I would leave zero stars if that were an option. The single star is for Nevin and Lance, who are consistently kind, professional, responsive, and all-around lovely people. This is the second time I have attempted to communicate with the renewals office, and once again, the experience has been unacceptable. Despite assurances of responses within 24-48 hours, I waited over two weeks for a reply. On December 10, I requested renewal information for my current apartment so I could determine whether to renew or transfer to another unit in the building that was offering a 7-month lease at $2,175 effective 12/30. This request was made within the 20-day notice period. Had I received timely information, I would have transferred units, complied fully with notice requirements, and saved approximately $400 per month in rent. Instead, I was forced to repeatedly call, text, email, and leave voicemails with little to no response. There is no transparency in communications--you do not know who is responding, and replies routinely address only a fraction of what was asked. After submitting a formal escalation, the only response I received was essentially, "Thanks for your patience; we can't do anything," despite the delay originating entirely on management's end. Living in a building where residents are treated this way is shocking. My correspondence has always been respectful and courteous, but persistent non-responsiveness and lack of accountability understandably erode trust. I still do not know who to speak with to resolve this issue, and the overall conclusion is that resident concerns are simply irrelevant and ignored. I sincerely hope the incoming management team brings a greater level of professionalism, transparency, and respect for residents. read more

Five years ago Milehouse was aptly considered a luxury building. As the multitude of competing properties have come online in Redmond, Milehouse no longer has a competitive set of amenities or services. Things such as charges for use of the 'clubhouse', (just a public area in the lobby that is not at all private), and the generally out of service theater, are among the things that make residents move to other properties. The recent refresh of the lobby was, oddly, a huge step down-market. The wood-laminate flooring was replaced with what is clearly discount vinyl. The added artwork could well have come from a clearance bin at Target, and there is new and lobby garish signage as well. There is no designated area for outgoing packages. Your option is to leave it on the mailroom counter where it may be either ignored or stolen. I've had both experiences. When the building was initially opened, they hosted a buffet and open house with the architect and others. The architect told me how the feature fireplaces (lobby and outdoor patio) were high-efficiency and designed to be left on 24/7. UDR wired in timers with the default as "OFF", making both areas look dark, neglected, and unwelcoming. The security keypads just installed in the building are cheap plastic. The keypad on my home safe is better built. At Milehouse the numbers immediately stop working, and soon the whole black plastic keypad is out of service. You are then locked out of the building, or the elevator. If coming from garage you're locked out of both. They keypads are clearly not suited for a commercial application. The building has a mezzanine area with tables and chairs that once had an operating station where you could get hot coffee and tea. That disappeared and now the mezzanine is abandoned. Management permits ongoing incursions into, and theft from, the building's bike room. Expensive bikes and ebikes are routinely stolen, getting barely a shrug from management. All the bike owners in the building would gladly monitor a security app or desktop program that monitored entrance to and activity in the bike room. Such a simple fix. Management moved the Parcel Pending package lockers from inside the secure building, outside to the open garage. Oversize packages too big for the lockers are left on the ground for thievery which is now common. There are just less than 40 new multi-resident buildings in the Redmond area, and all have surpassed what was once a highly desired property. None of this is the fault of on-site staff. The low standards commenced when UDR purchased the building. It appears that someone is not paying attention, or simply does not care. read more

Just moved out of Milehouse after one year; relocating to a different city. I lived on the first floor in one of the lofts, and it was incredible! Pros: * Rent was very reasonable, and they did not increase it much in my renewal offer. * The area is walkable; a 2 minute walk to Trader Joes! * Amenities are well maintained and the common areas are clean. * Office staff are kind and helpful. One time I had a late payment for my utilities; they gave me a reminder and did not charge any fees. * Lot's of street parking, I was always able to park within a block. * The appliances are fairly new and we never had any issues with heat, water, etc. Cons: * Sometimes I was charged for Amazon locker fees, even though I had picked up my package. All-in-all, I would recommend these apartments to a friend! read more

