Based on my…read morepersonal experience and perspective, Jim didn't get back to me on promised paperwork or call me back when he said he would. He strung me along for many days. He originally came and talked through his opinion with me regarding our rental condo's deck for potential water intrusion into our living room and potential fixes and then never handed over a copy of his estimate when I asked. I tried to figure out fix and prevention options with him to get to the bottom of what I suspected to be potential water intrusion from the deck. Instead, he insulted me over my efforts as a landlord and never handed over his estimate. He was unprofessional and disrespectful, in my opinion. I felt mistreated, and it's my guess that he did this because he was afraid he might lose business with the HOA. I felt demeaned when addressed by him and his arrogant tone. I was shocked at his unprofessional character assassinations of me. I felt targeted and belittled. I know contractors are hard to find, but if you can, save yourself time and avoid this one, especially if your job isn't massive, I guess, like the other poster said.

Jim did finally get in touch with me and explained the series of unfortunate events that prevented him from contacting me sooner. He returned with a new crew and they did everything we had asked for. The laundry room re-model turned out great and we are very satisfied with the quality of work.

Tom, the business owner, offered me $5600 to complete a 100 linear foot fence with a cheaper design…read morethan I had requested at the first site inspection for a quote. When I requested that instead of 4"x4" posts we use 4"x6" posts, he told me that since the size difference was so "out of the ordinary" it would cost an extra 50-70% on the whole job, making it a minimum of $8400 just for that small change to a more sturdy post. He also said that he would be "happy to do the job" the way I wanted the fence, and not the cheap way that he wanted to for $5600, for $10,000. Of course you will be happy to do a job that gives you 3 times the market value for the work, Tom. That didn't happen this time, and don't let him swindle you either. Tom will take you for a fool if he can. The price of the materials was around $2000, including brand new tools. Do your own cost itemization because shady business owners like Tom will do it for you and wildly inflate the numbers if he even bothers to itemize the cost of materials and labor at all. Most contractors choose not to because then they can't justify the insane markups they like to tack on to the price of the job. UPDATE: Tom responded, and so I will respond to his nonsense. I never said that Tom included the price of brand new tools in his quote. I said that I did the market research myself (pretty easy, just walk into Home Depot and tally the costs), and found that all of the materials including brand new tools amounted to around $2,000. Tom does not itemize his quotes and when I asked him about the inflated prices for the 4"x6" Pressure Treated Posts via email he basically shrugged it off and said "if you think my prices are too high, then go with a competitor". I did just that and sent him a scan of the written quote from his competitor Reuben Borg Fences that quoted me around $4500 and built the fence mostly as I asked them to. Tom responded with a snarky "thank you for enlightening me." NOTICE how nothing in Tom's response dealt with the issue of him artificially inflating his price up to $8400 from $5600 just for a change in the size of fence posts from 4"x4" to 4"x6". Don't do business with Tom.

Ignacio, who came for the site visit and identified himself as the owner, was very easy to communicate with both in person and over the phone. However, Jackie, (not clear to me if she's the co-owner or Ignacio's wife) finalizes pricing and pretty much runs the show. For our project, we had picked IVS to do the work, but the price kept increasing by thousands of dollars. I asked to speak with Ignacio since these changes were inconsistent with what I discussed with him and put them week above our other quotes, but Jackie said that's not necessary since she decides the pricing. They also charge tax on materials, which no other fencers do (since they're already paying tax to Home Depot, etc.). These business practices felt disingenuous to me and like bait and switch. I've had issues in the past with businesses like this that once the work begins they'll change order you again and ask for more money. So we did not use them. For this fence, we received multiple quotes. Two companies were in the $9-10K range and IVS was around $12K. All were licensed and bonded. We went with the lowest quote and are extremely happy with our fence.
