit of a chore so I always park on the street or at the Cisco Parking Lot (since I'm an employee). Everyone has different loves at this place. Our go to places are Maruichi, Fantasia, My Dumplings, Mayflower, and Darda. read more

Tonight April 12 around 8:30pm my friend and i came to this plaza to find a place to eat dinner we parked around the left side of the plaza in front of H.I.T restaurant because we found a spot and was not sure what we wanted to eat we so we were gonna walk and check out what there is to eat. Then we decided to we wanted Pepper Lunch so we walked across past Ranch 99 to get there and eat dinner. After we finishing dinner at Pepper Lunch as we walked across Ranch 99 back to our car around 9:30pm. We were just talking and walking towards our car, a short dark skinned man wearing a security jacket confronted us and very rudely yelled at us saying we can not walk back and forth in this plaza at this time of the night because the stores are closed it looks like we are trying to break into the stores... we werent even checking out the store fronts, we were just walking towards our car after out dinner. We decided to not think too much and acknowledge his warning and kept walking towards our car, then he kept staring at us and kept ranting you can not walk back and forth, but from we got there we went from our car directly to pepper lunch then we walked back we did not go to any other place or walk back and forth. So i informed the sir that we did not walk back and forth we just finished dinner and we re walking to our car to go home. Then he started yelling at us as we walked to our car saying you guys can not walk around here at this time it is the rule. He kept ranting loudly so i started walking towards him because i felt we were being harassed and i asked for his name and his supervisor contact info and he just pointed at his name tag and said "I am the supervisor!" and would not give me a contact info, since we would not give me the info i decided i would just leave, as we left we heard him yell "if you come back i will kick you out of here" As we got in our car the security guard got in his car and drive rather fast, for sure past 10 mph around to where we parked and followed our car as we left. I even used to work in this plaza and never heard of a rule where at 9:30pm you can not walk around. Even if there is a rule it is ok for him to inform us but to watch his tone but we even let that go because it seemed like english was not is 1st language. BUT it is not ok to after informing us to keep ranting and saying the same thing over and over across the parking out to us and driving across the parking lot to our car and follow us out of the parking lot. To whomever this may concern please see that his behavior is changed and if there are any other question feel free to contact me on yelp private messenger and i am very willing to cooperate with any investigation. i am only posting this so others would not have to suffer this kind of threat and harassment for doing absolutely nothing wrong beside finishing dinner at 9:30pm. read more