Had a relatively good time living here until I had to move out. This is when I truly realized how shady the management is: While I was living there, they unexpectedly fired an employee that most people in the building liked. I gave them the benefit of the doubt as I did not have the full context as to why they unexpectedly fired her. Furthermore, as mentioned in another review, the utility bills were very inconsistent and vague which seems like how they deal with everything. After moving out, they tried to charge us for additional cleaning fees on top of the ones we already paid. They also charged us for painting fees even though we did not even do anything to the walls. They then claimed the charges were instead for maintenance. My roommate and I asked for a breakdown of the fees they were charging and they arbitrarily cut our fees in half. Being extremely confused as how the fees were determined, I tried to contact the office and manager (Caroline Habell) numerous times and they never picked up. Even after sending an email asking for a breakdown of the charges and pictures of any damages they never responded. Reluctantly, my roommate and I paid the fees as we did not want to deal with these people anymore. It was only after we paid the fee that they immediately sent us blurry pictures of the "damages" (which they charged $116). The fees themselves did not irk me but the manner in which they charged us was quite deceitful. Rather then letting us know in advance that there would be additional fees we had to pay, they tried to sneakily rip us off after we had fully moved out. I would rather live in a cardboard box than live in Milehouse or any other UDR property because at least I would not have to deal with their extortion attempts. I hate to write such a long negative review but this was fully warranted. PS for current tenants who may get charged: RCW 59.18.130 Upon termination and vacation, restore the premises to their initial condition except for reasonable wear and tear or conditions caused by failure of the landlord to comply with his or her obligations under this chapter. The tenant shall not be charged for normal cleaning if he or she has paid a nonrefundable cleaning fee. read more

The leasing office staff that is onsite seemed very lovely. However when you start the move in process you are assigned an out of state "move in specialist". After repeated interactions with the "specialist" in which I was spoken down to and bullied for having a service animal I would not recommend this place to anyone. Even after our service animal was denied (3 days before we were scheduled to move in) we canceled our application but the office refused to refund $400 worth of admin fees. Overall this was a very frustrating waste of time and of money. There are plenty of apartments in Redmond that will treat you better and with respect for your time and money. We were able to find a better apartment within 24 hours of cancelling the application. read more

For the price you would think customer serice would be a priority but apparently not. After waiting 15 minutes in the cold because their leasing office is in the secure part of the building, we left. Milehouse is a brand new, modern-style, pet-friendly apartment complex right in the center of downtown Redmond. It has all of the ingredients for high-quality, active lifestyle. If you work near Redmond, I could hardly give a better recommendation than Milehouse. I was one of the first tenants to move into the complex. It was a relatively simple move, as I was previously living in another apartment in downtown Redmond, a couple blocks away from Milehouse. While living in the other building, I kept an eye on the construction for Milehouse, and was intrigued to find out more when the pre-leasing office opened. The first thing I noticed was how great the Milehouse team is. Having lived in many different apartment complexes in several states, I've had my share of experiences with apartment staff ranging from inattentive to extremely friendly. Kanika and her team are the best I have come across. It is rare to find a team whose mission is clearly to put a smile on each of their tenants' faces. There were some delay in the construction, which was out of their control, but they did a fantastic job keeping me updated on the progress and were very helpful and accommodating with the move. They also go through great lengths to personally get to know every one of their tenants - they are always open for dropping by and chatting. Tenants at Milehouse know that they are in good hands. The building itself is up-scale, sleek, and modern. It is now the iconic building in downtown Redmond with its bold colors and exterior design. The interiors are similarly well-designed and filled with amenities, including lots of lounge areas, a conference room, movie theater, gym, wellness studio, hot tub, outdoor courtyard with bbq equipment, workshop space, and even a ski storage closet. A large garage under the building keeps your car out of the rain. I am very fond of the layout of my one-bedroom unit. It has a good distribution between the living room, bedroom, and bathroom, with no hallways for a very efficient use of space. The walls are painted a comfortable beige, with one wall in the living room boldly accented, in my case with a deep red, contrasting well with the dark hardwood floor. Appliances are (obviously) all-new and high-end. By far the most convenient aspect is that the washer and dryer are located in the bathroom right across from the bathtub - I don't even need a laundry hamper to hold dirty clothes anymore! The balcony faces the south east, with gorgeous views of downtown Redmond and even Mt. Rainier in the distance. The sun shining into the bedroom in the morning is a wonderful way to start the day. Milehouse is surrounded by all of the necessary businesses for a walking lifestyle. Countless restaurants ranging from Chinese food to a British pub. 2 (two!) QFC's and a Trader Joe's within two blocks. Pet stores and an animal hospital. A medical center next door, and urgent care only a couple blocks away. If you want to visit the city, the Redmond transit center is a block away, with buses on a direct route to downtown Seattle. The Sammamish River Trail is a great way to get your exercise in, away from the hustle bustle of traffic. All in all, I feel happy when I wake up in the morning, and happy when I go to sleep at night. There's not much more you can ask for from your apartment home. read more

