    Love this place. Not sure why I never rated it or provided reviews here. Ranch 99 Supermarket still keeps the plaza alive. Their food court still sells dim sums & Chinese fast foods. Lots of authentic Asian owned/majority Chinese restaurants/retail shops/bakery/banks/dessert spots/and more. Good diversity of cuisines. Shops are always changing, coming in and going out. Mayflower restaurant for an early dim sum tea time is a bonus. This shopping strip mall/property is very convenient for hotel visitors and employees in neighboring areas. Walkable distances. Not too far from McCarthy Ranch shopping area/Walmart if you really have all day to walk. Noodles, breads, cakes, Asian desserts, buns, porridge, BBQs, hot pots, boba teas, vegan, vegetarian, etc. What's there not to love? Well developed. Tourists love it. Events, volunteer activities, and church folks recruiting are periodically held outside on specific days. It gets more exciting around U.S. & Chinese holidays which definitely gets very crowded. Free open space outdoor public parking lot. It used to be much busier throughout the day until pandemic came along. After 2 PM, especially on weekends, the place is dead quiet with lots of empty available parking spots. Food selections are still great. I always enjoyed walking from one end of the plaza to the next and down the street to Koi Palace or 85 Degrees Bakery too. Good exercise and great to absorb some Vitamin D in sunlight. Lots of shaded areas with tables & chairs to relax outside. Due to inflation, prices for products, services & goods have gone up significantly here in the city of Milpitas. I still recommend folks coming here to chat, shop & grab bites. It's less crowded than prior to pandemic and the places you ate at previously may have changed over the years. Saw lots of new Chinese businesses. New immigrant workers and new students also shop here. Majority speaks Chinese-Mandarin and a smaller percentage of folks in the plaza can speak Chinese-Cantonese. I see a lot of young folks here now, mainly from mainland China. It's definitely worth the trip. Take time, walk around & look around. Gorgeous piece of culture with dedicated employees who enjoy working here for years. Cheerish while the plaza is still in business. Not as busy these days.

    Parking sucks for lunch!!!! The food in this plaza is hella good all Asian food and my favorite place to try new Asian cuisines place is located right off the freeway. Sweet heart candies Fantasia coffee New Penang garden Darda Sizzling stone Hot pot city And there's quickly if you like cheap coffee and nasty watered down teas Just some of my favorite places around there

    So manny restaurants to choose from!! Even, a vegetarian place and a Muslim restaurant. Most of them are reasonably priced.

    I absolutely love coming here too. It's a much smaller plaza than Milpitas Center/Ranch 99 Plaza…read moredown the street. Walkable distances. Koi Palace for dim sum or a very good Chinese group meal always stands out. KTV/Asian karaoke upstairs second floor next to Koi Palace. Smaller mom and pap restaurants downstairs. Some food places have shorter business hours. Pandemic hit them hard here. Still, lots of free public parking spaces. I always go to the busy 85 Degrees Bakery hot spot behind the building/back side of plaza for tiger milk boba tea, coffee, cakes, and pastries. Sweet spot. It's a much lower key place than Milpitas Center. Hong Kong Cantonese Top Cafe is still in business if you want fast cafe foods. Not sure if Thai restaurant has gone out of business or not. They never have the lights on again. Vietnamese Pho place is still operating. Very quiet though. Browse around! Love the patio tables/chairs. Plenty of spots under the sun outside. People come over here for takeouts and dim sums most of the time. Empty retail spaces inside. Looks pretty dead these days. There are still very beautiful views if you take the time to look around. It's a very good plaza, but I wished that they would add more businesses here. Place looks a bit lonely. Maybe it's the fengshui for years. Not many restaurant businesses seem to last around here. They come and go. Would I stop by again? Yes, because I always enjoy walking around from one plaza over to the next. Great day outside. I hope more people will be visiting again. Honey Creme 8. Koi Palace 9. Orenodon 10. Truong Thanh 11. Thai Cafe 12. Top Cafe 13. Amy Clinical Skin Care 14. Chung Chou City 15. Happy 9 Body Spa 16. La Gugu Hair Salon 17. Music Land KTV 18. Step One Family Dentistry 19. US College Success 20. Vape One 21. William Shen, Chiropractor 22. World Travel Most of the businesses here appeared to be small "mom & pop" businesses with the exception of - Koi Palace (a large Chinese restaurant that has won Michelin star awards in the past), & the 85°C Bakery Cafe. There appears to be not too much parking in the private parking lot, but since I came here early in the morning, finding parking was not an issue for me. Worth it to stop by and check out, as they have some wonderful eateries here, as well as some great service providers in this little strip mall.

    This is a mostly Vietnamese-owned mall that has 20+ jewelry stores, various businesses, gift shops,…read morerestaurants and a small-sized food court. My favorite is the large home goods store that sells all kinds of Chinese porcelain vases, teapots, potteries, furniture and everything else. If you are a pottery enthusiast, you'd love this store. I was totally in awe of the intriguing craftsmanship. Price wasn't crazy and owner was friendly. I also went to 3-4 jewelry stores to check out diamond earrings. It seemed quality was good. Price was a bit higher. I liked Tony's because he offered life-time warranty and has been in business for 30+ years. The mall's worth checking it out if you are in the area.

Occasionally, I wanted VietNamese food or coffee and just head to the mall. The last two times, there were not as many jewelry stores but the herb store is there and there is a video game arcade. There are more restaurants, and the food court is still going. These times, I headed to the porcelain shop in the rear east corner. They have good merchandise and fair prices and tend to be friendly. The whole mall seems to have friendly workers and it's easy to forget how long I'd been looking for nothing in particular. It just makes Story Road all the better.