Being one of the first few residents in this place, I couldn't be more pleased with this place over the first 6 months or so. It's still very good but I've some other observations since peak summer (see the not-so-great section below). The great: 1. The overall design and quality of the building and apartments is excellent - I love it. 2. Management and maintenance staff are very friendly and responsive to your needs. 3. The appliances are really good and it was good to use stuff no one else has used before. 4. The apartments are mostly quiet. I did have the apartment above me once decide to use a skipping rope in the living room for several days at night (sounded like someone jumping in rhythm). But this stopped before I decided I needed to go shout at somebody. A top floor apartment will never face this. 5. The location is great - so many things within walking distance. The Not-so-great: 1. Cold showers during peak usage times, probably because the shared boiler capacity is not enough- this is not okay considering how relatively expensive this place is. It wasn't a problem last winter but I'm assuming the building being new and mostly being empty helped. I'm not looking forward to when winter actually comes around this time. :( 2. There are a lot of nice, friendly pets in the building but in sufficiently warm/hot weather the enclosed hallways, stairwells and elevators (mostly elevator A) can smell a little like a zoo, and somewhat less than the classy place you expect it to smell like. Management is very proactive about cleaning up but it's still somewhat gross to have to step into an elevator and wonder what the liquid pool is or if dirt is actually dirt. 3. Previously, the (extra charge) secured parking used to have the security part of it covered with the garage door always remaining closed until activated by a key-fob. Since the Growler Pub opened downstairs very recently, some of the secured parking spaces were converted into public parking which had the unfortunate side-effect of every resident's previously secured cars being accessible to any one who wants to stroll in. They should at least install security cameras if this is what it's going to be. 4. It's not possible to install window-venting portable air conditioners because of how the windows open. Having had one of these in my previous apartment I was a little frustrated in the summer with my apartment trapping heat very well. 5. This is one for the city: Exiting from the secured parking driveway to the street has become a dangerous affair when anything other than short vehicles with no tint are parked in the street parking on the immediate left. It is impossible in other circumstances to see what's coming from the left more than 2-3 feet away without sticking your car's nose into the street (which is dangerous, because often people don't seem to follow the speed limit and may even be oblivious). The city should increase the buffer between the street parking (reduce the area) and the driveway exit. read more

My husband and I have lived at Milehouse for three months. Chris, the asst. manager, showed us around and helped us pick out our apartment. He is professional, helpful, knowledgeable, super organized and thorough. The buck stops with him. I wish all businesses had someone like Chris. Sam and Michelle, the leasing professionals, are always happy to assist residents and they make living here feel like home. Michelle is warm and approachable. Sam never fails to engage in a friendly conversation. They both really go out of their way to create a welcoming atmosphere. The residents here are quiet and respectful of their neighbors. There have been no noise issues and everything is kept clean and tidy. The two workout rooms are super nice, never crowded and always clean. The maintenance guys are on top of it - cleaning hallway carpets, power-washing the parking garage, just going the extra mile. Their work really keeps this apartment community above the others. Really friendly guys. The apartment itself has many green features. Some of the other apartments we looked at smelled of toxic building materials. This place seems very clean and non-toxic. The shower pressure is good, the appliances work great and the space fits our needs perfectly. We enjoyed the wine and chocolate event and the morning espresso cart in the lobby a few weeks ago. Really nice of management to do that for the residents. Our experience here has been entirely positive. Milehouse is not just another apartment community. It's an oasis of calm in a convenient location. We thoroughly enjoy living here. Many thanks to the Milehouse team. Moved in a few weeks ago. Great staff, friendly and very accommodating. Move-in went super smooth and the units look very nice and modern. Building uses Parcel Pending which makes it easy to pick up packages when the office is closed. Parking spots are reserved which is great and there is ample guest parking. I never hear any neighbours side-to-side, but I do hear my upstairs neighbour having conversations and walking. Floor insulation seems lacking. read more

Tenants are primarily young professionals (lots of Microsoft), but of course all are welcome. Gives you a reasonable approximation for urban living but without the inconveniences and hassles of living in Seattle (traffic, parking, crime, grit, drug paraphernalia on the streets). Don't let your hip and trendy friends from hip and trendy neighborhoods in Seattle tell you that Redmond is for squares. It's in the heart of downtown Redmond . . . 60-second walk to Redmond Transit Center, 2-minute walk to Trader Joes and QFC . . . 2-minute walk to Library . . .4-minute walk to Top Pot Doughnuts . . . 8-minute car commute to heart of Microsoft campus There are numerous shops and restaurants within easy walking distance; brew pub on 1st floor of building that offers specials for residents of the building The Sammamish River Trail (paved, scenic bicycling/ running/ walking trail) is 1/4 mile away Very close to Redmond Town Center, Marymoor Park, and the new Redmond Central Park that will open soon. Great views from the upper floors. AMENITIES: Nice, sizable Hot tub (24/ 7 access, year-round). And they keep it maintained well. Sometimes hot tubs at hotels and apartment buildings can get gross with murky water and such, but this one was always spic and span. And it was always lightly used. 100% smoke-free building Secure access (building entrance and elevators/ stairway require key fob) Large lobby (free wifi) with fireplace and conference room; sophisticated ambience Large elevator lobbies on each floor facilitate easy moving in and out. 24-hour center with health club quality equipment - weights, treadmills, ellipticals - each machine equipped with TV. Rarely more than 1-3 people there, so no issue with getting on equipment. Yoga/ aerobics room with on-demand big-screen fitness classes Large covered rooftop patio with barbecue grills and patio furniture Bicycle storage room Dog-friendly community; dog run on premises. LEED Silver-certified building (i.e., a very "green", energy-efficient building); very low electric bills Assigned parking spaces in secure garage under building (moderate additional fee) Carts available to residents to haul things (e.g., large or heavy purchases). Trash chutes and recycling chutes. Beware of other communities where you set out your garbage in the hallways; that's gross. STAFF: In general, terrific. Very friendly, always ready with a smile or a "good morning", know most residents by name. Staffed 7 days a week On-site maintenance staff; quick resolution of any maintenance issues Was very helpful to me in downgrading from a 2-bedroom to a 1-bedroom unit in the middle of my lease, on account of a change in family situation, with no penalty or fiddle faddle. JUST A FEW COMPLAINTS Gets very hot in summer (but lobby has AC) Exiting the parking garage onto 160th Ave is dangerous when cars parked on 160th Ave inhibit visibility. I had to break my lease when I bought a house. I knew the lease breaking penalty, and I acknowledge that I agreed to it when I signed the lease, so I don't dispute that they had a RIGHT to collect it. But two month's penalty is a big one (about $5,000 in my case), and based on driving past the place and seeing the lights on in what had been my unit, they seemingly re-rented the unit pretty quickly. Lease breaking penalties should be used to make a landlord whole, not to line his or her pockets by effectively collecting double rent on a unit. Seems to me the ethical and fair approach would be to apply the lease breaking penalty only to the days when the unit sat empty, plus a small fee for turnover costs. There is a large theater room, but it was never accessible. I used it only one time, when they opened it up to show a Seahawks game. Soon after the building opened, apparently there were a few instances of inconsiderate residents who had parties there and left it messy and monkeyed around with the AV equipment. But surely there is a way to address that matter by a means other than closing it (post some rules, and based on fob scans, hold those who abuse or misuse it accountable, discontinue privileges for abusers, etc). What's the point of having it if it is unusable? After Growler's brew pub opened, they started leaving the garage door to the under-building parking open during Growler's business hours. When you pay a good amount for secure parking, you sort of expect the parking to be secure. There is only one trash chute per floor; fortunately for me I lived almost right next to it. But if you were on the other end of the floor, it could be an inconvenience. Vertical blinds on patio doors would often get all out of sorts . . . tangled, stuck, twisted, etc. OVERALL A great property. I'd likely still be living there had I not found the house with "my name on it" back in October 2016. read more

After the first tour, she took our requirements seriously and even gave us a call the next day when a new apartment is available. I've been apartment hunting now for the past few weeks and have had quite an interesting experience to say the least on the Eastside. Chris, was the leasing professional that was helping my girlfriend and I and he was great! Very knowledgeable of the entire area and included recommendations for food, recreation and just about anything else we needed. Unfortunately the Milehouse didn't have the exact unit we needed at the time but we are still hopeful. We would rent here 100% based on our experience with Chris. We were locked out at first since we were just walking by but when we got it in it was great. Gorgeous property, great location, great help! I have lived @ Milehouse since the property first opened its doors. This is by far the best managed community I have ever live at, not to mention it is very upscale and has first class amenities. The building is well maintained and it always smells fresh and clean. The office staff is always friendly and the maintenance team is very professional. Since UDR has taken over the property there have been many improvements such as the implementation of package lockers and the installation of a second garage gate to separate resident and retail access. What I like the most about Milehouse is the location and the fact that it is a non smoking building at it is pet friendly. I would give it zero stars if possible. Common areas usually dirty. To cover up odors, they spray a terrible scent that only makes the smell worse - you have to hold your breath walking down the halls. Grossly overpriced for what you get. At the price you pay for rent, the units should at least have air conditioning. Vinyl flooring and low-end (broken) appliances throughout. They also try to keep your refundable deposit when you move out. Very questionable management practices. Poor building security. Parking garage door open all day, items get stolen. To sum it up: filthy, poor quality, run poorly. read more

Very irritating room spray that the apartment sprays throughout the residence hallways. If you have sensitive allergies, avoid this place. It is like walking through the aisle of cheap scented candles and the scent seeps into the apartment. Management also ignored requests to tone down the spray. Per usual, commercial apartment management is not very customer service oriented. Would not want to live here if I had known about the scent. read more

There are serious security issues in the building. The main door to parking is always open and anyone can walk in. My $700 bike was stolen as a result of that. It was chained and locked to a bike rack in the parking and someone just walked in and cut up the locks and took the bike. Be warned of this problem. read more

After living in the Milehouse apartments for just over a month now, I can honestly say this is one of the best locations I have lived in. The staff are all great and are very open to conversation. I agree with the other reviews saying that the staff here are amazing and always willing to help. It is unfortunate for Ari T. that the staff were unavailable; I had no such problems with my appointment. Just make sure you call ahead, instead of waiting in the cold if they happen to be unavailable. I live in one of the A1.1 one bedroom apartments. The wood floors are nice and the appliances all work great. I particularly love the balcony window which lets in a lot of sunlight during the day. The apartment layout sacrifices living room space to give me a larger bedroom, bathroom, and kitchen. This is something I have trouble finding in other apartments this size so I generally end up renting out a much larger space than I need to get what I want. As for location, pretty much everything is within a short walk. I can walk to the town center in about 10 minutes to watch a movie, do some shopping, or whatever else I feel like. There are plenty of restaurants just down the road. I can even go to the grocery store just one block away. Bottom line: This apartment complex is a great place to live with awesome staff and units. read more

You can tell the construction was a bit rushed, as is pretty much standard around the Eastside for this kind of property. Still, the floor plan I picked works very well for me and the location itself adds a lot of value and convenience to your daily life. Shared areas are very nice (gym, hot tub, yoga studio, patio). Bonus for free secured bike and ski storage which is a rare thing around Redmond now... Now here's what disappoints me dearly and explains the 2 stars review. While the apartment and location are nice enough, the management seems to be having trouble getting itself together. The place is kind of new, but they still have so many problems with customer service, in my experience and other residents I spoke to. You're never really sure your maintenance/billing request are going through properly even when you go and ask in person. They aren't rude at all to their defense, they just seem completely lost or unsure of how to deal with residents. Email replies are extremely slow and sporadic and the payment system is absolutely horrendous. It scammed me out of some money, not a big large amount to be honest, but it's just very bad. I think the blame is on the higher level of management, out of site, so it's hard to be mad at the poor people dealing with angry residents downstairs. read more

Our family was looking for an apartment. And, although the place is a little bit pricey compared with apartments nearby, Milehouse seemed like a nice community to live in. So, I set up an appointment but when I came no one was there. I had waited for 20 minutes and left when no one showed up. Later that day they called me back and asked, 'Why didn't you show up?'. 'C'mon, seriously? You are the ones who forgot about scheduled appointment.' That what I wanted to say, but I kept calm, polite and scheduled another appointment. This time person from the leasing office gave me a tour. What I liked: - amenities, everything is new. I wouldn't say it's of a high quality, but pretty decent. - location - interior design What I didn't like and was absolute no-no: - leasing office's attitude. Amazing experience, from our tour to our move in to every time we deal with anyone in the building. We had maintenance work done recently and the staff could not have been more accommodating to our schedule, our pet, etc. It's a great place to live and even better knowing that everyone who works here truly cares! Milehouse in itself is a great apartment with good amenities. However, their customer service is horrible. I originally applied for one of their penthouses #601 through their online application after viewing it in person on January 24, 2016. I was informed via e-mail on the 25th that their online application was not available at the time, despite having filled it out online and submitted my payment online, and that I would have to submit a physical application. I was in California at the time and did not have the capability to do such a thing, therefore, I asked them to go ahead and cancel my application and to refund me the processing/holding fee of $250 that was used to hold unit #601. I understand that the extra $88 for the two background checks are nonrefundable, and only asked for the holding fee since it clearly stated that if the application were to be denied/canceled the holding fee would be refunded. They told me that it would be no problem and since that their online system was not working at the time the refund should be processed automatically. A week later I call asking for an update on the situation, and they told me that they would get on it ASAP. Some time goes by and nothing happens, therefore I send an e-mail on the 9th of February again asking for the refund. Again, they will get on it ASAP. Lastly, on the 22nd I called and they said they would talk to corporate, and I asked them to send me an e-mail with an update of the situation. No refund and no e-mail. Terrible customer service, and appalling to think that their staff is improperly trained to handle a refund from their online system, as well as their lack of proper communication between their housing unit and their corporate headquarters, lastly why offer the option of submitting an application online if they are not capable of completing the entire process online. It should not take a month to process a simple refund. read more
